Amanda Regency

I was looking for an apartment to move in asap and came across their website. Everything looked good and exactly what I needed. The lease terms, the rent, and the apartment itself completely suited my needs. Then why didn’t I sign a lease with them? Because they never answered my calls or emails or enquires. I kept calling them for a week, left multiple voicemails, I even sent them an email, submitted a query from their website, and believe it or not but I even drove down to the property as its just few minutes away from where I currently live and even though there was someone sitting in the office, they DID NOT open the door. Wow! What a waste of my time to even try to talk to these people. Wonder why they even have an office and a manager when all they do is lock the door and not answer the calls.

Moved in during the management change in 2014, in my opinion, both the previous and current manager did/​does their best to handle situations that are within their realm of responsibilities to control. Based on my personal experience, both handled/​addressed my maintenance issues and concerns in a timely and professional manner.
I’m not sure if the operating budget was cut, but the welcome lobby with fresh coffee and water cooler is definitely missed. When I moved in, the previous manager said the gym was going to be renovated, but that has yet to happen. The new manager was able to obtain replacements for a couple of the non-​working fitness equipment which is much appreciated.
Owners of the dogs who have accidents in the elevator or hallways should have common courtesy to clean it up! No one wants to step on or avoid stepping on urine in the elevator, talk about an instant rise in blood pressure… fine them! Thank goodness a new full-​time porter was hired and has made a significant difference in the cleanliness of the building.
Overall, good place to live… neighbors are relatively friendly, management addresses issues, the building and pool are well maintained.

I agree with everything Bill said. I lived here for 3 years and was very happy. In fact, I loved it so much that I recommended 2 friends who ended up leasing apartments. The old manager Ngozie was phenomenal. She was very nice, and always professional. She made sure that things were working, clean, and efficient. Also the maintenance man Carlos is excellent.
As for the new manager Dawn, she is a real piece of work. I rented a one bedroom for 3 years and decided to go to a 2 bedroom. There was nothing available at the time but the old manager told me she would let me know. An apt became available so I told the old manager that I was interested… well they got rid of the old manager and Dawn was the new one. I immediately told her that I wanted the 2 bedroom that was coming up. She wrote down my info and said that it wouldn’t be ready for a while but the apartment was mine. I told Dawn that I was going on vacation and asked if there were any updates on the apt and she said no. I was gone for 2 weeks, and when I came back I checked in with her for updates. She told me that she rented the apt to a nice lady who was relocating from Florida. I was so pissed and asked her why she would do that and she told me that she forgot that I wanted the apartment.
I found a 2 bedroom elsewhere and I put in my notice. When submitting my move out paperwork she proceed to gossip about the new tenants who were moving into my apt. Very unprofessional, smokes all the time, they should have kept the old manager.

I have lived here since 2004 and the place has been great up until a year ago when they changed managers and let a great women go and replaced with someone who may be one of the most vile people I have ever met in my life.
We used to have a welcoming lobby with fresh coffee, a water cooler and a friendly person at the front desk. That has been replaced by a manager who doesn’t show up half the time; and even on her days here is usually smoking in the back alley; or on occasion in the office or the parking garage. Yes when she first started, I needed to talk to her about a minor issue and she and one of the few tenants she gets a long with were behind her closed door. At least one of them was smoking a still smouldering cigarette. She denied it of course and claimed I just smelled the smoke that was left over on her clothes since her last smoke break. I realize I am more sensitive than most; but still it is illegal and dangerous… not simply discourteous.
I had an issue with the shower door coming off the track and I was promised a replacement. long story short, they refused to replace it unless I agreed to allow them to do an unnecessary reglaze of the entire tub/​shower and deal with the toxic fumes that go along with it. I now have a $ 20.00 shower curtain from Target that I make do with.
As for the parking… last week I came home and found a vendor parked in my reserved space; and today the same vendor in th same truck was in the fire lane; creating a hazard for all and making it difficult to pull out of my space. All with management approval.
The place is not cleaned as regularly as it once was, and because of the mess some tenants have stopped using the dumpsters and trash chute and use the small personal trash can in the garage for their household trash.
A decent manager would check the security video and ask the tenant or tenants who leave their trash there to stop; but the one we have now is too useless to even bother.
She has also changed the rule from small dogs only to all dogs welcome. There is supposed to be a list of dangerous breeds that are excluded; but it is not enforced; as is what should be an obvious rule about cleaning up after your dog that is equally disregarded.
If you look at the reviews, you will see some great ones from 2012 and 2013. Those are accurate. Sadly, the lousy reviews from 2014 and 2015 are accurate too.

EDIT 7-​1-​2015 I have no idea who Jerry P is, but I have never seem him at this property. As for the smoking issue I mentioned above, this isn’t about lingering smoke. This is about the manager ignoring a 16 inch NO SMOKING sign in the garage at the lobby entrance and puffing away because she just doesn’t give a fuck.
Anyone care to guess why no one took responsibility? I guess twisting my words until they mean something different and the addressing the issue I never even raised while ignoring my health concerns is par for the course.
As for trying to discuss it with her, talking to her in person gets you the same kind of double-​talk that I got from «Jerry P’s» response. It won’t resolve anything. I tried several times and the best I got was an offer to reimburse me for the cheap-​o shower curtain.

The bad:
1. The new manager is awful. She is never in the office which makes it hard to report maintenance issues. Also she is very rude and chastising at times.
2. The gym only has three working machines and has been promised to be remodeled for the past two years.
3. You can count that there is dog urine in the elevator at all times.
4. Elevators are extremely small making move in and out difficult
5. Frequent water shutoffs
6. Since the building is next to a fire station, there are sirens going off ²⁴⁄₇
7. The nearby schools have the worst education possible. Muholland has extremely low test scores and Birmingham HS has a high level of dropouts.
Overall, not the place someone would want to call home.

I’ve been living here for over a year and I am very happy. Amanda Regency is a pleasant place to live. The management and neighbors are friendly and they also have a great on-​site maintenance man. Any time I have put in a request for service it has always been addressed promptly. I would definitely recommended Amanda Regency to anyone I know. Also, they are pet friendly so you can’t beat that!

Apartments are very spacious. The building was updated about a year ago with new carpet and paint and it looks very nice. Management is great and always helpful. Fitness center needs to be updated but the pool area is nice. Overall I have been happy living here for the past 3 years.

Definitely happy that we moved here. The apartments are newly renovated and the manager is super cool. She is definitely doing a great job so far ;)
