Todd Wiley – Zephyr Real Estate

As an executor of an estate, I had two properties in San Francisco to sell both of which had long term tenants. Todd had the expertise needed to negotiate this complicated process. He knew how to market the properties and to whom. You will be hard pressed to find someone who matches his knowledge of tenant and rent control issues in San Francisco.

We are first time home owners in SF. Todd and his wife and partner, Kim, were incredible guides through the entire process. From the very start, I contacted Todd prematurely — I really had no clue. Instead of blowing me off, Todd got us off to the right foot as he made recommendations for lenders which started the process. In our first meeting, Todd learned about who were are and what type of house we wanted. With our specs in mind, Todd sent us numerous listings to go see. In cases where the house really fit our profile, he always met us at the property to view the open house together. This gave us a chance to ask questions and look at the property through his discerning eye.
Considering the status of SF market currently, we were incredibly lucky to have an easy experience. We put three offers on three different properties. None of the properties where straight forward. Our first offer was for an OMI. Todd expertly guided us through the process and helped us determine how much to offer, explained what would happen if our offer was excepted and what to do if they countered our offer. Our second offer was for a house in probate. Again, Todd walked us through the steps. This house was listed at a ridiculously low price therefore there was a lot of competition. Where Todd excels is with his knowledge of the market. As we sat to write an offer, Todd presented information he complied indicating the sale prices of comparable homes in the area which helped give us a ballpark figure for the offer. Thus, we always felt we were writing an attractive offer without vastly overpaying.
Our third and final offer was a once in a lifetime opportunity which Todd helped to orchestrate. We COULD NOT have bought our dream home without him. Todd and Kim were able to get us into the home before it went on the market. After our offer was accepted, Todd went to work helping us through each step of the complicated process of actually purchasing a home.
Not only are Todd and Kim knowledgeable about SF real estate, but they are invested members of the community. We were referred to Todd by a woman in our neighborhood (we were out for a walk and the conversation led us to Todd) and he diligently found out who referred him in order to donate a portion of his commission to Sunset Co-​op Nursery School in her name. Knowledgeable and ethical. A deadly combination.

We have just relocated to SF from Australia, and Todd helped us purchase a fabulous new family home. As we were new to the American real estate market, Todd held our hands through the whole process and was available at our convenience for viewing houses, and also very responsive in answering our (hundreds of) questions. After being told by everyone we know that buying a house in SF can be a nightmare, Todd made it happen very quickly and easily for us.

I knew Todd from when our kids went to school together so I decided to ask for his help selling our Sunset home when my husband and I separated. I’m so glad I did! Todd helped my family get through a challenging time and was able to calmly lead us through the entire process. He sold our house quickly with the terms we needed for our situation. Then, he helped me find my own house in South San Francisco. Todd is very down to earth and has great instinct. I’m still amazed I was able to get a house so quickly in the neighborhood that I wanted. He’s great at what he does — very highly recommend!

Todd was a godsend for my wife and I. We had been working with another realtor for 6 months and looked at over 70 homes when we found Todd. At our first meeting, Todd laid out several exciting strategies and showed us places we hadnt even been considering before, and we knew we’d found our guy. Within two weeks we had an offer accepted and we’ve been living in our new home for the past 10 months and we love it!

1. Agile and Responsive: Todd acted quickly and deftly to tour a house that was not an open house and that had just returned back on the market the day before. He explained my options and we got in an offer to the selling agent in a very small window of time. Once my offer was under consideration, he suggested a counter-​offer for a few thousand dollars more than another potential buyer that landed me the house. Todd explained my options again, and I trusted his strategy.
2. Honest: Todd conducted comprehensive market analyses for a few homes and suggested price points. I felt Todd was interested in serving me as his client, and not overpaying. He was representing my interests, rather than just trying to close a deal. I trusted him.
3. Well networked: Todd knows the business and many of the players. His personal relationships that he has developed serve him well, and he is constantly trying to expand that universe to help his clients.
Todd also helped me to sell my house, and I felt he sold it more than the comparable homes in my area.

Todd is a genuinely good guy. We’re first time homebuyers and needed a lot of guidance on the process of buying a home. Todd was excellent to work with, and was very helpful in answering our questions and telling us what we needed to do to get serious about the house hunt. He came recommended by my aunt, a realtor on the East Coast, and proved to be an outstanding guide every step of the way.
We’d heard many stories from friends about the grueling process of buying a house — making offers on multiple homes, and even going through several real estate agents before successfully bidding on a home. Luckily, that wasn’t the case for us, as Todd provided guidance on how to make a competitive offer even against others who are paying all-​cash, and helped us think through what homes were worth the trouble of going after in the first place. By the time we found our home, we were certain about our decision, and Todd ensured that we were the winning offer without overpaying, even though we faced a lot of competition. We’re thrilled with our new home, and relieved we were able to find it reasonably fast, without the agony of losing multiple bids.
Todd was also very helpful in walking us through which properties had potential for remodeling, and has a great deal of knowledge about the city’s neighborhoods. We highly recommended Todd to anyone who is looking to buy a home in San Francisco.

Almost 5 years later after Todd helped purchase my home it was time to sell in what appeared as an unpredictable market. Todd was the obvious choice. One phonecall and a quick visit and he had already formulated our strategy. I put my complete faith in him as I knew his extensive knowledge would pay off. I was not wrong. He came through for me once more but this time I used his contacts more aggressively for painting, landscaping and other chores. 3 months later I got exactly what I wanted and a wonderful young family got what they wanted and I attribute it entirely to his strategy and my confidence in him to execute that. The market was kind to us and this makes success #2 for my work with Todd. There are a lot of so called ‘Realtors’ in the Bay but Todd is a professional no ‘BS’ strategist not to mention a great guy. If I buy or sell here again I know who I’m calling.

Whole story:
Our family of four was given 60 days to move out of the condo that we had been renting for 3 years. I had a broken foot, a 3 year old, and an 8 month old baby. Not wanting to rent again and be in the same boat in a year, we decided to try to buy something. In 60 days. In San Francisco. Ha ha you say.
Our friend recommended Todd to us, and immediately, he and his wife and business partner, Kim, sprang into action. I felt like I was their only client, and I know that is not the case. They spent so much time talking us down from the ledge of panic and helping us focus our search.
And he did it in record time.
Todd’s way of talking to me and dealing with my situation really calmed me and always made me laugh. He was honest and pragmatic, helping me not waste time on properties that would end up selling for way too much.
He gives back to his community and is making a sizable donation to my daughter’s preschool after our purchase. He is also just an awesome guy and someone you would love to hang out with even if he didn’t just score you a bad-​ass pad.

Todd is an amazing agent. He is knowledgeable, responsive and a tireless negotiator. Todd is a great realtor! My family and myself think very highly of him. He is very professional while at the same time very personable and friendly. As soon as my husband and I asked Todd to help us find a home to start a family, he was more than willing to go the extra mile… literally. We were looking in San Mateo but also were interested in Half Moon Bay or El Granada. Todd literally drove to meet with me at moments notice to look at homes. After the pre-​approval process Todd made arrangements for me to see several properties. He was very patient taking me to several places in the area so I could get an idea of what my price range could afford me. Todd also gave me a kick in the pants when I needed it to go out and see some properties. (Side note: the Zephyr Realty Web site is really useful and was also a great tool during my search.)
Once I found a place, Todd was able to negotiate a price below asking, AND also get some closing cost concessions from the seller. Even when the financing process ran into some hiccups, Todd kept the seller informed and engaged so the deal did not fall through. He was a great advocate for me throughout the process!
I had an awesome experience with Todd, I love my new home, and will call Todd when it’s time for my next real estate adventure. I recommend you do the same!

Todd is an excellent real estate agent. Our relationship started off unconventionally — we found a house we loved through open houses and wanted to place a bid; however, we had no agent and had no idea how to begin the process. The seller’s agent recommended Todd. We were hesitant, first because it was obvious to us that taking a seller’s agent’s recommendation might not be in our best interest and second because we had reservations over the value of real estate agents in general. My husband actually said, «I mean what does he really do to earn his percentage?» Well, it turns out, a lot.
We ended up losing the bid on that house — not to any fault of Todd’s — he actually gave us excellent advice, and had we listened to him we very well might have won the bid. He told us the way he saw it, made a recommendation, but left it up to us to bid what we were comfortable and not beyond that.
After our disappointment, we continued looking, this time with Todd. He questioned us, asked what was it that we were really looking for — and he helped us to focus our search. Before that, we were all over the place. He helped us to really understand the real estate market.
When we found the next place we loved we were ready. Todd helped us to structure a bid that would win but that was within what we were willing to pay. Don’t get me wrong, he pushed us to the edge of what we were comfortable with — but that is the only way you win a bid on a house in San Francisco. There was some serious negotiation throughout do to issues that came during inspections, but Todd did a great job. He was there for us 100% and was a great negotiator.
Additionally, we were amazing by Todd’s patience. We are readers and my husband’s father is a real estate lawyer. We read ALL of those closing documents and we asked him tons of questions. Once we closed he continued to help us out giving us names of contacts for painters, floor refinishers, etc. The amazing thing is Todd is still there for us long after we closed. If we have a question or would like a recommendation, he’s there and happy to help. He’s a great guy in addition to a great real estate agent. We’ve grabbed drinks and dinner during our search and after. He’ll tell you how it is and won’t beat around the bush. I appreciate the transparency and everything Todd did for us. I highly recommend him.

We bought our house from Todd many years ago and then, when it was time, we sold it with Todd. Having been on both sides of the process with Todd, I can say this for sure: Todd Wiley will get you top dollar for your home, whether you’re buying or selling. He is easy to work with — totally professional yet very comfortable and friendly. I had absolute confidence in Todd. We had to sell our house when the market wasn’t good.
