Real Property Management

The management company is full of idiots. I would rate this 0 stars if i could. My toilet stopped flushing and i called the after hours number to have someone come fix it and no one answered. The next morning i called about my toilet and the man said that its not possibly broken because they just got new ones installed. I tried calling back and they didnt answer. Im goijg to have to buy a new toilet myself i cant live with a shitty toilet any longer! My sink is leaky in my kitchen and i just put a bucket under it, my cabinet doors need refinishing and my house is drafty and cold its pointless to run the heater because it makes no difference. I wouldnt recomend this company to my worst enemy, dont ever go here.

RPM is unprofessional, I am a young first time renter and I feel myself as well as my family have been taken advantage of! I am still a current tenant, I would leave if I wasn’t stuck by the lease. At first it was exciting and seemed like a good deal, compared to other places we went to. I should have paid closer attention to the Unilocal reviews on here. First off when we went to look at the place, which we had found on craigslist, Nivrita was really nice and answered all our questions so we took applications and filled them out. The process to apply and qualify for the apt was easy and Nivrita was always quick to follow up and answer our calls. We moved in and were content with our first place.
Now, here is why I am putting only one star; any maintenance problems I have take FOREVER. While Nivrita is very quick and on top of taking our money for rent or the deposit, she isn’t very quick when it comes down to getting someone to help us fix things around the house. The dishwasher wasn’t working or even closing properly when we first moved in, and the toilet was leaking. These things were fixed in less than a week. Of course I was happy and satisfied about that, then it goes down hill from there. In my area there is a sign that clearly states NO SMOKING PROPERTY yet everyone including my neighbor smokes more than a train, normally I really wouldn’t care but I have a two year old daughter and I cant even leave the door open with out having the beautiful smell of cigarettes come into my house when my neighbor decides he needs a fix. a couple months go by and every now and again I notice wasps in my bathroom so I looked around the outside building to see where they are living and they are under the roof close to my daughters bedroom, so of course I email Nivrita asking her if i go through her or have to deal with the wasps on my own, she then tells me she handles it (I believe this is around a Wednesday) a few days pass it is now the weekend, and still wasp are there. so I call that following Monday telling her this is urgent I have a 2 year old and I don’t want her to get hurt by the wasps, her answer «oh they haven’t come yet? they should be there by Friday. Friday roles around nothing. finally Saturday the pest people come and they remove MOST of the wasp nest leaving a chunk on the roof, I’m no wasp expert but I’m pretty sure they can build off of the pieces left behind, AND they leave all of the dead wasp every where on my porch on top of the trash cans and same are nicely dead on my daughter kiddie pool.nice.
Lastly, the topping on the cake my fridge goes out, so i called the ²⁴⁄₇ maintenance line, thinking that someone would be able to help me, if not that night at least soon. NOPE the operator tells me she is going to put in a request and someone should be able to help me, she couldn’t even give me a time frame of when I should hear back from someone. Another week or 2 passes so I send in another request via the website stating my fridge is out I cannot store anything in it. after several calls and emails, having to waste money by eating out, and not being able to have basic necessities like milk and eggs, the fridge is finally fixed OVER A MONTH later! what the hell who does that, this is a fridge isn’t there a rule or regulation about this? I feel and have been told by other family members this is wrong and should be reimbursed and have rent deducted for my troubles. RPM stinks Nivrita stinks, after we move out we will not be renting places through RPM any longer. bad first impression.

Real Property Management is our current property managers and they are great. Nivrita is very responsive and always follows up via email. They are always quick to contact the owner of the property and help get any issues worked out that can arise.

Nivrita has the best customer service ever! she’s the sweetest & super helpful. She response quickly & I highly recommend her.

Nivrita Chandra was soooo helpful she showed me many home and apartment. She is very cheerful and helpful and i will defiantly refer her to my friend and family. you don’t often find such motivated brokers like her anymore. if i could i would rate 10 stars!

I’m a current tenant in one of their properties. I honestly wish I’d read these reviews before leasing this house. The rental agent, Nivrita, has been abysmally unresponsive, and the so-​called 24×7 maintenance helpline is a farce. The damages done by the previous tenants are still sitting glaringly in my living room, and ants show up wherever they please throughout the house.

I thought we had found a great house to rent and we really wanted to sign the lease. For over 1 month we tried to sign a lease, even gave a cash deposit. We would schedule an appointment to meet at the home, and no one would show. I read the reviews after the first no-​show and started to worry, after the second we had to trust fellow Unilocalers and move on. I had very much the same experience as Brett and Barbie, so thank you for your reviews because they helped convince me I should look elsewhere.

I’m a (former) tenant. These people are some of the most incompetent and unprofessional individuals I have ever had the misfortune to do business with.
When we first contacted them about renting a property they were advertising we made clear to them that we were interested in a long-​term tenancy: while we’d be happy to sign a one-​year lease with the expectation of renegotiating rent, we were not interested in the property at all if there was a chance the owner would want to sell or reoccupy. They assured us that they had a longstanding relationship with the owner of the property we were interested in, and that as long as we weren’t problem tenants the lease would be available for us to renew indefinitely.
Six months after we moved in we were contacted out of the blue by a listing agent who informed us that the owner had decided to sell. We didn’t get the news from RPM for another week, despite repeatedly trying to reach them to confirm. Not a word of apology for misleading us at the lease inception.
Given the circumstances we asked for some flexibility from the owner about terminating the lease. We asked that, if we found someplace else to live, she’d waive the thirty-​day move-​out notice requirement and release use from the lease. It took a month for RPM to convey this simple request and get an (affirmative) response.
We asked for a pre-​moveout inspection of the premises. They initially refused until I reminded them that California law REQUIRES them to conduct such an inspection on request. The girl that they sent to perform the inspection took a brief fifteen-​minute walk around the house, and did nothing except point out problems that were either obvious, or that pre-​dated our tenancy.
We moved out mid-​month. In an unexpected and completely out-​of-​character fit of helpfulness, they agreed to pro-​rate our rent for the time we were still in possession of the property. To save some time we offered to let them deduct the costs of a move-​out cleaning of the premises from our security deposit (as opposed to us staying in possession longer, and doing the cleaning ourselves). Simple request. Took them a week to agree, and two different people gave us two wildly different estimates of how much it would cost.
We put in a change-​of-​address with the USPS, but knowing that’s not 100% reliable I contacted RPM about a week after we moved out to ask them if any mail had been delivered for us, and if so, if they could hold it for us to pick up. They adamantly refused to help us, notwithstanding that we’d furnished them with a forwarding address on our move-​out form.
While they still have a week and a half before they’re legally required to return my security deposit and provide an itemized list of deductions, I will not be surprised if I have to file a small claim against them to get my money back.
To anyone considering dealing with these people, I would strongly recommend going with a more reputable and competent property manager like Maitusich & Raich. RPM is just dreadful.

Extremely bad service! Not creditable! No trustworthiness! Potential renters are angry, and house owners will lose money due to their unprofessional services.
My friend and I contacted this property management company to rent a house my other friends currently living in 3 weeks ago. It was arranged to let us move in on Jan 1^st, but every time I call them to let them send us lease to sign they said «ok I will send you it later today or tomorrow at the latest» and never send us a lease to sign. Since the scheduled move-​in date is approaching I called the office every day, and every time Kevin said the same words and postponed the signing lease process again and again. This happened at least 4 times and then I couldn’t reach them by phone or email. On Dec 30^th, they finally sent me an email to say they didn’t see any reason that couldn’t let us move-​in on Jan 1^st, however, on 3pm of Dec 31^st they send me an email to say we CANNOT move in on Jan 1^st!!! Are you kidding me!!! You take 3 weeks to do the process and tell us we can not move in in the afternoon of the last day?!! Kevin ate his words again and again which cannot be tolerated! On Jan 3^rd, they still cannot arrange us to move in before Jan 5^th, then we decide not to rent this house and never do business with them!!!
I don’t understand what kind of house owners want to use this property management to help them to LOSE MONEY!!!

I’m a current renter and any owner who is considering using RPM as their property manager should go somewhere else. These guys are incompetent idiots. They do an annual inspection on the house, the tenant tells the guy doing the inspection of items that need repair or replacement, and there is never ever any follow up. This has happened multiple times. Even when I do try to contact the office, there is usually nobody there to answer the phone to help out. There is no 24 hour emergency repair line. The number on their website is actually the ²⁴⁄₇ repair line for RPM in Colorado and they can’t help out by even giving the California number. I’ve had multiple requests sent in that are just ignored. I try to be a considerate tenant so that the landlord doesn’t end up with damages to his property but when the property manager won’t fix things, and refuses to give me the number of the owner so I can call him directly to let him know of issues in his house, then something is wrong there.

This review would be so much higher but I called looking for Joel who was always so helpful and prompt only to find out he has gone. This is so sad, not that the other person wasn’t helpful but I always felt that Joel was trustworthy. As for the comment below about his desk — how ridiculous I’ve been in that office and I saw nothing of the kind. Someone must be just upset about not getting a place or just upset that they didn’t get what they wanted. As a tenant you have rights but you have to be respectful because it’s not your property. I’m so disappointed to learn about Joel not working there. You should bring him back!!! he’s awesome. I should note I’m a landlord and I want a company that works in my favor and Joel always did that and at the same time I felt worked on behalf of my tenants. With him leaving I may need to find a new company to manage my properties.

You NEVER told me I would «most likely not qualify»… What you said to me at the property was «would you like to take an application?»… then when I spoke to you on Tuesday when I hadn’t received a call back from you I informed you I FAXED the application Monday morning.
So don’t say I opted not to turn in an application. I had the manager at Gold’s Gym FAX the application for me on Monday. Your application doesn’t state there is an application fee. Had I known that, I would have gladly dropped off the fee along with the application… But I DID fax my application and then told you I FAXED it when we talked on Tuesday.
That’s also when I asked you if you talked to the homeowner about me. You just said that she said, «well, if he doesn’t want it then we’ll rent it to the next person». You DID tell me what you guys usually ask for (in terms of qualifying) but you said that «ultimately the decision was up to the homeowener».
I was NOT upset because I felt that I wouldn’t qualify for your standards! That’s ridiculous, I just wanted an answer so I could move in or move on!
If you read my review it’s clear to anyone reading it that I was irritated at the fact that YOU OR TYRA NEVER CALLED ME BACK! The ONLY time you called me back was when I called to set up an appointment to view the property… NOT ONCE DID YOU OR TYRA OR ANYONE IN YOUR OFFICE CALL ME BACK AFTER I VIEWED THE PROPERTY!
I called the office an hour after the tour, again on Tuesday when I spoke with you, and then again on Thursday when I spoke with Tyra! I GOT NO CALL BACK ANY OF THOSE TIMES AFTER YOU GUYS SAID YOU’D CALL ME BACK… THAT’S WHY I WAS UPSET!
If there is a way I could upload my Verizon cell phone bill I will gladly prove I was the one doing the calling!
Anyway, I’m over it… Nothing against you personally… Just think you should be more diligent about calling people back. Good business practice. Peace.
