IMT Sherman Oaks

My wife and I lived there for 14 months and actually had a really good experience. The building is beautiful and the unit was really nice, stylish, well built and in a great location. We moved out last January as we bought our first place but wouldn’t have left otherwise.
Loved our Friday night ritual of walking over to Blue Dog Tavern, loved having Whole Foods in walking distance, was a big fan of bbq’ing on the roof and loved the outdoor atrium.
As for the management, we had several changes while we were there but everyone was really nice. And if there were ever any communication challenges, we would just call and/​or email again until were helped. Plus — LOVED that we could report broken items/​issues via the website and there was always someone at our place to assist in the next 24 hours. As a new homeowner, it’s the one thing I miss the most as it all now falls on me.
Overall — I’d say the other reviews below aren’t fully representative of anyone’s potential experience. Bad things happen everywhere and typically people only post when they really love you or really hate you. Yes, my bike was stolen out of the garage the first week we lived there (which is why I’ll give 4 and not 5 stars), but management worked with me to review the footage and turn it over to the police, and we had no further incidents while we lived there.

Lived in IMT for just over a year. Super friendly management and very responsive maintenance. Christy always got back to me quickly with any questions/​concerns. She always made me feel like a priority. Anthony and his crew on maintenance are the best. Lastly, got back my whole deposit at move out. What more can you ask for?!

STAY AWAY !!! STAY AWAY !!! STAY AWAY !!! Management is a complete joke and expect to hear every single footstep from the room above due to poor engineering. There are also no stairs leading directly from the garage to the inside lobby. You will have to exit the building first via the staircase, and then reenter from the main entrance. Again… poor engineering. Ridiculously slow elevator. They requested to do a pre-​inspection 2 weeks before my move out date. They did not show up and wasted my time. Basically… STAY AWAY !!! Terrible apartment to stay in and absolutely the worst management. IMT is a scam. They will rip you off and charge you for ridiculous things. For example, you pay your own water bill to the DWP, and you will also have to pay IMT a portion of the bill for using water. This is RIDICULOUS !!! Only stay here if you like being ripped off by a worthless management company.

I moved in February 1^st and I really enjoy living here. I had a few maintenance issues when I moved in, for example, when I showered, the water got really hot and then really cold but once I sent in a request they fixed it before I got home from work the next day. I feel really safe in the building and I have not heard of any break-​ins from my neighbors. Parking is underground and there are cameras everywhere, only thing is that it is tandem parking. Even though this place is dog friendly, it is kept clean and quiet. Also, there is a rooftop that has such a nice view and there are these giant roses which have an amazing scent to them. As for amenities, there is no gym or pool but there are several gyms nearby so it’s not a big deal for me. Overall it is a really nice place to live, it is close to the highway, whole foods, and walking distance to a lot of restaurants, you can fill out a maintenance request online as well as pay for your rent online which is really convenient.

I know it looks really nice here and It looks brand new and modern but I PROMISE you there’s a reason why this building is half vacant, especially in a time and location where nobody can afford to buy a place.
1. Car break-​ins. Someone broke into one of the cars and stole their garage opener, and they regularly come into the garage at night and break into cars, slash tires, and key people’s cars. This was happening so often that I (and the other tenants) wrote and called the office to see what they’re going to do to fix security. They could have installed cameras or changed the code on the garage opener. The much cheaper apartment next to us hired a security guard at night but I never got a personal response from IMT, even acknowledging they got my letter. Then a week later they sent a generic letter to all of us, taking no responsibility and telling us to lock our cars, make sure nobody enters the garage behind us (what are the women going to do, fight these guys?), and park in well-​lit areas (huh? it’s assigned parking). I know, I wish I could make this up.
2. Elevator has no permit. During the 1 year we were staying there, they never got it permitted. There is actually a pending lawsuit by one of the tenants and this is one of the reasons why. It’s also the slowest elevator I’ve ever been in, and there’s only 1 for the building so sometimes you’re gonna have to wait a while.
3. Speaking of elevators, there frequently is dog pee on the elevator floor. Sometimes a dog has to go where a dog has to go. I love dogs, but not all the tenants clean up after their dogs.
4. No management on site. Not always bad, but it’s a real pain to talk to anyone at corporate as it always goes to voicemail. A few of the people are pretty rude and in a rush to get you off the phone if you call. During the entire year I lived there, they never set up the intercom. It worked for literally 1 day and broke again. I rarely called them but when I do, they act like I’m bothering them. Again, why pay for a high-​end place for low-​end service?
5. Not their fault at all, but you won’t get cell phone coverage if you have Verizon.
6. Before we signed the lease, they said after our 1 year lease, we could go month to month for a very small fee, but when our lease ended I got a letter that said they would raise our monthly rent $ 400, and for my «convenience» if I wanted to go month to month, it would cost me an additional $ 500/​month. Obviously I gave my 30 day notice the next day, then I got a frantic call and email the next day saying they made a mistake. Funny how responsive they are when they want your money. Basically they were trying to get the existing tenants to offset the cost of the building being half empty. They’re so greedy that it’s funny how transparent they are.
7. Wooden floors, which means if you have someone that lives above you, you will literally hear each step they make. It gets old real quick, especially when your neighbors above you are having a tap-​dance-​off at 3 AM. I don’t blame them though, I think the sound insulation could have been done better.
Conclusion: I’m giving it 2 stars because it is a nice place with modern features (no pool or gym though). But no security, bad management, expensive and unethical practices gives them 2 stars. If you REALLY like this place, talk to ANY of the tenants there privately and ask them what they think about the place.

Management is a complete joke at the past two IMT properties I’ve been at. Horrible cooperate heads offer you chump change for compensation as if we’re paying a 500 dollar a month rent. They need to stop spending so much on the face of the company and concentrate on its internal problems. Lived in my apartment that had mold and had to relocate but had no help from IMT. I’ve heard of better tenant accommodations at cheaper complexes around the city.

I have lived in this property for 4 months now, and I have had my car broken into twice. The first time it happened I left the property manager 4 voicemails letting them know that whoever broke into my car stole my spare house keys, and I that I was very concerned about the safety and security of my apartment. Those voicemails went with no response. The second time this happened it happened was about 4 weeks ago. This time my garage door opener was stolen along with roughly $ 600.00 worth of items. I would consider the missing garage door opener along with my missing house keys a bit of a security risk. However; due to the lack of response and willingness replace either the locks or the garage door opener; I would say that the property managers don’t care too about the wellbeing of the tenants and their possessions. The only nice things I have to say about IMT Sherman Oaks are that the property layout is great, and the Marketing team takes more responsibility than the people whose job description entails Property Management. I would not recommend moving here simply for the internal and external esthetics.

Upstairs neighbor was extremely noisy. You can hear every foot step, every word when your neighbors are talking above. Beautiful building, but worst experience. Could not sleep at all due to the neighbor above would keep walking and shaking my unit. Spoke with previous manager and she stated that the construction on the building was not correct. Complained for a whole year but you cannot complain about how someone walks. So from 12pm-​4am the unit above would shake my apartment.
Not worth the payment… walk away, looks good but once you move in, get ready to not be able to sleep. Also elevator is extremely slow and always covered in moving blankets.
Be wise. Search elsewhere

Almost a month later, I still cannot pay online. The person at the corporate office had told me that it was one year and one month from the date that my payment was returned that my privilege of paying online will be restored, and as of 5÷1÷12, it is still blocked. Also, we havent had any hot water for the forth day in the row, and mgt failed to tell us anything, but we are paying $ 2400 + for an apt. here.

This building is only a couple of years old and we are the first tenants in our unit. During our apartment hunt, I fell in love with the aesthetic of IMT Sherman Oaks. The Spanish-​style tile, wood, arches, and iron are really beautiful. All of the apartments have dark hardwood floors, floor moldings, granite countertops, stainless steel appliances, and have a really modern feel. Overall, we have been very happy here, but it’s not perfect.
Building pros:
— Beautiful property
— Gated front and parking, lots of security cameras on outside of building
— Whenever we have had an issue in our unit (only 3 minor things in over a year), building management has responded within 24 hours — you can put in a request online
— In-​unit washer/​dryer
— Great location — close to Whole Foods, Sherman Oaks Galleria
— Building kept clean — cleaning crew comes in once a week and everything always looks great
— Rooftop BBQ area and garden is a great hang out spot
— Great kitchens and bathrooms
Cons:
— SO many dogs — seems that most people in the building have at least one dog, so if you’re not an animal lover, I’d recommend looking elsewhere
— VERY THIN WALLS — you can hear everything from upstairs neighbors walking to babies crying to people having sex (top to bottom the walls are thin; but side to side, you can’t seem to hear the people next door to you)
— LOUD — apparently the front units get a lot of noise from Sepulveda and the 405 fwy so if you leave your sliding glass door open, it gets pretty loud (not an issue in the back of the building)
— Rent isn’t cheap
— Tandem parking
— Little storage — some of the units have walk-​in closets, otherwise there isn’t much storage at all — and no storage in the garage
