Arvada Station

So I don’t live here yet BUT I’ll be moving from MN to CO this summer. Ashley had been AWESOME to work with — so friendly, organized & professional. Really puts my mind at ease signing a lease and moving across country. Can’t wait to get settled into my new home and SO grateful for everything Ashley has done to help me find my perfect new home!

This apt complex has horrible customer service !!! They are also extremely over priced for being on haunted land and being next to a train that honks every hour on the hour all night long !! Before this apartment complex was built it used to be a mental institution/​psych ward that was haunted. You can look it up on google and 30 things will pop up about the land being haunted (ridge home). Also there is you tube videos and sound clips.

It’s a great place to live. Besides the extremely high prices and lack of parking.
People will park in handicap areas and double park behind vehicles. If you decide to let the management team know about the situation they will tell you they will work on it, but nothing will be done. You’ll have to call the local police department to have somebody come out and two vehicles. He only time they will tow a vehicle is if you have complained about parking. Then they will come after you.
IF YOU OWN A MOTORCYCLE WATCH OUT!!! They seem to hate you if you have one. They will ask you to park In motorcycle areas, but they will be parked in by cars.
Just be prepared to hunt for parking, park in the target down the road, or sit and wait for a long time u til somebody leaves.

Agreed with other reviews. The rent is pretty high for Arvada — if this place were in Denver it would be justifiable. The pipes creak when our neighbors use their water. Their bed squeaks all night long (not even joking). There are Rollie Pollies coming in from God knows where. Parking is a complete joke. They have less parking than the amount of drivers actually renting — how is that possible?
Overall it’s a nice place and the staff is friendly but the actual living situation is a joke. This place is lucky the market to buy a house is ridiculous or we’d be out in a heart beat!

We lived here for two years and had a decent experience. Amenities were great, staff is very friendly and helpful. Pretty standard apartments with nice finishes and decently sized.
Though I do think rent is high, I understand that market price for rent is also high and more or less everything in this bracket of luxury apartments will be charging this much.
The parking situation is difficult if you don’t have a garage. That said, the garage waitlist seemed to be long. People park in fire lanes and in other businesses nearby and get ticketed for it, so be careful!
At move out we were charged for carpet replacement due to pet damage. Our roommates dog did tear out part of the carpet in their room, however we were told there would be no charge for it. Should have gotten that in writing! Not only are we not getting our pet deposit back, we are being charged for a whole carpet replacement for the apartment. Definitely not impressed.
Good experience while we lived there. We should have gotten it on paper and signed that we would not be charged further than the damage itself!

I have lived here for the past 6 months and I have absolutely loved it. This was my first experience living in an apartment and the staff made it a very easy process. Any issue I have had, be it maintenance requests or questions on my monthly bill, has been addressed promptly and adequately. I feel safe walking my dog alone at any time of the day or night. I haven’t had any issues with neighbors. I can sometimes hear the footsteps of the renter above me, but it’s never been really disruptive. My next door neighbor apologized to me for her kid’s meltdown one morning but I honestly didn’t hear a thing. The only issue I’ve had has been parking. If you come back to the apartments anytime after 8pm, it’s likely that you’ll be driving around for a while looking for a space. I would love to be able to stay, but it’s just gotten out of my price range. If you can afford it, this is a great place to live.

I agree with all of the negative reviews. This is not at all worth the rent that they charge. On the positive side — the buildings are very well constructed. It is almost impossible to hear your neighbors, which is a huge plus. The landscaping is gorgeous — very well planned and very well maintained. The gym is fabulous and the pool is wonderful.
OK — on to the not so positive. First and foremost — parking is a joke. Be prepared to drive around for 10 minutes before getting so frustrated that you have to park at one of the surrounding businesses. Parking lines need to be realigned and for the 4 months I have lived here they claim to be «working on it» which is sadly not true.
Second — the finishes in the non-​upgraded units are pretty much the poorest quality that would have been installed. Like embarrassingly junky. Really disappointing.
Third — they will get you on your utility bills in a way that will make you spin your head and wonder who made the big mistake. My utilities charges are about $ 125 a month — for a 724 sf unit — when I was out of town for 2 of the 4 weeks. Its a racket — for real. And it’s totally out of your control once you sign that lease. No rhyme or reason to what they charge you.
The breezeways are filthy. Although the landscaping is very clean — once you get in the stained and discolored breezeway — it looks like subsidized housing.
Washers and dryers are not included. Supposedly they raise the rent on those units to reflect the actual cost of renting the washer and dryer. Not true — the rental company charges more. Do your research. I was also told that 3^rd floor units are less than 2^nd and 1^st floor units. Not true — again — do your research and get it in writing. Lots being told to potential renters that ends up coming back to the renter at a cost.
Bottom line — I sadly regret moving here. Fortunately, they do allow 6 month leases, so I’m out the day the lease is up.

Arvada Station has been a great place to live. I’ve been here for a year, and i’m getting ready to move out. Lisa, Lela and the rest of the staff have been great. Very prompt and patient to answer all questions. The maintenance were very quick to respond to problems once a maintenance ticket has been submitted. The neighborhood is quiet and my neighbors were the best. I only gave them 4 stars as they are currently experiencing parking problems in regard to a lack of spaces to park, but they are working to rectify they issue. When the light rail station opens up in 2016 this will be an even more awesome place to live as it will make getting into downtown a breeze.

OVERPRICED! We have lived here now for 4 months and each month our utility bill gets bigger and bigger. Water is not based on your own consumption, instead it is based on occupancy and square footage of the apartment. BIG rip off! We were living in 3000 square foot home and paying less to water the lawn during record breaking heat and sewer all of a sudden went from $ 4.00 to $ 22/​month. Also never mind the $ 12 trash fee. We also just got a notice about the water going up as well. Our bill in particular went from $ 20 to $ 70??? I DON’T think so! Also, don’t submit a light bulb replacement request after 30 days you are responsible for your own lightbulbs and they must be the type that are already installed!!! I would NOT recommend, unless you want a surprise bill every month
