The Greenway at Carol Stream

I had a very bad experience with Greenway located at Carol Stream.
I have stayed for a year with these guys, first when you wanted to make a contract they were very good looking but at the end they tried to use some tricks to make us stay there. according to our contract we had to notice 2 month ahead if we wanted to leave, 2 month before my contract would be over I went to the office and they made some tricks to not to tell me the truth and just make me keep staying there, after 2 weeks I told them my final decision but they made me to pay $ 1250 as fine (my regular rent was $ 890). They are not honest, if you are going to sign the contract with these guys be very careful and I do not recommend to do any deals with these guys.
Even at the end of contract me and my wife cleaned the house very carefully, even we washed carpets and everything perfect but they send me a receipt containing of cleaning fees to just not to return my deposit.
I am very upset about my experience because me and my wife were working for a year to just saving some money but these guys got all we earned hardly.

I really really love living here. I moved in in April so it’s only been about half a year but I still feel pretty confident that the high rating is deserved. Everyone who works here is nice and professional and super friendly. I’ve never had a maintenance request take longer than a day or two and, unlike the community my mom lives in, they never make me feel like an inconvenience when I’m picking up a package from the main office. The location could not be better, it’s a super quick drive to nearly anything I could want (except, to my regret, a Noodles & Company). It’s well lit and the community is nice and they’re always making improvements to the landscape and interiors.
My only «complaints» are that: the patios could be nicer, the in-​unit washer and dryer is a little jank, and the two shower temperature settings are iced latte and hibachi grill.
All of which are pretty petty compared to the overall excellence of this (pet friendly!) apartment complex.

I know a police officer at the station next door to the Greenway, and he personally told my husband and I that this was the safest and best complex in the area.
Our two-​year stay here was nearly perfect, and I highly recommend it!
The staff was always helpful, the maintenance took care of all our needs in 24 – 48 hours or less, and we never had issues with bugs or anything.
It’s quiet, private, and has great amenities like washer/​dryer in units, pool, and workout facility. Just be a good resident and enjoy!

This is the WORST apartment complex I’ve ever dealt with. For starters, I felt taken advantage of having to pay $ 300 plus one months rent of $ 1130 just to move in (as my fiancé just died). The 1^st day there the bathroom ceiling leaked and then again a few weeks later and was left unrepaired for months (see pic). The a/​c in the master bedroom and living room didn’t work properly (see pic) but were replaced about a month or so before our move. The cabinet doors didn’t close properly. They put a washer/​dryer unit in a former master bathroom (leaving the toilet) WITHOUT any proper ventilation to the outside. All they had was a hose which led down to a bucket of water that we had to clean out and refill (see pics). The lack of ventilation caused condensation and lint to go throughout the «laundry» room which had a folding door to the master bedroom which then soaked up the rest of the lint and condensation and ruined furniture and other items (even curing up paper!). Very unhealthy! We were the sickest ever in our lives and had a baby living there. I’ve never had bronchitis in my life and had it for months during our time there. The baby was constantly sick. During that time the closet shelving fell twice, the second time causing damage to our property. The only items stored on the shelf were a camera, folded clothing and a few small plastic containers. The 2^nd fall resulted in broken nail polish bottles which sprayed on furniture, clothing and shoes — for which we received no reimbursement we later found out.
A year after leaving we found out they hit us for several fees. After the shelving collapse that damaged property, I had a conversation with the office manager who told me verbally that the $ 450 remainder of June rent would be waived to cover the damage to our personal property and then later we discover it was on their final invoice. We were hit with a fee of $ 115 for July rent for rent/​security deposit that they ALREADY had in their possession. We informed them ahead of time that July’s rent would have to be our security deposit as we had to scramble for money for a security deposit to move out. They charged us $ 200 to move out of the front door during the middle of a monsoon. The lease indicated people had to move out the back (which I never saw a tenant do); however it was critical we did to prevent damage to the rest of our furniture and items that weren’t ruined from the condensation or shelf collapse and assumed that management would most certainly not have an issue with this as they would like the same consideration shown to them should they be in this tough spot. However, the day of the move, the manager came one building over absolutely soaked to the bone, as her umbrella did nothing to prevent the blowing rains from getting to her, so that she could inform us that we had to move out of the back door. Mind you the back door led to an alleyway with a sidewalk between buildings. This would mean our movers would have to go through 3 doors, across the back of the building, all the way down the side of the building (as we lived in the back unit) across the front of the building into the parking lot to the truck all while the wind was pushing buckets of rain down all around. I told her I couldn’t risk more damage to my property, but she said she didn’t care those were the rules. They also charged us for 3 days of electricity AFTER we had already handed them the keys. We moved out two weeks early for THEIR convenience in allowing us out of the lease early so they could prepare the unit for new tenants to rent August 1^st.
They made no efforts to reimburse us for the hundreds of dollars of furniture, shoes and clothing (see pics). We left the place cleaner then when we moved in as it wasn’t clean when we moved in. We were shown a model when we signed the lease as the unit becoming available was not empty of tenants yet. During our stay, we had maintenance men coming and going at least every other week, even entering while we were asleep in bed — and continuing to work anyway!!!
Now they have us in collections for $ 482 when we feel they should be owing us at least that much for our medical bills and damaged property. After a year of not even knowing about it, once I did find out I tried working with GREENWAY, but she refused any negotiation and apparently sent it to collections. I struggled with writing this review because sometimes lots of crap just happens at once. But, they refused to even work with us on the invoice and our damage.
Besides ALL of the above, I didn’t think it would be so cumbersome, but especially was with a baby to go through 4 doors just to get to our unit. The apartments and decks were small and it was quite noisy. The outside of the building and parking lots are very nice though.

Good apartments, the old management took care of problems quickly and efficiently. The staff (most of which they kept when the management changed) are all very nice and friendly. We didn’t have any major building issues with the new management but they seemed competent. The apartments themselves are very nice, quiet, clean. No bug problems!!! Parking is good and relatively hassle free. The surrounding Neighborhood is nice and quiet, you can walk to a park and library. We loved living there, just wanted more space, the apartments are kind of small. On the upside they allow cats and have some really nice landscaping. Also very accommodating, when out first apartment fell through they let us stay there for another month while we found another. I would definitely recommend for living in Carol Stream.
