Gary and his staff are great. I’ve hired them to do 3 property inspections. He even came back out to one of the houses to finish an inspection because the builder hadn’t finished the house when i booked the inspection. Highly recommended!

I am not sure how these guys got so many 5 stars rating. I have done my property inspected twice as it is a brand new home and want to get all the defects fixed since I have 1 year warranty from my builder. The first inspection was good and thorough but when I did the same home inspection after 11 months I had to literally show the inspector (different guy from the first inspection) the defects. Once I just checked on him and he was texting with some one. Soon after inspection we just noticed a huge water leakage in one of the bathrooms which causes extensive damage to the base board and the carpet next door was also wet. Really .is this not the point of inspector to identify and catch the very basic highly visible issue, now that I crossed my 12 month warranty period I have to spend money to get that fixed. Now its a double blow for me I had to spend for inspection twice (even though I got discount for doing inspection twice) now I need to pay price for just trusting these people and run behind contractors to fix my issue.
This is really unacceptable. I am not a bogus reviewer who gets paid by competition or by the companies, this is a genuine review and some one needs to stand up and take responsibility from this company.
Please do not get carried away by the good reviews like me, trust your instincts and do your due diligence from your side

Excellent company to deal with, everything is just made too easy, you can book online, pay online and receive your report online! Everything is on cruise control when dealing with Austin Property Inspections, I will certainly use them on any of my real estate dealings in the future!

These guys are better than what you can ask for when it comes to property inspections and if you don’t consider using them, then something is wrong with you. I worked with both Gary and Kevin B. My first interaction was with Kevin to do an overall inspection of the home we were buying. He was incredibly thorough and patient as I asked him 500 questions and covered every inch of the place. He took a hundred pictures throughout the process and gave the advice of what is a concern and what isn’t, what can be expensive and what is a simple fix. He really inspected it better than I imagined.
Weeks later, we noticed some water on the floor and I reached back out for a followup. Gary came out on a moments notice as a good faith to us. This alone is enough to let you know these guys are genuine. The reviews here do not lie. At no point did we feel like they were rushed and his handy infrared camera exposed the leak (it was two pinholes in the roof which Kevin already suggested we replace). Not only that, Gary went around the house to show where we could use more insulation based on thermal images. AMAZING.
As you shop around, you will find most inspection prices are pretty standard. Even if these guys were overpriced, this is not a cost you want to skimp out on, especially when buying a home. They have a network of guys with various specialties and can send the right man for the job, although I bet the entire group at Austin Property Inspections is top notch.

When I first bought my first home 1.5 years ago, API sent out a young Samuel to inspect the house. I loved how he let me follow him around the house and point out things that I could do to improve the condition of the house, classifying them as Need To Do and Nice To Do. Initially his report seemed pretty straightforward, though I think he might have missed the sprinkler system inspection while I was asking him so many questions :) If that was my only experience with API, I would have given them 4 stars.
But recently (a year and a half later) I came across some fissures and fractures forming in my walls, and I quickly sent an email to Gary and Samuel asking them if it was cause for concern. Within 1 hour I got a response from Gary offering to talk me through it by phone. His knowledge and experience was amazing! He immediately recognized what was happening, and his prognosis of where the cracking should be was incredibly accurate! It was like he was telling me where my fractures were, rather than me telling him where I found them. He also talked me through my options and relieved me of my concern that this was the start of something worse in my foundation. And he did this all out of courtesy. What a true, stand-​up guy!

Gary Hart was our home inspector and he was very thorough. I’m so happy that I can move into my new home and know exactly what needs to be repaired. The report we received was clearly written and included pictures to help specify certain things. I can’t recommend these guys enough when you’re ready to buy a house. The peace of mind alone is worth the reasonable inspection price.

Andy Miranda with API came through and conducted my inspection for me. It was my first time buying so I wasn’t really sure what exactly to expect. Andy created a detailed analysis of all the major issues and even took the time to break them down for me and touch on associated costs. Andy is still available for me whenever I have a quick question– my inspection was 2 – 3 months ago. Highly Recommended.

I was considering buying a property that had been inspected by someone else about 18 months prior, so I had the opportunity to compare two relatively recent home inspection reports. The previous report that I was given was over 50 pages with detailed photos & code diagrams that were very informative about why things were flagged as deficient. The report that came from Austin Property Inspections was relatively short, coming in at 13 pages and wasn’t as nearly detailed. I also own two other properties, so I’ve seen my fair share of home inspection reports. The API report was, by far, the least informative out of what I’ve seen.
It’s pretty convenient to be able to schedule online, pay with a credit card over the phone, etc, but for $ 300, I’m going to take my business elsewhere going forward.

I knew I wanted to buy a fixer upper but I wanted to make sure that it required the right amount of fixing that I could handle.
Andy walked through the home with me immediately after the inspection and showed me exactly every area that needed work. He took lots of pictures, provided a detailed report, and explained everything to me thoroughly.
Due to his report, I was able to negotiate the price down an extra $ 3,500 during the option period. Now I own the fixer upper of my dreams.

The thing I like most about this company is that they are not just in the inspection business, they are in the people business.
As a real estate broker, these guys are on the short list of inspectors that I refer to clients. Their reports tend to be more useful to customers and strike a good balance between giving clients the critical details and not freaking them out.
I believe this has a lot to do with the training they receive from the owner Gary.

My wife and I are relocating from the Seattle area to Leander, and she was in town earlier this week touring homes. We found one we liked, and are under contract to purchase. We needed a home inspection quick because she was due to fly back to Seattle in a couple days. The entire process – from scheduling online through receiving the inspection report – was smooth and professional. We were able to get an appointment right away, and Austin Property Inspections was able to provide all the inspection services we desired. We requested a home inspection that included checking for termites and the sprinkler system as well.
While I wasn’t able to attend the inspection personally, my wife tells me our inspector, Stephen Kearley, was phenomenal. He was extremely thorough, incredibly attentive to detail, and she said you could tell that he takes pride in his work. The report he provided us was comprehensive, and came complete with annotated photos further documenting his findings. He invited us to call with any questions, and was very informative and helpful when I reached out to him with a few inquiries.
We would definitely recommend Austin Property Inspections, and especially Stephen, to anyone requiring home inspection services!

Already had my eye on these guys from here on Unilocal,then my realtor recommended then, boom done deal!
Scheduled an appointment and had to wait just one weekday, Cullen was scheduled for 9AM. I got there around 10:30 and he was hard at work. He was very thorough and answered the few questions I asked (I tried to let him do his job). Cullen would give his honest opinion on things and would always state if the issue was a real issue that needed looked into. My report was just emailed to me this evening. You can pay on the spot with a credit card which is handy for both parties.
Got a text the day before reminding me which might be needed for some of the forgetful type of people. Probably won’t need another home inspection for a long time, but I know who to go with when I do. I also know who to recommend if anyone asks.

To sum it up, minor issues and major were all revealed and documented. Samuel was responsive and great to talk to. He was patient and answered all my questions. Would definitely recommend working with this company and Samuel in particular again.

I highly recommend API. I spoke with Gary on the phone on a Saturday morning in order to have an inspection done on the Monday. He was accommodating and helpful. He recommended Cullen since it was a two story home, and we got it scheduled.
On Monday, Cullen met me at the home. He was thorough, methodical, and patient with my questions. He walked me through the entire inspection, pointing out the things he was seeing and explaining what kind of a priority they were in terms of home ownership. At the end of the inspection he went through each item again, and again answered all my questions. I felt very confident in Cullen’s expertise and generally thought it was a top notch experience.
I absolutely recommend API for home inspections. And I personally recommend Cullen.

Cullen did a great job on the inspection. Inspection was scheduled for 2pm but he had been there since 12:30. He was very professional and told me what needs to be done, what is DIY, and what requires a pro. On the seller’s side, I noticed that he was very courteous and was careful to remove his shoes on a rainy day while walking around the carpet and hardwood inside the house. He found things that I did not know to look for, such as problems in the water heater closet, the A/​C, and the electrical outlets. I just received the report, and it was very complete and thorough.

Sam Lucas did my new home inspection and I am very grateful for the professional, efficient and thorough job he did. He noted several issues and I am happy to have learned so much about the new build before closing. Highly recommend this company!

Gary Hart and team– I can’t recommend these guys enough! I’ve had the distinct pleasure to work with Gart Hart both personally as a homeowner/​investor and professionally with my clients as a licensed REALTOR. Gary is a man who is incredibly knowledgeable about homes and their unique nuances. He discloses information with a nice bedside manner. Getting an inspection done on the home you have under contract isn’t that far removed from going in to see your doctor for an annual check-​up. Just as you wouldn’t want your Dr. to find a lump and tell you that odds are you have cancer, you don’t want your Inspector to find a crack running across the ceiling and tell you that the house you fell in love with is going to crumble to the ground at any moment. He is always practical– «yes– that is a crack that you see, but it’s more of a cosmetic default than a structural concern.» THANK YOU Gary for not using the fear tactic in order to ensure your worth to the client. Let me follow up by saying if that crack was, in fact, a structural concern of his, he would suggest that you look into it further by bringing on a structural engineer, rather than taking it upon himself to do the job of an engineer by telling you, again, the home is going to crumble to the ground at any moment.
He is credible with all the advice that he lends his clients, and with every, «well, now here’s a slight problem», he is sure to follow it with a «and on a Concern Scale of 1 to 10, I would place this at an _​_​«…followed THEN by an «oh– and here’s how to fix that.» I can’t express how much I appreciate that approach– as a customer and a client.
Beyond his commendable approach to his trade, he is professional, personable, sincere, honest, patient, and all things good.
If you’re looking to have a home inspected, or a REALTOR looking for an Inspector to recommend to your clients, do yourself a favor and consider Gary and his team. I’m always a little leery of folks that garner so many positive reviews, but I can attest from personal experience that you get exactly what you need (a licensed, friendly, flexible, knowledgeable Home Inspector) when you hire Gary and his team.
I read the reviews here and then booked an appointment with Gary online. His booking system is incredibly easy to work with (and you can reschedule if you need to) and it’s all very straightforward with regards to pricing (square footage).
I read Brian’s comment and I haven’t received any phone calls from ADT… Maybe that was from something else or maybe they stopped sharing info. Either way, his situation isn’t how it is for all customers.
If you’re looking for a quick, easy home inspection, Gary is a winner.
**If you have a complicated, older piece of property that likely has many issues to contend with, I can’t speak to that… The home I’m purchasing is newer build (8 yrs old) with fewer anticipated problems. Nevertheless, the Austin Property Inspections team was quite thorough and provided a super quick follow-​up with photos.**
