Real Property Management Rincon

I tend to avoid doing Unilocal reviews unless the service I get is extremely sub par, well, this is one of those times. Right of the bat this company does not deserve the 1 star rating I am giving them, If I could do negative 5 starts I would but oh well, let me begin:
My girlfriend moved in to a small house managed by this «realty company» around the middle of January. Everything at first seemed great but then…
First issue, plumbing. The toilet backed up and she called the hotline to get it fixed. The next day a «handyman» which happens to be the owner’s brother shows in with a drain snake. He starts to use it and baby wipes start coming off the toilet as well as a window handle, yeah, a window handle. As he keeps using the snake, the thing suddenly snaps and breaks and the guy said that he will be right back because he was going to Home Depot and get a new one, ok cool. He comes in with a new one, starts to use it, more baby wipes come out and the toilet seemed to be working fine. 2 weeks later, it backs up again, but this time it starts to flood the shower, and the cool part is that now the shower is covered in POOP! yes! POOP!, because the toilet and shower drain are connected. He comes in yet again, now this time he bring a super sized drain snake, like the one he should’ve brought the first time he showed up to the house and guess what he pulls out? more baby wipes! lots more! So then the toilet is fixed but this time, since its the second time the «handyman» had to come in, they now have to charge my girlfriend $ 505.00, yes, Five hundred and five dollars for some guy pulling out baby wipes (all from the previous tenant). Are you freaking kidding me?! $ 505?! We checked actual plumbers; real, professional plumbers, not some random «handyman» and for the same issue the maximum you have to pay is no more than $ 200, and that is with the most expensive ones, most others their rates start around $ 75. So how in the hell did this guys get this number from?! No idea.
So they start to ask my girlfriend when is she going to pay for this because apparently now this was her responsibility. Wait, what? They wanted her to pay for something that sincerely she did not do. I understand that if a tenant causes damages to the building that tenant is responsible. Period. I get that, but keep in mind that all of this issues were caused by the previous person that was living there. She explained this to the inspector, twice, and he seemed to agree with us but at the end the owner still wanted her to pay for that, to pay for something that she did not do. After lots of emails back and forth she requested an invoice, an actual invoice with the exact work performed to see why in the hell they are charging her $ 505. They send one invoice in the mail, an invoice literally made in Microsoft Work with like one of those pre-​made templates, with barely saying what they did, and with a cost of $ 505, not even a detailed invoice with the hours, the exact procedure, no no, just a generic invoice with a couple of lines on it.
They were doing some renovations on the main house (the house that my girlfriend rented is a small guest house right next to it) and this guy and his crew were the most unprofessional, dirty and disgusting people. They literally were drinking while working and left their empty bud light and michelob ultra cans all over the place, not to mention water bottles, empty take-​out containers, plastic bags and all sorts of random rubbish, they did not even had the courtesy of putting it in a trash can.
Also, there was a crack on one of the glasses in one of the windows since she moved in which was noted by the inspector twice. On one occasion we left town for a few days and I replaced the glass because I didn’t want to leave the house with a window that is cracked, so I replaced it myself. I didnt do the best job since I’ve never done that before but the window was sealed. When this guy came in and realized that the glass still needed to be replaced because again, I did not do a very good job on it, he said that he was going to replace it and then asked: «do you want me to bill the tenant or how is this going to get paid»? I said neither because that window was cracked ever since we moved to the apartment, to which he replied «well last time I checked the window was fine» no dude, it had a crack all across it…
To top it all off, while they were plastering the outside of the guest house, the geniuses actually sealed the windows, so you can’t even open the windows! Which is a fire dept. violation (I checked)
Please save yourself time, money, and aggravation and STAY AWAY from this people. They are not a realty company, they are a bunch of crooks, unprofessional, rude, condescending and obnoxious individuals who they all seemed to be friends with each other. I kid you not, one time one of the property managers came by and me and my girlfriend heard her say that this place was «a shithole» wow…

If I could this company would get negative stars! They are the worst. They never fix anything and blame it on the owner. Three years in a row my pool was a swamp finally they change pool companies. I could go on forever. They are charging ridiculous fees for every stupid thing all of a sudden three years into my lease. Don’t rent a property from them!

This is the worst rental company that I have ever dealt with. They don’t return calls, there is no such thing as maintenance, and when you actually get to talk to someone. they don’t know what is going on. I have been with RPM Rincon for two months and they haven’t done one single thing that they were contracted or promised to do… Not one! Toilet is still broken, yard is still 2ft tall weeds, faucet is still leaking (skyrocketing my water bill), front door seal is still garbage and leaking (again, affecting my bills), half of the electrical outlets in the kitchen don’t work… and they know about these things!!! Try and call maintenance, see if you get a response. If I could give them zero stars, I would. I am actually considering getting a lawyer at this point.

The worst company ever! The owner of the house can never get ahold of them (says the owner). We can never get ahold of them. The house we are renting went up for sale and not one person has called or even sent an email, we have lived here for less then a year and only found out from the people driving by to look at it. They have an answering service that handles their calls. It takes days if not weeks for them to get back to us. We have had two major issues, one being the a/​c went out in the middle of july, the issue was kinda of fixed in the end of August. Second issue, December 23 the waste management truck ran of the main water line between the main shut off and the house. No response yet! We have had no water for showers, toilets anything! You are a fool if you use these people! They only care about their pocket. We will not be renting from this company ever again.
P. s. they have many deposits that are wrongfully held.

This company has frustrated me at every turn. I realized that they were overcharging me for every service they provided so I contracted all my own services.

Beware of this company!!! Thank God we did not get approved for the property we were interested in and had I looked at the reviews before we contacted them I would have never contacted RPM Rincon! KVOA even had an investigative story on them back in April of 2015. A lady by the name of Angela is not to be trusted. Please do your research on them before contacting them!

Unfortunately I couldn’t leave a lower review. My family and I contacted Real Property Management Rincon (Joanne Ahem) for a month leaving voicemails, emails and messages with employees. They rarely returned calls, scheduled appointments twice to see a rental property and on both occasions didn’t show or call to explain why. After I called again from the rental property sidewalk and expressed my dissatisfaction someone finally called and left a message saying the property was under lease that day. However one of their own employees told me the day before no applications had been approved for the property. Not only did I take time off of work, spent gas money and added more stress to an already stressful move, they lied and acted in a very unprofessional manner. I’d hate to be a tenant reporting a problem with one of their homes. Take my advice and stay away.

I am writing to alert any tenant or home owner to this company. They are disreputable, unconcerned and liars. My son and I rented a home from them in Rancho Sahuarita and had nothing but problems from day one. In fact, the day we went to their office to sign our lease, we were given the wrong keys and had to wait 45 minutes for someone to come and give us the correct keys, Ironically, as we were sitting in the office waiting for the keys, we overheard the receptionist on the phone to another new tenant that was given the wrong set as well.
One of the biggest problems was that our refrigerator broke 4 times for 4 consecutive months starting January 2015. Each time, they sent the same vendor out and each time it was the same problem. I had to throw away hundreds of dollars of food and they could not have cared less. In March, when it broke yet again, the same vendor came out, emptied my freezer to get to the heating element to «repair» it again and forgot to put back a box of Kansas City Steaks, valued at $ 180.
There are so many other issues, too numerous to mention, but I think you get the picture. Please, as a tenant or home owner, DO NOT USE THIS COMPANY! You will regret it. We stayed till our lease was up and found an amazing property management company that is fair, just and compassionate.

Nightmare… this company gave me the worst consumer experience of my life…
The owner of this particular franchise acts like a white-​collar criminal that «nickel and dimes» both renters and landlords. Unfortunately, he has been getting away with it because the money he takes is just below the litigation threshold for most individuals. It’s easier for honest people to cut their losses and walk away than to sue him.
All the positive online reviews of this company are fabricated (by the owner and/​or his associates?) and most of the negative ones are from renters. Here is one from a landlord’s perspective…
They are unethical: Chet Judd (the owner who responds to the negative reviews on Unilocal personally ofr damage control) also owns the cleaning company «Molly Maid» and contracts his own company to clean the houses he «manages.» He keep this fact secret from both his landlords and renters. He conveniently up-​charges for cleaning services and then ignores requests for receipts. Does he even provide the cleaning service or does he flat-​out defraud his clients??? Read the Unilocal reviews from current and former renters and you’ll be convinced of the truth.
Unreliable: As a landlord you have to basically treat this company as an adversary and keep all emails and maybe even record phone calls because they don’t follow through on repairs and deny they even heard from you despite multiple contacts. Why have a property «manager»?
Excessive fees: They charge landlords a fee of $ 10 monthly for something called a «eviction protection plan» and for unclear reasons. No explanation what you get in exchange for this charge and you can’t cancel this charge if you don’t want it. Apparently they also charge renters miscellaneous monthly fees to maximize their income.
False advertising: they lie to their potential renters and misrepresent property. They lied to my tenant about a spa stating that it was fully functional after they received numerous requests from me to fix it.
Two years after I fired this company for breach of contract, negligence in management and false advertising I got an email from them stating that I owed a locksmith money for services done on my property a year prior. I contacted the locksmith directly and he stated the RPM did not pay him for services he performed on several properties, including mine. He threatened to put a lien on my house if he didn’t get paid soon. I threatened RPM with legal action and they eventually paid this very outstanding balance.
Still skeptical? In order to own a property management company you have to have a realtor’s license in Arizona. Contact the Arizona Association of Realtors and ask about the history of the owner and his company… Still not convinced? Watch the channel 4 news investigative story on this company…
Do yourself a huge favor and stay away

Absolutely stay away from rentals here! They provide the worst customer service I have experienced in 22 years of renting, don’t answer phone calls, don’t respond to maintenance requests, harass you with automated phone calls and emails, and will literally tell you to your face that «you are not our client, the property owner is». They are there to take your money and make your life miserable. Negative stars if I could!!!

I wonder if the home owners are aware the company scams them by charging for services they don’t actually provide …

This is by far the worst company to EVER rent from. SAVE YOURSELF AND RUN. During our one year lease of a property from them, we were charged a $ 15 processing fee every month for paying rent. They also tried to charge another $ 10 fee for paying rent on their website.
During the time we lived there the refrigerator broke and it took them 2.5 weeks to fix it. We lost over $ 400 worth of food that was never replaced, not even an apology. The hot tub, which is why we rented the home, was broken for more than three months and only promises to fix it without any real action. THE WORST maintenance EVER. Slum lords I think do more for their tenants. Regardless we continued to pay rent on time every month.
Upon moving out, we had the carpets professionally cleaned for $ 125, then had a maid service come in ad wash all floors, walls, kitchen, bathrooms, etc. As well as a handy man to fill in all holes, even ones from previous tenants. We even spent $ 150 buying a cover for the hot tub, which it never came with. The house was in better condition then when we moved in. The company charged us $ 800 of our $ 975 deposit for «Cleaning» and «Damages» without a single line of explanation. Convenient how its exactly $ 800. These people are dishonest, and blatantly steal money. I am taking them to small claims court and filing with BBB. I will continue to write reviews with the rest of my experience with this company. In the mean time DO NOT WORK WITH THEM, EVER!!!

I rented a property from this company and i had the worse experience that i ever had. Management horrible and 0 professionalism. The day i was suppose to move in i got the keys and turned out that they gave me the wrong keys. Took them like 5 hrs to get someone to get me a new key. Finally i go into the property and it was a total mess. Dirty!!! So i go in the next day to their office and it turned that all orders for maintenance were still open which it means the place wasn’t taken care of before i moved in. I ended up cleaning the whole place myself. And a week later cleaning people went in there which it was useless since i had already clean the whole house.
I put that all in the paperwork the list of all the issues that i found in the place so i wouldn’t have to pay that at the end of lease.
Still before i turned in the keys at the end of least i cleaned the whole place to make sure i wouldnt be charged for it and they still did. Cleaned the carpet professionally and still was charged for it. Oh and in top of that i was charge for 10 days of rent extra when i turned it in a day before the end my contract. I called and emailed for an explanation and the person that replied back was rude and far from professional and still with no good reason why i didnt get my deposit back. NEVER RENT FROM THIS COMPANY!!! They will RIP YOU OFF!!!

Thank goodness for these reviews. I am not a tenant or an owner. RPM wont return my calls. The house across the street from mine has been empty, with a sign in the yard for three weeks. I’ve called at LEAST a half a dozen times, maybe twice have I been able to actually speak with someone, who just assures me I’ll get a return call. I’ve emailed, no reply. This seems like a good thing, would have been worse to have moved in an found out the hard way. How is a business like this operational? What are they doing all day? I’m really shocked that they’re this incompetent and still in business. I’ve been renting in Tucson for over 10 years and havent experienced anything so bad, and I just wanted a return call… lol. RPM is a huge joke

Absolutely the best management company for your property. Have had a tremendous experience and they handle all the aspects of managing my property collecting funds sending me checks and maintenance is worry free. Living in Chicago and having property in Arizona and working with real property management makes things very easy.

No doubt this company is by far the worst, most fraudulent property management company I’ve ever contracted with. Had I read these reviews I would have known my deposit was forfeit the moment they cashed the check — no matter what the condition of the property. Be prepared to have your deposit forfeited and on top of that, they wil bill you for cleaning services even in cases where the property was professionally cleaned.

In response to RPM’s request for additional information — I no longer want to waste my time with this company. Why is it my burden to again attempt to prove up my point & my complaints. It should be *well noted in their records. I want to sever my ties with this company completely. Only now, after the whole fiasco, do they want to respond & work things out. Too bad, so sad. This company provides absolutely nothing & yet wants more & more & more money from my hard earned pocketbook. Can all the other negative reviews be wrong? I think not.

Attention all home owners do not let this property company rent out your house. They will take you for all your money. They do not check on tenants. Once a tenet gets kicked out of the house you will owe a lot of money for damages and fees. Horrible company!!!

I’d have to agree with lance on how the lack of Communication rpm has. Same thing has happen to me and my wife. We first saw the house and we loved it and was told that before we move in, the falling down fence and landscaping would be taken care. It’s been a year later and lease is up and many of the Maintenance orders have not been done. The front desk lady is nice but doesn’t take notes down, loses messages etc. we are just hoping we get our deposit back but from the sound of other reviews it doesn’t seem like we will. Renters beware and good luck!

I rented a sight-​unseen 4 bedroom, 3-​car garage home from RPM Rincon August 1 of 2012 for my family. We had to meet people at a restaurant to get the keys and garage remotes, and sat through their meal while we finished signing paperwork at about 4:30 p.m. The meeting consisted of an agent, her husband and an adult son of the two. One big happy family with food in their mouths. –Very classy.
We had just finished a 10 hour drive with everything we could carry in our vehicles moving to Tucson. Our cat was in the car, with the engine running — you get the picture. Got to the house which was filthy and overgrown since the person who had moved out didn’t trim anything. We finished a long drive to have to scrub the floor in order to lay down on it since our possessions were arriving by truck the next day.
Three days passed before anyone showed up unannounced to change the locks which was to be done before we arrived. The front door was suddenly open, and I was not happy. The walls in the house looked like a kindergarten class painted them (mismatched). There were blinds taken down and valances missing throughout, which I hung back up so we could have some privacy.
My neighbor who I became good friends with said that there was never a cleaning crew in between my family and the family there before us, and that the gap in occupancy was about a day and a half. I never paid late on the lease and actually moved out at 9 months and bought the home of our dreams. I kept the grounds clear and made my payments on time until the end of our lease on July 31, 2013.
There were several inspection performed during the course of the year, all of which we were present for. Not once was any report of anything less than stellar reported. To all accounts, we were glowing examples of lessees. Even when we turned in our keys, they mentioned that we were «awesome» tenants.
In Arizona, by law, the deposit must be returned by the 14^th day after keys are turned in post-​lease. Today is Day 17, and I’ve received no deposit refund and I haven’t received a call letting me know that a move-​out inspection was going to be, or has ever been scheduled or performed. I do have a lengthy move-​in checklist to note property condition as well as video footage of before and after we took possession. I was never happy with the way that this company dealt with me, and if i were looking for a property manager — I’d choose anyone over RPM to manage my property for me.
Still no refund check, but I did hear back from their accounting department. $ 150 was kept for cleaning after we spent days scrubbing and touching everything up. Time to take this to court.
If I had to do this all over again, I wouldn’t.
