Avilla San Marcos Apartments

This might be one of the most poorly managed rental communities in the Phoenix Chandler area. MEB must stand for Mediocrity. They cut corners during construction; cheap materials were used and there are defects everywhere. I’ve had to repair a dozen defects myself in the first few months, including fixing gaps in the roof stack vents that were allowing scorpions to enter my unit at will. Management is never in the office.
Need maintenance? Good luck. You might see them after 5 complaints. It’s easier to fix yourself. Only 5 months into our lease, and our washer, fridge and dishwasher are now noisy, rattling piles of junk. MEB went super cheap on the appliances. The door bell broke weeks into our lease, the paint on the front door is bubbling with rough bumps all over, showing the poor workmanship and cutting corners. I’ve asked management to repair the door 6 times. And still nothing.
I really liked the idea of individual units and small back yards when we first looked at this community. We fell in love with the place … when it was empty. But that is now a curse, because in conventional apartments, tenants are held to community standards. At Avilla Homes, there are no community standards. Tenants use their tiny backyards as personal dumping grounds. And most tenants use it as dog dumping grounds. It seems 75% of tenants have big dogs and none of these people have any sort of social etiquette. Because they leave their dogs in their tiny backyards barking all day and all night. And then the stench from their yards is putrid. I’m sandwiched by two inconsiderate renters. I’ve filed 20-​plus complaints about the barking, awful smell and flies. Management does nothing because there are no community standards in place to keep tenants from living in squalor. No joke … tenants never clean up their yards. Most yards are filled end to end with dog poop. We’re not talking big yards either — maybe 35 feet by 12 feet.
Dirty, poorly managed, fly-​infested, smelly community. I can’t wait until my lease is up. Worst rental experience … I’ll never rent from another property run by MEB Management Services.

I love my house: hardwood floors, great appliances, a yard for my dog. But because of the management at Avilla Homes, this is the worst I have ever experienced. Nobody ever has an answer for me, including the «managers.» I was so consumed with home-​style apartment living that I overlooked how rude and incompetent the staff are. Anytime I have a question or issue, I have no one to turn to for answers.
When we moved in, we turned out checklist in with the expectation that the issues would be fixed. Our screen door has a hole in it, the tub is collapsed, our doorbell sticks, the doors stick, among other small details. We have lived here for almost 5 months and they have yet to be fixed.
I’m constantly having to go into the office because they don’t answer the phone. Not only do I have to walk to the office but it is rare that someone is actually in the office. I’m am always told that I am wrong or that «another employee» has misinformed me. No one takes responsibility, it is always someone else’s fault.
Overall, although I love my home, this has been the most stressful living experience that I have ever gone through. I would not suggest living here to anyone.

I’m not trying to sway anyone to not live here, because I SOMETIMES ENJOY living here despite what you will read in my review. Just keep in mind before signing your lease. wish someone would of wrote this before I moved in.

I feel the company who built these did them way too fast. The baseboards throughout the unit in some areas were not dusted prior to being painted, they are rough because of the hardened debris under the paint. The walls in the living/​halls/​bedrooms is flat… anything that touches the wall immediately leaves a shadow, god forbid your shoulder touches it after you’ve applied any lotion. The unit had dents on the edges of the corners of the drywall, simply painted over by the construction workers, my door bell sticks EVERY TIME it is pushed, you have to ask your visitor to push it again after you’ve opened the door so it stops making the awful buzzing noise, if i leave the house in the evening and come back, i literally tip toe from my car, through the sidewalk, to the front door around a massive amount of crickets and these awful wolf spiders some as small as a penny and others i’ve seen as large as an Oreo! I have to hurry to get the key into the lock because it sticks and you have to jiggle it to get it to work, probably a rekeying problem which is odd because I’m the first renter of the unit since this place opened in 2014… When I clean the counters throughout the unit routinely every weekend i grimace as i feel the rough spots on the granite, maybe it’s supposed to be like that… but it’s only in certain areas… they feel like chips as if the workers slammed tools on them while putting the finishing touches on the build. i was so busy with other things that when i was given the «walk through checklist» with a time limit of 72 hrs or something like that to turn into the office of the blemishes i found upon move in i missed the deadline, won’t surprise me if when i move out they try to charge me for everything in my review here as being MY FAULT instead of theirs, we will see, i still have another year left… i signed a two year lease haha. back to the review… I find cigarette butts in my yard EVERY WEEK. My unit is near a main road but all the buts I find are on the side of the yard that is next to the resident covered parking area where at times I leave my screen door closed and the glass door open for the breeze and a nasty smoke smell comes from the lady that sits under the parking spot and throws her butts wherever, including my yard! This monsoon season hasn’t been all that bad but these units have proven they can’t even handle some rain, the first large storm this year in the EV caused my living room ac vent to leak water… unreal.

The minute I saw this community open I knew I was going to live here once my lease was up. I went in 3 different times receiving 3 very unclear visits with front office people who seemed to only want to talk no more than they had to and then hand me a very vague pricing sheet and sent me out the door. The first visit I had my heart set on these homes regardless of price and then came across a pricing special on their official website the day I was going to tour and at that point I was sold. I walked in and brought it up to the woman who gave me a look like I had made it up and when I tried to pull it up on my phone she quickly dismissed it and basically said that special doesn’t exist. I assumed I was mistaken and maybe misunderstood the advertisement and still went on the tour planning on signing a lease after getting all the information together and paying the full price. Unfortunately I felt like I left with a really vague pricing sheet and a million questions. So I went home and got on to the website to still see the same advertisement there but brushed it off and planned on going back later as my heart was still set on this place. A few weeks later I got on to their official site to look up availability and came across a different ad that showed the home I wanted for another special price and decided to go in that day before work so I wouldn’t miss it again and even proceeded to take a picture of it to show them when I got there so I wouldn’t look stupid when I asked. Well this time I was talking to a different woman but still the same short response. i asked about this advertisement and even presented the picture and this time she told me I had just missed the special and it had been going on for awhile but ended yesterday and then given the same vague pricing sheet and sent out the door. At this point I was really confused because when I was in previously I was told it didn’t exist at all.
Apparently I just have really bad timing or I’m misreading the advertisements repeatedly. The third time I wrote down a bunch of questions so I wouldn’t be rushed out the door without them answered and brought my boyfriend to see the place since we would be living together and he had even commented on how rude they seemed and how their pricing sheet wasn’t clear on tax or fees or really any information. We decided it wasn’t the best place for us. I hate writing bad reviews but I am still disappointed about how difficult, unclear and inconsistent this whole experience was and honestly these homes could have literally sold themselves if the staff wasn’t so difficult. Needless to say I’m living somewhere else but still pretty disappointed about the whole situation.

Love this place. Feels like a home and not an apartment. I love to listen and watch my movies fairly loud and even sing karaōke with my fiancé and friends. My previous apartment did not allow for us to do that. Now living in a home with no attached walls and no one living above us gives us the ultimate privacy. We have had several get togethers and watched movies and listen to music at loud volumes and no complaints. I don’t hear my neighbors and they don’t hear us. No more listening to my neighbor’s footsteps above us. The backyard feature is awesome too. Can BBQ in the privacy of your own backyard etc. The management is super friendly and they really make you feel welcome. We live in the three bedroom and it really feels roomy. We looked at other luxury apartments like Chandler Camden but you have to pay a lot more money for less square footage and only two bedrooms. It was a no brainer to get more actual livable square footage and an extra room for three hundreds less per month. If you want the ultimate privacy, feel of living in your own home, and friendly management staff, then this is the place for you. I highly recommend this place.
