History

Established in 2006.

Our Company was formed with the goal of providing a user-​friendly property valuation service to those who are not necessarily «real estate savvy». Standard appraisal reports are full or jargon, acronyms & abbreviations — we wanted to provide something that was easy to understand & concise. While most appraisal firms rely upon the mortgage industry for their assignments, we have developed a unique service specifically for those looking for a private-​use residential appraisal. We still perform lending related assignments, we’ve just separated that from our «private use» assignments so that we can better serve both corporate and private clients.

The majority of our private work is used for, but not limited to, the following situations: real estate agents seeking assistance with setting a listing price, cash buyers, for sale by owner, IRS tax issues, property tax protests, legal matters including divorce and probate, investors wanting before and after rehab values, PMI removal & more.

Having worked as an appraiser for over a decade, I know the difficulties people outside the real estate industry face when it comes to finding a local Austin appraiser that understands the nuances of performing appraisals for more than just «mortgage work».

At the Austin Home Appraisal Group we accept appraisal assignments for all purposes, but we’ve also tailored our services to the general public who may need a property appraised for reasons other than lending.

Our appraisers have experience in valuing all residential properties including single family homes, 2 – 4 unit properties, non-​conforming (unique) properties and unrestricted or rural properties. Bad experience, can’t recommend.
I received a Market Analysis in response to a home appraisal request. The analysis I received was flippant, sloppy and not detailed.
The owner Rob Smith had a bad attitude.
I checked his license status and found out that he had his license revoked in 2014, so his Market Analysis of my home was done fraudulently. Authorities have been informed.

I just wanted to update my original review and compliment these guys on their customer service. When I originally requested the appraisal I was unaware it needed to be back-​dated to a date of death for tax purposes. When I was informed of the is by my CPA I already had the report completed. I contacted real estate Appraisals Austin to see how much it would cost to update the report. The appraiser said he could do it for free since the dates were close enough to not affect the value. Dale promptly sent me the updated report which I forwarded to my accountant. Very happy that this was taken care of so quickly.

Because the appraisal values are not keeping up with the increased home prices, I called Real Estate Appraisals Austin for an appraisal before our option period ended so that we would have a clear idea of what the lender’s appraisal would read. Maybe I’m a little bit paranoid, but I’ve never been really comfortable with real estate transactions, especially when I’m the buyer. I don’t feel like anybody’s really looking out for me. It seems like the goal of everyone involved from the seller to all the realtors, lender appraisers, and mortgage brokers is getting the property sold as their first priority so they can all get paid.
I’m not hoping that the lender’s appraiser is going to come up with a value that’s equal or very close to our selling price. What I want is to know that the price I’ve agreed to is the true market value of the house and frankly you should too if you’re looking to buy a home. Imagine being transferred or having a huge change in your life two or three years after you buy the house and later finding out that you paid way too much and now you’re either going to get nothing back or actually be upside down on your mortgage. It happens.
That’s the position I found myself in this week. I’m about to close on a home and was getting a sneaky suspicion that my sales price was well above the real value of the house. Of course the lenders appraisal came in miraculously within a few hundred dollars of our sale price. Sound familiar?
I decided that the smartest thing I could do would be to find an appraiser with no skin in the game on this deal who would do a thorough and intelligent evaluation of the property and give me a realistic value not based on the sales price in fact not even knowing the sales price– just the listing price. Chandler from Real Estate Appraisers Austin, had the best reputation I could find using Unilocal and other rating sources. They did not disappoint. Chandler walked me through the process before the appraisal and answered many of the questions I had. The actual appraisal was clear and concise and it was easy to see why and how he came to his conclusions. Clearly, he was working for me.
Their fees for the work they do are extremely reasonable and competitive. Their website is easy to use and their response time and patience to take the time to explain are great. In the end, their appraisal was just a bit higher than the lender’s in my case and I saw and understood why. For the first time in two weeks I think I am going to finally get a good night sleep.
I just can’t see why anyone wouldn’t want to drop a few extra bucks on an appraisal by someone who is going to be on your side. It sure gave me peace of mind.
