I do not recommend them at all. I used the property services for several years for a rental property that I have owned for more than 10 years. I have rented the house out the entire time and have never had a problem with a tenant or house until Unique Property Services became involved. I frequently had to call for my statements and the rent check. The property management company sometime just «forgot» to send them to me. Once, they were three months behind; not the tenant but the property management company. The deposits are not direct deposits where you can easily track. They are hand deposits at various times of the month, without any reference to unique property services so if they don’t deposit the full rent you can’t tell who the deposit was from or why it is less than it should be.
I don’t know if it is true, but it seemed they rented to people they knew because when the tenants didn’t pay on time they didn’t seem concerned. Occasionally they did collect late fees. After hurricane damage I was charged for work that wasn’t done or done correctly. I had to get involved to deal directly with the vendors and send someone else to the property to inspect the damage. I was charged for tree trimming and upon inspection the tree wasn’t cut at all.
When the tenants moved out their deposit was returned except for a $ 65 cleaning fee. Where can you get the house cleaned for $ 65? You can’t. The house was very dirty, the oven and refrigerator was gross and the carpet was stained in several areas and dirty all over. At some point the tenant had a leak and cut a whole in the wall to fix it. This hole went all the way to the exterior of the house. The property management company should have inspected all of this and should have taken it out of the tenant’s deposit. This was not a case of a bad tenant, that is why you take a deposit and the tenants deposit would have covered all of these items. Instead, I had to arrange and pay for everything. This is why I think they had an alliance to the tenant. Either way, the job I hired the property management company to do was not done and you should not trust your property to this compan
