I checked into this apartment(evidently subleased by Ginosi) 300 Mass Ave NW Wasington DC Upon opening the door the smell of mildew and mold hit me like a brick! I immediately let the front desk know and they told me to contact the«experienced representative» of that apartment. There was a paper in the living room giving me the name of Shonta and a phone number to call I did and asked to be moved due to the filthy apartment and incredible smell of mildew and mold. I too am in the hospitality business and in my experience it would be considered a health hazard and should not be allowed to be rented until cleaned up. Shonta told me she couldn’t move me but would contact the Armenian company for authorization. It just got worse. I waited for a couple of hours as she had promised to call me back. When I called her to get the results, she told me that no one was available(but according to the paperwork a supervisor was suppose to be available 24⁄7. Since I had no place to go, I went to bed. The next afternoon after having to be out on business all day, I contacted Shonta once again. She said that she and maintenance came into my apartment and found no mold or smell of mildew. Did not find the other issues which I described either; dead bugs under kitchen sink where the trash was, long black hair on bathroom floor,(I have short brown hair), painted over mildew in tub/shower, filthy bathroom baseboards that were black with fuzz, no hangers in the walk in closet. Let’s see I travel 3,000 miles and I am suppose to bring my own hangers for 4 days? I don’t think so. Only 2 bath towels and 2 wash cloths are given per person. I had to use the 2nd bath towel to put on the bathroom floor since it was so dirty so she suggested that I wash my towels each day for the next. What a waste of energy and totally not environmentally conscious! Carpet stains everywhere,(animal urine up against baseboards etc.) Evidently Shonta was not going to take responsibility for the condition of the Apartment. She told me to call Armenia directly. So I did and they said that they would have maintenance come through the next day(today) and correct the problems I made a list and put notes where the issues were. Upon my arrival home there was a form from maintenance which told me to give the list to the front desk, hum… think I stared there Wednesday night, and that they would create punch tickets for the maintenance, and Thanks for my patience!!! I am checking out Sunday morning and I still don’t even have any hangers. The toilet seat did get secured but the mold is atrocious!!! DONOTEVERRENT from Ginosi EVER!!! They charge you $ 120 cleaning fee and Shonta tells me that she has 16 yrs of experience in housekeeping and her staff takes pictures of the rooms after each cleaning… So the mold and mildew that is clearly evident under the caulking and paint is my imagination. Alonng with every bug, hair, lack of hanger, etc. etc. My pictures do not lie!!! There is so much more, but it is exhausting to deal with…

A cleaning fee of $ 120 is outrageous(even by metro standards) for short stays. And it wasn’t even shown outright while booking the hotel. Very easy to miss this $ 120 cost when there’s just a single line showing this mandatory charge in your cost(and it’s not even added to the total cost). Would have chosen another hotel if I had seen this clearly, as I stayed there for only 2 days. Pretty ordinary room by apartel standards. No towels is a joke(luckily we had our own).
