Avalon Anaheim Stadium

My husband and I have been here for a year. We were looking for apartments in the area last July and made appointments at different places around the stadium. After leaving those place because of price or unsatisfactory apartments, we happened to pass Avalon and decided to stop in and «just take a look.» I was breathless when walking into the unit that we are in. Yes… it is a bit pricey but it is definitely worth it!!! The staff are amazing and the maintenance team really takes care of you. The grounds are beautiful and the communication between the leasing office and the residents is very regular and clear.
Our unit is beautiful. We are in a two bedroom and two bathroom. We have plenty of space and plenty of light up on the 6^th floor. Johnny is constantly working hard to make sure the 6^th floor is always beautiful. Luis is always following through with maintenance requests. He not only calls for clarification, he makes sure the job is done, and then follows up to see if you are happy.
My husband and I were debating whether to stay because the prices are honestly a little high. But when we discussed it, we realized that it is definitely worth it because of the amount of great amenities and comfort we receive here!
I highly recommended Avalon Anaheim Stadium to everyone!

I have been here at Avalon for 4 years now, and just just love it. I was going to write a review the first year that I was here but I really wanted to make sure. At the moment, this new community manager «Aaron Hulett» has taken this place by the horns and this place is looking sharper than ever. After reading many of the Unilocal user’s comments, I have to agree that this place has had its ups and downs. Of course some people do exaggerate because we all must remember that in living so closely, we just have to deal with peoples shenanigans. Not everyone cleans up after themselves when they use the barbecue areas, pool area or rooftop deck. Maintenance cannot be up there every two hours of the day after someone has used it, so if you can understand that, you will be just fine.
The maintenance crew is so good that I actually know them all by name. As soon as I point something out and/​or send in a maintenance request, it is done within latest 48 hours. Hats off to them.
I currently live on the fourth floor and there is and have been those occasional lead footed upstairs neighbors, but that’s to be expected. That’s why it costs more to live on the top floor. After 10 PM people tend to quiet down and those who don’t are usually gone within months because I believe they don’t get their leases renewed when they have so many complaints on them.
For the most part, the garage and grounds are clean and safe. People do seem to look out for each other. There is the occasional homeless that cruise by looking for cans and bottles, but we’ve never had any issues with them.
The one bedroom apartments here come with a second full-​size bathroom with shower as well as a second room that they call an office but we call the guestroom. Shop around, you will not find a one and a half bedroom with two full baths anywhere in the vicinity for the same price. Believe me, I’ve looked around especially because of all the new construction in the area.
We just re-​signed our lease and look forward to another 4 to 6 years here. As empty-​nesters, you couldn’t ask for more at such competitive rates.

Hello all, Im writing this review because I have always had problems with the apartment maintenance at other communities. I am finally satisfied with with the cleanliness of my apt building. I can only speak for the 6^th floor because I live there. Every time I walk out in the morning it smells amazing and the hallways are very clean. I would like to mention Johnny who is in charge of the 6^th floor maintenance. Keeping this floor clean is hard enough with the other tenants leaving trash all over throughout the day and night. It is gone almost as soon as it is placed there. One day I went out to walk my dogs and my hallway light was out. When I came back from work my light was fixed. I was very impressed with the response time and I thank Johnny for keeping the floor so clean and well maintained. I have a 1 year old son that I walk the hallways with everyday and it feels so nice to have a clean place to do that in. Thank You!

The staff is wonderful and always available to help. They are always there if I have any concerns.
The facility crew are especially responsive when I need anything fixed or looked at. I love it that they are so happy to go above and beyond to come to the rescue (like when I dropped my phone down the trash chute). One especially, you know who you are, got out of bed quickly to retrieve my phone which was totally undamaged. They are always playful with my dog and even bring him treats. I enjoy seeing each man’s smiling face everyday whether I’m coming or going or just walking around I can depend on a friendly hello or wave.
We enjoy living here and very much love coming home.

Just finishing up my second year and have some pros and cons of this place.
Pros:
–Great apartment layout
–Good views
–spacious
Cons
–Elevator is so slooowww (for this to be the first con really says something)
–Grounds and amenities are not maintained (Everytime I think of hanging out on the rooftop, all of the outside furniture is sticky and grosses me out, except for the stools)
–Sometimes the parking complex will smell like rotten eggs (They blame it on the restaurants sewer system)
— Security (I have two small kids and often see homeless people coming in and out searching through the trash as I walk with my kiddos to my car)
–RENT PRICE INCREASE I have a two bedroom two bath with a study and I pay $ 2455 which is not bad but definitely not the cheapest around, and I got a lease renewal for $ 2855! THATS A $ 400 INCREASE! I was so shocked, that’s around a 17% increase. I found similar spots in Irvine and Costa Mesa that had much better upkeep for around $ 2400.
–The two stars are for the maintenance team and the leasing office agents, they’ve always been friendly and willing to help, but don’t even out the many cons of this place.
Overall, I really enjoyed being inside my apartment but once outside, the place is deteriorating. Do yourself a favor and rent in Irvine, Costa Mesa, or even the new luxury complex in Santa Ana which is where I’m headed!

Myself, husband and two children just moved in this week. The apartment is very nice and was clean upon move in. The application process, initiation of lease and move in were seamless, quick and easy! The office staff and maintenance staff were friendly and very helpful as we moved in!
The furniture on the rooftop deck is a little dirty. So far it’s been quiet and neighbors are friendly. According my app there is a registered sex offender living in the community. This is a little alarming but I figure you need to be cautious regardless because not all offenders have been caught and are registered!
There are 2 things I do not like. The interior wall and door paint is flat paint (with exception of kitchen and bathroom). I HATE flat paint! It is sooo difficult to clean so I am dreading the time it gets dirty! Also parking is a problem. My family has 4 cars but only 2 spaces. There is a lengthy waiting list for additional parking and it will cost $ 175 for a tandum spot when and if it becomes available. We are super stressed about parking.
Overall we are very happy so far and glad we made the choice to move here. We will be much happier and able to settle in when parking is available!

I lived here for a total of 3 years; it was pleasant in the first year and a half but I started to notice the deterioration of both the property care and the quality of tenants occupying this community. Similar to previous reviews of this place, I started to notice trash in the hallways that were left unpicked for weeks, litter/​garbage in parking spaces (says a lot about the people Avalon rents to) and the strong scent of marijuana wafting through the hallways and elevators. Did I mention that if you decide to take the stairwell that it always smelled like a urinal or New York subway station? And where the hell is the security guard (s) on duty each night because if I have witnessed homeless people going through the trash and dog walk area at night (not to mention that they’ve also broken into my boyfriend’s car), Avalon should perhaps demand a refund to whomever they outsource their «security watch» to. Based on my visual survey, the type of people now living here are of the low-​rent variety (perhaps running a Marijuana dispensary out of their apt.) instead of the young, working professional. The worst part of all, the service you receive by the Leasing Office personnel is inconsistent and they frankly do not care about your concerns. One individual recently told me that I’ll be getting a call-​back regarding the security footage based on my report of a car break-​in after they’ve review it; I never got the call-​back even after I called to remind her.
The issue that «broke the camel’s back» for me and served as the catalyst for me to finally «pull the trigger» on a home purchase was the constant noise complaint I had to make regarding the jerks who lived above me — I swear that he/​she is either related to King Kong or they’ve got bricks tied to their ankles when they stomp around the apartment all day and night long. I’ve never had an issue in the 3 years I’ve lived there with any tenant above me except for these animals. I haven’t had a decent night’s sleep in the past 7 months! I would average calling the security hotline 3 times a week since they’ve moved in because of their constant running/​stomping, loud music blaring and door slamming in the middle of the night. Of course complaining to the Leasing Office did not help my cause because even if there is a noise policy in your rental agreement after 10 PM each night, they don’t really enforce it. In order for them to go to court to try to evict these people, there would need to be complaints made by other tenants living adjacent to them. I know for a fact that noise doesn’t really travel sideways from living there but the ceiling/​floor is paper thin. I feel sorry for the next people inhabiting my old apartment.
The day I moved out (this past Sunday actually) was such a relief and felt like a giant weight had been lifted off my shoulders — no remorse and definitely no bittersweet memories left behind. My advice, if you’re willing to spend this kind of money on an apartment, you’re better off going to any one of the numerous apartment complexes situated on the same street. Or, save yourself some money and pitch your tent up underneath the 57 fwy overpass because it’ll feel about the same I bet.

I was very excited when I first moved into this building. However, my opinion about the complex has changed and I’m going to explain why:
The floors and elevator are dirty most of the time. They should be cleaning them more often.
The parking situation is not ideal for visitors. They only have 6 spots in total.
Lack of security. I’ve seen homeless people hanging out inside the dog park several times. Also cars get broken into!!!
Hopefully they will work on this issues asap because I don’t think I will recommend anyone to move into this building.

Very good place to live in. But the rent goes up every time I renew my lease. From 1900 to 2400 I have been living here for about 3 years

I moved to Avalon Anaheim Stadium after I sold my house in 2011 wish and stayed for about three years. I wanted to downsize, move closer to work and have no daily or long-​term maintenance worries. Here is what I liked, and what I didn’t think was so great:

* Floor plan was easy living
* Quiet and polite neighbors
COULD BE WORKED ON:
* Basic communication with tenants
* Parking
I rented two different apartments at this location, and without hesitation I would recommend. Very convenient and easy living! Oh — if you could only own a house with this type of maintenance team… life would be a DREAM!!!

Living in this complex was the longest almost two years of my life. The place is an absolute joke. I’m thankful I never had to deal with the cars being broken into, of which there were several, but the reviews about the place having lots of drug dealers is the absolute truth. The apartment across from ours had a cloud of smoke come out every time they opened the door and a stripper pole in the smack middle of the living room. When they finally got kicked out… new drug dealers moved in. As a mother, having my son walk down halls that reeked of pot all the time was not very comforting.
The complex is gross. If you take a tour, ask to see the stairs, not just the elevators, because when the elevator breaks every other month, you will be forced to walk through the pet hair, pet feces, vomit, trash, and everything else that builds up in there and rarely gets cleaned. The pests are out of control, spiders, roaches, silverfish, and other bugs were common. The hall from my apartment to the elevator was always covered in spider egg sacks that they never bothered to spray. The trash room is amazing as well. The staff will sign the sheet that they checked it, even when it piles up with trash for days on end.
Reporting issues was never helpful, since their office staff communicates via post it note. If you ever go in, and they write your issue on a post it, expect that the next place that ends up is in the trash, and of course, no one ever remembers talking to you about it. They started an online system half way through our lease, which was also useless, since they would just cancel or write «resolved» even when it wasn’t.
They also fail to understand the rules about giving notice before entering your apartment. Their maintenance team will give you a date that they’re supposed to come, never show up, never call, never reschedule… then, two weeks later they come by unannounced and leave you a note. I’m sorry, but a service request is not an open invitation to stop by whenever you feel like it.
If you have a problem in your apartment, don’t expect that to go over well, either. We had a plumbing problem with our sink that started right when we moved in… after nearly two years, and moving out, it was still never fixed. Now that doesn’t mean they didn’t try, what I mean is that they had no idea how to fix it, so they just gave a hundred excuses why it hadn’t been resolved and expected us to just deal with it. Then of course, when the mold started coming through the lines in our toilet, they would cancel our service requests saying that there wasn’t anything wrong. I physically had to drag the maintenance manager to my apartment to show him my toilet tank filling with gray water every time we flushed to get them to acknowledge it. Best part! They still never did anything about it. The only answer we got after 6 months was «we don’t know where it’s coming from».
Their building manager, who is honestly the most useless person on the planet, tried to say that was NORMAL. Really, Carrie? NORMAL? I bet you wouldn’t think gray water was so normal if you actually had to live on site. Never mind the fact that you never bothered to check where it was coming from, or even worse, what else in your complex was using gray water. Mind you, this is a pet complex, so if you have a dog that drinks out of the toilet, don’t be surprised when they end up dead.

Anyone who interprets a rent increase as a personal attack on them is an idiot. Take an economics class… or at least read a couple paragraphs on Wikipedia.
This place was good. Lots of well-​kept amenities, very few that are used by anyone so they’re practically your own private retreats.
Pool’s kinda small so it’s good for a dunk but not much else. As mentioned, there’s really only about 4 hours of direct sunlight in the area but the rooftop lounges get plenty of extra sun if one needs it.
Units are nice. High ceilings, crown molding, cool fixtures, right on. Floorplan I had was laid out a little weird but here’s an excellent strategy to avoid getting something you don’t want: tour the actual unit before you sign your lease.
Love the area except when the Angels play the Dodgers because the Dodgers bring Dodger fans. That aside, there’s a great bar downstairs and a lot of other spots that are less than a $ 10 Über ride.
Did not appreciate the moveout policies but I should have taken a better video of my unit when I left so I blame myself. Staff were still very friendly though.

My boyfriend and I moved in last April and we love our apartment and the community! The leasing office staff are very friendly and helpful as well as attentive to anything we need. The maintenance staff is always quick and efficient when we put in work orders and the community is always clean. I love the amenities — the gym is really big and there is drop off and pick up for dry cleaning in addition to many others. There is ²⁴⁄₇ security and we have never had an issue with guest parking as there is plenty.
We recently wanted to upgrade to a larger unit and the leasing office staff and manager was very helpful in getting us into the new unit and even waived the upgrade fee for us. My boyfriend and I am very happy with our experience at Avalon!

My fiancé and I have lived here for a year and we just renewed our lease. We love the location for the most part, but people must realize it is in a city so there will be city life, including homeless around, the occasional break in (my car was broke into the first month) despite two gates to get through, some shady people, and the occasional marijuana smell. However, if you can put that aside and are OK living in a city apartment then this place is for you.
Kris in the leasing office is amazing and one of the main reasons we signed our lease. Luis and the other guys in maintenance are so great and work their butts off! They come as soon as I fill out a request and are there when you call the emergency line as well. The apartment is so nice and we are very happy with everything in the apartment!
The one thing that I would say was something to expect and may deter us from signing again would be the ameneties. When we first saw the apartment we loved the whirlpool, but for the whole year it doesn’t always work. I would say almost 50% of the time we actually go down there, the water heater doesn’t work. The fitness area as well looked great when we moved in; however, the T. V’s rarely work. To be fair though, everytime I talk to the people in the office, they are great, especially Kris! We thought the cost of the apartment would be worth it because of the ameneties; however, since I now had to get a gym membership in addition to the inconsistent whirlpool, we are rethinking it. Just something to keep in mind if you view the apartment. Overall though, we are very happy here.

I just want to express how grateful I am with the maintenance staff, administration and support team that works here in this building. They are my peace of mind and happiness as a member of this community for almost 4 years.
I am a single mother hard worker and with little time to loose and they are always at my service NEVER with a late solution or support! everything is right away served and clean. They are for me and my three teenager kids an extended family. They are respectful, servicial and veeeeery diligent on what they do.
For me the product for what I pay is important, but the service that I receive is what makes me STAY here.
Thank you, thank you thank you! I hope to be here for a long time more :)) (at least until my last kid finish High School in three years)

RUN! I am telling you honestly this is a terrible apartment!
–Roaches the size of your palm!
–Drug dealers as neighbors
–The smell of weed throughout the halls and in your apartment if you leave your windows open. This means you will NOT enjoy your apartment to the fullest
–Random people roaming the halls that don’t live at the apartment. A complete saftey issue!!!
–FOR A WEEK THERE WAS A HOMELESS MAN LIVING UNDER THE STAIRS IN THE BACK STAIRWELL CLOSEST TO THE STADIUM. HE WOULD DEFECATE AND URINATE UNDER THE STAIRS… THIS WAS LEFT FOR A WEEK AND NEVER CLEANED!
–Cars would get broken into, and NON RESIDENTS would come into the apartment and STEAL TRANSPONDERS FROM YOUR CAR to get into the apartment more easily.
–MAKE SURE to always lock your door because on TWO OCCASIONS I HAD PEOPLE WALK INTO MY HOUSE and then when we ran to the door they ran and hid from us.
–As a female I did not feel safe at all, I lived with two males both in the military and I was always nervous about something happening.
— THEN TO TOP IT OFF one of my roommates was stationed somewhere else and we have the ability to break our lease but the apartments wanted to make it difficult for us so they tacked on fees upon fees just to leave. We gave proper notice and military orders but yet nothing was done.
THEY DO NOT SUPPORT OUR ACTIVE DUTY MILITARY! SHAME ON THIS COMPANY.

First of all, I am doing this per request of the apartment sending out an email, asking its residents to write a review.
This place is beautiful, gorgeous layout, excellent amenities, large spaces.
It is nice and quiet for the most part. Couple problems. The front doors of the apartments are not very insulated. I can hear people’s conversations right outside, as they walk by. Almost as if they’re in my apartment. Its not just mine, friends that live here have the same issue.
I used to not have a problem with the parking here. There is usually ample parking for visitors. You would have to safelist friends car by 1AM or they would get towed. Which is an inconvience. But NOW, if your friends come by after 10 PM you have to safelist their car BY 10 PM. Even if they’re coming by for an hour. They get towed. And its $ 340 bucks to get your car out of tow that night or $ 250 the next day.
I do wish they would clean up the parking lot. It could def use some pressure washing around the grounds. After all, this place is only six years old.
The security around this place is very good. Once you’re in the complex you have to have a key fab to get around. I like this feature, because it keeps people that don’t live here out. Plus with amazing grills and fire pits through out the complex.
Over all, I do enjoy this location very much.

Once their watches turned to 10 o’clock, the guard stand at the visitor parking lot and pick up his phone and call the TO MO (towing company) to tow the cars @ visitor parking. (I believe they get some money from that, strongly doubt that)

If I’m the only one person who gives one star, it might be my problem. But… If there are many people who give one star, I don’t think it is my problem
1. They don’t have enough space for parking, so if you have two cars, sorry. even you bring $ 10 000 to the office, you still have to wait at least 3 months to get an extra parking space. However, if you park ur car @visitor parking. They will tow your car, (u can only put ur car on safe list for 12 days.)（ by the way they don’t even double check a lot of times, because they know you still have to pay even u call the Anaheim police, the only way to get ur money back is seeing each other at the court…)you have to pay like $ 300 for that stupid towing…
2. Security guards are not on your side at all. After 10 PM, sorry, no gym no pool no club house even if u Just wanna stay there and take a rest. They will ask u to leave. (it is reasonable if people are to loud and u ask them to leave, but really really don’t understand that they just ask everyone to leave even u just wanna study or do some quiet things.)In addition, the first thing they do at 10 o’clock is going to the visitor parking lot and start to call the towing company to tow cars away. Believe me if you move to any Irvine company’s apartment, they don’t even allow towing company to go into their apartments. （ I guess they earn a lot from this.)

3. The workers… They are not on ur side also… Every time I go there. I feel like I owe them one billion so they are not suppose to help me or try to solve the problem…
4. The rent for one bedroom is almost 2000 now, glad that I just moved out recently. For $ 2000. Those are not the things I wanna get. I paid ¹⁄₃ of my income, and I still have to lose the quality of the living… Why?
If u plan to move in. Think about it. Is it because u have an annual pass for d land or angels? Or if u just wanna get one extra restroom in your unit… Check other apartment company first… Irvine company… Or other small companies here which they care about their «customer».
Really can’t find any advantage here…
Why they only have 2.5 stars?
And why other apartments have 4 stars.
Think about it.

Now, after 2 years living here, the one thing I could say is: run away. Nothing as anyone expect to find when living here.
You don’t get what you pay for, not clean, not safe, not convenient specially it is only one entrance and at the same street with Angles stadium, you will get stuck in both way, in and out, no good costumer service.
My bike got stolen, my car too. Shopping carts removed without notice. They charge you the whole price of a 4-​year carpet when you leave, simply the will get all your deposit.
This place is ok for people who likes the angles and go there every game.
