I have used April and her team for over 3 years now and they have done an amazing job for me. The renters they have found have been high qualify renters and the cost of repairs has always been less than my expectation!!!
Her company is a a very organized and efficient and I have recommended them to my friends and co workers and that in my opinion says all that needs to be said!!!

EOTP was managing my rental properties back when it was owned by Lisa Mach and April Bridges was working for Lisa. April took over the business a couple of years later and has done an outstanding job in my opinion. As an owner, the company has always been very helpful, curteous and responsive to all my inquiries. April has also overseen a couple of condo remodels that I’ve had done and she did an excellent job. I have recommended EOTP to several friends with rental properties and EOTP has also helped locate places to rent for people I’ve known moving to Austin. Overall, I’ve been very satisfied with EOTP and would highly recommend them to either manage your properties or to help you locate a place to live.

My wife and I have been renting a house in Hyde Park through Eyes of Texas Properties for three years now, and it’s been a delightful experience. When we first became interested in the property, they answered any and all questions we had, and made sure the process went a smoothly as possible. Whenever there’s been a problem, they’ve been quick and responsive in resolving it.
April, Tara, and Alex are incredibly friendly. They are easy to get in contact with, and seem eager to help wherever they can. Having lived in Austin for nearly 8 years now, I’ve leased through many property management companies. Eyes of Texas Properties has definitely been the best. I definitely recommend leasing through them.

I do not recommend using this property management company. We recently moved from Phoenix to Austin texas and when we arrived to check into our house it had water all over the floor and the place did not look like it had been cleaned in weeks. We discussed this issue with the company and they made it sound like we were at fault. This company does not care about the client and I would definitely recommend using another property management company.

I recently moved and had to switch to a new rental company, but after over two years with eyes of Texas I had no complaints! Even when people had to do walk throughs they always called first to make sure it was ok with me, and the second person who saw it rented so I wasn’t put out at all! Got back almost my entire deposit (with three pets that’s a miracle!) so over all I had a great experience with them.

We’ve been here for almost a year now and continue to be very pleased with Eyes of Texas Properties. They are always quick to answer our emails whenever we need something and send people out to make repairs as soon as possible!

I wanted to thank April and team at Eyes of Texas Properties for their help with the various issues that have come up during my residence at one of their properties over the course of the past year.
All have been responsive, accommodating and approachable in rectifying any problems I’ve had. A large reason my roommates and I have decided to remain at this house has been their responsiveness.

She was a huge help to me and gathered tons of info after I went on an EPIC house hunt right before the holidays in the beginning of December (which is a terrible time to find any place for rent or lease). She and I were in contact before, during and after Thanksgiving. I don’t know many realtors or anyone who would have reached out to help me in such a busy time.
Alex went above and beyond helping me look for a place, even properties outside of EOT. This gal is awesome and will treat you right. She’s honest and will tell it to you straight, considering the ups and downs of home buying/​leasing.

Anyone complaining about EOT has clearly never rented from anyone else before. No landlord is perfect. With that in mind, EOT were pretty much as cool as a property management company can be. My wife and I rented a house from them for over two years. Our house was reasonably priced for the neighborhood, and April and Tara did a great job of staying in communication with us and were very clear about all the fees and deposits. They always did a great job with maintenance, the few times we had any problems they had it fixed right away. Upon move-​out, they returned almost all of our deposit in a timely fashion, and compared to the dozens of slumlords I’ve rented from in my life, they were pretty honest and easy to deal with. I would definitely rent from them again.

Do not rent from them. We leased a basement duplex on W 10^th street from them for a year and finally moved out.
Place was obviously a flood zone but owner and mgmt acted like it never happened before. We had 5 floods in the past 12 months and 7 of those months we were in a drought. So, go figure it.
The place was poorly ventilated and I have developed allergy since I lived there. We asked them to hire an inspector to check the house but they told us we can break the lease to move out instead.
They had a foreman to come and look but there was nothing he can do. April and Tara are nice people but leasing a piece of shit like this will ruin their reputation. I am disappointed that they did not force the tenant to fix up the place.

Ok I don’t know about all this property management junk that people are talking about, this review is about the Eyes of Texas Properties agents and property search only!
I used Eyes of Texas Properties when looking for a house with my roommates. Their online data base has pretty much every available house/​condo/​townhouse in all of Austin. Even if a property wasn’t on their list, the real estate agent got information about it and helped me out. I worked with Tara, who was awesome and I highly recommend her to anyone looking to move. She was very patient with my roommates and I, and was very flexible in finding times we could all view properties. She was never pushy or tried to get us to sign a lease we weren’t ready for like a lot of real estate agents do.
When it comes to house hunting these guys are pretty legit!

I recently moved out of an EOTP managed property and my experience was so great that I thought it was worth sharing. First and foremost, when I first moved in I had my fair share of issues with the property. It wasn’t cleaned at all and no make ready had been completed; however, I called April (EOTP owner) and she gave me a cleaning credit and sent the make ready team back out to make sure the apartment was completed to my satisfaction.
Throughout my lease I had multiple issues come up that were not addressed in what I considered a timely manner. It got to the point where I contacted the owner of the house I was renting and voiced my concerns. Point being, I was a total pain in the ass to EOTP and I’m sure they were completely irritated by me contacting their client.
With that said, I learned I was pregnant during my lease and knew I wouldn’t be able to fulfill my lease as it was ending one week before my due date and the house I was living in was not sufficient for a family. EOTP easily could have charged me the 85% reletting fee to break my lease, but they didn’t. They allowed me to advertise my apartment on Craigslist, give my notice, and make a clean transition out of there. Like I said, by law they have the right to charge me an 85% reletting fee for breaking my lease regardless of whether I find someone to fulfill the remaining months of my lease or not. They chose not to charge me this fee and allowed me to find a renter who was willing to fulfill my lease and sign on for another year. It was a win/​win for all parties involved.
I recently moved out, received my full $ 1850 deposit back, and can’t say enough positive things about EOTP. Once I made my communication clear with EOTP as well as my expectations, they were phenomenal and I never had any additional problems with them… and they easily could have made my life a living hell with breaking my lease as a retalliation to calling the property owner of the house I was renting when I did have problems… but as stated above, they didn’t.
If you’re expecting a management company in the calliber of Gables or Lincoln, you’re not going to get it with EOTP; however, they do a really good job as far as the area is concerned and you get a much more unique living experience than you would in multi family housing.

DO NOT lease from these people! They have made it super difficult to sublease my room with all these hidden/​ridiculous fees. :[

Look, I know they are far from perfect. But they are the best you’ll do near campus. I’ve dealt with three other property management companies, and have spent five years paying pretty close attention to the rest. I (successfully) sued one of their competitors to recover a security deposit. So, yes, I too have a great deal of angry and resentment towards all property management companies, particular the ones around campus the prey on students who’ll be too busy to really fight back. And perhaps my experience was an anomaly, but I found Eyes of Texas Properties to be the better and more honest of all the evils.
When my A/​C broke, I went to the office, politely explained the situation to April, and she had a guy out there fixing it a hour later. On several other occasions, they sent out maintenance folks promptly, who fixed the problems properly, even when it came at a higher initial cost.
When I was late on my rent, they forgave the late fees that they could have charged.
When we were leasing, they were very helpful in allowing us extra time to get all the paperwork in.
Always be on guard with a management company, but give these guys a shot. My suggestion: be very, very polite, persistent but never adversarial, and you might just have a decent leasing experience.

Before sitting down to write this review, a friend with whom we’d been discussing our woes said: «If these people were in Japan, they should have committed seppuku long ago.»
For those not familiar, that’s a Japanese form of ritual suicide practiced by samurai when they have done something that has shamed and dishonored them. Now, far be it for me to advocate anyone ritually disembowling themselves, or to come across as threatening on the Internets: I’m just throwing this sound byte out there so everyone knows just how bad this situation is.
Our place is lovely, a little house in Hyde Park that we’ve taken great care of since we moved in in late November. We’ve repainted and had the carpets cleaned, paying out of pocket (place was filthy when we moved in, but we tried to make the best of it).
Mark our move-​in date on your calendars, folks, that’s late November, and it will be important in a minute. It was the week of Thanksgiving to be precise. In January, Eyes of Texas Properties sent us a letter notifying us that they would be opening our house to preleasing unless we signed another year-​long lease. We’d been in the house for two months. They started sending prospective tenants almost immediately, without calling ahead. It was rude, and awkward, and inconvenient. And that’s just the beginning.
To date, they have also neglected to follow up on calls for repair (our bathtub doesn’t work, the floor in one bedroom can only be described as squishy, a sink pipe was busted which we finally fixed ourselves, there is a gaping hole in the outside wall of one room which we have patched with duct tape and sheet plastic); they’ve refused to pay to install a phone jack; tried to raise our rent without notice; refused to refund the fee for an incomplete application (my roommate’s girlfriend is moving here from out of state, she wanted to get on the lease but they said she needed to prove that she had gainful employment — since she’s moving here, she doesn’t have that yet, so they said she would need a cosigner, and when she decided just to wait to get on the lease, they wouldn’t refund her fee).
Our bathroom has no ventilation. The garage leaks and is collapsing in on itself. My father had to fix our front door when he was visiting over Christmas and we were all shivering because of the massive gap between the door and the jamb. A friend had to fix the sink. We had to buy a new sink stopper because the one they left us with A) did not fit and B) was covered in a mysterious slime. The storage closet above the hall was filled with roach corpses. When we moved in, our furnace was broken. It took them three weeks to send a technician. This was December.
Don’t do it. Its like selling your body and soul to the devil. Just don’t. You’ll thank me later.

I had mold — fluffy, white mold — on my floors since about two months after I moved in to one of their properties. It was no doubt caused by the fact that the siding was falling off of the duplex. There was a hole in the wall of the master bedroom that went unfixed for about half the term of the lease. I notified management several times of these problems, once in writing, and it took months before they were resolved. I nearly pursued legal action to break my contract, as management was failing to bring the property up to livable conditions. I would not recommend this company to my worst enemy. «Unresponsive» does not begin to describe these people. At one point, while engaged in an argument with the owner of the company, she actually had the gall to tell me that, «it’s important to remember that not all kinds of mold are bad for you.» Please, please, please… even if the place they are showing you looks cool, avoid this company like the plague.
