The comps this company pulled were completely ridiculous. I, like the prior reviewer, question the integrity of this company.

This company was hired by my mortgage broker to appraise my home for refinance. They pulled seemingly random comps from up to three miles away, two even in a different school district (we are Eanes). The one home they used in our neighborhood was a distressed property that sold low after being listed for 18 months, that had the highline wires going right over head. They refused to use comps of similar sized homes that had sold high within the last several months in our neighborhood, one two doors down, also on the view side of street, sold two months prior. They said they wouldn’t use it bc it was over 1000 ’ smaller than our home, yet it sold in 10 hours on the mls for $ 89,000 more than they appraised our home for, and we also have a much larger lot. Even then, two of the comps they used were also much smaller than my home. They ignored three other comparably sized and built homes which had sold within the neighborhood recently, saying that I had picked them bc they were the highest and best in the neighborhood, and came in at $ 150k under where we reasonably thought the appraisal would start. In reality, we are in a very hot neighborhood, and I had pulled all of the similar sized homes that had recently sold IN OUR NEIGHBORHOOD, whereas they pulled from waaay outside our area. We have since had it appraised by another company, and using the available comps in our neighborhood, they came in $ 180,000 over Reliant’s appraisal. Incredible. I actually wondered if Reliant was in cahoots with the mortgage broker, who would have made more money on our rate if the home appraised low. Needless to say, we abandoned that deal and sought another broker with other appraisers on his list. I am still irritated that I had to pay these guys $ 400 anyway after they did such a lazy and poor job with their research.
