This is still a 4 star review.
The motel is for sale and nothing much had changed. This time I position myself in the bed in a way that when I opened the blinds the wonderful vintage neon sign cast a red glow over me and room. The sign does not blink off and on; however, it did give a nice film noir feel to the room.
I hope whom every buys this great vintage motor court does not change the sign or the rooms
If you plan to spend time in Ashland do book as far in advance as you can. I tried to book for weekdays in mid September three weeks in advance and wasn’t able to get a room for 4 days in one motel.

We rolled in late on Saturday and were met by the manager, securing the last room. I was totally taken aback how clean our rooms were, and how they retained a historical motel feeling (in a good way). The suite, as it turned out, included a small but complete kitchen, an extra bed, and a very congenial and social courtyard, not common these days. We not only plan to return on our next journey, but may take a special trip to just stay here a few days.

The Manor Motel was constructed in the 30’s. I thought it would be fun to stay in a place as it was in the 30’s. Well, it’s actually a motel that is 80 years old and the inside of my room (#8) was retrofitted to emulate a Motel 6, only it was neither comfortable nor particularly clean. The «clean» part was not because of the cleaning service but because of the old bedding, old carpet, smell and dilapidated shower. It was remarkably clean considering what the staff has to work with. On the plus side, the bed was hard and lumpy. I think that’s probably what they were like back in the 30’s right? Sofie wasn’t too happy about the bed, but she only complained once and then went to sleep.
Interesting — if you’d rather buy the place than rent it for the night, it is yours for a million dollars.
I think it’d be fun to own if all the rooms were restored to 1940… but that would take a huge effort to gut each room and rebuild them — and does anyone really want to live in a 1940’s room? I love reading real estate advertisements. They write catchy titles to capture your attention; stuff like: «Cash cow!» …or «Red Hot!!» — I’d title this one «Deferred Maintenance»
Good things about the Motel? The manager Cheryl was very helpful. The location is favorable for walking to Lithia Park and «the square». The exterior is charming — as is the little area to sit at the tables on the grass. Mature trees and a peaceful calm envelops you when you drive up.

Tiny, expensive, no ice, springy bed. Plenty of mildew in the shower. I’m assuming what you pay for here is location, and it is quaint and quiet, and has a little fridge. Probably wouldn’t stay here again unless I had to.

Great location & price! Easy walk to downtown area. Owners/​managers were very nice. Definitely has vintage vibe. Did have prob with free Internet while there which was a little annoying.

This is a wonderful little motor inn and I would recommend it to anyone traveling through or staying in Ashland.
Friendly, courteous manager. Clean… not crisply clean, but clean… Short walk to center of Ashland. Bed was good. Kitchen was good.
Overall a great little Four Star experience.
Mind you I would not give any place short of the Sofitel in Chicago Five Stars! But my experience at the Manor was more than worthy of a very solid Four!
Folks should know that in room 3 the second bedroom is truly more of a passageway to both the kitchen and the bathroom from the bedroom. And, yes, as other reviewers have stated the toilet is in a tiny area… So what?

Stayed in July in room 6. I was happy with the room. The price was great, and it is very close to downtown. I would stay again.

I just recently returned from spending 5 days in Ashland with some family, and we chose the Manor Motel to stay at due to it’s proximity to town (a bit of a walk, but not horribly far from the center of town) and it’s price ($ 99/​night! Crazy good rate for Ashland!)
We stayed in room 3, which has two rooms and a full-​size kitchenette. The kitchenette was very clean and had working appliances which was nice. The oven took a bit of examining to work — it was pretty old, but we managed to figure it out. Overall — everything was clean and cozy, and between the three & a half of us (we had my little niece with us too), it was plenty of room. My sister and I really enjoyed the little garden area they have set up in the back, and spent a lot of time enjoying the weather (when it stopped raining!) and chatting =)
The only major thing was the bathroom — oh my god, it was tiny. SO TINY! Definitely not enough room to maneuver around in there. Let’s just say doing your ‘business’ in there is pretty awkward since you only have about 20 inches to fit in. I managed okay, but yeah… it was still awkward. I don’t know if the other rooms are the same, but if they are — start practicing your acrobatics! The shower was also kind of awkward, but once I figured it out, it was actually kind of nice. I thought there wasn’t a showerhead at first, since it was so small, but I think it’s just ‘vintage’, lol…
The beds are a bit hard, but I managed to sleep okay on them. I didn’t really hear our neighbors at all, which was definitely nice (though they probably heard us with my rowdy niece!). There is a house next door to the motel, and I heard those guys a few times (and smelled their cigarettes/​pot too, fun) but once I shut the windows, it was fine.
The owners are very friendly and were very helpful and just very warm people in general. It might not be the Ritz Carlton, but it definitely felt like home for the few days we were there. I would most definitely stay again, because you can’t beat the price and the homey atmosphere — though I think next time, I’ll leave the family at home and go for the room with a tub!

Cute and quirky. But do not stay here if you are carrying a few extra pounds on your body. The bathrooms are TIGHT. Stayed in room 3. I weigh 145 lbs and am 5’6″. I could not sit on the toilet, cross my hands at the belly and extend my elbows without hitting the walls. The toilet is jammed in a tiny awkward space. The whole bathroom. (Corner sink, shower stall and toilet) measures at most 6×5. No electrical outlets in the bath and very few throughout the rooms (two bedrooms and a kitchenette). No ice machine on the property. That said, it is clean, convenient, reasonably priced and the staff is friendly and helpful. And wi fi is free!

Cheap and cheerful! We slept well. Owners are fantastic. Great price!

On our recent road trip to Seattle, we were looking for an economical and clean motel to spend the night in the Southern Oregon area near Interstate 5. There didn’t seem to be any that fit the bill in the Ashland area… until the Manor Motel popped up on Unilocal,and seemed like it might be worth a quick phone call to check them out. My husband spoke with Steve, who is one of the on-​site managers, and he liked what he heard in terms of the vintage style, location, upkeep, and general friendliness, and reasonable rates… so he made reservations for both the trip North and also the return trip that would take place one week later. When we checked in, we met co-​manager Karen who is the other onsite team manager. Karen was just as nice, friendly and as helpful as Steve. Check-​in was quick and efficient, and our room had been upgraded which was a very pleasant surprise. The Manor Motel is a mature facility, well-​maintained and efforts have been made on an ongoing basis to both upgrade each room, yet preserve the appearance and charm of a vintage-​period facility that is very indicative of the type of motel architecture and grounds one might find in the late 1940’s (which is when the site was actually built). But architecture aside, this is one of the cleanest and coziest sites to be found in the Ashland /​Oregon area! Our room on the Northbound portion of our trip had a fully-​functional compact kitchenette; complete with stove, refrigerator, dishes, plates, silverware, pots and pans! But since we had driven for 10 hours that day, we decided to have dinner in the close by downtown area at «The Black Sheep» an English Pub, which had been highly-​recommended by Manager Karen. Back to our room… as said earlier, that night we had everything we needed, including: full-​access cable TV and Wi-​Fi. Although the Wi –Fi is included, it didn’t seem to work consistently in our room, which was located furthest in the motel court from the office router, but worked fine if we moved the traveling laptop closer to the front door of our room. The only other thing we would like to see improved would be to have larger bath towels provided. One week later on our return South bound leg of our journey, our next room reservation at the same Manor Motel didn’t include a kitchenette by our choice at check-​in, but since we were eating in town once again at «The Black Sheep» pub, we only needed the included room refrigerator and microwave. We were all set to watch cable TV accompanied by popcorn and cold beverages! Actually caught the season opener of MAD MEN too. That said, we would definitely stay here again for upcoming trips… as well as recommend the Manor Motel to friends attending the Ashland area Shakespeare Festival events. Kudo’s to new managers Karen and Steve who certainly know how to run a motel with genuine care, focus on customer service, and a professional attitude based upon quality. We hope to see them and re-​visit this centrally-​located motel accommodation on our next drive through Oregon; and in particular the Ashland area. 4.5 out of 5 Stars for value, cleanliness, and customer care!

Awesome place! just driving through and saw the place, staff was super friendly and the place comes with a full kitchen. Ask for room 12!

I stayed here July 20^th and July 21 and was sad to leave this cute motel.
Myself and a friend stayed in room 3 and were super happy with the room. I was so excited with the room when we arrived. «Old fashion» door keys, super clean and the two beds are in separate rooms so it was great for a little privacy compared to most hotels.
The kitchen comes with full frig and oven/​stove. (We got the kitchen in hopes to save money on food, but didn’t really use it as much as we thought we would. There is also nothing to cook anything in the oven with. So unless you plan on cooking pizza, you’re a bit out of luck with that. There was pots and pans for the stove though!) The microwave worked, but didn’t show the time correctly. It kept the time you put in just fine, you just couldn’t see how much time you had left. The toaster worked but seemed a bit old and heated up much more than needed. Just watch it and you’ll be fine.
The bathroom is super cute and we had no problems with it. It did take a bit of playing with the shower to figure out which side was warm and cold, but besides that it was your standard bathroom.
We didn’t hear our neighbors once. So either we had super quiet neighbors or the walls are not paper thin as in most chain hotels/​motels.
It would be a short walk into the main section of Ashland, so we drove. It takes about a minute in car, and then we just parked over by the park. (4 hour parking so you do have to go re-​park. Annoying!)
Overall I was super happy with our stay here. We had a few small problems, but I’d stay here again without hesitance. Super cute, clean and I loved the feel to it! Staff was all super friendly!
(P.S. the sign to the motel is perfectly covered by a tree branch on the way down main street so make sure you look for it! Also brush up on your parallel parking! parallel parking is done by room, so make sure you can do the basics of it. Spots are pretty big, so no worries about having to cram into a tiny parking spot.)

Good enough considering the price. It’s in town, and a short hop back after a late curtain at the Shakespeare Festival. Don’t expect bells and whistles, or big deep mattresses — but clean and comfy.
This is an old motor court that probably became a cheap weekly, and now with the popularity of the OSF, is back to being a motel– tiny, cramped parking and all.

When I pulled up, I felt as if I was stepping back in time by a half century or watching a movie with Humphrey Bogart or Bette Davis. I remember road trips with my parents when I was a kid in the 1950s when we stayed in motor courts like this along Route 66. The owner has kept the property clean and modern inside. The only reason it does not get 5 stars is because we had to use a portable space heater in the dead of winter.

This place has been completely renovated in Spanish Manor style and it’s really cute. We rented a suite with a full kitchen, king sized bed, dining/​living/​office space and a private garden for under $ 100 a night off season. Full kitchen is furnished with a gas stove, pots and pans, silverware, plates, glasses and anything else you might need. It’s more like an apartment than a motel room. The private garden opens through french doors and has a little wrought iron table where we ate breakfast. Plus it is a ten minute walk to downtown Ashland. Perfect location! All the bases were covered, it was warm, smelled good, and was very clean. One minus is the garden suite is a little loud being so close to the road, if you’re bothered by traffic sounds you may want a room farther back in the park-​like setting of the motel. We’ll definitely be back!

We like this place for it’s character, proximity to downtown Ashland and price compared to similar priced national chains. I wish their check out was a little later though.

Not the Ritz! Just a place to sleep… beds are hard rooms are small and no other amenities. A little walk to the plaza but like I said it’s borderline getto. Ashland is very expensive but I would spend a little more and stay closer to the plaza and for a softer bed

I stayed 4 nights for the OS festival. Very clean room with kitchenette. Tiny bathroom! I knew all of this before I booked from Trip Advisor. 2^nd night of stay I noticed a personal item missing from my room. Notified manager. No response back. Beware of your belongings they have a thief on their housekeeping staff!

We pulled in during the Shakespear fest, so as you can imagine… every hotel was booked or 200 plus a night. MM was so charming… and we got the old managers unit. It’s not perfect and glamorous… but you get basically an apartment for hotel prices. They really thought of everything too, and we’ll def. be back.
