History

Established in 1960.

In 1960, Robert D. Randall and his wife, Marcia, purchased a duplex in Aloha, Oregon. They lived in one side and rented out the other. From that humble beginning, a real estate investment company was born! Now, more than forty-five years later, that company has grown into one of the leading real estate investment and management companies on the West coast.

I have been with CTL Management since 2001 and Property Manager at Rolling Hills since 2006. I worked as a leasing consultant for two years before being promoted to Assistant Manager at another one of Tualatin communities, then a year later promoted to Property Manager at one of our Beaverton locations and then promoted again to Property Manager at Rolling Hills. I have really enjoyed getting to know the wonderful residents that call our community home. I enjoy being in Tualatin because of its close proximity to freeways for easy commuting but also the wonderful parks, schools, and rich history Tualatin has to offer. PLEASE READ BEFORE RENTING
These apartments charge luxury prices for a shitty complex. I thought I got lucky enough having one of the only duplex style apartments, only one neighbor. Until I met the neighbor when I first got the keys, he even invited himself in and told me he’s had 6 different neighbors in the span of just a few years. I now understand why. He’s a 47 year old man (I know this because he called the cops on himself tonight and the walls are paper thin), him and his wife/girlfriend/meth partner argue every single night. She gets home at 11:15pm every night, so he vacuums at 11pm every night. And then the fighting begins, ranging from who pays for more tacos, how he doesn’t work and she is the fastest cashier at Fred Meyers (best in the biz to be exact), and that he sits at home all day. Which is true. The noise stops around 330am when I get up for work. During the early afternoon until…11pm it sounds like things are being thrown at the walls or they are walking on the side of the wall itself. When she is gone, for some reason he won’t watch porn in his bedroom, but in the living room, which shares a wall with ours. That goes on for about 5 minutes unfortunately but luckily only 5 minutes. This is the 4^th night the cops have been here. He calls them himself to tell him they are fighting and doesn’t know what to do-he Just needs someone to talk to. He doesn’t drive or have a license, the woman isn’t on the lease but parks her car next to mine in a visitor spot-and if any other car is parked there after 10pm he bangs on the door saying his woman will be home and asks if I have guests over to move their cars. God forbid it’s basketball season, you won’t ever sleep with all of his screaming and kicking furniture. BESIDES THE NEIGHBORS: rent was 775 when I moved in (rained the day I got keys and while I was unloading my first set of boxes I was not aloud into my apartment that I started paying for that day so they could fix any damages that were done from previous tenants. So I stood outside in the rain with my boxes) 10 months later rent went up to 905 +wsg, this is a 1 bedroom, 500sqft apartment. Mold in the bathroom, dents all over the walls, dryer hardly works, garbage disposal doesn’t work and the kitchen sink doesn’t drain. In the bedroom the walls do not meet the ground… There is a gap to the outside, inviting a whole bunch of ants in the summer and every other bug in Oregon, the front door also has a half inch gap so the heat always has to be on in the winter, which just goes right out the closed front door.,
Communication with staff sucks, most unfriendly staff I’ve met in an apartment complex. They raise rent every 10 months so in about 4 months I assume our rent will be over $ 1100…again for a 500 sq ft apartment. They leave 48 hour notices what seems like once a month for any reason in the book. Please steer clear of this place. And in The fall when my lease is up, pray to anything you do not live next to these insomnia meth heads, and be prepared for a $ 200 rent increase every 10 months. My god, I hate this place.

I spoke too soon. The trash heaps remain.
Thank you, Rolling Hills Apartment Mgmt. It seems that someone read the last review regarding mountains of decaying trash on the grounds, as the trash problem seems to have been addressed. Bigger dumpsters and better pick up. Also the dumpster lids are consistently closed whereas before they were not. (Now if residents would only open the lids to put their trash inside and not just set the bags outside the container if the lid is closed… not the fault of Mgmt.) Again, my thanks.
