Faramarz and team are fantastic. We had a hard deadline for closing and Faramarz, Jennifer, and Niki worked hard to meet our needs right up until the last minute.

Short version: Faramarz and his team gave me the OK to remove my loan contingency but then a week before closing, they bailed and left me high & dry.
Faramarz was referred to me by my agent when buying my first property. We worked together for about a month or two, but mostly it was through his assistants (?) and nobody really helped guide me through the process. I didn’t know what the heck I was doing, and a little bit of advice and education would have gone a long way.
After I made an offer, Faramarz and his team went to work and once they had the assessment, they told me everything was good to go — I was all set to close since the loan contingency was all that I had left. I cancelled my lease, my girlfriend cancelled hers, we scheduled vacation days and movers to get into our new place, we both got rid of a bunch of furniture… we were ready to move in to our new place.
But about a week before closing, informed me Faramarz that he had screwed up. And he screwed up badly. He didn’t read the documents about the property closely enough and despite giving me the OK, he wouldn’t be able to provide a loan on an non-​warrantable condo (a condo in a complex where one entity owns more than 10%)
He pretty much walked away and put in me in touch with a friend who could cover non-​warrantable condos. I was still left with all of the stress of canceling movers, rescheduling vacation, oh and FINDING A PLACE TO LIVE!!!
Fortunately, everything worked out, but no thanks to Faramarz.

Due to a unknown factor regarding our loan with our initial lender, we contacted Faramarz as our back-​up. From the start, he was helpful, honest, reliable and quick. His confident demeanor and thoughtful evaluation of our situation was so persuasive we nearly gave up on our first loan broker! Everything worked out for the best in the end, but we were quite impressed by our experience with Faramarz, who was easy to speak with, professional and kind even as we let him know we wouldn’t be continuing. Highest recommendation – and he will be the first person we contact if we need anything in the future.

If mortgage brokers had super Hero’s FM would have a huge S on his chest!
To make a long story short … He said he could close in 8 days he did. unheard of. put Wells Fargo to shame. And did it with precision and confidence .
If You have the opportunity to use him. Do yourself a favor use him. Just out right ask him if he can do it. If he says yes rest assured its done.

We just closed on our first home in San Leandro and Faramaz was great in helping us with the entire loan process. When first applying, he walks you through exactly all the different types of loans you can choose from and the advantages/​disadvantages of each one and how much you will will end up paying in total. The other great thing about him is that he can close escrow quicker than most, which gives you a slight edge in this competitive market.

We recently purchased a home in the East Bay and needed to be able to close in as short a time as possible which also applied to the loan approval process. Other mortgage brokers had way too long processing times which would have made our bid a non-​starter from the get-​go in this current competitive market. Faramarz came highly recommended by our realtor and to the rescue he came! We needed full approval over the Thanksgiving weekend and Faramarz dedicated his precious holiday time to make sure we get fully approved so that we did not need a loan contingency which we think was one of the primary reasons our offer was the winning one.
