I found Mr. Kim after looking on Unilocal for a home inspector. I’m always hesitant when looking at Unilocal reviews since I’m sure some of the reviews are done by friends but Mr. Kim was the real deal. He inspected the home professionally and did not take any shortcuts. He made sure to go into the attic as well as under the foundation. He allowed me to follow him around so that he could make suggestions on what improvements were urgent and what could be repaired at a later time. He was even able to give approximate costs on certain repairs since he had experience in construction.
I received our inspection report that same day and was later e-​mailed pictures. I would definitely recommend Mr. Kim and plan on having him come back every few years to inspect our home, just for maintenance.

Our family met him as a home inspector right after purchasing a new home.
Our home was built in 1960, so it is very difficult to tell what is what on buyer’s eye.
He came to our home, and start inspecting.
Although he has a fluent knowledge of house and constructing.
(about 20 years of experience, and B.S. in civil engineering degree)
He spent about 4 hours to inspect our house.
While he inspecting my new house, I constantly ask questions, then
he answered all my questions, and he even give you a tip or teach you how to
change later. (You can’t repair it until escrow is closed)

do decide you are going to buy or not.

When I first called him I told him the area and the square footage. He asked, «Oh so your house has an addition?»
I asked, «What? How did you know?»
He answered, «For this area it’s a bunch of homes that used any of 6 models and none of those reach the square footage you said.»
I was baffled. I hung up to shop around but soon called him back to tell him he was hired. Just ask him questions and he will certainly demonstrate his knowledge to you. I was very impressed and satisfied to have worked with him.

I think of James as more than just a home inspector, he helps his customers make worthwhile investments. There are many people in this business who claim to know homes. They show up with a flashlight, check a few nooks and crannies, but how many really know what they’re doing? From experience I have personally dealt with new homeowners who have not done their homework, only to be left with deteriorating structures or code compliance issues. James has years of experience, and in the construction business that is what matters most. His qualifications as an engineer and experience in contracting really are the best of both worlds. His expertise and thorough inspection has greatly helped my family in evaluation prospective homes.

I was helping my parents go through the process of selling a few of their properties in Woodland Hills and Granada Hills, when I first stumbled across James. I did a generic search, but couldn’t find a property inspector that got along with my dad, who can be a bit… picky.
Anyway, after running through a few inspectors, I told my folks to give James a shot. His reviews were solid on Unilocal and I figured at worst, it’d just be another wasted afternoon for my folks. I’m happy to say that it wasn’t. Running through the gamut of other inspectors, I found that their was an almost inverse relationship between their level of experience and general likeability (is that a word? stupid squiggly line). Anyway, James had extensive knowledge about construction, great advice, and most importantly, a solid personality that got along with my father.
My father spent nearly half a day with James on one of our smaller properties and based on that positive experience he hired James to look at our other properties as well. Apparently, James is a former contractor, and he was able to use that experience to suggest great step-​by-​step advice on how to keep costs down while doing thew few fix-​ups we were considering. My folks were happy with the end result and they’re sure that they got a solid return on their investment.

James helped me take a look at several properties in the Calabasas /​Agoura Hill area, and James helped me to spot several, deal-​breaking problems that no one else bothered to warn me about. James was especially good about finding structural issues a few hill-​side properties we were looking at.
You can tell James not only knows his stuff, but really loves everything about construction and property inspections. Everytime he was done reviewing a property, there wasn’t a crawl space too small for him to literally show me his latest findings. I can’t remember every detail of every inspection he did for me, but let me tell you, it made a whole lot of sense when he was explaining it to me.
But it’s not just problems that James warns you about. As a former realtor and current contractor, James was able to give us all the practical reasons why we were getting a value out of our eventual Calabasas, 4-​bedroom pick.
