We are a Boutique Bed & Breakfast focused on creating the ultimate in comfort for your visit. We offer a panoramic view of Downtown, Puget Sound and Qwest Field. Our rooms have Tempur-​Pedic mattresses, flat screen TV’s, DVD players, iHome radios and Keurig coffee makers. We use high thread count sheets, hotel style towels and robes. A full breakfast is included in the price.

Enjoy sweeping views of the city from your living room, or relax with a hot beverage in a corner swivel chair. Let your imagination take flight as you look out at «The Emerald City». We are a short walk to the International District, Lake Washington, Safeco and CenturyLink Fields.

Our whole house has wireless computer Internet access. In the afternoon, you will always find a plate of fresh cookies or cupcakes. In the morning you will have a full breakfast with specialty coffees and tea.

Established in 2010.

I have always had a dream of owning a B&B. Now that I am a retired Metro Transit Operator I realized that with my culinary talents along with my extensive knowledge of the city transit system I figured that the two combined would make for a great Innkeeper! We had just bought a 4200sq ft. house and with only two of us we felt that with our location and space we could create something special. We have been working nonstop for two years to get this business open and are now just finally getting it off the ground. We have been well received so far and look forward to making people’s stay in Seattle a special one.

I have had 32 years of experience dealing directly with the public as a Transit Operator. I have excellent communications skills and a vast wealth of knowledge of the city and county. I have a passion for baking good desserts and serving them up to my friends. I love a clean house and have one to prove it! I have a degree in Business Administration from UW and am excited to be able to use some of my knowledge to make the Sleeping Bulldog the finest bed and breakfast in the Seattle area.

Korby and Randle are the perfect hosts and have created an amazing place to stay when you visit Seattle… or, like us, are actually locals who were able to get a night away from the kids! We stayed in the New Orleans room and it was fabulous! The double tub is like a personal hot tub in your room! The bed was the most comfortable I’ve ever slept on. Amenities in the room from the fireplace, Keurig coffee maker with a selection of coffees and teas, natural bath salts and toiletries, and cozy bathrobes were finishing touches that made for a wonderfully luxurious stay. The view from our room was breathtaking — overlooking Century Link Field, the Puget Sound, and the Olympic Mountains in the distance. Korby had a fresh plate of brownies for guests that were absolutely delicious. They also have a closet stocked with snacks, sodas, popcorn, and a generous selection of movies — such a convenience and a nice added touch. Breakfast the next morning was delicious and included cinnamon rolls, fruit, specially cooked eggs and bacon… along with their own blend of coffee! The highlight of the Sleeping Bulldog are, of course, the resident bulldogs Mojo and Monti who happily come and greet you. I can’t say enough wonderful things about this place! Well, I am about 2-​months past due writing this review but the telling point as I write is the trip to Seattle end of August 2015 and stay at Sleeping Bulldog Bed & Breakfast was like it happened last weekend. It was a baseball weekend as our Chicago White Sox were in town and a chance for my wife and I to rendezvous with my brother for games and to see the sights, taste the local food and imbibe. Hardly did we know our stay at Sleeping Bulldog B&B would be the best part of the trip. I picked Sleeping Bulldog based on Unilocal reviews and they did not disappoint. Hosts Korby and Randle were amazing. Korby’s breakfasts were unique, scrumptious and portioned to allow you to skip or opt for a late lunch if you like. Randle spent time one morning regaling us with stories of travels and neighborhood information and all the things they’ve done and do to the property to keep is so well maintained. The home is immaculate, which is how my wife and I live so appreciated their efforts. We also met their two lovely staff in the housekeeping and kitchen help. I wish I could remember their names but they too took time to say hello and get to know us. Of course the two pups are fun, be it Mojo’s more mature personality and cuddliness to Monti’s youthful exuberance but equal lovableness. Both guys spent time answering questions, offering directions, telling us bits and pieces about their pasts, all which made the three of us feel like we’d know them a lot longer than three or so days. I guess that’s the point of staying at a strangers house — to leave not feeling like strangers. You can tell this is a total passion and I have no doubt the next opportunity to be in the Emerald City we will be checking on availability at Sleeping Bulldog B&B. Thanks guys for making our weekend wonderful, homey and welcoming. Oh yes, how could I forget the homemade cookies Korby leaves out at all times. I ate more than my share!!!

Oh gracious! I hardly know where to begin. I arrived at The Sleeping Bulldog late in the evening of my first night, with the detailed instructions Korby had sent for me to enter and find my way. I passed through beautifully appointed living and dining areas to walk upstairs to The Western Room. How delightful to discover that these accommodations were among the cleanest and newest I’d ever experienced, and I fell asleep immediately in the heavenly bed.
In order to accommodate my reservation on relatively short notice, Korby said I would be changing rooms three times during my four-​night stay. Each time, he and Randle moved my things, and I was able to also experience the lovely Santa Fe room, as well as the amazing downstairs suite with a full kitchen, bedroom, bath and living area.
Breakfast at The Sleeping Bulldog is a culinary experience! Seasonal fruit daily, delicious breads, eggs with fresh herbs, bacon … plus fresh coffee, tea, fruit juices and smoothies are offered every day.
Now on to the bulldogs! Picture Mojo … an English bulldog of the highest order. He simply oozes dignity and breeding. Monty is still a pup … a French bulldog, nearly grown, he is laced with personality and enthusiasm. «The Boys» greeted me each morning with wagging tails and wet kisses (Monty) and the opportunity to scratch his back and rub his ears (Mojo).
The attention to detail; the beautiful, peaceful surroundings; the thoughtfulness of our hosts, who welcome guests each day into their home, make The Sleeping Bulldog a perfect choice for a restful stay in Seattle. This is a bed & breakfast that is not to be missed!

I cannot like this place enough. Comfortable beds, lovely people, and a marvelous breakfast. Even kind enough to let me hang out and get some work done in the common room until three, offering lemonade and pleasantries. If you’re looking for an excellent B&B, look no further.

Exceptional! Outstanding! First Class! When we walked through the door for the first time to the time we left, we were impressed with all their amenities and individual customer service. We stayed in the New Orleans room and the view was incredible. The breakfast each morning was delicious and very creative. Culinary at its best! Thank you for a wonderful stay and experience. This is one of those places that I don’t want others to know about, because then they’ll be booked the next time my boyfriend and I visit Seattle. At the same time, it’s so amazing that I want Korby and Randall to stay in business because:
Yes, they are kind and sincere in their hospitality.
Yes, the food is amazing.
Yes, you will feel so pampered (from the heated tiles in the bathrooms, to the ever constant snacks, to the fresh baked treats that greet you when you come inside) that you’re almost embarrassed by it.
Yes, the sheets are soft and the beds like clouds.
Yes, my boyfriend and I were already talking about booking them again as we flew back to southern cali.
and Yes, Mojo the bulldog is a hunk of love and cuteness.
So, if you are wondering is it worth it… yes.

I just spent three days here and totally loved the place. I stayed in the Santa Fe room, which is spacious and nicely furnished, with a huge and luxurious bathroom that has both a large stall shower and a jacuzzi tub. Hosts Korby and Randle Kencayd are charming and attentive and the breakfasts are beyond fabulous. Given how good it is, the prices are not just reasonable, they’re astonishing. I’ve paid much more elsewhere for lodging that wasn’t close to being in this league.
Lots of little touches add to the experience, including wonderful fresh-​baked cookies and a cabinet stocked with a variety of snacks and beverages. Not really mentioned on their website: this is a highly eco-​friendly operation, with solar panels on the roof, a policy of not using toxic cleaning chemicals, and much more that I can’t remember.
I could name a couple tiny quibbles, but I won’t bother. If you want a Seattle B&B, you just found it. This is the place.
Oh, and there IS a bulldog. His name is Mojo and he does expect to be scratched!

My husband and I stayed here for part of our honeymoon and we had a fantastic experience. No hotel I’ve ever stayed in, including very upscale establishments, compares to the level of service at the bulldog. Korby and Randal are so accommodating and welcoming. They really go above and beyond by providing homemade baked goods, a full breakfast each day, delicious coffees and a keurig in the room, snacks and soft drinks, a DVD library, etc. The sightseeing suggestions and navigation advice made our exploration of Seattle so easy and enjoyable. The house is beautiful and quiet with a wonderful view of the city. We stayed in the Santa Fe room which was plenty of space for two. The bathroom is gorgeous. I felt like I was in a spa. Staying here has truly been the highlight of our Seattle experience. I can’t say enough about how fantastic our stay was.

Our first B&B experience and the bar has been set pretty high. Randal and Korby spoiled us with their amazing breakfasts, cookies, and just being very hospitable. The ambiance at The Sleeping Bulldog is unbeatable. We’ve loved coming home after an exhausting day in Downtown Seattle. Not to mention the views are absolutely breathtaking. Their home is so beautiful and welcoming, you won’t regret staying with them. You also get to meet great people. It’s definitely an intimate setting versus a hotel, where there’s barely any social interactions. Randal and Korby are spectacular hosts and very knowledgeable about the area. Meeting Mojo, their handsome English Bulldog, is an added plus :) If you guys are reading this, breakfast was yummy but the salmon scrambled eggs was our favorite. It was soooo good! We love you guys!

My daughter (13) and I just spent 4 nights at the Sleeping Bulldog Bed and Breakfast and were delighted. Everything, and I mean everything, was perfect. From the common area downstairs to the room we had and the food. Oh my. The food. I could write a book about this place. The house itself is beautiful and cozy. The décor is modern yet warm. We loved our room. The sheets were soft, the bathroom with the warm tiles and towel rack a real welcome on chilly Seattle mornings. And the breakfast was out of this world. Even though this is a private residence, we heard nothing at night, no noise from other guests in other rooms. Nothing. What made this stay even more special was Korby, the innkeeper, who, with his partner, has truly made this place a labor of love. I didn’t even feel like I was in a hotel. I almost felt guilty being served by Korby in the morning and wanted to help out in the kitchen, that’s how comfortable I felt. My daughter got to go and get fresh laid eggs from the hens next to the house and Korby turned them into exquisite omelet dishes. The commute from the place is also easy. Up the street, down a hill and the bus takes you to Pike Market in 10 minutes. Finally Mojo the bulldog. He is the master of the house and an absolute joy. He greets guests and of course Korby tells him to go back to his place in the back part of the house but Mojo will come back to see who all the people in the house are. We even made friends at the inn, sitting down for breakfast in the morning.
This place is truly an oasis of relaxation and well-​being. it starts when you climb up the steps to the entrance, past the little zen display and into a cozy living room with a crackling fire and soft music. I recommend this place to anyone, be it for a weekend in town, a romantic get away or just a way to reload one’s batteries. It is a must for everyone traveling to Seattle. Seattle itself also surprised us with its diversity and we rented bikes on Bainbridge Island after we took the ferry over. WOW! We are SO coming back. Thank you again for everything. What an amazing place.

This review is about 5 months overdue, and we could not keep putting off sending our compliments to Korby and Randal. We had an amazing stay in late September/​early October 2014. It was our first time to Seattle, and our stay could not have been better.
Correspondence with the innkeeper was very easy. He was aware of our very late evening flight arrival, and gave us instructions on how to easily check in. Our room was so comfortable, and the amenities about which all the prior reviews rave were all there and appreciated!
Breakfasts were always delicious and made with great care. We enjoyed the food and conversation with other guests whose homes ranged from Texas to the United Kingdom, and whose ages and backgrounds were equally diverse. The quiet and pleasant company added to the charm of this bed and breakfast.
Korby helped us a great deal with tips on how to get around the city and sights to go see. Even when one day during our stay became the record holder for most amount of rain to fall in Seattle, we had a wonderful cozy time in the New Orleans room sitting/​TV area with movies, popcorn, and snacks by the fireplace.
If the amazing view of the city from the balcony of the New Orleans room weren’t enough, we were pleasantly surprised on a Saturday night to have a prime (and romantic) view of fireworks at Safeco Field after a Seattle Mariners game!

This b&b is awesome. The owners are so nice and really know how to make you feel welcome. The house is beautiful and they’ve thought of every detail. We really liked the heated floors and towel rack in the bathroom. Korby cooks a very delicious three course breakfast. The view of the city and the Olympic mountains from the deck is fantastic. Although it is street parking, there was plenty. We will definitely stay here again when in the Seattle area.

Doesn’t get much better than this. Reserve the New Orleans room for the ultimate in getaway happiness. The jacuzzi tub alone is worth the room fee. The comfiest chaise in front of a fireplace and huge TV. Giant fluffy king bed with literally the softest sheets ever. Tons of snacks and drinks. Delectable food from blood orange brownies to quiche. Super sweet hosts who don’t hover. Great location. Great view. I could go on and on. Worth every star and more. We will be back.

Favorite B&B ever! How else can I say it? My fiancé and my stay in the New Orleans Room was far better than expected — and I had high hopes after all the great reviews. Literally my favorite place we’ve ever stayed — and we love to travel!
The décor was tasteful and added to the experience (instead of detracting like so many other places). The jacuzzi was perfection after our delayed flight. The owners are both sweet and know how to truly care for their guests: from graciously letting us in our own timeline (which was very late) to cooking the most fabulous breakfast, we were wowed from beginning to end. I never want to leave.
One last word: Mojo! The fabulous bulldog! We wanted to take him with us on every adventure!

Super charming. My husband and I booked this place for a few days of our Honeymoon. It was definitely one of the best B&B’s I’ve stayed at. First, Korby upgraded our room at no charge, because a better one was available. Second, the room was fantastic — we stayed in the Santa Fe room, which was cozy and beautiful. The bathroom floors are heated! The towel rack is heated! There is a beautiful walkin shower and jacuzzi tub! The bed has a memory foam mattress and the softest sheets you’ve ever slept in!
Other nice things: Amazing breakfast with the best scones I’ve ever tasted, served with butter and jam. Also eggs & sausage, coffee, juice — the works. Amazing fresh-​baked cookies that we could not stop munching on. Snacks, drinks, popcorn and movies available free of charge. One evening we just came back to our room early rather than sightseeing, because it was just so cozy and comfortable. Also — the view from this place is amazing. It’s set up on a hill and is a tall house itself, so the views of Seattle from the house were awesome. Oh, and there’s a bulldog! Mojo… adorable, solid, afraid of everything, and best of all, he’ll let you hug him as much as you want.
Finally, if I can say a word about Korby… I’ve stayed at B&B’s where the owners let you in but then never say a word to you, and at B&B’s where the owners won’t stop talking. Korby is the epitome of what a B&B owner should be. He is courteous and pleasant, interested but not intrusive, attentive and thoughtful. Korby definitely was one of the highlights of this place.
We will definitely be back.

Absolutely loved this place. We stayed in the New Orleans room and it was luxurious. We had our own balcony overlooking the city and spent the evening sipping wine, reading, and watching the sun set. We also had our own little alcove with a lounge and a large TV. My partner and I were able to cuddle up and watch our favorite shows, just like at home.
The bathroom is absolutely beautiful– the waterfall faucet, beautiful blue sink bowls, the Jacuzzi tub, and the luxurious white bath rugs. Korby and Randall said that they’ll be renovating the bathroom later this year. I can’t imagine how much better this can get because its amazing already. Can’t wait to see it!
The beds: so comfy. Slept like a rock. My partner loved the bed sheets-​super soft!
Location: very convenient location. There are buses close by if you don’t feel like driving. We decided to drive and was able to get everywhere we needed in less than 15 minutes.
Breakfast: Korby is an amazing cook. We had the most delicious, fresh, and scrumptious breakfast every morning. My mouth is still watering over those chocolate chip scones and the blueberry cobbler.
This is an absolutely beautiful home with the most welcoming and kind innkeepers. Korby and Randall were incredibly helpful and made us feel very much at home. Will stay here again when we visit Seattle!

I cannot say enough wonderful things about this place! My boyfriend booked us a night in the New Orleans room for our 2nd anniversary, and surprisingly, it was leaps and bounds better than staying at a hotel.
The room itself is spacious, modern and comfortable. My favorite parts of the room were the gas fireplace, the softest sheets I’ve slept in, and the trendy décor. What sets this place apart from other B&Bs/hotels, however, is all the amenities that are included. Originally, we were planning on going to dinner and a movie after we checked in. While checking in, Korby showed us the complimentary homemade cookies, snacks, drinks and DVD collection. Needless to say, we decided to stay in!
Our gourmet breakfast was fresh and delicious, and Korby was kind enough to show us the back end of the bed and breakfast, which was, needless to say, also beautiful.
Overall, it’s clear that I cannot praise this place enough. 10⁄10 would recommend.

Unbelievable service, beautiful facilities, wonderful food, I can’t say enough. The wife and I honeymooned here in Seattle, and Korby and Randal were exceptional hosts. The B&B itself is as others have previously described; very cozy, not an old, stuffy Victorian-​esque B&B. Korby and Randal know more about Seattle than you’ll have time to take advantage of, and that might be the best thing about this place. Yes, you’ll probably spend a little more to stay here than you would at a hotel. But the trip advice, personal attention, and overall experience that Korby/​Randal provide is invaluable. And WOW Korby can cook!
I would say my only «downside» is the area in which the B&B is located. As with any big city, you need to be aware of your surroundings and keep your head about you. It was explained to us that the neighborhood itself is in the middle of a revitalization — used to be a bad neighborhood ~20 years ago, but people are coming in and buying the homes with intentions to keep the neighborhood up. Again, Korby is very knowledgeable on these topics.
Hopefully Korby takes our advice and creates a cookbook :) If you’re heading to Seattle, check this place out!

What a find!
My wife and I planned a little train trip to Seattle she found The Sleeping Bulldog B&B.
First off this a modern amenity B&B not and old creaky Victorian not that there is anything wrong them, just know that if you are expecting Victorian.
This reminded us of the modern European style.
Rooms are modern roomy quiet, we stayed in the New Orleans, the beds are the most comfortable we have experienced in a long time, not even gonna tell you about the sheets (you just have to experience).
This place is so clean and finely designed you will feel at home the moment you walk in the door .
Korby the proprietor is friendly, down to earth and exceptionally personable, not to mention a great cook.
Which leads me to breakfasts, never a big breakfast eater, but after the first day I found myself looking forward to his morning culinary creations.
The B&B is also conveniently located (2 blocks) from a couple of bus lines and is the closest B& B to the train station (1.5 miles)
Nice quiet older southeast Seattle neighborhood with street parking.
Let’s just say this is a place I would recommend whole hearted and without any reservation to any one visiting the Emerald City.

What a great place! Fantastic service, great cozy rooms, fresh breakfasts… every detail has been thought of by the innkeepers. This is not your typical Victorian style B&B, the Sleeping Bulldog is modern, sleek and cool, yet inviting.
The only potential drawback is location. If you are relying on public transit it’s not the most convenient location. It’s certainly do-​able though if you don’t mind walking a few blocks.
