This complex is definitely nicer than most others in Tucson, and overall it’s a pretty nice place to live.
The manager, Emma, is fabulous. The two girls in the office are also great.
I rent a one bedroom here, and it’s nice but could use just a little more space for storage (a pantry in the kitchen would be nice). I’ve also had a lot of issues with roaches here, and I’m not home often so my apartment is always pretty tidy. But otherwise the unit is fine. The appliances are a little old, and the AC is pretty loud, but you get used to it.
The property is nice; it’s well-​maintained and some of the units have really great views. Maintenance staff is usually prompt about addressing any issues both in the units and on the property. It’s generally pretty quiet here. My only problem as far as maintenance is the roach thing, and a broken light outside my building. I’m a single female and live in the back of the complex, and it’s always pitch black at night when I’m coming home from work. I put in a maintenance request, but nothing has been done about it.
Overall this is a nice place to live. I would recommend it if you’re willing to spend a little more than the cheapest Tucson apartments in order to live in a nicer location.

As an update, after 3+ years here, I have moved. I was not dissatisfied with the unit or complex, but life and job changes required more space than a 1 bedroom. Overall, my experience there was quite positive.
There is a new manager now, Emma, and she is super. (Not that the prior manager was bad). She was great to work with during the last few months of my stay and on move-​out. Very professional, helpful, and friendly. The office staff remains helpful and friendly, as do the maintenance staff.
The complex is well maintained as for landscaping and keeping the laundry facilities up to par. Very rare that you experience something in the common areas not working.
There are many Pros to this complex for what it is. You cannot beat the location, and as said previously, the units are laid out well and have ample storage. My particular unit had an amazing view of the Catalinas. It’s quiet, peaceful, and privacy is respected. Maintenance requests are handled promptly and issues resolved quickly. Upgraded units are nicely done with synthetic wood flooring and newer appliances if you’re lucky enough to get one of those. I love the pool. Even though it’s a bit ‘dated’, it’s really well kept and heated. The hot tub is not boiling hot — it’s kept at a perfect temperature.
The only Cons I would have at this time would be the amount of inoperable vehicles/​cars people never drive being permitted to take prime parking spots. To me, this is just rude. But not sure this is a management issue since there is not officially ‘assigned’ parking. However, in some areas, parking is a major problem (especially after 7 p.m.) and you will never be able to park close to your unit.
Electric bills are high for the square footage because the units are older and not well insulated. I signed up for budget billing and my bill was $ 81 per month. Water and trash service (by complex billing) averaged $ 35. I see a lot of complaints on the costs of water and trash, but I did not find them excessive, just the electric. Plus, the A/​C blowers sound like jet engines — really loud. Like I said, this is an older property. I don’t know there is anything that can be done about that. But, yes, they are really, really loud.
Rent increases will happen each lease renewal. I never renewed a lease without an increase. The increases are not huge, but bear it in mind. If you wish to lock in a good rate you will need to sign a longer lease term (which is normal). My rent went from $ 480 to $ 546 with no upgrades ever done to my unit. However, Emma did work on my behalf to minimize the increase and get me a new appliance for 1 year lease renewal. It just ended up that I moved instead, but I appreciated her efforts very much. Knowing management will work with you if you are a good tenant is nice.
All said, I was happy here and no major issues. I just outgrew the space and needed something bigger. I felt safe here, was left alone, and didn’t experience anything negative or noteworthy.

This place is a shithole. It is poorly maintained and the management company does as little as possible for upkeep and maintenance and cleaning the property grounds. The community dog park is covered with dog feces and crawling with flies and disease and the stench is unbearable. The maintenance people are so lazy, they won’t even clean up the dog poop that’s been sitting there for months in a waste container. The tennis courts are the same way with large cracks and weeds growing and pushing through the cracks. It is impossible to play tennis or even use the tennis courts. THE PLACE IS CRAWLING WITH MICE WHICH ATTRACTS RATTLESNAKES WHICH CRAWL THROUGH THE PROPERTY UNABATED. Bottom line, Northland management is more than anxious to take your money for rent but refuses to do any maintenance whatsoever for the property. BUYER BEWARE. ZERO STARS.
