Tortuga Pointe

I lived here for 1 year. March 2015-​March 2016. We ended up picking them out of the handful of newer and gated communities in the area that weren’t crazy expensive. I have 0 regrets. The place is beautiful. Beautifully designed and landscaped. Includes a gym, pool, sauna, club house, event room and massage rooms (Shannon Longfellow is amazing btw). Their business center is one of the bigger ones I’d seen with several seating areas and an enclosed conference room. It’s accessible 24 hours but lights are off at 11pm. Never had a single bug issue. Maintenance came within 24 hours of my request and everything was as it should be. This is nicely situated in the gateway area putting you 20 minutes from everything.
They don’t charge a monthly pet fee, just a deposit. They accept packages, rent movies, have monthly tenant events… I honestly have nothing bad to say about this place. They offer Verizon Fios (which is apparently a rarity). Best part: I never heard my neighbors. The only reason I moved is because we had a baby and needed more space and the next size up was out of my price range. I highly recommend this place if you’re looking for something modern with tons of amenities.

Office staff is very nice, maintenance is very quick to respond. We’ve lived here for almost 3 years and never had a problem. Grounds are kept up and the dog area is very nice to have when you don’t feel like leaving home. Overall nice place, no complaints. :)

Don’t bother, this place is a joke. It’s bait and switch. I originally was told the 1br was $ 1188 for Sept 1^st. When I got there, «Oohhhh I’m sorry that unit is actually $ 1308, ready for sept. 25^th. I had turned down other apartments after making my decision. So instead of hiring contractors or something else to correct the issue, they expect me to fork out another $ 1600 for additional hotel costs, storage, and other fees. And they won’t even return my application fee of $ 85.

I’ve lived here for 2 years now and I cant wait to get out of my lease. The complex is very nice but the help has gone to SHIT!!! I had a visitor come and stay the night and her car got towed and nobody there seemed to care or want to help. As a resident I wasn’t aware of the visitor pass that they could’ve gotten. They came after hours and the office was closed so I couldn’t have gotten them anyways. No other cars seemed to be towed, I think we were targeted cause of our skin color. There was no guest spots available. I think maybe because they were black is why this happened. The maintenance people seem to be racist as well. Every time I needed something from them it seemed like they were to busy or they were upset that I needed the help. I got letters for my dog pooping when I feel that I am the only one who cleans up the dog poop in my area, again I think this was a problem cause of my skin color. I would think that the age we live in things would change but I guess not. I hope there is a change of management soon.

After living here for one year I have several things I’d like to share with potential renters:
1. Driving to work: If you work in the Carillon Business Park, this is a great location to live. This is why I chose to live here and it worked out extremely well. I could leave 15 – 20 minutes before work and make it on time. (even with semi-​high volume traffic)
2. Amenities: The amenities are amazing. Luckily, I’ve noticed that the gym and pool aren’t used by everyone… so the crowds are minimal. It was very rare that I went to the gym and couldn’t use a piece of equipment. However, they only have 2 treadmills which were the first things to be used. I wish they had one or two more. They always keep the gym temperature colder than you would expect, but it’s amazing when you’re hot from working out.
3. Mail: In regards to building 3, the mail is in an air conditioned room and easily accessible. If you are receiving packages however, I learned quickly that you should request them to be dropped in the office. I lost several packages left at my door despite this being a gated community.
4. Parking: You have the option of parking inside or outside of the gates. For guests, if they parked outside of the gates I never had an issue with towing, any day of the week. I will say make sure you’re home before 10pm each night or the parking spots will be 90% full.
5. Location of apartment: I lived on the inside of the courtyard. For an entire year I can count maybe 2 – 3 times when noise was an issue, and usually the residents would lean out of their balcony and tell those to be quiet, so it was resolved quickly. In fact, most of the noise I’ve heard from the courtyard has come from the Tortuga Pointe maintenance men around 8am, when they come to work. (I guess they think everyone is at work already?)
Also, I took one star off of my review for this reason alone: DO NOT LIVE NEXT TO A METER ROOM. There were several occasions that beeping noises (extended for days… even through an entire weekend) or buzzing sounds came through the meter room and into the apartment. Even after notifying the front desk, they told me it is something that randomly happens and they cannot control it. I found this pretty annoying but hey, you live, you learn!
6. Staff: The staff at TP are very friendly and helpful. If I ever had an issue, Joyce or Jamie were there to help me. They are very responsive with maintenance requests which is great. Also the online portal used for rent and maintenance requests recently had a face-​lift and is easy to use. (Beware of credit card processing fee if paying online).
Overall, this is a truly luxury apartment complex; as of now it’s a great place to live.
I am moving to the Tampa area to another luxury apartment complex in order to be closer to things besides work!

I have lived here for two years. Great esthetics, but sometimes landscaping lacks. Management is friendly. Unless you pay $ 25 for a covered parking spot, you’ll likely have to walk a bit to your place. Overall, well maintained and great residence.

On a scale from 1 to 10 (low to high) based on 2 year residence:

The apartment above our storage unti had issues with their A/​C unit leaking which resulted in our rented storage unit walls and my things to be covered with black mold. Management told us it is not the fault of Tortuga Pointe and, «I’m sorry this happened.» Total damage apx. $ 1200.
(garage unit monthly rental cost of $ 170 is in addition to apt. rent)
My grand-​daughter burned her foot on the in-​laid metal décor along the ground edge in the pool area. (décor found at the doors, gateway in & out, base of the steps etc.) After discussing and showing photos of her blistered foot, we received another «I’m sorry this happened.» We requested the décor be removed for safety reasons, in May 2012, it is still in place. We received the ER bill, they refused to accept responsibility.

Our $ 1685 (rent going up another $ 100 at the end of April 2013) 2 bedroom apt over looks the pool. Lots of lounge chairs dragged by tenants to join friends. Prepare yourself for a college style pool party most weekend with no regard for kids. Smoking and drinking in the pool.

We have had to call Security at least 12 time this year alone to handle skinny dippers (drunk) late night card games, drinking etc.
