Beware Contractors and potential renters! This property management company does not return phone calls or emails and one of the poorest run property management companies in King County.
We cleaned a couple chimney’s for this property management company and they do not pay their bills! We have left 20+ phone message and have mailed over 10 invoices. No payment, no response to messages or emails.
Very sad to see a company that operates like this along with taking advantage of small businesses. Stay Clear! Especially if you are a Contractor.

Please don’t even think about renting from this company or you will regret it big time.
We rented a property in North Seattle from Allen and his daughter Karen and we literally went through hell with them. We had all sorts of plumbing and electrical issues with the house and they were nearly impossible to get ahold of up to the point that we drove to their office it actually does not exist. It’s a POD BOX at a UPS store so take that.
The only times we were able to communicate with them was when we decided to vacate the property. We also never got to receive our deposit money back and ended up being overcharged with a bunch of extra fees at the end for random «late fee charges» and «missed payments», and who knows what else… Then we found out in the Better Business Burial website that Allen and his Karen were a complete SCAM and that they’ve been doing this to dozens of other people as well.
ALLEN HUTCHINGS aka ALLEN HOUCHINS IS TRULY A WHITE COLLAR CON MAN SO WATCH OUT.

Worst company ever! I’ve had a broken toilet for 2 months with no response. Over Christmas I had no refrigerator for 3 weeks. We’ve called, emailed and sent certified mail and can’t get a response. They will not even respond to say they know. We’ve offered to fix it ourselves and deduct it from the rent and that was the only response of, «No.»
What ever you do, DO NOT RENT FROM THEM.
They are so bad they’ve changed their name to Apogee Management. Don’t be fooled. Same people and same experience. Run, don’t walk away from these people.

Renting from Acacia was the worst experience that we’ve ever had. They were so nice and quick to respond to questions until we signed the lease, and then everything changed. It’s very difficult to work with a company that doesn’t respond to maintenance requests in a timely manner or answer questions at all. They ignored a leak that we had for a few weeks until I told them if it wasn’t fixed by a certain day then I would hire a plumber and deduct the cost from my rent.
Acacia, (from BBB and Unilocal complaints), tends to refund the bulk of the deposit but retain some to take care of any final bills, and then never remit the remainder. I believe they do so because most people won’t go to court over $ 200 — $ 300. They did so with us.
We did eventually receive the remainder of our deposit (minus the water bill, which we were happy to pay), after doing two things.
1.) We sent a certified letter to both the owner of the house and Acacia letting them know we would file against both of them in small claim’s court. The owner of the house was not aware that we hadn’t been fully reimbursed. He thanked me because my letter caused him to go over the account and he realized that they had not refunded the money in his maintenance account (he moved back into the home after we vacated it, rather than continuing to rent it).
2.) We filed a complaint with Washington State. The DOL extends licenses and can revoke them. So if they have unfairly kept your money, as they did ours, please report them to the state. If they have enough complaints perhaps they will either be more honest (or they’ll lose their license). I truly believe that this option is more effective than small claims. We would have taken them to small claims if this hadn’t worked, mostly out of principle, but we did not need to in the end. We will never rent from them again, nor will any of our friends.

i rented a house from allen and his daughter karyn. my suggestion do not ever do business with acacia property… if you want your calls returned good luck. if you want your damage deposit refunded… good luck… if you want anything that feels like honesty. good luck… this is one of the worst companies i have ever had to deal with… steve b

Dishonest, non-​responsive and unprofessional are the words that come to mind. I had hired them to be my property manager in Seattle and it was a horrible experience. Do not use them as your ach deposit will not match what is owed to you.

I dealt with these guys as a person interested in a rental property. I worked with Allen and Karen. It was hard to track somebody down initially, but once I did I was able to set up an appointment to look at the rental which was a condo in West Seattle. I arrived at the appointed time and they weren’t prepared at all. They couldn’t even let me in to see the inside. They gave some excuses which I was kind and offered to reschedule once they could let me in. Weeks go by and I called, emailed, text, left voice messages asking for an update and never got a response. I finally was able to get through to them when I called from a different number, which they then gave me all these excuses and was very rude to me when I had not lost my patience once with them.
So there you have it. They have terrible service and from a potential renters point of view I am glad that I didn’t end up working with them because they were terrible. Most people at least have customer service enough to return a phone call and update you within at 2 week period.
I am not one to leave negative reviews often, but this one definitely deserved it.
DON’T WORK WITH ACACIA PROPERTY MANAGEMENT!

You get what you pay for. And this place is cheap.
As a renter, they’re an affordable solution that comes at a high price (it’s just not instantly apparent). We’ve had several issues already at our home: pests, mold, inoperable power sockets, poor insulation (high electric bill), I could go on.
But the one thing that stings the most is their apathy towards customer service. Their customer support feels like it exists there just enough for you to feel satisfied on a legally binding level. Phone calls go unheard (even voicemails), e-​mails filled out for assistance on their customer support section of their site take days to get a response (if you receive one at all), attempts to visit their office in Bellevue are ignored even though you can clearly see their employees inside.
I wish I was making this up. While I believe Marscha and Allan do their best to keep things on the up and up, they’re probably the only employees at the company that’ll ever hear you out. If you ever have any issues, it’s better just to contact them directly. Attempts to contact Acacia in any other way will only become efforts in futility.

Nice enough people when they want they want you to fill a client’s rental vacancy, but impossible to communicate with if there is a problem. Left numerous emails, phone calls to their Bellevue office for a serious issue. No response! I’m about ready to just send a letter to the actual owner of the home I am renting if they do not get back to me soon. I have been renting a home from this company for seven months now. I always pay my rent on time, and occasionally they will send me a Public Utility bill which I pay with the rent in separate checks. I am unable to do e-​billing as a tenant in Seattle without the owner’s approval.
I get a letter today saying that I have violated the terms of the lease by not paying the Utility wtf? They’ve been cashing the checks and not paying the Utility! and even if it was a mistake why did they not contact me and still cash the checks which were clearly marked for the Utility payment? This is completely unacceptable. Very disappointed in this company’s business practices. :(
I will post a follow up review if the issue is hopefully resolved soon.

I still have 5 months left of my lease and it is going to be a grueling 5 months to say the best. I have been scammed to the hilt by Allen, Marsha, Marshall and Karyn Joy. Allen, Marshall and Marsha are all related by the way. First the sell is good and the place looks like a dream to rent, once you get the keys it is impossible to get ahold of any of them. I have sent service requests that took a full 4 weeks to respond to. When I first moved in, t took me 3 weeks to get my mailbox keys and as of recent my house that I am renting from them was broken into, I provided them a police report and they tried telling me that I am responsible for the damange and it should be handled by MY INSURANCE! Not only that, I have been requesting for the past 6 months living there that the utilities be put into my name, as we all know you cannot just call up City of Kirkland and transfer a house utility into your name without owners written permission and because Acacia is still getting the bills that they refuse to help put in my name, they are now charging me service fees, late fees and LEGAL fees! I could go on and on and on about the mental anguish and stress that this scam of a company has caused me and I strongly caution anyone away from renting from Acacia as it will be the worst and longest 1 year contract lease you will ever experience. They are unprofessional, fabricate complete lies (oh, did I mention that I now have to send my monthly rent to them certified, signed receipt through USPS because they will hold your rent checks for days past the first, some up to 13 days then charge you daily late fees!!!)
DONT DO IT!!!

do not rent from this guy! he will screw you over and steal your deposit. any legal action is ignored and he will not pay for anything to be fixed.
do not use him to rent your home if you care about it being kept in decent condition.
this is your only warning.
