Windermere Property Management/Lori Gill & Associates

While I cannot speak to their work as a property management company, I can speak to the heart of Lori Gill & Associates as a whole. For over 8 years, Lori Gill and Associates have volunteered at Camp Korey to restore childhood for children living with serious illness. From changing beds to painting tables, rallying vendors for in-​kind donations or helping to clean up the property, the employees of WPM Northwest ready camp for the summer season every June. Whatever the task, they dive in 100% and get their hands dirty to ensure a sparkling environment for our medically fragile campers. If they bring this kind of passion to their clients, I can only assume fantastic results. Thanks for being such valued partners.

Toni Campbell of Windermere/​Lori Gill managed my house for about 2 years, and I only have great things to say about her service and work ethic. She is prompt, proactive and does her homework. She resolved tenant issues promptly and successfully with minimal involvement on my part, advised me on designing the lease contract, as well as provide me with analysis and options on how to adjust the rent based on change in the demand. I will definitely hire her again, and highly recommend her.

Lori Gill & Associates have been quite terrible to work with. I usually do not give 1-​star reviews unless they are truly horrible (if you look at my profile, then you’ll see that I’ve only given three establishments a 1-​star review, and this review is my fourth). My family and I have had a partnership with this company since 2009 (the same amount of time I’ve been a Unilocal reviewer and member), which is a long time, and from which you’d expect a mutually respectful and professional business relationship. We’ve worked with Rosie, Breezy, and Tracey over the years (Rosie was our agent for the majority of that time).
Overall, Rosie continued to blame or charge us for anything that the tenants were unwilling to do or pay for, e.g., lawn maintenance, repairs. She never took responsibility for any of the unauthorized changes to the house. Like other reviewers’ posts about this «business», this company is downright dishonest and has no regard for anyone or anything except their own people and their own bank accounts.
Breezy has aided Rosie when Rosie was out of town or unavailable, which was often throughout 2012.
Between the end of 2015 and the start of 2016, Tracey replaced Rosie/​Breezy because Rosie was «no longer with the company,» probably due to her absurdly high unprofessionalism. Tracey has been great to work with, so she earned the one star in this review. Otherwise, it would’ve been a hypothetical zero-​star review.
We gladly ended our ties with Lori Gill & Associates after the last tenants moved out in March 2016. No thanks for a wasted seven years with this «company». Good riddance!
If you are considering working with this «company», then I strongly recommend you to consider other options. They do not deserve a penny of your business or an ounce of your energy. Also, it’s fruitless to read the testimonials on their website because of course they only post the good ones. This is why I love Unilocal: honest reviews from real people, and «your trust is our top concern, so businesses can’t pay to alter or remove their reviews.»

We owned rentals in Seattle and Tacoma, so we had Cassie Walker Johnson helping us up north and Aaron Arnold in the south end. Both were meticulous, responsive, resourceful, and diligent in meeting our needs and the needs of our tenants. They were also both very easy (and fun) to work with! We’re on our way out of the investment property business now, but we credit the professionalism of Cassie, Aaron, and the whole Lori Gill team with keeping us in good hands for as long as they did. We’d work with any of them again in a heartbeat.

I have been a tenant of Cassie Walker-Johnson’s for almost three years now and I am so bowled over by her great care for both her properties and for her tenants. Anytime something needs to be fixed, Cassie is on it immediately and always has respectful and knowledgeable people out here to work on the house. Not only are Cassie and her crew efficient and knowledgeable about their business, they are also kind, caring, and easy-​going property managers, which is a joy to a renter. I would whole heartedly recommend working with Cassie because you will feel you are in such caring and knowledgeable hands.

I have really enjoyed every interaction I’ve had over the past two months with Lori Gill and her team. Hilary and Cory are terrific to work with. I primarily know the Bellevue office, but I am looking forward to seeing and meeting the team in North Seattle and Everett as well.

This is a highly unethical operation If you lease from this co. forget seeing your damage deposit again. I made a mistake and rented my unit on airbnb. When this was discovered, the owner of the condo was notified and demanded that I cease leasing on airbnb. I immediately dstopped. They demanded 1850 in a lease break fee which I paid within 10 days of the notice. They charged me a 10% late rent fee because they did not withdraw my rent automatically from my bank account as had been previously set up. They charged me almost 300. for legal administration fees (not explained.) They charged me 125. to clear a drain that was not clogged when I left the apartment. They waited a week after my lease break fee was accepted to post the unit for rent and then in 3 days rented it for 50. less per mo. than my rent. They charged me 900.00 for the loss of future rent that would have been collected had I stayed to the end of the lease. As totaled for the above they collected 1325 of my 1850 security deposit. I have no other recourse but to let other future tenants know that they are not to be trusted. I also wanted to mention that maintenance issues were not addressed for months after the company was notified. Stacy, the agent was always responsive and professional. Her direct supervisor was rude, uninformed and a bully

I had a bad experience with this company when moving out of an apartment. Although I hired professionals to clean up the place I still lost hundreds of my deposit. If you have deposit in this company’s hands you are under their mercy to get any back. I wont recommend to do any business with this company either you are a tenant or landlord. They may rub you in anyway they can.

It saddens me to see all the negative reviews of WPM Northwest. We have had nothing but positive experiences with WPM. Particularly with Stephanie H.
When we moved from the Sammamish Plateau to Mercer Island (basically from being homeowners back to renters) we chose WPM because from past experience, apartment renting was just less desirable, plus we have 2 pooches, and that tends to be a deterrent for a lot of places.
From the beginning, Stephanie always had our back! I was under the impression that property managers were advocates for the homeowner. That was not the case. Within a few months of moving in we ran into issues where I was wrongly accused. Without going into too much info, someone had seen a dark, long haired female leaving a security door open. Of course, in a condo with only 23 units, it had to be me! Duh! It wasn’t me, I’m not that dumb, and there were other tenants and guests that fit that vague description. Anyway, Stephanie was quick to respond to the HOA, reminding them that discriminating against tenants is not acceptable!
They take pride in the properties they manage. Every year, we had to have an inspection. Stephanie would make an appointment with us, making accommodations with our schedules, inspect the unit with photos. That way, there is no disputing any issues. And even when we’ve run into any issues, she was quick to respond.
We’ve stayed with WPM and at this condo for almost 4 years, and we would have stayed much, much longer but the owner was ready to sell, so we had to move. And even with the move, it was seamless! We got our full deposit back without any issues. We were really disappointed we weren’t able to find another property managed by Stephanie. Even now, I still peruse their website to see if we could work with her again, maybe when our current lease is up…

I had a horrible experience using Windermere Property Managers specifically Sarah Ungarsky. She did not return my phone calls, emails, or texts. I emailed a list of properties to see and she did NOT show me one property. She was too «busy» to ask the landlords any questions or book a showing.
Specifically 4204 243^rd Pl SE Issaquah, I hope the landlord reads this and cancels his contract. I would have rented the place but was unable to because I was unable to see it until yesterday and decided to go with another location I was able to see earlier in the week and move forward faster.
I have emails, text messages, and voicemails showing that I attempted to contact both Sarah Ungarsky, and other people in the office for showings. If I were a landlord I would never use them. The listing agents throw back all showings on «showing» agents.
I even have an email explaining why they are «busy» because they are NOT compensated enough. How rude is that? Justifying their laziness due to lack of pay?

We worked with Eric Dworkis and he was unbelievably helpful and responsive. We were in a pinch and needed a place ASAP. The process was smooth and quick. We will recommend him and his office to anyone looking in the area!

I have lived in 3 countries, 5 states, and 8 cities. I have had at least 20 different rental addresses. I have NEVER come close to the awful experience I had with Toni Campbell. I found her dishonest, condescending, and opportunistic. She exemplifies every negative aspect of the real-​estate stereotype. I left a rental after just 2 weeks due to her blatant attempts to profit at my expense. She has lied to me directly on several occasions. She is now withholding large sums of money paid to her in good faith, and refusing to pay for materials she initially agreed to. She states she is acting in the owners interests but continually refuses to provide any contact information to verify this.
After only 2 weeks, this is the worse rental experience I have ever had. I will never deal with Windermere again, and strongly caution anyone to avoid Toni Campbell at all costs.

I rented from Windemere for almost 4 years and if I did not own a home now I would rent from them again. I worked with Rob Gasca and do not have one negative thing to say. When we had problems with anything in the house he would respond immediately to see that things were fixed and then would check back to make sure everything was resolved. After moving out he let me know when to expect the return of the damage deposit and did not withhold funds for normal wear and tear. Both the experience of moving in and then out were great.

don’t understand the dates of reviews at all; there are more recent reviews than 9÷14÷2011 but they have not scrolled up to reflect the current reviews-​why is that?

Windermere Property Management/​Lori Gill & Associates neglects to inform tenants that the return of security deposits is a «two step process» that takes however long they see fit to hold portions of your deposit.
We moved out November 30^th.
WPM mailed a «preliminary» deposit report that wasn’t received until December 19^th. The «prelim» contained a partial refund and statements that it would be adjusted at a later date.
WPM waited SEVENTY-​SEVEN DAYS to finalize the deposit return, in violation of both Washington State law, and our own lease, which stated that the deposit would be returned «In a single check within 14 days»
Not two checks, but «In a single check»
I was forced to hire an attorney to send a demand letter to received the «final» deposit.

WPM is attempting to charge for cleaning. Photographic evidence of pre-​move out and post-​move out cleanliness of the unit suggests that ***NO CLEANING*** had been performed after move-​out despite being charged for it. Why? Because the unit was CLEAN after spending 60+ hours cleaning.
WPM asserts that the law does not matter.
WPM’s «two step process» is a scam designed to retain your money for as long as they need it.

I have only GREAT things to say about Windermere Property Management/​Lori Gill. I worked with Eric and then now with Kristin. They have always been very responsive and often made suggestions that I would not have thought of myself. Over the 5 years that I have used them, they have consistently found me excellent tenants and have been VERY communicative along the way.
I see the other negative review here on Unilocal and I cannot say that I have experienced any of that. I am a satisfied customer and would recommend them to anyone!

My previous review still stands, Lori Gill and associates is the most unprofessional property management I have ever dealt with. I even had another person from Unilocal message me that he also had a similar situation and also had to hire an attorney to dispute ridiculous charges. I was notified by email from Cory Brewer of Lori Gill that yet again another person is handling our complaint (this will be the third person). This company clearly over promises and under delivers. Lori Gill violated Washington State tenant laws and thankfully my attorney is helping me. Even the home owner who hired Lori Gill to oversee her home was very displeased with Lori Gill.
DO YOURSELF A FAVOR AND AVOID LORI GILL AND ASSOCIATES.

I was looking for an apartment, and found one that was being rented through them. Went through the process, and was completely jerked around. Submitted an application thinking a request I had made would be fulfilled (I was told, quote, «it shouldn’t be a problem at all»).
One week later, after multiple calls (and an application), I received a call saying they had someone else interested that had no problems with the property as-​is.
Bad communication and disappointing service.
I understand they’ve got to do what they’ve got to do with their rentals, but I would have completely understood if they would have simply told me what was up instead of making me wait for weeks and making me move heaven and Earth to simply get a hold of someone who had an idea of what was going on.

If you have a property you want rented, I would strongly advise you NOT use this Windermere Property Management office. The communication within this office is very poor and they do not actively respond to potential tenant requests. There showing rep Tracey asks the same questions on multiple times, including what property you are interested in when you have communicated with her the same day. The listing agent Mary does not want to talk directly to potential renters, only tells you to contact an agent she works with.
Read all the negative reviews on Unilocal,it was a shock to me that a real estate agent can not care about communication. I feel sorry for the property owner who trusted this agent to list their property.
**Potential clients of this business, take a look at the comments the business owner as posted to her negative reviews. She is placing the blame on them on the clients and taking no responsibility for poor service provide or sincere apologizes. Take this as a sign of what could happen if you choose to list with them and something goes wrong, to me I view this as a huge red flag, I want a business who takes ownership and admits mistakes and service pitfalls. Would you want to list your property and find out a person who wanted to rent it was told I won’t talk to you by the person you listed it with, the potential renter has to call someone else instead??**
