Lisa Goodman – Silver Creek Valley Properties

My experience with Lisa and her company, Silver Creek Valley Properties has been «top notch»! I have been working with her, renting a home, for the past 2 years and she has been very professional, understanding and all around AWESOME with not only how she conducts her business, but with how she interacts with her clients. Lisa was our property manager for about 2 years when we were renting a house and she also helped us find our first home in California which we recently moved into.
Lisa is a very detail oriented and prompt in replying to any and all communication. We have had no issues dealing with her as tenants and later as buyers. While buying we never felt pressured to make a decision in fact she would tell us at times to sleep over things when we rushed into pulling the trigger of putting an offer. We were looking mainly in the Evergreen and Silver Creek area and her knowledge of the area is very good. If you are looking to buy a house or rent your home or find a place to rent I highly recommend her as an agent and property manager.

We are model tenants since we ourselves are landlords. So we know what good service in this industry looks like. Property management is not easy, but if you are presenting yourself as one of the best in the business you need to have impeccable and timely communication skills coupled with business acumen. This is a HUGE area Lisa can improve on. Let me explain.
We had some issues, typical of anyone else, with the property that Lisa was managing. Some were minor issues, some major but no matter how big or small the issue we consistently had to follow up with her either via email, text or phone call on no lie, EVERY single issue we had. From the time we reported an issue or needed something regarding the property, the average turnaround time to address it was approximately 2 weeks or longer, some went unanswered. I understand that she may have to get the owner involved, but what an issue is reported, an acknowledgment of the issue would be good and what steps are being taken to resolve the issue. We did not get that from Lisa.
Now, on the other hand if it came to something that Lisa needed, my perception from her was that it needed to be responded to within 24 hours. For example, our new lease, we were very proactive (at least 2 months before the lease expired) on renewing our lease. Lisa waited until approximately a week before our old lease expired to get us a new lease to sign and then then expectation was to return it signed within 48 hours. I will say, when moving out, expect Silver Creek Valley Properties to hold your deposit for the FULL 21 days, you will not get it returned any sooner, no matter if you have the walk through the day you move out. I understand this is the law, however it would be nice to know that the people you are in business with have your best interests in mind.
Lisa is a good person at heart and in face to face conversations is pleasant, I just wish she would have been easier to do business with and would have been more responsive to her tenants needs. Based on the above, I can not in good faith recommend Lisa, however if she were to improve upon her communication skills, follow up and her business savvy/​acumen, then maybe.

1. When discussing contract. I clearly stated the price and we would pay for gardener. We have never prepared for paying the garbage bill. It’s not only about money, it is also one more thing I need to remember — regularly paying garbage bills. Next time, I would put everything in document.
2. Property repairs. We only need someone to repair what was found in property inspection about basement, not another full inspection again with high price. As we know what would be better to be fixed, we have pictures etc. It is not like we know nothing, need someone to inspect again and inform us. But the company you arranged only did inspection and charge high price for inspection report. This is not what we wanted at all.
3. Water bills. We have communicated for quite some times by email. I explained the 3^rd bill I got from City does not have break down details. Is there any reason it would not be paid as a city bill? If I would have known helping tenant paying bills before they set up their account cause me so much work, I would not have done that, but they would run into trouble with water cutoff…
Except those, I value your help. I also feel the service has been improved after I post my comments here. Thanks for that and I adjust the my rating to 4 star.

Lisa has been managing our property since mid 2011. She is very professional and extremely thorough in her dealings. She helped find me a tenant very quickly and also provided a very comprehensive checklist during the walk through.
