Horrible company in fixing issues at properties they manage. We have been without hot water for the past 2 days & still are without hot water & the only thing they did for the past 2 days was to lie about working on the issue.
I even told the «hot line» that I don’t see anyone working in the complex & they told me «they are there but you don’t see them.»
After living in Encino Majestic I think I know where to look to see if work is being done on or not.
The management is quick to put notes about everything on the walls & the doors but it seems that they can’t update & put a note regarding fixing problems & the ETA.
Their excuse: managers need days off as well. I agree with that but can’t you hire managers for weekends? Or have back ups?
This company has been quick in increasing the rent & cutting the services. It’s unfortunate that after living here for 7 years I need to start looking elsewhere.

We had the best experience dealing with Moss & Co properties. Managers are extremely helpful, customer service oriented, and knowledgeable. I would definitely recommend their services to all my friends who are looking for apartments.

Terrible company that just wants to steal your money! I recently moved out of my tiny studio apartment, and even though I received a walk through where I was told by the property manager that I would only be charged for carpet cleaning if I cleaned the apartment, which I left spotless and have pictures to prove it, I was charged $ 110 for «cleaning», $ 60 for carpet (only charge I agree with), and $ 28 for September utilizes even though I paid for them already. I have called them a number of times and they can’t give be a reason for why they charged me $ 110 to clean an already clean apartment. Still waiting to hear back…

I would leave 0 stars if I could. The management is horrible — doesn’t respond to any phone calls/​emails, and does not fix anything for you when your apt needs work. I moved out after 1 year and they took out over $ 600 from my security deposit for «cleaning» fees. I’ve asked them for invoices and receipts, and they will not provide.

I usually don’t write reviews but Tizoc deserves recognition for his superb skills. He not only got me a great deal and quick move-​in, he also helped me with my parking situation. Any task I have needed or asked for help on he has succeeded in completing within the same day or a next day turn around. I prefer texting and he is quick to respond and answer my questions. The place is great but he is what made me comfortable to move-​in and commit. I love my privacy and he has been very kind to schedule any apartment maintenance around my erratic work schedule. Highly recommend going through him for rentals and so forth :)

I lived on 7850 Reseda Blvd for about a year. Within that year, Reseda transformed into a completely new city. The streets got a make over and several new business opened in my area. My building was recently painted And the unit I rented was completely remodeled with new appliances and hardwood floors. Moss & Company did a great job maintaining the building. The on site manager Laura was just as amazing. I had a few plumbing issues and my AC needed attention. All I needed to do was call or text Laura and she handled it with no questions asked. I wish I could have stayed longer but it’s time to move on and let someone else enjoy their stay.

Random power outages with no response from the office. Odd how property management disappears when something needs to be done.

My boyfriend and I have been renting for Moss & Co for a little over a year. We live in Westwood and love the quietness of the neighborhood. Carole, our manager, is friendly and willing to work with any request. The outside of the building is kept clean and the garden area is quite nice. The unit is a little on the older side and the carpet could use a refresh but other than that it is a nice apartment to live in. Moss & Co lets you know of any changes coming your way, if rent will be increased or if they need to come into the apartment to do maintenance or measure windows. Overall a pretty decent place to rent from in LA.

If you’re on the hunt for an apartment in Los Angeles chances are you’ve stumbled upon one of Moss & Co’s gorgeous properties, with all their great amenities and shared utilities, on site maintenance, and more than likely recently upgraded _​_​_​_​_​_​s, etc
Well, if you thought you might as well do a little Unilocal investigating BEFORE SIGNING THAT LEASE, you’re like 5 (to 50, maybe more than that) steps ahead of everyone else thumb-​punching the screen of their iPhone trying to warn you about the soon to be bad decision you might still have a chance to not-​make.
Right along now, let’s just say I’m you, but two months from right now. If I had the chance to talk to past-​me as future me, rightly so before I signed my lease with these expletives, this is what I would’ve been able to say.
«Hey, past-​me (that’s you), lookin good! I know you’re ready to just sign a lease and keep on moving forwards but this is not what it seems to be! DONT DO IT, (wo)man! I know these people have all but convinced you to pay $ 1500 a month for a 250sq foot box, and you’re already thinking about how dope it’ll be once you decorate and how good it’s gonna feel to end your days of couch surfing once and for all — but you are about to find out once again, that things aren’t always as they seem. You can make it a couple more weeks while you look for an apartment not run by soulless faceless unreasonable _​_​_​_​_​_​_​_​s. Los Angeles seems to specialize in this whole „façade“ thing. Lots of frogs cleverly disguised as whatever it is you’re looking for… So, whatever story Moss trained their Prince Charming stand in to sell you on, is literally more than likely complete bullshit. do yourself a favor and slowly backpedal your way to the door. GTFO of that office and save yourself the trouble of the fair housing and/​or health department complaints you will inevitably be forced to file after receiving no help at all from your frog manager and being totally scammed out of thousands of dollars and threatened with outrageous unrealistic plans to „blacklist“ you and illegally „ruin your credit.“ Trust when I say you got a whole hell of a lot better chance of a good apartment experience not renting from a notoriously greedy incompetent cockroach infested slum company like moss & co. You deserve so much better than this place and that company.»
Anyways I paid a few months rent to NOT live in the cockroach infested «Montecito Apartments» in Van Nuys. I was set to take over the remainder of this chicks lease who was moving back to her hometown, across the country. The day I signed my lease the manager, her names Chandis, advised me to write a check to the departing tenant for her security deposit less the automatic deductions (cough cough illegal — can’t have a non refundable deposit clause which means auto deductions are def not kosher lmao) since the original deposit would be issued to me, exclusively, when I moved out.
All very clearly discussed prior to signing anything. Well Guess who just got a check written out to both a previous tenant now hiding somewhere in Ohio & myself, so that it cannot be cashed and/​or deposited by me without physically being with said previous tenant. I’m pretty sure thats what they mean by landlord’s bad faith retention of security deposits… Right?
If you want more horror stories, I got plenty. The reason I wrote this review is really to help you not end up out 3k + homeless + traumatized by this unethical company or any of its employees.
BE SMARTER THAN WE ALL WERE. RUN DONT WALK AWAY FROM ANY TYPE OF INTERACTION W MOSS AND COMPANY.

Lived in an apartment complex managed by Moss & Co. for a little over 4 years and overall had a really good experience with it. Any maintenance requests were quickly handled and the managers have always been great. The property is kept really clean and consistently maintained.

I live in the Country Club Apartments of Moss & Company in a one bedroom unit. Positives: The grounds are kept very nicely and the parking and structure are behind a secured gate which is a plus. Unfortunately there’s no cover so your car stays in the heat and no matter how many times you wash your car there’s a gold substance that falls on it every single day but the parking is large open and wide not where the spaces are really tiny that you ding someone’s car. A definite plus. The unit is on the 2^nd floor. The complex only has 2 floors which is freaking awesome. The floors throughout the unit accept for the bedroom are a nice grey wood (real wood) and the stove and fridge are stainless steel. The walls are a nice egg shell color almost lavender and look really nice. There’s only one long closet and spacious if there’s one of you. There’s a huge air conditioning in the living room but only a fan in the bedroom so you melt on hot days trying to sleep. My unit is one of the nicer ones. The apartment is right next to CVS and Jons Grocery store so you can always walk to pick up things for your nice fridge.
Negatives: One of the extremely negative things however is that every time the unit beneath mine turns on their bathroom light the vent/​fan creates a loud humming/​buzzing/​vibrating sound. It’s hard to sleep because my bathroom and bedroom floor vibrates and the humming is so incredibly loud it wakes me up every single night. There’s a weed distribution facility on the corner near the complex so you often see really sketchy people in the neighborhood. Thank God for the security gate. Also the unit is situated right next to a family house that has a dog although our complex doesn’t allow them the house next door has a dog that barks in the wee hours and kids are out playing and screaming in the wee hours during the entire week including Sat and Sun. Another thing is that you’re not notified that you have packages. You have to constantly check. I inquired why don’t we get notifications when we get packages and was told that it’s the responsibility of the mail man. I don’t get that. All the other places that I’ve resided over the years have always put notes that packages are in the office. Lastly people are always stealing bikes from the only bike rack and the other day I saw my first roach in the kitchen after living there for 5 months without seeing one. We’ve had these strange gnacks in the bedroom but nothing else until last week. Aside from these things its been great living here.

So far I’ve had two managers and they’ve both been fabulous! I’ve never had a problem that wasn’t solved right away and the apartment complex is definitely well maintained. I see people there constantly maintaining it! The guy who fixed things is incredibly nice too! I’ve never had a problem he couldn’t fix!

Overall, my girlfriend and I have a positive experience with Moss & Co. We live in Westwood, and the apartment is a great value. The unit is clean and reasonably modern — only thing we needed to replace were the blinds. Our manager Carole is easy to work with and responds quickly to both email and phone.
Biggest con is parking. The space is really tight, and maintenance often blocks me in by parking in front of the residential spaces.

I’ve lived here for a little over a year and I would have to say that it’s the best apartment I’ve ever had and that’s coming from someone who has moved 4 times in the past 5 years. There are always pros and cons to everything but the pros definitely outweigh the cons here.
To start the landlord Tizoc (who lives on site) is amazing. He’s friendly, always available and he’s extremely quick to getting maintenance issues resolved. He hired a gardening and cleaning crew that comes weekly to keep the apartments and landscaping looking clean. He moved the back gate entrance 10 feet back into the alley so that everyone’s bikes were actually locked within the gates of the apartment instead of out on the street where they could be stollen, he even went around and gave everyone a storage unit so we could have extra space free of charge. He’s made some big changes that I know myself and the other tenants are happy about.
There are a few cons, because let’s face it nothing is ever perfect. There is only 1 washer and dryer for the whole building so everyone goes to the laundromat that is about 200 ft from the apartment building, some units don’t come with a parking spot (mine doesn’t) but to be honest I have never had an issue finding street parking no matter the day or time, the windows don’t really muffle sound so sometimes it can get loud but everyone is pretty respectful and if you ask anyone to quiet down they will immediately, I’ve never had an apartment that didn’t have air conditioning but this is standard in Santa Monica because let’s face it, it doesn’t get that hot even in the middle of summer and their is always a nice breeze from the ocean.
A few pros, the neighborhood is beautiful and super clean, very kid friendly. I love to ride my bike down to the boardwalk because it’s a 7 – 10 minute ride to the ocean… still blows my mind, there is a market and frozen yogurt shop across the street, a great burger joint 200 ft away and 2 amazing coffee shops (Bolivar and Thyme Café) that I’m a regular at.
Besides the complaints above I really love this apartment and I’m definitely staying… now if only I can talk someone into giving me a parking spot. Haha.

I’ve been a resident of Moss and Company buildings for eight years. They have always treated me well and take care of their buildings. It was touch and go for awhile with the plumbing in one of the bldgs I was living in but they replaced all the piping in the building and it hasn’t been a problem since. They could add a few amenities but the buildings are overall nice and very well kept. I would recommend checking them out if you are looking for a new place to rent.

After seven years, I moved out of a Moss and Company Property.
I have to say that I didn’t think I’d be there that long. And it served me well. But we do have so many complaints. When I moved in — there was just an overall different atmosphere — mostly extremely long term renters (one women had been here since the 70s) and an attentive onsite manager. I was always annoyed that I had to pay all utilities. I’d never encountered that before — with millions of years of renting under my belt. Lame. At least include water and trash instead of doing an «average» for the building.
Also, the residents over the years got steadily worse… even laughable. Too many people crammed in one unit. People who left rotting food in the common area trash cans. Obnoxious loud alley singers. Just. No.
And the manager changed from a semi-​attentive onsite manager to an offsite manager who was simply ok. Always cordial, but never there to monitor anything.
Luckily we were rent controlled — but our rent went up pretty much every year — with ZERO improvements to our unit. A sliding door separating our kitchen and living room broke — «too expensive to fix.» Another door in our den broke — «too expensive to fix.» Mold in the million year old bathroom was taken care of by calking — um… ok — that’s gross. Little things were constantly falling apart.
I can say that moving out was easy. And our security deposit we received within the deadline. So that was nice. And the building did serve me well all those years. But I may have stayed longer had the residents been at a more acceptable level of intelligence.

Too bad there is no 0 star rating to be given to this shady company. Before I moved in one of their buildings on Yarmouth I was promised to have brand new carpets. A few months later all the grease and black spots from the old tenant popped out and when I called for complaint one of the supervisors in a very rude way asked if I have anything in writting to proove my claim about new carpets… She practically called me a lier… The only nice thing about this building I’m at is the manager. She is super nice and on top of things but the company as a whole is not a legit company whatsoever.

Moss Property Management will sell you a beautiful story about their complex (Villa Olivia) to get you to sign a lease but it is completely false. We were promised a freshly remodeled unit, with new paint, new hardwood floors, new appliances as well as a roof top pool, renovated courtyard pool and a rec center. The paint job was half-​assed, with splotches of paint left to dry on the floor and linoleum and chunks of paint missing from the door frames because they put it on too thick so once the doors were opened the paint peeled off. The appliances were indeed new but the dishwasher wasn’t installed correctly so every time we opened the door the entire machine shifted out of the counter to rest on the floor.
In the very center of the dining area there was a huge space where they left the old flooring which was a completely different color from the new hardwood and didn’t line up, leaving a quarter inch lip for us to stub our toes on. We notified the office of this before moving in and they said that they «ran out of wood». How do you run out of wood when you’re in the process of renovating an entire complex? We then had to purchase a rug that was large enough to cover the entire dining area which also matched our furniture; it cost $ 200.
One of the window locks didn’t work so we had to install our own locks. The insides of the cabinets had not been renovated at all and the bathroom cabinets didn’t even have new doors. The insides of the cabinets were rough and uneven, with discoloration. As we wouldn’t frequently see the insides we over-​looked this, especially as we had more pressing concerns.
Our biggest concern was that the only bedroom without a closet was supposed to come with an armoire, and when we moved in it was not there. We once again relayed our concerns to the office, to which they replied that other tenants had them take out the armoires because they didn’t match their furniture. I told them that we did not have that problem and that my roommate needed it for her clothes. They refused to provide it to us, saying that they had gotten rid of them. I then had to purchase an armoire as my agreement with my roommate was that she would have one.
In the master bedroom there were no clothing rods and it took me a whole month to get them. When they finally did install them they didn’t paint them so I had these unfinished wood poles in an all white closet. They didn’t clean the shelves in the closet so there were piles of sawdust on them.
We decided to move out at the end of our 1 year term because they were no longer going to build the roof top pool, had not replaced the rusted rod iron gate around the existing pool and still had not provided us with an armoire. On top of that they constantly filled the parking garage with discarded trash and appliances from the renovations and would only empty it once a week, so the rest of the time our space to back into our spots was extremely limited.
I finally received a check in the mail for my deposit and the deductions they made are astronomical, unethical and completely unwarranted. They took $ 495 out for painting the insides of the cabinets, which weren’t even new when I moved in. This fee is baffling because the paint job was so bad when I first moved in, with splotches on the floor and the clothing rods completely neglected. It is clear that they decided to finish the renovations that should have been completed before I moved in, and all at my expense. When I contested the deductions they merely recited the lease addendum stating that they can use the deposit for repairs. I told them that I should only have to pay for damage that I caused, not for an incomplete renovation project.
This has been such an unpleasant experience and it is so clear that Villa Olivia and Moss Property management has no regard for their tenants and want to exploit every opportunity to save a dollar or just out-​right take it. I have easily lost $ 900 from their deductions as well as the rug and the armoire I had to purchase.
If they had any professional ethics they would work with me to resolve this situation instead of just brushing me off by reciting an addendum.

I’m really not sure why there are so many negative reviews for Moss & Company. My husband and I have had nothing but a wonderful experience renting our apartment in the Reseda building.
Our manager Tom is great! If tenants need to be notified of anything, he not only posts a notice, but also personally goes around and lets everyone know in case they missed the signage. He is extremely personable and does his best to get to know everyone in the community and treats them with respect.
About a month ago, we got locked IN our apartment (the lock broke) and Tom got his handy man over to our apartment at 7 a.m. to fix the problem. Everything was resolved in one hour, which I was very grateful for. We thought it’d be an all-​day dilemma, and I was very impressed with Tom’s willingness to help us so quickly.
The grounds are well maintained and the apartments have all been beautifully renovated. The rent is similar to all the other complexes in the area.
We’re having a baby in a few months, so will likely have to move when our lease is up because we are in a one bedroom and there aren’t many two bedrooms in this particular complex. This breaks my heart a bit because it is so difficult to find such a great place.
All in all, best apartment complex I’ve ever lived in (hands down). A+++ for Moss & Company.

It seems this company has a monopoly on Los Angeles so good luck finding a building that doesn’t have a dictatorship run by these treacherous humans.
I have lived in two different apartments owned by them — I left the first one to get away from them and then they bought my new building, much to my chagrin.
In the two years they’ve been here, their terrible practices (taking years to finish a construction process, writing accusatory and condescending letters to tenants, disposing of personal property without notice, blatantly ignoring requests and concerns of tenants, THE LIST GOES ON) have managed to force out at least FIVE apartments not including two different resident managers. The current manager is much too important to even speak to the lowly common folk, much less tell us her name. Seriously, she signs every notice with «Manager»…I literally have no clue what her name is but she lives below me. Fabulous business practice, Moss. Bravo.
Their locations are always decent, while they’re delusional with their prices. The building is the only thing that keeps me here. And the fact that I’m terrified they’re chasing me and I’ll only end up in another one of their buildings.
I’ve never wished bankruptcy on any business. Congrats on being the first. Negative stars if I could.
