Needs updating, but location is good and beach is calm. Pool food wasn’t bad, service needs improvement. On a side note, I lost my wedding ring here. I forgot it in the room safe the day we left, my own fault. However it was not turned in to lost and found by staff and so far I have been unable to retrieve it or get information about who may have come across it. It was room 2209 in case you may want take pity on me and help to find it or spread the word. We left yesterday March 6th2016. Any info in much appreciated.

First of, I was happy to find a non-all inclusive time share in Cancun that has a beach that you can actually go in on. I really wanted to love this place but it has seen better days. The Good: We stayed for 1 week in a one bedroom suite complete with a full kitchen(full size refrigerator, stove top, microwave, dishwasher), living room(with a double murphy bed), spacious bathroom, closet/changing room(has safe for valuables), and bedroom(2 double beds). They have pretty much everything you need to prepare all your meals in the room if you choose to do so. We made smoothies, breakfast for several days, and shrimp in garlic butter for dinner one night. We had a view of the ocean which was a plus and a tiny balcony we can stand in to enjoy the view. They have a great activities director, Jose/Juan(?), who gets everyone involved in beach volleyball and beach soccer. With my husband getting sick and the weather we ended up staying at the hotel a lot. My kids loved the beach activities so much they look forward to them everyday. If we were out at a mall they were very conscious of time because they want to make sure they make it in time for volleyball and soccer. Location is good. Close to bus stops to downtown and to the rest of the hotel zone. You can also walk to the Captain Cook Boat Cruise and Isla Mujeres ferry stop. Great Wi-Fi coverage. We went on a tour with people staying at Omni who were getting spotty Wi-Fi reception. We were very happy that we have a signal even when we are by the beach! The Bad: This building is very old and has probably not been renovated. The bathroom is musty and you can see mold on the tub. The fixtures are full of rust. Hot water was good the first two days but almost non-existent after. The closet/changing room is also musty. Same goes for the kitchen, the fixtures need changing. There was a leak on our ceiling that came from the floor above so it really looks like plumbing needs to be updated in the building. The balcony was dirty and water was pooling after the rain. Before they give you the room key they ask you to meet with their timeshare representatives. Since I’ve already booked our activities in advance they didn’t really have anything to offer us. I guess that worked in our favor because when we told them that we were busy and all tours have been booked they just talked to front desk and we were given our room key. The PLUS is that they are not as pushy as some timeshare sales people we’ve encountered in the past.

This is a timeshare aggressive environment. You are immediately paired with a ‘concierge’ who calls your room before 8:20 so unhook your phone and chain your door. Here is the timeshare deal — $ 79,900 for 30 years, 35% down now with the rest financed at 17.9%. Maintenance fees are $ 1090/yr, I know, holy crap right? I would say about 85% of the people staying here are Mexicans and not too many staff speak English well. They lost a star for being timeshare hounds and for several small things like not explaining the resort features upon check in or showing the tennis courts, workout area or laundry services. Also meals are sold in packages of 10 at check-in for $ 175 pesos each or $ 230 pesos each later. The other star was lost because the bed was old and did not sleep well, the room is musty, but our bathroom was very nice with a small kitchenette which included a mini fridge, full sized coffee maker and toaster. Casa Maya is strategically located in the hotel zone and buses to downtown Cancun or the commercial area with the stores is easy for 10.5 pesos/person. My wife and I were vacationing on our timeshare exchange so our week cost $ 189 for the exchange fee through RCI. This would be the best way to experience this resort in my opinion. TIP: Avoid Mercado 28 in Cancun and instead go to Mercado 23. No one hounds you and prices are about ½. Also authentic food is very cheap. Buon voyagio.

First time to visit Cancun with my fambam… Imperial Fiesta Club at Casa Maya, great place to be!!! Our concierge, Hector, really took good care of us on our stay at the resort. They have really friendly staff members!

It is now Thursday… if you don’t plan on spending much time in the room then I do recommend this place. They clean it daily upon request. We put all our valuables in a safe, which is recommended regardless of where you stay. So, we came back to a very clean room every day. We belong to Interval International Vacation Club so we stayed the week for about $ 600, it is not an all inclusive hotel. I’ve changed my mind, I would stay here again and I’ve bumped them up to three stars. I’ve added room pics.

Two words… BEDBUGS! I travel with my own bed sheet & light blanket because I have OCD about this! The one night my BF gets a little cold(because there is no in between on the AC temperature setting, just freezing and off), he uses their blanket I woke up grossly infested with bites! Completely DISGUSTED! One undeserved star just so my review would post!

We’ve stayed here twice. Once in the standard side, but his last visit was in the Elite suites. The Elite suites offer marble floors and high end finishes with a great view of the beach(see the pics). Sadly, the high end finishes are just covering up broken bones and sub par construction. The AC unit had two settings… walk in freezer and off. There was no middle ground. The duct work seemed non-existent. Condensation pooled up in the ceilings and dripped all over the floors. At one point, the condensation had collected to a point that it shorted out the kitchen lights… sending smoke and that odd electric smell into the entire unit. The solution? Change the lights and hope for the best… The food at the resort is well… well, it just wasn’t good. Luckily, we are the adventurous types and had no problem venturing into town for more authentic and less touristy food… not to say we didn’t visit some of the more highly traveled restaurants of the Hotel Zone. Those issues aside, the location can’t be beat. It’s far on the North end of Cancun, far far away from the central Hotel Zone and all the stupidity and mayhem. The beach was near empty and well maintained. It’s a short bus ride(@80 cents) into central Cancun where you can find a number of small eateries, markets, and culture. It’s a short walk to the ferry to Isla Mujeres, which makes for a great day trip. If you’re feeling so inclined, rent a car… it’s a short drive to Chichen Itza or Tulum and Playa de Carmen. The concierge was absolutely worthless. First, she managed to not get our ride to the airport to pick us up and then offered no compensation for us having to pay our own way. Second, she made one single attempt to contact us during our visit… three days after our arrival, and finally… she was nowhere to be found when we went looking for her. The rest of the staff was incredible! From the bartenders to cleaning staff… everyone was friendly and hardworking. They fully engaged us and made sure all our needs were met(unlike the worthless concierge). I think it will be some time before I go back to Cancun… time to explore other areas…
