Mickey Cogliandro – Guaranteed Rate

Mickey recently helped me work through two different loans — a purchase mortgage on a TIC property that fell out of contract for legal reasons, and a refi on a TIC that I already own.
Mickey definitely understands the ins and outs of TIC lending. He was a big help to me and gave great guidance. The two properties in question both had financing challenges, and Mickey clearly knew how to handle both sets of circumstances.
Further, he was always quick to respond to questions, proactive in addressing issues, and was always calm/​cool/​collected. I will definitely use Mickey again and heartily recommend him to others.

We were about a week from closing escrow on our new condo/​loft in San Francisco, when our original mortgage bank (BofA) pulled the plug on the loan due to what they called a ‘software glitch’ that no one at the bank had the stones to override as they seem to all be scared every since the threat that they might actually be held accountable for loans they underwrote was placed on them. We had no idea what to do and thought we were going to lose our opportunity to buy the place when our real estate agent, Faye Dibachi (who I would highly recommend) referred us to Mickey Cogliandro at Guarantee Mortgage. We literally called him in a panic and he told us to grab our file from BofA and drop it off at his office and he would check on it when he got in later that day. It was about 3pm when we dropped off the file. By about 6:30pm that night he said that he had put our info through his own underwriting software and that he should be able to get us the loan. He asked for a few more pieces of information (not the mountains that BofA asked for), put up with a few changes that we made last minute (as we increased our offer by $ 5,000 to make sure the sellers didn’t back out when our first loan fell through) and within a week our loan was guaranteed and within about 15 days from when we first contacted Mickey, we closed escrow on our new home.
Mickey was available to us day and night, and even though he had a vacation scheduled during the period that our loan was in process, still worked for us via email from Europe, responded to messages and questions within minutes, and had his assistant (Martin Smith), who is also extremely helpful, knowledgeable and on the ball, finish the process for us. The experience was truly a breath of fresh air compared to the nightmare that BofA put us through. In fact, at times we were worried because the process seemed to be too easy, but the results proved our worries to be baseless and we couldn’t have been happier. I only wish that we had gone with Mickey and Guarantee Mortgage from the get go… But I guess hindsight is always ²⁰⁄₂₀.

My husband and I recently bought our first home and worked with Mickey for our loan. He was professional, responsive, and most importantly — patient. As first time buyers, we had many questions and were obviously anxious about the process. Mickey answered all of our questions (some were asked multiple times) and always made sure that we were comfortable with the explanation. Mickey secured a great rate and our closing went off without a hitch. I would highly recommend Mickey if you are looking for a mortgage broker.

Mickey Cogliandro and Ken Dean worked so hard for us. My wife and I are both self-​employed first time buyers, we looked at short sales, tried to get a huge condominium complex FHA approved and learned about all the latest loans. Communication is key for us, and we did not have any problems. Their motivation never faded, and they got us into an ocean view condo that will absolutely change our lives for the better.

I want to emphasize that nothing I write about below is an exageration or not factual. This is 100% true, please keep searching if you’re even considering working with these guys.
I’m not surprised I’m not the only one writing a negative review about 7×7 Group.

— Mickey didn’t send in the purchase agreement to the bank which we had provided to him 45 days earlier therefore holding up the mortgage approval and delaying the closing date by 2 weeks

— Mickey threatened to call of the deal 1 week before closing because he couldn’t handle the stress of his job

Today I found out that Mickey and Ken closed another deal for one of our friends. We have sent many referrals them over the years. All of them have had many great things to say about Ken and Mickey. They are knowledgable in regular loans as well as CAL STRS, VA, and FHA. I know of several times when Mickey and Ken spent months, to years preparing a client for real esate purchase. While not much money is made with small purchases, Ken and Mickey take good care of the $ 300,000 TIC buyer. It seems they view every client as their only client. Rare in the San Francisco are to find loan brokers working so hard! They are brokers so having access to a wide variety of money sources. From TIC’s, condos, to multi million dollar estates, I have confidence in this team!

Mickeys a really nice guy and personally I like him very much but the reason for my one star rating is not personal. I started working with the 7×7 Group to refinance my condo several months ago and after some time they just dropped off the face of the earth. I sent numerous emails and place a number of phone calls into them for nearly a month without one response. I was worried that something might have happened to Mickey but when I noticed that he was still posting messages to twitter I came to the conclusion that it was just plain ol bad customer service. I guess these guys accept work and then simply don’t do it which in my book is beyond comprehension. Eventually I took my business elsewhere and got my condo refinanced in under 2 weeks at a lower rate than 7×7 said they were going to get me. I learned that these guys are just unreliable and if you want help refinancing your place I’d look elsewhere.

I’ve worked for Mickey and Ken before and i’ve watched them tire themselves out from having a lot of work. Well, they wouldn’t have that much work in the first place if they weren’t so good at it. These guys can be trusted with your loan concerns.TIC.FHA you name it, they will get it done. And they will get back to you as soon as they can. i know, since i was their assistant waaaay back then. hehehe… anyway, i wish them the best, one of the best bosses i’ve had. ;)

Mickey, provided me with a straight forward answer to all of my questions regarding mortgage refinancing I plan to. He is a best captain you can choose to get you were you want to go. Great knowledge and great personal skills –that what makes him different.

Mickey is the best. My partner and I were fortunate enough to find Mickey when we were looking to buy our first house. We ended up using an FHA loan and going into a TIC w/​another couple — and he made what could have been a super complicated process very easy.
