Arroyo Vista Inn

Excellent on all levels! A beautifully maintained historic home on a hilltop with great views and a wonderful sense of home. Excellent food and friendly, attentive staff. My room was comfortable and spacious with 2 balconies! Quiet, secure and easy parking. One of the best parts was arriving on my first day to wine and cheese at the entrance after a long flight. Boy I needed that. So so so much better than a hotel. I will definitely be back.

Driving up the long drive and arriving to the house I thought this is going to be a great stay.
I got out of my car and nearly broke my ankle, the concrete they have down in the parking area is NOT high heel friendly at all. My room, smelled musty and if the room had been boarded up for years. I opened the windows hoping that would help. The carpet had stains and gave the room the appearance of not being clean. I left to meet clients for dinner, upon returning 3 hours later, the room still had that nasty smell, went to CVS and purchased a scented candle and plug ins to hopefully cover the smell. Getting ready for bed and discovered the mattress was WAY TO SOFT and when its that soft every lump and bump can be felt… horribly uncomfortable, the pillows… well they weren’t pillows, once you put head on them they flattened out to nothing.
So if that wasn’t enough, there was HUGE BUG in my room, some kind of beetle with wings. Couldn’t sleep because I didn’t want this huge thing to land on me and the most uncomfortable bed.
Morning finally arrives, the shower… I had to get on my knees to fit under the shower head, Ummm I am 5’3? the robe… that was so tattered and old it was truly embarrassing. You didn’t want to tie the waistband because it felt as if it was going to break. The towels, stiff hard boards. I stay at Bed and Breakfast for the luxury of a clean room with fluffy towels, comfortable beds…
Ok, next I try to get dressed, their is NO lighting in the bathroom. 1, CFL bulb, ladies you know you can’t put makeup on with that. It was too early for outdoor lighting.
Go down stairs to get a cup of coffee and get to my meeting early to put my makeup on at the office. I ask for creamer… sorry, we are out. Out of creamer??? You’re kidding me right! Once again, this is a Bed and BREAKFAST right?
The Inn Keeper didn’t even bother to ask how my stay was. WORSE STAY EVER!!!
Again, when I travel I only stay at BB’s completely disappointed.
I didn’t even mention that they charged me 2x! I had to call 5x to finally get someone on the phone to take care of that.
Do you yourself a favor and stay somewhere else.

A note of caution here: this appears to be one of those places where the owner has left the building – both literally and figuratively. The building in question is a wonderful example of Craftsman architecture; my room was large and tastefully appointed; the bed was comfortable and the linens of high quality. When they contacted me beforehand about any food allergies or intolerances, I was really hopeful, because I am allergic to eggs and that can be awkward at B&Bs! But for the three days of my stay, all five breakfast options (two each on Saturday and Sunday mornings, one on Monday) were egg-​based or eggs, pure and simple. The person working there Monday was really nice and put some effort into getting me an adequate breakfast, but over the weekend I was only given the alternative of oatmeal. Oatmeal is not what I expect from a higher-​end B&B’s breakfast menu! When I was offered it the second day after rejecting it the first, I walked out and paid for breakfast elsewhere. It seems to me that with the advance warning they had, they could have offered pancakes, crepes, strata, hash browns and sausage – all kinds of non-​egg-​based options. Another person there at the same time couldn’t consume dairy, and she was not accommodated either.
There were other signs of neglect, such as a filthy, smeared window on the side of my room facing the sunset. All that said, the setting is nice and the place offers lots of pleasant porches and patios to sit and relax on (relaxation somewhat marred by the Gold Line Metro train running just below, and a fair amount of traffic noise until about 11 p.m.). The air-​conditioning system is excellent and quiet, a plus during an L.A. summer. WiFi was free but did not work in my room; no matter, I could go down to the living room. I survived but would not necessarily go back.

WORST CUSTOMER SERVICE ON THE PLANET!!! Worst experience I’ve ever had. I will be getting my money back. I would give 0 stars if I could

Just spent the weekend at the Arroyo Vista, what a blast! So charming and sweet. Loved hanging out on the porch for afternoon wine and cheese followed by a wonderful breakfast this morning. Can’t wait to go back!

I ate the best frittata I’ve ever tasted while looking at a gorgeous view of the canyon. My room was spacious, comfy and quiet. The host was wonderful! I’ll definitely be back!

They choose who they would like to treat well. Poor customer service and limited care of how your stay is going, for $ 275 per night while renting 2 rooms. Oh and not to mention the dirty looks. I would not recommend this place unless you are a white republican who likes to sleep at 8 pm.

Friendly staff. Comfortable beds. I was there was pretty good. Close to the highway, ample parking. Priceline hooked up a good price. Would stay again if I were in the area!

We stayed four nights, and this was a great «home base» to come back to each day. We had one of the smaller, less expensive rooms, but it was still very nice and well furnished with antiques and a very comfortable bed. The breakfasts were outstanding and served in a lovely setting. The owner, Pat, was very helpful and all the staff was friendly.
Each afternoon there was complementary wine, nuts, and cookies in the living room, so that was a very nice touch. Would definitely come back if we were in the area again.

We stayed seven nights at this lovely Bed and Breakfast. The property and view were gorgeous! It was so relaxing and enjoyable! Every morning we awoke to a beautifully prepared breakfast, muffins and fresh squeezed OJ. Pat the owner and her staff are extremely accommodating and caring. And don’t miss the freshly prepared oatmeal/​chocolate chip cookies!

Wow. Had an amazing weekend here recently!
It’s a beautiful historic home with plenty of places to relax, read, meditate, snack, play board games, etc. They made my partner and me feel right at home. We walked in and were welcomed with complimentary wine, pistachios, chocolate chip oatmeal cookies, and a mini-​fridge full of water and soft drinks.
We brought a plate of nuts and some wine up to our room, which had a wonderful view of the mountains from two corner chairs on either side of an oval table next to the three adjacent windows — very elegant and relaxing. The whole room and inn is also full of original oil paintings and antiques that are available for sale if requested. We particularly liked one of the board games they had as well, so we inquired and bought it!
Downstairs, I played a few jazz standards on the baby grand in the living room, though there was also a book of classical pieces waiting on the piano when I sat down. It was an old piano with no functioning pedals, but plenty of character (though not the awful out-​of-​tune honky-​tonk kind).
After a night out in Pasadena on the Colorado strip (with sub-​par sushi that had been recommended by a friend and a visit to the theater only to have it closed due to plumbing issues), it was very soothing to come back and take a shower in our quaint but elegant bathroom, especially with the aromatic lotions and soaps they provided — definitely a head and shoulders (no pun intended) above the normal hotel fare.
The bed was a California king and certainly made me feel like one. In the morning, I took a walk with my partner and we happened across a flock of wild parrots that brightened our morning! The only thing that overshadowed the beautiful birds was the wonderful home-​cooked breakfast we had when we returned from our walk: banana-​walnut pancakes, french toast, scrambled eggs, a fried egg, turkey bacon, fresh berries, watermelon, muffins, coffee, and tea; all prepared by a local chef studying in Le Cordon Bleu’s culinary program. We read the Times, provided by the inn, and had a wonderful conversation with the chef, who gave us ample recommendations for other LA restaurants to try.
Needless to say, we left relaxed, happy, and refreshed!

Stay away! The location is gorgeous, but unfortunately, the owner is the most unfriendly and least hospitable person I have ever met in this business. Her incredible rudeness and violation of her guests’ privacy gives the whole place a creepy vibe. No laughing after 8:45 pm or she will call the cops on you. I could not get out of there fast enough, and will certainly never return.

The owner is very rude and disrespectful barging into our room telling us that we are loud. That our laughing was too loud! So if you plan to watch tv and have conversations I would re-​think this location. Not fit for anyone who is happy and wants to have a great time. She will call the cops on you and take pictures of you. Very bad 1^st experience I have never had this type of experience and will never return as long as she is the owner.

My husband and I decided to have a date night and had good memories of Arroyo Vista Inn. It was exactly as we remembered it the first time. It was our second time visiting. You drive up a windy driveway and immediately you feel like you are out of the city. You open the door and to right are wine and cheese there to greet you. The living room is gorgeous but so is the rest of the place. Our room was cozy with a roomy bathtub. The following morning you are served a five star breakfast surrounded by interesting people. The owner, Pat, has a wonderful and sweet personality. I highly recommend this place to anyone who wants to be surrounded by beauty and tranquility.

Thank you Pat and the Arroyo Vista Inn staff. We had a fantastic visit last weekend. The room was gorgeous. The bed was perfect. The food was delicious. We loved sitting on the porch in the late afternoon enjoying the view. Can’t wait to visit you again.

We’ve stayed in several B&B before and this place is definitely very nice, clean and has «free» private parking in front (unlike any place). We checked in on a Sunday with our 11y.o. son.
For a slow night, there were a few couples at the wine/​cheese hour. We truly enjoyed meeting a lovely couple celebrating their anniversary.
The only thing that fell short was a «warm sense of welcome».
Our encounter with the owner felt cold. We wondered if it was us or if she is just not a «people person»? To her credit, running a B&B must be a lot of work and commitment to make it a lovely place. We wish her the best!

This, hands down, is my favorite bed and breakfast of all time! The Craftsman house is beautifully restored and sits on a hill with a view of the mountains. Pat, the owner, is friendly and welcoming. Clearly, she has an eye for detail and the comfort of her guests (everything from a choice of light or heavy bed covers to the delicious homemade chocolate chip cookies). Everything is super clean and in perfect working order. The location is ideal – my husband and I walked/​ran all through the interesting South Pasadena neighborhood and small downtown in the morning (also inn is just 10 – 15 minute walk from the Metro if you want to pop over to LA).
A shout-​out here to the breakfast chef, Bobby! Our meal of homemade chicken sausage with eggs and hash browns all deliciously seasoned was topped off with a glass of freshly squeezed orange juice. So, so good.
I loved sitting on the porches and hanging out in the living room for a glass of wine. Really, my husband had to tear me away from this place!

I had stayed here four or five years ago on business. Now when my wife and I decided to visit Pasadena for a couple of days, I suggested AVI. It was better than I remembered.
1. Gracious hospitality. Innkeeper Pat is terrific. She made us feel at home and was super flexible and accommodating.
2. The facilities. The house is beautiful and convenient. Our room and bathroom were lovely. Unlike some other B&Bs we’ve stayed in, AVI is a fru-​fru free zone (FFZ?). No lacy stuff. Not figurines on shelves. This is place for you, not your granny. I enjoyed sitting in the living room and he terraces, reading, talking to Pat and Russ, and chatting with the other guests,
3. It’s good value for the money. Compared to hotels in downtown Pasadena, AVI is a deal. Free parking, free Wifi, wine and cheese in the afternoon, a refrigerator full of water bottles and soft drinks, and a brunch-​stye breakfast.
4. Great location. AVI is convenient to South Pasadena, Pasadena and surrounding areas. There a Metro stop nearby. The mission district of South Pasadena is great for a morning run.
We will be back.

Upon arrival my girlfriends and I were pretty impressed with the place. The place was really cute and the view in the morning when you wake up is spectacular. Right away we discussed coming back and using this place as our little getaway from the outside world. It’s too bad that we didn’t leave this B&B feeling the same way…
We woke up in the morning to the smell of breakfast and my girlfriend and I were pretty excited about eating there. We were served coffee and within 2 minutes the owner came out (Pat) and introduced herself wanting to know exactly which room we stayed in. We told her and she was said she was trying to figure out what was going on because no one told her we would stay for breakfast and then she walked away. Apparently there must have been a miscommunication and if there was a problem I really think she should have talked to us about it. Instead she chose to go into the kitchen and talk about us to one of the workers while we were still within earshot! On top of that there were other guest having breakfast and I’m pretty sure everyone knew she was in there talking about us.
My girlfriend decided to address the issue with the owner and ask if there was anything we could do. That’s when she went off about how she was a small business owner and wasn’t aware that we would be staying for breakfast and it didn’t make her feel good that she wasn’t didn’t know we would be there. Apparently this whole thing she was going off about was over 1 extra breakfast. The cost of it was $ 15 which we happily paid for the misunderstanding. My problem with the situation was she should not have made us feel uncomfortable and talk behind our backs to her employees and in front of other guests. She made us feel like we were thieves stealing from her or something.
Bottom line, I would never come back here because of the way I was treated.
Note to Pat: I really hope that $ 15 goes a long way for you. My girlfriends and I are not only never coming back here or referring you any business, but now you have this review (along with one of my girlfriend’s Irma — see review dated 11÷5÷2011) to show how you treat guests.

Yes this place is amazing, comfy and I felt right at home as soon as I arrived Friday night to comfort my best friend who needed girl time. Mind you this evening was not planned but when arriving the hospitality was great! My best friend booked the room with the possibility us not staying there. There were three of us and my gf who booked the room left. So myself and my girlfriend ended up staying since the room was already paid for. Waking up to a beautiful view and the smell of an amazing breakfast waiting for us or at least I thought it was waiting for us.
Right away as soon as we serve our coffee we were welcomed and asked for coffee and sat down. Very welcoming and nice for the first thing in the morning. Well the owner came out and since she wasn’t aware we were staying there (due to my friend booking the room) she right away was guarded and disappointed that we were staying for breakfast since it wasn’t planned. Right away we felt uncomfortable and sat down to enjoy the coffee. Now I’m thinking, my Best Friend just paid for the night and Breakfast in the morning. So we shall have breakfast… the uncomfortable part was that I can hear the owner talk about us in the kitchen on how she gave my BF this great deal but didn’t mention that the two of us were staying there and having breakfast. When we finished I got up and thanked her and asked if we need to take care of an extra tab since I heard her upset. She ranted on about how she was going to call my BF for not communicating clearly with her on having two people for breakfast. Granted we weren’t planning on staying so I apologized for the inconvenience and offered to pay the difference. She charged us an extra $ 15 for the breakfast. I was really shocked that it was such a big deal. She came out and apologized for bringing this up the way she did but that when things don’t go as planned and being a small business it just doesn’t feel right. So with all this being said what upset me was that the hospitality went straight out the window as soon as she saw two people eating which is what bothered me. As a business owner unexpected things will occur and as a business owner you should know that! We just had an extra breakfast??? REALLY… why would you get upset about that! It didn’t make any sense. It probably was one of the most beautiful, uncomfortable breakfast’s I’ve ever had. Although Jenny was great!!! she was sweet and never came off inappropriate or rushed us off. Another sad part is that there were three other people in the room eating and I felt it was not an appropriate setting to discuss a guest stay/​issues in front of other guest.
All in all the place is beautiful and amazing! Very comfortable setting but it was ruined for me in the morning! I totally wasn’t expect that. :(Make sure you communicate clearly of anything so there is no unexpected issues or this might happen to you.
