What a horrible group of people. The house I applied for accepted dogs but they had to ask the owner if my specific dog was ok. They said if the owner said no on the dog, then they wouldn’t run my application and I would get my $ 100 back. The owner said no but they ran my application anyway. When I asked why they went back on what we agreed on, Isabel, the rudest person there, laughed at me. I am still trying to get the manager, broker, anyone to return my calls. Isabel doesn’t know anything about anyone or when they will be back in the office or when they’ll return my calls. They are thieves! Don’t do business with these people.

I wish I would’ve read these reviews prior to signing a lease with them. They were the only company I could find that would accept my breed of dogs, which I was extremely grateful for. That’s where the positive experience stopped. We moved from out of state in June and found our rental with no working AC upstairs, 2 foot tall grass in the back yard, clogged bathroom drains that required a plumber, interior paint touched up with a total different color of paint… the list goes on. I called the office right at closing time to inform them about the AC. The next afternoon we went to the office and Isabel couldn’t tell us anything about the status of our workorder. She informed us that it wasn’t legally considered an emergency unless the outside temps were over 100℉. I could go through many more details but to sum it up, they don’t seem to care AT ALL. We’ve only been in the house 2 weeks, so if anything changes I will update my review, but I don’t expect it to get any better. As a landlord myself, I would be pissed if this were my property & my tenants were being treated this way. Pitiful excuse for a business. Run away quickly if you are considering using these folks to either manage your property or rent from them.

Used this company to manage my property for a few years. My house was only 3 years old when we put into a property manager’s hands (Associated Realty). Randolph Realty eventually bought out Associated Realty and managed my place for the last 2 – 3 yrs before I took it back. I wasn’t happy with Associated Realty and I wasn’t these folks. No problem when they collected the rent and made sure owners got it. If that’s all you care – I give it 2.5 stars – no more no less. The staff was ok (if you didn’t have to ask for anything), but I found that they didn’t seem to like to go after tenants (unless you insisted) for damages or failure to comply with certain lease terms. They make owners sign it and have no problems quoting it to you – but when it comes to tenants – that’s another story. When it comes to taking care of your property – that a different issue. Don’t expect them to perform any kind of inspection unless it’s before or after a tenant moves out. They now send homeowners a video ($ 25 charge to you) showing you the condition of the house. Many of the contractors they use to perform repairs to your house are not that good. I could write pages giving examples (and pictures) of the lousy quality work performed on my house. You know the saying: «If you’re not there to verify the work – you’re probably not going to get what you paid for.» If I had to do it again – I would have sold my place. For the most part, tenants will do what they want even if it’s spelled out in the lease for them not to do it. Property managers will stretch the term «wear and tear» to the point making you want to give – something they count on. Don’t expect them to do anything unless the tenant fails to pay the rent or the tenant has a complaint about something. I learned that from dealing with two property managers over 11 years. On at least two occasions – my tenants drilled holes in my brick siding for cable tv/​internet when the lease stated that had to get owner permission. I experienced a water heater failure on one day and the next day – I had them put in a new hot water heater, light fixture and attic insulation. I got charged over $ 200 for mold removal! Are you kidding me? It took one day for that mold to show up? I had blown-​in insulation and their contractors bought a roll of insulation at Lowe’s or Home Depot and threw it over the beams that hold up the sheet rock (ceiling) – not between the ceiling and the rafters. In other words, I had a big air pocket between the attic and the ceiling inside my house. A tenant’s kid put something down the toilet clogging it and when I got charged for unclogging it by the property manager – I confronted her about it. She tried to convince me it was probably a tree root in the pipes. I contact the plumber myself because these people didn’t want to. The plumber told me that it felt like someone had stuffed something down the toilet – no tree roots. I had to instruct the company to bill the tenant. Just a few of the many problems I encountered. I’m selling my house if I decide to move again. It’s not worth the effort and headaches.
