We started this business because we love real estate, marketing, and investing. We are locally owned and operated. Our team has over 8 years of property management experience and over 10 years of real estate experience. Not only are we experienced with real estate management and sales, but we have a marketing professional on our team and an engineer who specializes in optimizing our business processes so we can provide the best service to you for the cheapest price!

Business Owner

Bethany Luchetta completed her Bachelor’s degree from CSU San Marcos with a dual major in Communications and Sociology. After college Bethany worked for the City of Escondido for 5 years before she realized her love for real estate. Since 2001, Bethany has been active in many facets of real estate including sales, eviction process services, and land development acquisition. Bethany graduated from Anthony Real Estate School and is CAM certified for residential management, a member of SDCAA, and an EPA Lead Renovator for pre-​1978 housing. Bethany is a Broker Associate and has been practicing full service property management with an established property management affiliate in Escondido since 2007. Bethany is proficient in American Sign Language and enjoys volunteer work in her community. Bethany acquired two sweet daughters when she married the love of her life, Vince. Bethany and Vince have a little girl who keeps them both busy.

I have been a landlord for over 30 years and for the most part listed and rented my rental home in Carlsbad myself. But, lately my life has become very hectic and I needed to rent my vacant rental home quickly, so I listed it on craigslist and got minimal response. Approximately two weeks of no action on my listing I had the pleasure of meeting with Matt. I shared with him that I needed to rent this home as quickly as possible. Matt assured me that he would do his best and list the home where it would get the most viewing by potential renters. To my surprise Matt had 16 potential renters look at my rental home within the first three days of the listing. And, then within the first five days I had an offer. I didn’t accept the offer at first because there were some minor concerns on my part. But, Matt and Bethany both worked hard and did some further background check and negotiation for with this potential renter. After all of Matt’s and Bethany’s diligent work we closed the deal within 12 day of the listing, and I also received the first year of rent paid in full. In my 30 years as a landlord I had never experienced anything happening like this. I want to thank the Feel Good Property Management team for all their efforts and highly recommend using their services.

Bethany and Matt were terrific. Quick with every response, went out of their way to help help us find the best deal for a contractor for new floors, and their easy online leasing made everything a breeze. They were honest and respectful which was a pleasure after being treated like my questions and concerns were an inconvenience when I dealt with other property management companies.
I will most definitely use them again in the future. It’s hard to find a Property Management that isn’t just trying to make a dime and tell you whatever you want to hear, Rather takes your questions and concerns into consideration and treats you with honesty and respect.

Bethany and Matthew were both a pleasure to work with. They were both very responsive in a timely fashion (something I’ve found to be lacking in a lot of businesses here), and always trying to help solve any problems and any questions we had.
They went above and beyond when we presented them a quote for new laminate floors we wanted installed and they went and checked with other contractors to try to find us a better deal.
Feel Good Property Management is truly a gem in this city. We had looked at several places before we found them, and they were all disorganized, unresponsive, and in most cases, inconsiderate toward us. They had the «I don’t care what you think because this will get rented one way or another.» Feel Good went to every effort trying to make this process one of the best we have ever dealt with.
We will definitely be contacting Matthew and Bethany for our living needs from now on.

I have to say that we were nervous when it came to renting out our home at first, because it was our first time going through a property management company. We were also anxious because we were moving out of state in 2 weeks time, so we were unsure if we would be able to even rent out house out by that time. When I contacted Feel Good Property Management I was instantly comforted. They were extremely helpful and friendly from the start, and made me feel secure with allowing them to manage my home. I met with Matthew and Bethany on a Tuesday to go over all of the details, and they took pictures of my house, we signed the contract and the house was out on the rental market the very next morning. They already had people in line by Thursday for the first showing, and we also had a group showing the very next Saturday. Our home was leased out by the next Monday! Not even a week and they handled everything beautifully. They kept us in the loop at every point of the process, and they not only met our expectations but passed it by far. I would definitely recommend this company to anybody and everybody, I could not be happier with our decision.

I worked with Matt. He scheduled my viewing with other tenants. I turned in my application first. He told me on a Sunday that I was first in line to get the house. Then on Monday he told me that they went with another person. Completely blind sided me. He is so unprofessional. I did some research and found out that they do not have an office and they say that they are a carlsbad company but the department of Realestate lists their company as working from Escondido.

This was my first time using a property manager. I was recently moved to Okinawa due to work and Matthew made it super easy. No ring can be stressful and moving to another country is even more stressful. Matthew with Feel Good property management took over all worry if getting my house rented with minimal time if vacancy. Only two days!!! With them taking over all worries about the house I was able to focus more on leaving and work. I would suggest and recommend them to anyone and everyone.

Feel Good Property Management has made the whole process of renting my condo so much easier than I had ever imagined! I took a position across the country and had to get everything organized before leaving a month later — I had no experience with renting properties and I was also dealing with the holidays. Matthew and Bethany were exceptional from our first meeting and are always quick to reply via email and text (my preferred method of communication). I was the previous owner of a condo that the new owners placed into the caring hands of Feel Good Property Management to lease to new tenants once my rent back agreement expired. While renovations were ongoing at my new house an unexpected problem occurred that delayed my move-​in by a whole week. Matthew was able to work out a plan between the new owners and the new tenants to give me an extra week in my old condo so I wouldn’t have to move twice. It is a very good sign that a property management company would take the time to make this happen and make it work for everyone involved. I wouldn’t hesitate to hire them to manage properties for me if I ever needed.

Wow these guys are great. Matt and Bethany are true professionals, their knowledge and expertise is second to none. As a Military person who has worked with other Properly Managers these guys are the best.

I worked with Matt (partner at Feel Good) last year at Apple when we were both manufacturing engineers. Matt was honestly the most detail oriented and well organized member of the team. He’s a team work and a straight up guy.
Matt has a real passion for real estate. We talked about it at length all the time in and out of the office. When I went to Chicago to check out some rental properties (from a local turn-​key) this January, he helped me do a lot of research and analysis of neighborhoods and the properties themselves. I ended up walking away from the deal, and Matt helped me make what in hindsight was the right decision.
I think Matt’s character and prior experience makes him a dependable PM. If I ever buy rentals in North San Diego I’d go to Feel Good for sure.
