Compass Management

Compass Management manages the condo association where I previously lived until October 20, 2015. In September, 2015, I contacted Compass to find out what I needed to do to «finalize» the sale of my condo to another individual. I was wondering if they needed the name of the new owner, or how I would go about having them stop the auto deduction made to my checking account for homeowner fees of roughly $ 350. I was told I didn’t have to do anything, it would all be taken care of by the escrow company. Needless to say, NOTHING happened, and Compass continued to take money out of my checking account for a month that I was not living at my «old» condo. They blamed the escrow company for not sending them a HUD form. Later, I was told that it was my responsibility to send them the HUD form, which I did on November 30.
This management company has been unresponsive to phone messages I have left them on previous occasions, but this money being removed from my account and not being promptly refunded has taken the cake. I just learned that the individual I was working with, the former operations manager, quit today. The co-​manager, Sarah, couldn’t tell me or wouldn’t tell me the status of my refund. I told her that if I didn’t have a check in my mailbox by Wednesday, I would be calling KIRO — she told me to go ahead. Instead, I called my bank, and am letting them deal with Compass. I am so happy I don’t have to deal with them.

Totally incompetent. In the seven months we were with them, we never received an accurate financial report. Ignored repeated requests for information, never answered emails. Did not pay some vendors on time. Paid some vendors without Board authorization as all invoices were to submitted to Board for approval prior to payment. Charged additional fees without submitting invoices. Never made the required monthly deposits to reserve account. Did not inform the Board of a potential situation that needed to be submitted to insurance carriers for investigation. When sent email to owner to address issues, she never responded. Any homeowner association currently with this company could be in serious trouble and not be aware if they are not proactive. Compass does nothing for what they charge and anything that they do do is subject to question. We were there seven months, seven days would have been too long. Violated contract by not not providing evidence of their E&O as indicated in contract. Is going to cost us additional monies to investigate and correct the accounting errors that they perpetuated. Any HO Assn. currently with them needs to seek other options before they are bankrupted by the incompetent actions of this company.

I wish there was a way to give no stars or even negative for these guys. They are terrible. I dont see a point in adding more details than what has already been provided here. They have proved incompetent in every way possible. Completely unbelievable that such a company could even exist.

Compass Management has been a nightmare to deal with for the last 5 years. I can’t believe they have been our management company for that long but due to a lack of a quorum at our last 2 meetings we have been stuck with them.
They don’t bother to ever follow through or follow up on anything. I have asked 5 times for my CC&Rs.
At last years ‘annual’ meeting asked to have a couple more meetings within the year so that the flow of communication might be improved within the community and with Compass. Our account rep was supposed to set that up — it never happened. I just don’t understand what we are paying for?!
Also at our annual meeting LAST YEAR we asked for Compass to clarify what areas were included in the ‘landscaping contract’ and what frequency these services were supposed to be provided. This was never followed up on by them. I called to ask for a copy of the contract with the lanscapers today along with several other things (the CC&Rs that I have been asking for 3 years now). The email back this evening stated that she would have to look for the landscaping contract tomorrow! I doubt there even is one since we haven’t been provided with the info for a year now.
We have been through at least 5 different acount managers in the last 2 years. This alone should be a HUGE red flag. How can we build a trusting relationship when people keep leaving the company and with each change Compass never bothers to inform us that there has been a change.
I had to call 3 times to have bogus late charges removed from my account. They never disputed the charges. They just kept saying they would remove them and a few weeks later I would get another notice about paying my late charges with even more late charges tacked on. I shouldn’t be the one who has to make multiple calls. They work for me, not the other way around! Very poor customer service.
They just sent out a notice for our next annual meeting with the contact information for the account rep who left over a year ago. Are they so incompentant that they don’t even bother to proof read their letter before sending it out!!!
In addition, be warned that they will nickel and dime you. They already charge a bundle for their services but then add on for office supplies, tax preparation and collection fees. I have started looking at other management companies and for many of them these things are included.
The budget was sent to us for this year but there is no inclusion of our cash reserves or investments. How is that not listed on the budget info when it is a pretty big deal that we make sure we have these reserves???

We are actively looking for a new management company and actively trying to get a quorum at the next meeting to ensure we can switch companies.

They’re slower than politicians when it comes to getting anything done. They let things drag on for months and months for trivial things. It’s the worst management company I had to deal with. «frustrating and incompetent» would be too forgiving when it comes to describing these guys. Going to the board meeting next month to try and get a better management company.

I would have rather given a no star but the minimum is what is required and that’s the service we received in the end… bare minimum. I would like to say when this company was hired for our community we had a great account manager Sara who did a wonderful job in addressing questions and providing details in a timely fashion. After Sara left she must have taken the customer service with her and all how to handle this account. We received a new account manager who lacked attention in detail and we had been forced to email constantly for followup and information, even during a meeting the account manager couldn’t manage to get all the details/​specifics down. We had to become more hands on and when requested to get vendors information so we can explain the specifics we as the Board had been told it is unprofessional??? Really? After going back and forth for weeks with this account manager and the without the presence of the owner this went even further south. Emails failed to get answered and requests didn’t get completed even though requests had been made several times. After requesting a copy of our contract, we soon came to realize that Compass failed to uphold to their agreement. After this request we received a letter of cancellation of services — reason… our account has taken too many hours and we had only been allocated 8 hours per month. No where was this ever stated in a contract nor did anyone ever mention this. We requested to speak with the owner several times but have yet to receive a response from them. I personally don’t see this business going far — with lack of response and details and then blaming the client for being to time consuming because they are wanting/​needing responses… shame on you.
WE are now with Brink Property Management and we have had to hardly been involved… in fact our account manager asks the right questions and takes notes with details. The only time they need anything from us is for approvals or a response to additional information. Giving them a single star seems like undeserved credit, but it’s the lowest i can go.
Absolutely the worst management company I have ever dealt with. Communication is almost non-​existent. It would take up to three weeks before an issue was even addressed. They would use the most expensive (NOT the most qualified) rather than obtain a fair number of bids to provide services.
The owner resorted to personal attacks via email when we did not see eye to eye on certain things.
