Living At Santa Monica

I have lived in Genoa for the last 1.5 years and it has been the worst experience of my life. PET OWNERS BE ADVISED.
The management of this building is HORRIBLE. They could not care less about my safety and as a single woman I HIGHLY recommend you rent elsewhere.
I had a neighbor above me for one year who had prostitutes and drug dealers in the building on a regular basis. I called security 4 – 5 times per week but they don’t always show up and so I eventually started calling the police. After one year and hundreds of complaints from myself and other residents the guy finally moved out.
At one point there was a homeless man living in the garage. I park my car on the lowest level of the building and there is no cell phone service down there. I asked management to give me a parking spot on another floor because I feared for my safety and they wouldn’t do it. There are even empty guest spots they could have given me but they declined.
I’ve had several boxes stolen from the lobby of the building. Although we have cameras they refuse to look thru the tapes and see who is stealing other residents packages.
The final straw for me was that I recently rescued a dog and asked the building to give me an extra access card so my dog walker could get in while I am at work and they declined stating they only give one access card per lessee (although many other residents have had a different experience). The recommendation is that my dog walker use the call box to ring my cell phone and I buzz them in. The call box is broken 25% of the last year and a half I’ve lived there.
I paid $ 2060 for 375 square feet although when you add in the fees for water and trash removal rent is roughly $ 2,200. After several requests to terminate my lease early without paying them a fee I finally gave in and paid $ 2060 to terminate my lease early so my poor puppy can have a dog walker regularly without me worrying they won’t be able to get into my building.
Lastly, the apartment across the hall from me in on airbnb listed by Living at Santa Monica, which is ILLEGAL. Every few days I have new people dragging their luggage and loudly fumbling with keys to get into the apartment.
It has been a horrible, stressful, expensive experience living at Genoa and am I strongly advise anyone who values their money and peace of mind to live elsewhere.

Our move in process went pretty smoothly. We noticed a number of small problems in our apt, like damaged cabinet doors and blinds and few small fixes. We shared these concerns with Alina and she tirelessly brought them up to management, helping us get them all addressed as well as giving us a one-​time rent concession. Alina was professional and didn’t over promise, she shared the needed steps and made sure our concerns were heard and that we felt well-​taken care of. We’re very happy at our location and find that maintenance is prompt whenever requested for anything big or small! Additionally, we haven’t had any problems with the elevator or call box.

Do not rent here!
Countless times there has been problems accessing the building.

Elevator down weekly.
I was literally standing in the rain with a 70 year old woman without being able to get in because front door broke again.
Homeless living in locked gated parking for months.
Same response every time we complain.

I want to thank the Living at Santa Monica staff for being so AMAZING! I moved into one of the buildings about two months ago and the staff couldn’t have been more helpful! I have to admit I probably was not one of their easier clients but everyone was so patient with me! Every staff member I have interacted with (which has been almost everyone I’m sure) has been incredibly helpful. The maintenance request I placed was taken care of in a couple days. I’m grateful for the team here who helped me through my stressful move!

While the apartment buildings are in a prime SM location, the property management is horrendous. Lived here for about 2 yrs (in Venezia, to be exact) and constantly had issues with maintenance requests going unanswered (or taking longer than they should), being incorrectly billed for misc charges, their accounting dept not being able to properly track monthly rent payments, etc. Upon move-​out, we did not get our deposit back because they said they needed to «replace the carpet due to the pet that we had in the unit.» Mind you, neither myself or my roommate at the time ever had a pet of any sort. Steer clear of Living at SM.

Review for Capri Apt. Complex — I have lived here for 9 months with girlfriend and we will be moving after lease expiration. As others have noted the management company for Living at Santa Monica properties should be replaced. Unresponsive to maintenance requests and billing issues (i.e. Conservice excessive fees). While my advertised rent was $ 3,100 when I signed my lease, my monthly bill from the complex comes out closer to $ 3,400. All of the company’s complexes are completely overpriced for the quality/​service.
While it doesn’t rain often in Santa Monica, when it does the complex sends out e-​mails to clean out your gutters because the chances of leaks in your apartment are high. That goes to show the quality of construction. Also, several e-​mails related to thefts of bicycles. Their solution is to CHARGE residents monthly to store bicycles. It seems like a money maker and probably an inside job to get people to pay more fees.
Again, others have noted but the homeless population is very prevalent in the area. If I’m paying $ 3,400 per month, the last amenity I want to have it walking outside the complex to a mentally ill or drug addicted man/​woman begging for money.
Lastly, the noise is always loud no matter what time of day as a function of the paper thin walls and layout of the buildings being so close to each other. Expect many restless nights if you choose to live here.

This is a complex that treats you very well when you tour the unit but when issues come up, it’s a different story.
I’ve had 3 bicycles stolen one day (they were all locked) and asked if they could review the security cameras since I knew what times they were taken. The front office staff said they would do it that week, later that week they didn’t do it and said someone would call me next week after they review it. Two weeks later, they still didn’t get back to me or review it. I asked if I could review it myself or have a copy for the police, since the police asked for the tapes, but they did not comply. I decided they weren’t going to help me out so I stopped hassling them.
On move out, they charged me an additional $ 300 to replace the carpet, on top of the $ 1100 deposit they already had. I tried to dispute the nickel and dime charges but they just threaten to call collections if I didn’t pay so decided that once again they are all about the money and don’t care about people after the lease is signed.
For paying $ 3800 a month on rent for one year, I wouldn’t have expected better customer service but it’s been the worst renting experience I’ve ever had. They also up charge 8% when a 12 month lease is up. If they respond to this with excuses, I’d be happy to respond back but everything I’ve written is true.

I understand property theft happens everywhere, I also am very aware of the homeless population in Santa Monica. However, living 2 blocks away from a HUGE homeless shelter I would expect more security in their buildings and underground parking garages. While living in one of their buildings I often sew homeless people walking around the garage and even sitting on the furniture in the building lobby. I had my car broken into and had two theft attempts on my bike (resulting in broken parts and scratches on my frame). I would like to add that I’m the type to take every safety measure (always locking car and bike).
But it wasn’t just me, a lot of neighbors had their bikes stolen in the building I was informed of at least 6 incidents. When I approached Living at Santa Monica they told me I could upgrade into their more secure storage (in another building) for an additional fee… I was shocked!
For their monthly charges I expected something better from them! I don’t care that they didn’t have amenities, but I did expect better service.

I am always leaving 5 or 4 star reviews, but the experience I had in this apartment building was super terrible. It was actually my bad, because I read he reviews before moving in and I saw it is not very pleasing, but I ignored as I was in time crunch. I was staying in Revello building and my house was in the middle loop area, which mean my living room balcony was facing the front apartment living room. Neighbors were mixed, some of them were really nice, but there were a couple noisy neighbors which were giving me a hard time. There were neighbors that were not considerate and partied until 4 or 5 am even on week nights. A few of these neighbors are enough to give you headaches in the morning, but it might not be actually their problem! The structure of the building is in a way that you have a bedroom window to the middle area and the noise people make, gets echoed and comes to your bedroom LOUD. People also smoke much and you can’t just call the courtesy petrol all the time to nag about a neighbor smoking, can you? Annnd they have a courtesy petrol number which is not always picking up!!! The office people are also sometimes non-​responsive. I’m giving them two stars. One is for the building cleanness, and the other one is for the location-​everything is in walking distance. If you want a good sleep at nights, avoid staying here.

Genova It’s loud here, noisy — great location, room sizes large — just not peace and life of calm — visiting family here for job interviews /​won’t be signing up for an apartment on my own after my long extended visit of experiencing the level, of music sound after 11 pm! Awful

Sorrento — 211
The building is in a great location — close to Promenade and the beach. Vons is around the corner and there is a CVS a block away.
The apartment sucks. The layout is fine, finishes are great, but the restaurant that opened up below it (Santa Monica Yacht Club) is incredibly noisy. Forget trying to sleep with your windows open.

Overpriced units, with poorly managed staff. Rent has increased by $ 100 every year for the past three years without so much as an explanation. No one ever returns phone calls. The managers are always too ‘busy’ to talk to you. The entire staff besides Jasmine seems uninterested in their jobs. Looking for another place now! These people are crooks.

The Negative:
Thin Walls — I became very familiar with my neighbor’s love life.
Bad View — I looked out over an half built concrete compound that was home to the homeless.
Expensive — Everything in Santa Monica is insanely expensive, but there could be a few more immunities for the price. A community pool and gym would be great in place of the half built building.
Just the Basics– The apartments aren’t really luxurious, they are new but everything is very standard.
The Positive:
Location — Walking to the beach & 3^rd Street is a lifestyle. It definitely encourages you to spend money though. More expense.
The Staff– Everyone on their staff was incredibly nice to me throughout my experience Brandon & Sammy are good dudes and represented everything honestly.
Parking — I got a double spot without paying extra, nice little bonus.
If you want to live in downtown Santa Monica and are in the $ 2,000-$ 3,000 a month price range, these apartments are a consideration.

I’ve been here for several years in Verona, and have been a really happy resident. The staff works really hard to resolve issues, and they’ve been really diligent about improving some problems that were happening in the past.
Work requests are promptly handled, and the office has convenient hours (including weekends) and always a friendly demeanor. I’ve particularly enjoyed working with Jazmine and Janey, who have really made my stay here fantastic. They’re not exceptions.

I loved, loved, loved my apartment in the Living at Santa Monica network of buildings. I lived in the Lugano for 2 years in the most beautiful apartment with 20 foot vaulted ceilings. My experience with the company, staff and maintenance crew was wonderful! My apartment was a studio, but because of the ceilings, it never, ever felt like that. It was impressive and I would have stayed longer, but it was time for me to move forward. The staff in the office is friendly and they really take care to make sure the apartments and their tenants are well taken care of. Maintenance was always done quickly and the team is so incredibly nice. Even my move out was pleasant and after it was all said and done, I was surprised to get my entire security deposit back. Thank you so much for an amazing living experience in the coolest building and city in the US!

LOL, I’ve been contacted by three alleged managers via email and one robot named Matthew M saying how sorry they are for my experience. two years after moving out I still never got my deposit back and the best part was they deposited my last months prorated rent check that I paid on time online through their website but they put me to collections. I presented my email reply to the collection company and they took care of Living Santa Monica’s error… yep, you heard right. A collection company was able to handle their business better than these clowns were… What a joke
Also LASM, stop updating, your obviously never going to pay me back my deposit so stop reminding me you’re never your going to do it.

This place keeps getting better. 24 hours now without hot water. AND the garage gate is broken. AND the front door still isn’t fixed. Can’t wait for my lease to be up!

Living at Santa Monica has the best management and service EVER!
If not having a beautiful apartment in this city and living close to the beach is enough? I have nothing but praise for them as they are prompt, professional and highly respectful. I have lived in many apartment communities around the U.S. and have chosen to live here for several years now.
For any maintenance request I have put online, it is responded to within 48 hours (usually done in 24 hrs) They even leave you a note to tell you what problem was resolved and who took care of it. Sometimes its just replacing a light bulb! The maintenance team is constantly cleaning and fixing.
Often there have been noisy and rude tenants within the building (sometimes sounding late at night like a nightclub) and I have to call the security company. The Ameriquest guard is quick to respond and settles any matter with a diplomatic and calm approach. They really watch over the properties here.
Sometimes there are delays or mistakes are made but if you consider that this one team oversees 17 buildings (?) its impressive that they can take care of all the hundreds of tenants daily. Whenever I go to the office, the reception and office staff are always smiling and courteous– offering me a coffee while I wait. They even contacted me once when someone turned in my school ID card. That is sincere attention to detail. Thx Jazmine!
Additionally, the management is always striving to be proactive and adding modern services-​a new mailroom and program to accept/​hold packages ((awesome!) a tv monitor above the mailboxes making announcements on local activities (super convenient) even communicating construction and traffic updates within the community via eblasts (very helpful!) And they still find time to plan fun and generous resident parties at local restaurants and add new discounts with local merchants for the resident VIP program. Who else does that?
If you want the best this city has to offer, then choose to live here. They are the epitome of 5-​star service!

Do NOT live in Verona. You’re paying 2600+ to live in a building that actually sounds like WW3 is happening right outside your window for two reasons. One: the construction going on next door at Fred Segal. We had zero warning of this and zero compensation.
Two: The trash collectors that come by TWICE, once at 6:30am and once at 7:15am make some of the loudest, most terrifying noises I’ve ever heard just a couple feet from my window. So if you want to be woken up by trash flying by your window and exploding into the dumpster, glass crushing through a conveyor belt and constant beeps, than this is the place for you. Apparently management is «completely unaware» of this situation and will deny this happening. It happens every. Single. Morning. Earplugs won’t help, the noises are too loud.
One last thing… conservice. If a management charges through that, get out, FAST. We’re paying about $ 450 a month just in extra utilities.

UPDATE: LOL… Look at the replies from «Dustin S.» They’re all Copy+Paste. Even their customer service efforts are robotic and impersonal. Tenants are our number one priority… There’s zero company behavior/​culture to support that statement.
The good times keep rolling. I posted my review of when I lived there. Now I live in a larger place, with less traffic and a gym in the community, for way less money.
My issue is, the management company is taking it’s sweet, sweet time sending back the security deposit.
I’m kinda pissed that they took out money for cleaning. I had a 4 person team clean it before I left, but I’m guessing they charge EVERYBODY, regardless of unit condition, for paint and cleaning. It can be immaculate, but you’re still getting charged. Stay away, you’ll regret it if you don’t.
