Avalon Tysons Corner

I’ve lived here for two and a half years and had a overall good experience. It’s a nice gated community.
–Great location in Tysons
–Maintenance is responsive
–Best apartment gym hands down, no need for a gym membership unless you need lap lanes, basketball court, etc.
–Quiet, calm neighborhood
–Reserved parking, so that has never been a problem
–Dog friendly
–Silver line is a plus
Some things to be cognizant about:
–Renovated vs not renovated prices are drastically different, and if your place gets renovated during the middle of your lease expect a price jump, but that being said they helped us find a different apartment within the community that fit our budget and needs
–Not a ton of visitor spots
–Lived in loft and temperature control was difficult — it’d be hot in the loft and cold downstairs

I lived at the avalon for over 2 years and have nothing but great things to say about their apartments, employees, amenities, and upkeep.
This is one of the very few apartment complexes that offers loft style apartments which are absolutely gorgeous. In the last 2 years all of the apartments have been remodeled with stainless steel appliances, granite counters, new carpeting, new washers and dryers, ect. I previously lived in a loft, but with the need for more space changed my second lease to a regular two bed room.
I love the «garden style» set up which gives it a true community feel, which is great for pets and kids. Also all of the common areas nestled between buldings are equipped with picinic tables and new gas grills. These areas are always well maintained, and groomed to remove trash and weeds nearly daily.
The pool area is the largest one I have seen in any community, and contains plush wicker furniture, hanging umbrellas, plenty of by-​the-​pool seating, and a corn hole/​bocce ball area.
The fitness area/​gym contains new treadmills, ellipticals with TV’s built inside, spin bikes, free weights as well as weight machines, and a large TRX stand that also houses reistance bands and kettle bells. They have plenty of mats to use, and also have bosu balls, medicine balls, stability balls and balance balls. Any ball you could ever use to exercise with anyway. There is a separate studio area with a large TV which allows you to play various work outs as you wish.
As far as staff goes the maintenance staff is very friendly, and have always answered my requests promptly. Office staff has always been helpful, patient, and followed up to make sure that any complaint had a resolution.
Every community has its ups, downs, and unhappy campers, but I would suggest at least stopping in and getting a feel for yourself before writing this place off.

Very clean grounds, wonderful apartments, location location location!, but the icing on the cake is the office staff, maintenance staff, and the exceptional and friendly service they provide. They love their job and their residents, and it shows!

I can only rate a three-​star because my experience is really neutral…
The leasing consultants are not friendly and I suggest you ask for Theo if you are paying a visit to community. The others customer service is bad. Negative experience.
However the maintenance here is good. All staff is knowledgeable and thoughtful, takes care of my service request very serious. Their response is fast, repaired everything in a short amount of time. They are friendly and deserve a five-​star review.
Good community, good location, good amenities and environment.

If you are looking to live at a place for more than one year, this is not the place for you. Your rent will increase by more than 85% due to the market and renovations (essentially a $ 300-​$ 400 increase). It is interesting that the community’s corporate office is hanging their hat on that though considering that, after our first year here, our rent increased from $ 1835 to more than $ 2100, which is more than an 85% increase. That was without renovations.
In any case, if you want a nice place to call ‘home’ for a year, this is definitely the place for you. The leasing consultants are great and always present you with a smile; the amenities are nice; and the area is safe. However, if you are expecting a place that will raise your rent the normal amount of $ 50-​$ 200, then this is not the place for you. I would definitely look elsewhere, especially considering you can live closer to the city for cheaper and closer to the metro.

I am looking at apartment communities all around the Tysons Corner area and came to Avalon Tysons Corner. I was immediately greeted at the front door and given some water. I did not have an appointment so I was shown the clubhouse area by a staff member and was comfortably seated on the couch. Within minutes I reviewed what I was interested in with a consultant and began touring the property. My tour and everything was great! Everyone was extremely friendly and helpful which I did not experience at some of the other communities I had visited. While we were on the tour, the consultant said hello to all the residents we passed so I could tell the residents have a good relationship with the office staff. The amenities are recently renovated and look great. Some of the units are renovated but I looked at one of the unrenovated units. Even though it was not renovated, it still looked nice (carpet, paint, and cabinets all looked new). Since then I found out that I will be relocating because of work but if I were staying in the area, I would 100% live in this community!

BEWARE!!!
The county of Fairfax has no limit on the rent increases allowed per year. The rent for the 2br + Den «townhouse» is $ 2390 (Moved in ⁹⁄₂₀₁₄) and will increase to $ 3125 in September. That is the craziest thing I have ever heard in my life. I have lived in 8 states and overseas. This place is a joke. Everything has increased because of the metro station but it was already there when I moved in last year. For a half townhouse, with cheap white carpet, crappy windows, poor heating/​cooling, you could live in a house not too far away for $ 2500-​$ 3500, a full house. The metro is NOT, I repeat, NOT that close to this place. It is quite a walk especially in the winter or blazing heat this area gets. The community is friendly and very safe but the price is not worth it AT ALL.
Just don’t do it.

I’ve lived in the Avalon Tysons Community 3 years now. I work from home most of the time so I’m very familiar with the staff and the maintenance crew. They are the friendliest and most hard working group I’ve seen. Like anywhere else, issues come up here and there but it’s how you handle those issues what matters most and their combined effort turns into a quick response.
Last year they invested a good amount of money in the office, the pool, the state of the art gym, and on the grills in the courtyard. I’m impressed by how awesome it all looks and how convenient it is to live here. The location is perfect, neighbors are very professional and quiet, and it’s a great place to have a pet. Rates are very competitive and I think you get a lot for your money.
I recently renewed my Lease and would recommend this location to anyone that’s in the market.

Very happy here. Management staff is efficient and friendly. Pet friendly. They go above and beyond to ensure satisfaction. Maintenance is on top of their game responding within 12 hours of a request. Had a bit of an issue around the trash area, but expressed it, and was taken care of. A little expensive, but right in the heart of Tyson’s and the beltway, so what isn’t?

Please don’t even consider this place. Our lease just came up for renewal and to our surprise, they are raising our rent $ 270 per month for a new 12 month lease. We paid our rent on time and have kept the unit immaculate. We had numerous issues throughout the year with the heater, garage door, etc. This place is absolutely horrible! They bait you with a move-​in special only to switch it on you a year later to make it up and charge you more. Drive right past this place and don’t stop!

You will be disappointed if you move here.
The location is great, and probably the only great feature about the Avalon in Tysons Corner.
Customer Service is terrible, b! tchy, and stuck-​up. Communication between the property management, maintenance, corporate, and residents is even more terrible. Communication here remains to be a huge problem even after complaints were relayed from residents to the Avalon corporate office.

The maintenance staff is either illiterate or just cannot read English, perhaps both. On a weekend day, maintenance almost delivered a new clothes dryer to my unit, and would have installed it if I were not home to tell them wrong building /​wrong unit number… but I did tell them they hauled the dryer up 3 floors for nothing and pointed out it was clearly the wrong address. Maintenance also thinks it is OK to enter the unit without resident being there, eventhough I did not authorize entry without my presence on another service request.
The package delivery acceptance is poorly done because the concierge staff cannot read labels and pay attention. I was receiving a box that was marked «contains perishables, store in low temperatures. Fragile!» Instead the box was stored in a warm closet with heavy items stacked ontop of it.
The security gates, as you see on here from other Unilocal reviews, are a joke. The gates are mostly a decoration. Visitors tend to stalk residents as they try to enter. Also, at times visitors try to ram ahead of the residents opening gate. Problems with the gates have been reported, but of course Management does nothing about it.
The workout facility is bad. At least 4 machines have been out of service over a span of more than 2 months. They also changed their clubhouse WiFi, which is free and open to anyone to «log-​in» but the devices are kicked-​off approximately 2 minutes.
I am several months in on my current lease, and i will NOT renew my lease here. I would not recommend this place to anyone, unless significant changes happen.
The location is great! There are a lot of things to do in the surrounding area, just be advised to do your research to find better communities to move into.

Recently renewed my lease for another year but only really did it for the location. The community is just okay. Recently renovated amenities (pool, clubhouse, gym) are great, but what isn’t when it’s sparkling new.
My particular unit is dated. Old appliances and carpet. However I have seen a remodeled unit and they look great, so if you decide to call this your new home ask for one of those.

What drove me to right this review was my most recent experience with a staff member. I called the office to locate a package that I was informed was delivered by my vendor. Avalon offers «Complimentary Package Acceptance Service» but falls short in execution. I spoke to Ariana and not only did she continue to interrupt me while I was explaining the details of my call, she gave me multiple excuses as to why I might have not received a notification from them that my package had arrived.

She offered no solutions, except that I could come in myself and go through the packages. Instead of finding a balance to deliver on promised services to their existing residences, they focus all of their manpower into new sales.
If you still decide to schedule a tour at this community, ask for Tim. At least then you’ll have a good welcoming experience.

STAY FAR AWAY from this place.
NOT HANDICAPPED-​FRIENDLY /​INCONSIDERATE MANAGEMENT
Before they updated their website design, they proudly displayed a man in a wheelchair along with logos saying that they were handicapped-​friendly; they simply are not. They let wealthy residents who are not handicapped park in the handicap spaces without being towed or fined. The property manager, Maha Sabbagh, is particularly ignorant because I e-​mailed her about this issue three separate times and she didn’t even have the decency to respond to the e-​mail. I opened a claim against the property with Fairfax County’s Dept. of Consumer Services and she ignored that too. She just does not care about resident’s concerns and does everything she can to make sure she can just keep getting her paycheck.
RIDICULOUSLY POOR CONSTRUCTION
The entire property, with the lone exception of the clubhouse (because that’s the zone of first impressions) is constructed very poorly. I have only lived here for 6 months and as of the time of writing this review, I have had 23 tickets with Maintenance. That’s the only perk here — Maintenance is super friendly, quick and knowledgeable, and I feel bad that these guys have to put up with how much this place is falling apart. They must have their hands full! During this 6 month time period, I’ve had three separate issues where I don’t have hot water — I’ve had to have parts of the electrical replaced — and multiple appliances replaced (see below).
INEFFICIENT HEAT /​COLD WINTERS
Better invest in some slippers and long johns, because the entire property uses heat pumps, which are very inefficient at heating the unit. Even a leasing agent told me that heat pumps do a bad job. It will take over 6 hours for my unit to get from 65 to 68 degrees. I made multiple tickets with maintenance and the ultimate verdict was the system just doesn’t work well and there’s not much else they could do.
POOR SECURITY
Don’t be fooled by the gates. They take way too long to close. Once someone opens the gate, 4 – 5 cars can rush in after them before the gates will even start to close. People will actually park at the leasing office and wait until someone who lives there comes up and opens the gate. It’s a huge security risk. The management sent out an e-​mail once saying we should call the police if we see anything suspicious in the community, and they listed the phone number for Arlington County PD. How stupid do you have to be to not know what county we are in?
OUTDATED APPLIANCES
Even the showrooms have stoves and laundry machines that at least look like they’re from 1995. The stove in my unit would always smell like gas when the oven was preheating. Gas is odorless; the stink is put IN the gas so that you can smell when there is a leak! It was like pulling teeth to get the management to replace it, with their defense being that they had already replaced my washer once and my dryer twice… which yes, they did, because the dryer’s heating element quit after probably nearly two decades of service, and the replacement they gave me worked once and then lost power for good. They tried to tell me it’d be a week before GE could come to look at the new dryer and I had to fight with them on that too… the nearest laundromat is 5 miles away, it is not my job to have to find time to drive my laundry someplace and PAY to do it because the management is too cheap to just do what needs to be done. The only appliances in my unit that are still original are the refrigerator and dishwasher, the latter of which they had to replace the rack because half the spokes were missing or bent.
INCOMPETENT MANAGEMENT
When we got our keys, they gave us a form to fill out any damage we spotted, but said that the then-​supervisor Adam had «already gone through and didn’t see anything wrong.» We unlock the door to our new home for the first time and the damn light dome for the 6-​foot-​long kitchen light is hanging down 6 inches. Is Adam blind?! There was a litany of other damage we found that Adam hadn’t notated. He was either blind, never left the foyer, or intentionally ignoring this stuff hoping that we wouldn’t catch it so that they could take it out of our security deposit at the end of our lease. Guess which one I presume was the case?
CONCLUSION
As I said, stay far away from this place. Way too many problems and I have yet to meet someone in a management position here who has a clue what good customer service is or how to operate an apartment complex. You’re better off living on the street than at Avalon Tysons Corner, and I’m almost not exaggerating. Your money will be better spent at the numerous other structures popping up in the area.
The ONLY positives I can give because I DO give credit where it is due are:

— Maintenance is great, friendly, quick and my heart aches that they work for this terrible company
— The concierge, Omar, is a star, and will do everything he possibly can to brighten your day and help you out.
