I was looking for someone to rent my property. After leaving a few messages I finally got a call back from a very rude woman. She didn’t seem to have time for me so I went somewhere else. I absolutely do NOT recommend Tiner.

Tiner Properties managed a home for me for 20 years. They coordinated repairs and maintenance and they do a fantastic job of selecting well qualified tenants. When the time was right to sell my property, John and Jenny did a great job of getting the home marketed and sold for us. This sale was challenging but the communication and collaboration I received from them throughout the process was excellent.

We didn’t renew our lease on a property in Folsom (CGA Properties) because it was too expensive. So we began an exhaustive search for a new home with pool/​spa, 3 – 4 beds, 2 bath and Tiner properties had several we wanted to see. The Secretary promised to have someone call him back that day. Which they did. We were shown a property that was not ready to be shown yet… Krystal assured us that if we rented the place that it would be clean & ready. We acquired the damage deposit and came back to sign the papers & do the walk-​through. We walked up to the front door and everything looked EXACTLY the same way as it was when it wasn’t ready! The landscaping was all over-​grown, and there were spiders everywhere outside. We walked inside and there was more spiders everywhere, there was a big gaping hole where the a/​c vent grate used to be, there were carpet fluff and under pad shreds everywhere (they installed new carpet but didn’t bother to vacuum or reinstall the closet door guides)…the list went ON & ON! My Hubby and I were looking at each other realizing we were making a terrible mistake! We did our walk through in the house and I was disgusted to find the place had NOT BEEN CLEANED AT ALL!!! There was still URINE & FECES in the toilet!!! Ewww! Dust, dirt, chewed gum and toilet paper on the floor. Krystal was taking notes on everything and said she would give us a $ 50 cleaning credit. Generous. I don’t think $ 50 would even clean the bathroom!!! Anyway, we never saw the reduction in our rent. We did our own walk through documenting everything we didn’t want to be responsible for… holes in the wall, the a/​c grate, cabinet doors that didn’t open, oven door that didn’t seal, no GFI in the kitchen or bathrooms, possible mold under the master bathroom sink, most of the lights in the house were burned out…5 pages of repairs. We faxed all 5 pages and we had a positive response on repairing the jammed blinds and installing screamers on the exterior doors… everything that cost pennies to fix! Krystal told us that the owner would be more receptive to fix the bigger items after we had paid a few months rent. The house had been empty from February to June when we took over. We continued to notify Krystal as we found more broken stuff and eventually repairs just stopped. My Hubby was relieved cuz the repair man Tiner would send out would cause more problems than he fixed! We had a light switch in the garage which the garage door was plugged into. Super big fire hazard! The repair man left the hot wire dangling loose in the capped electrical box! Even worse super big fire hazard! Needless to say, our time at this property has been frustrating and disappointing. We actually had to ask the County to get involved because we had SO many safety issues Tiner/​the property owner refused to deal with. (Unsecured fencing around our pool, exposed electrical wiring on the roof, no grounded GFI outlets, a gaping hole behind the fridge, improperly seated tiles in the kitchen which kept popping the grout out, and now the oven light wouldn’t turn off and still wouldn’t seal, etc etc etc). So as it stands now most of these items have been resolved but are still waiting for some final code/​permit violations to be dealt with. I’m not sure if its an issue with Tiner or if Tiner has their hands tied.
12/​5/​15-​Ok so after dialogue with John & Kristal Tiner I will agree to update my review. I have given this whole situation a lot of consideration and I can say that in the 6 months we have been renting from Tiner we have had a resolution in most things we’ve brought forward. There is still is a problem with the GFI plug in the kitchen, the mold in the bathroom cabinet is still there but the cabinet is supposed to be replaced and I’m sure hoping the dead tree branches don’t come down on the garage. I think some renters are easier going than we were but since we have small children safety is our number 1 priority. I think I could say we have a respectable relationship with Tiner now and hope to maintain that. If anyone reads this review, please keep in mind that this was OUR experience alone. Each person’s is different. I’m glad we could resolve things to everyone’s satisfaction. Thank you Tiner Property Mmt for stepping up for us. Merry Christmas.

Great experience with Tiner Properties, especially Kristal’s professionalism and expertise as a Property Manager. I searched well over a month for a house in Folsom, and most property mangers were far less that helpful (to say the least)! Kristal is a great person to work with, very efficient, thorough, friendly, and she goes the extra mile to be helpful and responsive. From start to end, she helped find a rental that fit my needs and desires perfectly, being extremely patient and understanding and making the process easy and pleasant (as it should be)!
After the move-​in, Kristal and Tiner Properties continue to be attentive and responsive with any items that come up. Whether a simple question or a minor or larger maintenance issue, they respond quickly and professionally. I was amazed how fast I was contacted with even the slightest issue, with problem resolved in equally satisfactory and efficient manner. I’ve been renting for years and find Tiner Properties to be the most professional and well run property management company yet.

I can’t say enough good things about my experience with Tiner Properties. I was a tenant for a year, and had a really good experience from the very beginning. The most difficult part was getting in to see the house originally! (I now think they make the rental application process a little cumbersome to deter those who are too lazy to go through it. It self-​selects the conscientious people. Brilliant move, if you ask me.)
I found it interesting that when I lived in an apartment my lease was 50+ pages and my Tiner lease was just a handful (maybe 5). I didn’t feel regulated to death like in other rentals.
Amber was my property manager and was always very kind and responsive to what I needed. I never ever had an issue with getting a promptly returned email or call. When I had one issue and emailed her, I received an almost immediate email response and a handyman called me within a few minutes to schedule an appointment.
I’ve had bad experiences with OTHER property management companies and after moving out I was worried that my sizable deposit would not be so sizable when returned, but I got most of it back and the itemized expenses were ones I’d anticipated (like shampooing the carpets, etc.) That was a huge relief.
I wouldn’t hesitate to live in another Tiner-​managed home.

We aren’t with Tiner anymore, but I had to do a follow up review. Our move out went smooth thanks to Krystal, our property manager. We were upset we were asked to move after being at the house less than a year, but we chalk that up to the owners, not Tiner. Krystal was able to get us an extra week, gave us a great review for our new rental, and procured our entire deposit back. The bad reviews for Tiner regarding deposits may be from crappy tenants that didn’t take care of the rental during their stay (we cleaned, patched holes, landscaped and had the carpets professionally serviced). If you’re a lazy entitled jerk who doesn’t clean or can’t take care of someone else’s residence don’t do business with Tiner and please don’t stay in any investment property I own. Go buy a house you can trash.

I’ve had a great experience with Tiner Properties so far. They were on time for my showing and even let us see the property a second time before signing, so we could take some measurements and plan our layout. They have been very responsive by email and always friendly, enthusiastic and knowledgeable. I look forward to a great relationship with them.

There was a issue with the bathtub draining. Tinner responded within an hour of me sending the e-​mail. The plumber called the very next morning and ended up coming out that same day. Another time we had an issue with the a/​c and Tinner had somebody out the very next day I always send updates & keep u in the loop with the progress. They are very organized and tenant friendly wouldn’t rent from anybody else!!!

Tiner managed my house as a rental property for over 5 years, then served as my realitor when I decided to sell. The people in both departments were wonderful. My emails were always promptly responded to. My house stayed in excellent condition, with good renters. Because of their attentiveness to keeping my property in good condition, it needed no repairs when it was time to sell. The sale was handled efficiently, with frequent updates so I was never left wondering what was going on.

I wish I had looked at the reviews before contacting this property management company. I don’t generally like going out of my way to post a bad review, but I think that their lack of professionalism warrants it.
First of all, I initially called to set an appointment to view a specific property about 10 days ago. Appointment was set for about 7 days out and all was good, but when I phoned the next day to express my interest in another property in a similar location, they had me scheduled to view the wrong property. I didn’t really think anything of it, but figured the mistake was odd.
Yesterday, I left work early specifically to make the home viewing appointment and received a phone call less than 2 hours before from a lady telling me that my appointment had been cancelled because they had rented the home. When I started to ask questions, she sounded rushed and like she was brushing me off, so I just said nevermind. I thought it was odd that my appointment to view the home was scheduled over a week in advance and that I kept seeing the same home reposted on Craigslist everyday. I’m sure this company works well for many people, since it is still in business, but it’s obvious based on other Unilocal reviews that my opinion does not stand alone. I was initially very upset, but now am happy that the appointment fell through.

It’s very rare that you come across a stellar company in the service industry and Tiner Properties is definitely one of these very few gems. They are an ease to deal with, very responsive, professional, and most of all positively ethical. Melissa Watermolen was my property manager and she has addressed all my issues with care and compassion. You will be hard-​pressed to find another property management company that will perform as wonderful as they have. Words can’t express how happy I am and I wouldn’t hesitate to refer them to anyone looking for a property or any real estate needs.

I have utilized the service of Tiner Properties for three years. Tiner helped me find rental properties, rehab them for occupation and then rent them. Having a property manager that is fair to both tenants and property owners is very important to me. Renters are looking for a cared for home with responsive property managers. I want a property manager that will provide this care for my tenants while still insuring tenants do their part to take care of my properties – so everyone wins. Those from Tiner who managed my properties have always done a great job. Thanks and Keep on!

Everything went smoothly and quickly in the process of renting a house. Everyone was very friendly and helpful. I would recommend others going through Tiner Properties.

I want to say start this with for the most part the property that I lease is great and a decent price, my issue is however like many others response, customer service and misleading statements.
Tiner is absolutely horrible at returning calls and following up on issues… this was the case from the time I first moved in, so much so I had to actually contact John (The owner via email to get one issue resolved).
Issue one which was resolved by John: I specifically brought up the condition of the paint in the unit to the leasing agent at the time of inspection and she stated that they would have it fixed, it literally was matte and gloss mixed on the wall… at the lease signing the agent retracted that statement thus causing me to have to contact John for resolution…
Lets fast forward a year to the lease resigning… This was a process that took several emails, when I say several possibly 10 or more over a months time frame with little to no response from Tiner, paper work wasn’t filled out correctly and the email I sent to the leasing agent to negotiate the terms of the new lease was ignored (I was asking for a carpet cleaning at Lease renew, This was only because I received a letter from Tiner that said that we could negotiate terms at that time), when I addressed the agent regarding the lack of communication she stated «she didn’t like my attitude», this just shows the level of commit to the customer that they have… again fast forward, post lease signing one of the toilet seats broke, this was very worn from the time of the first lease and well documented via pictures, when addressing it I was told to replace it at my cost… excuse me when did wear and tear items become the cost of the tenant? Lastly and probably more disturbing is that the Condo I leased requires a parking permit for any car that isn’t garaged, which expired Dec 2014. I have now been in contact or a little over 7 weeks via email with the property manager who seems to not return calls or pick her phone up and I add no contact was initiated by Tiner for follow up nor is there a resolution to this issue. Here is the thing I have spoke with the HOA whom manages the permits and received specific instruction on how to resolve the issue, this has been forwarded to Tiner… it took 10 minutes at best and they still haven’t resolved the issue, even after I advised them that cars are being towed currently for this issue. As a customer this is just appalling, technically a breach of my lease as I am paying for that parking space.
They would risk a customers car being towed instead of taking the time to resolve the issue or at least contact the customer back with explanation of delay… just bad business all the way around… so, I am writing this as a warning that there service is less than industry standard.
Update:
Problem seems to be resolved after I had to go up the food chain. If only front line staff had the same customer service standard this original post would not have happened. I also have issue with a lot of what John wrote but I will take that up with him instead of arguing semantics on a review. Tiner seems to like to fix things on the second try.

John T., Of Tiner properties keeps posting the same comment on my updated reviews which is ridiculous because we’ve already received a final statement and the house was NOT as he claims it to be.
Save your time and money (and sanity) and go with a different property management company.

They showed us the property we were interested in right away and we attempted to apply that same day. The link to the property application wasn’t released. Then we payed our PayPal fee the very same day to apply. After zero contact for a week we called and they said we hadn’t paid WTF? So after becoming upset they finally found our payment. Of course they already had a processed applicant by then and instead of refunding our 70 dollars they pretended to still process our application. Tip for tiner. Link your PayPal to your website.

I am writing this review strictly about the application process. I have not rented from them.
About a year ago my fiancé and I tried to rent a duplex from Tiner. We saw the property and put in a application paying the $ 30 fee per person, so $ 60+ plus the cost of the cahiers check. We were told our application had been approved and we had met all the qualifications and they made it seem pretty much like a done deal. Then we suddenly got a call saying that the property went to a more qualified applicant. I wasn’t happy about this because according to them, they don’t approve multiple applicants. I asked for my money back and they refused to give me a refund.
Recently I tried to apply again for another property, I explained how last time we got approved but still didn’t get the rental hoping they would waive the application fee this time, and of course no wouldn’t.
It is unfair that they will take your application money, and then even if you qualify not rent to you. I have dealt with other local managemnt companies and all of them will tell you that if for some reason you are approved but don’t end up getting the rental they will refund the fee. Tiner sure seems to like to hang on to your money!
I think I’m done trying to rent from Tiner.

And, John, since you managed to get my wife’s review removed (which can be seen on the page after page of negative «Not recommended reviews», here’s what she wrote:
THE FACTS:
A small claims suit was awarded in our favor for the full amount of security deposit withheld plus court costs. We believe penalties should have been applied on top of this, but were not. John Tiner indicates because they were not, he believes that is proof Tiner acted properly and not unethically as my husband described.
BACKGROUND:
Tiner withheld just over half of our security deposit after we went through and thoroughly cleaned the property. They did not provide us an opportunity to resolve any issues they might have found, per a preliminary walk through requested and agreed to in writing. There were differing opinions presented in court about the circumstances of the walk through, but ultimately, per our tenants rights, we were not provided a list of items to address and opportunity to resolve them. Additional points were made and defended for other issues, but ultimately Court found in tenants favor.
When the security deposit deductions were first withheld and a letter sent to us (tenant), we immediately disputed. Additional documentation and justification was requested and Tiner’s response was only to cite portions of the tenant agreement. No further documentation was provided so we served a small claims suit. In the discovery process I requested addt’l information from the vendors Tiner used to perform cleaning and repair services they thought were necessary. Since it was our money they were spending, we wanted to understand what services exactly were performed and how they arrived at their charges (the deductions). Per a conversation with one of the vendors the day prior to the hearing, I learned Tiner had instructed the vendor not to provide any information to us. Tiner separately also advised that any records we had requested via subpoena would be provided to us the day of court.
On the day of the hearing I was provided my first opportunity to review photos they claimed showed the condition of the property when we moved out. One picture caught my attention as not being current to the property while I was there. It was of the backyard and showed vegetation on a gazebo. When I moved in the vegetation was dead and out of our pocket we later replanted new vegetation. This photo showed the old vegetation, but very green and alive. I pointed out this timeframe concern to Krystal Tiner who was representing that day and she advised it was one of the photos she had on file that was prior to my tenancy and used to advertise the property when I moved in. She didn’t know exactly when it was taken. There was not a lot of time to keep going through her evidence, and that photo alone wasn’t exactly a huge deal, so I let it go. Unfortunately there were other similar details I didn’t connect the dots on until after the hearing had concluded.
What I call «the smoking gun» on this case and to me confirms Tiner’s «unethical» behavior is a photo of one of the bathrooms. Tiner presented a handful of photos as evidence of the supposed poor and unclean condition we left the property in. One photo in particular was showing how dirty a glass shower door was, and Krystle Tiner commented to the judge on how much time was spent having to clean the glass door. The judge even directly looked at me and asked me to respond. Having only seen the photos just that morning and being extremely nervous having never been involved in any court process, I froze not having a response. I honestly couldn’t speak to the condition of this glass door referenced in the photo. It was only afterwards did I realize I couldn’t recall cleaning the glass shower door because there never was any glass shower doors while I resided there. In my move-​in condition reports it was documented in several locations that there were holes in the bathroom wall from where there PREVIOUSLY was a glass shower door, but had been removed prior to my moving in. Also, when I moved in my first husband who was in end stage cancer had severe walking and balance issues. I specifically was seeking a property that had no glass doors or other features that would pose a safety risk to him before he ultimately passed. I know without any hesitation there was never a glass shower door in that property while I resided there. So, the fact that Tiner presented photo evidence taken from a prior tenancy and made a point to say how much time was spent cleaning this shower door because I failed to do so is an absolute lie. As a business, to present false evidence in court and accuse me in front of a judge is completely unethical (I think even illegal) and I have often debated on reporting Tiner to the Better Business Bureau for engaging in such practices. Had I made this connection in court, I am certain I would have been awarded full penalties.

I’ve waited too long to write this review as it is a very sore subject and still angers me thinking about the situation, but after reading several recent reviews this is better late than never. My husband and I debated whether to take them to small claims court to retrieve part of our deposit, but in the end we didn’t have the funds to do so. I hope I can save other families from losing their money to this shrewd company.
My advice to renters– PLEASE DO NOT RENT FROM TINER!!! They will give you false promises of fixing things that need to be. They don’t follow up for months only to blame you for the problems (even after you reported the issues to them) when you choose to move out!
I should have known upon my first meeting with our rental agent that we’d have problems. She held a rude tone with me towards the end of the walk-​thru after I apparently asked too many questions regarding dings/​scratches/​damages to the unit. I started getting a strained and pursed lipped response of «That’s normal wear and tear» for each flaw I noticed. When I misunderstood a statement she made regarding the outrageous indoor ant problem that surfaced between the time I first saw the unit and the actual walk-​through, she actually yelled at me. «You’re locked in to this unit! There is no going back! You signed the rental agreement!» Excuse me?! My mother doesn’t even yell at me. Why is it acceptable for a grown woman to yell at a RENTER!!! There was no need for her ridiculous tone, and I actually felt bullied into continuing with the rental agreement.
They pride themselves on conducting a yearly inspection and reassure all problems will be fixed in a timely manner. We pointed out issues at each inspection during our 3 year stay, and at first they were great and followed up with the problems. After the 2^nd inspection they dropped the ball and did not follow up on the non-​functioning outdoor patio light (inoperable during our entire stay) and the leaking window in the kitchen. They also kept billing us for painting outdoor cable cords we already painted. They sent out a painter to take care of it, and he painted the neighbors cables, yet we were still getting the bill in the mail. My husband had to take it upon himself to contact the painter and ask about the work done. He realized he made the mistake and painted the wrong unit, yet we had to do the investigation into the matter and further contact Tiner to remedy the situation once and for all.
Our biggest issue was the upstairs shower leaking through the ceiling into the kitchen cabinets. Thanksgiving morning my husband noticed water all over the kitchen counter, looked up, and saw a huge water stain on the ceiling. He then looked inside the kitchen cabinets and saw the beginning of mold growing. He called the emergency line immediately, and they had someone come out 2 days later to assess the damage and give an estimate for the repairs. This was excellent! They’re really on top of the situation, we thought. Last we heard the agent was getting approval from the unit owner to go forth with repairs. Ultimately we never heard from Tiner again, and nothing was done until we gave notice February 2014 due to the extreme mold infestation in the kitchen cabinets (see pictures). They blamed us for the mold problem, stating we splashed water out of shower every time we took a shower and ultimately kept 90% of our deposit ($ 500+ due to our supposed sloppy shower habits). Are you kidding me!!! Yes I still have the documents, and yes we’re still very much appalled.
Future renters– please learn from our experience!!!
1. Stay on top of problems you notice so you don’t get screwed in the end and blamed/​charged for damage that was reported in the first place.
2. Upon vacating, take photos of all areas of the unit you’re renting as proof of what was damaged/​cleaned and what wasn’t. We were charged for a damaged patio screen even though there was no damage to it when we left the unit. It’s a shame you need to do this, but we learned it’s best to cover your bases.
3. Trust your gut. If your agent is rude, argumentative, or just plain doesn’t want to acknowledge the «normal wear and tear» in the unit, chances are you’re going to have hassles down the road. Save you and your family the time/​money/​anger and just bypass them all together.
We recently ran into our former next door neighbor, who still resides there, and she told us the new renters are still having problems with the unit, especially the plumbing. Well isn’t that a surprise?!

John, you state in an email to me: «I promise you will find us a joy to work with. We will walk you through the whole process with great communication at every step of the process and professional, experienced advice. With your family history at the property it would be fantastic to see you become the buyer!»
Your communication failed in two, slightly major ways. The first was when you failed to tell me someone was putting in an offer. The second was when you failed to mention that the house had SOLD. So, really you have no idea what kind of offer I could have made, because you didn’t give me a chance to make an offer!
I did not find you a joy to work with. Your great communication was horrific, and you failed to offer any advice. The entire experience was eye-​opening and heart breaking.
