The Residences at Stevens Pond

This place is a MESS! Their lease break policy doesn’t live room even if you lose your job or any extreme out of control circumstances. For NO whatever reason, you have to pay a hefty penalty (two month’s rent) + 60 days advance notice. In our case ~$ 10 000, it’s just ridiculous. Most other places are mellow when you get into extreme circumstances. I lost my job and had to move to another state. Not only they didn’t do anything to help with our transition, they charged us the full penalty and also asked for a carpet replacement fee for a tiny little bleach stain on the carpet which could be barely visible. Their hot tub didn’t work the whole last summer and their pool was stinky the whole time. It smelled like crazy and we couldn’t even see the bottom of the pool clearly because of so much dirt in the water. Our master bedroom was by the hallways and every day we heard super loud noises from tenants running up and down the stairs (experiencing earthquake sound everyday). I called for fixes and it took them weeks to fix the problems and for some, they didn’t show up at all (washer was leaking, I called emergency maintenance, I heard attitude that this is not emergency and they never showed up to take a look). During snow time, they did a terrible job and super late at snow plowing causing us lose work days. Anything, any type of service you would like to expect from them is either going to take weeks to get done or it never gets done. They keep rising up their rental prices like crazy. Be careful when signing the contract with them, they might add up extra charges for stainless steal appliances or fireplace. Hey, if a place is listed for some rent amount, it should stay that way. You don’t charge people extra after they get interested. Be honest and up-​front about the costs. If I could give a mines 5 to this place I would. Please please please if you don’t want a headache, play safe and stay away from this place.

Rents up, quite a bit up… service down. Should have moved out when I had the opportunity! darn! The staff is friendly, but can’t do much — looks like management ties their hands pretty tight. Gym’s closed for couple months… don’t hear anything about it opening any time soon. I heard closed for 6 months. I am paying at a nearby gym! Roads weren’t black topped this year (cost savings?) — winter will ruin the roads! Street lights need replacing. there are dark spots in parking lot… attracting questionable characters. Residents are trashing the place too… lots of shopping carts, garbage bags, coffee cups lying around the parking lots. Used to be a pristine place! I have seen residents/​questionable characters pick up things from recycling bins and clothing donation bins!

I wish I could give zero stars, this place is terrible, I’m so happy we didn’t get accepted because dealing with the leasing office has been a nightmare !
They told us that we would receive $ 150 of our $ 250 deposit back with 30 days (seems pretty long already) but we were fine with it 5 weeks later no check in be mail. They keep telling us it will be there on Friday, well it’s been 2 months now, I think the expect us to just forget about the money. They have done nothing but lie to us, they said it was sent to the wrong address? Then they just keep saying its in the mail, the. Today they said they don’t give refunds !
I hate that I have to go through this I have 2 young children and we are moving its expensive enough as it is now we have to deal with this terrible business stealing from us. Please stay away from them, it looks nice but there are plenty of nice places that have great leading offices, place is an absolute wreck !

We lived in this complex for 8 years. The first seven were good, despite the rents going up every year. The last 10 months have been a miserable experience to say the least. The new Management staff is totally incompetent. Their accounting staff must have missed math class all through school. They leave notices on you’re door that you owe money, yet never explain why you owe it. They leave eviction notices on you’re door even though the rent is PAID! They made our lives miserable for the last 10 months and we had to hire a lawyer to get them off of our backs. We could not leave there fast enough! DO NOT move there!!!

I am on my second year. There is dog shit all over my back patio area.
The trash area is bad. Some just leave it on the ground.
Tonight a rat was on my back patio. In broad daylight!

The worst complex to move into. Place is infested with termites and bed bugs. When something breaks down they don’t want to fix it. They show you a nice apartment to look at, but they give you a destroyed apartment to move into after you sign the lease. Don’t trust none of the staff all they do is like to steal your deposit. The manager of the leasing office is rude and they have no idea of what they’re doing.

I have lives here for the past 9 months and to be honest have had none of these problems others seem to be having. Yes the snow removal was sub-​par this winter. But understandable considering the amount if snow.
We have had no mold problems at all, and only a couple mantinence items; in which the staff corrected within about 3 days. No issues since. The pool is great, the lifeguard is a hardass but he keeps the running, wild kids under control. He also checks the ph levels like every 20 minutes so you know its good to swim in. The gym is practical and convenient, mostly always empty.
The walls are not as thin as everyone says, the carpet keeps down a lot of those noises. Well hear the people above us once in a while, but not too big of a deal. Its an apartment complex people, not your own houses /​gated community. Neighbors are nice, no complaints — Growing diverse and cultural but everyone is cool.
Good place overall, I recommend.

This is by far the worse place I’ve ever lived in. The staff is just awful. Everyone is rude and doesn’t seem like they care. Christine is the manager I think and she is clueless and rude. The place is disgusting to live in for the price that they want. So happy that my lease was up and I was able to move out. You hear every creak when people walk around. The walls are extremely thin. I do agree with what every is saying about the new management team that took over. Anastasia seems to be the only person that actually knows what she’s doing. They might be understaffed also. I would give this place 0 stars if I could

After living here for 4 years I am very happy to have recently moved out. The first 3 years were great, but since JRK has taken over in mid 2014, the quality of the grounds, the management staff, and they way that they treat their tenants is shameful. It is absolutly no longer worth the rent prices. I would not recommend living here to anyone.

We have lived at the Residences at Stevens Pond for almost six years. When we moved in in late 2008, the property was beautiful, immaculately maintained (inside and out) and the management was super friendly, professional and courteous. Fast forward to today and it is a TOTAL dump, literally. And the management is a joke. However, the maintenance is amazing. If you have a broken dishwasher or need your hot water checked, you will have a competent person there within 24 hours.
I won’t (eh) really complain about the unbelievable rent increase because that is where we actually have a choice to move out or stay but beware: if you’re looking to stay for the long run, be prepared to pay $ 120-​$ 200+ increases per year. There is a huge turn around of people; they come, stay a year or less, figure out they can’t afford it or get evicted, leave the place a mess (broken doors, Saugus police involved, etc.) and go trash some other property.
If you have a dog like we do, or enjoy going outside and not staring at piles and piles and piles (and piles and piles) of dog feces then good luck. This is literally one of the biggest problems at Stevens Pond. People are inconsiderate, disgusting and unconcerned. I don’t understand it. Right now, there are four bags of dog feces and cigarette butts on top of a bush going into our front entrance. Mind you, the trash area is about a 30-​second walk away. But, credit to the management for attempting to send out memos but to no avail. The good neighbors and we have done our part and refuse to continue cleaning up after other grown folk. THE QUALITY OF PEOPLE WHO HAVE MOVED IN WITHIN THE LAST TWO YEARS IS DESPICABLE. If you want to live around non-​working, drug-​using, cigarette-​smoking, no-​kids-​supervising animals, then move on in! (Despite the majority of horrendous neighbors, there are still a good 10% still hanging on. But I’m sure they’ll be fed up soon enough.)
Too bad I had to resort to such a negative review because the area is convenient, the surroundings (Stevens Pond and Breakheart Reservation) are lovely and the complex had so much potential. I really wish I could say otherwise but I feel the need to let others know, as I rely on reviews along with my own judgment of places. I hope someone finds this helpful.

There is a lot I can gripe about when it comes to this apartment complex. I’ll just name a few.
The prices steadily rise by a LOT each year. The only people who can afford it are people who do «Shady» business deals. Since the Avalon company stopped managing the facility and handed it over to the residences instead. the clientele has went down. which leads me to the second reason.
The people there are getting increasingly shady! The good people are being forced out because of the price hikes each year. I’ve seen good families time and time again move out and all these drug dealers and low lives moving in. Don’t get me started on the parking situation! A while back, my car (along with a lot of others in the area) got broken into. my MP3 player and other valuables were stolen.
Lastly, this may seem like a plus to others but it’s not one for me. These residences are located right next to a shopping mall (Square One Mall) and though that maybe a plus for some. the traffic that ensues is headache inducing to me! Rt. One gets bogged down all the time because of the mall and the daily commute down to Boston in the mornings and evenings. I hate it
The only PLUS is the fact that the ameneties and the maintnence staff are amazing. But besides that. this place is not worth the high price of rent.
