We worked with a broker here for our a new loan on a TIC and the experience can only be described as nightmarish. Closing went more than three months past the date promised, and throughout the process the broker was uncommunicative. There were always mistakes in the paperwork, some of which never got fixed even after we pointed them out.
Deadlines would come and go without any acknowledgement. When we would finally initiate communication after a deadline passed, the broker would blame either the seller, the bank, or the other owners, and then give us the same paperwork to fill out. I have a feeling this was just to make us feel as if something was happening. I’m pretty sure I filled out the exact same paperwork at least 4 times, even though they already had the same electronic copies.
There are 6 different closing dates on my calendar. These were all the promised dates made by the broker. Before the third promise, I asked if there was anything that could possibly hold us up at this point and the broker actually laughed and said that there was nothing that could go wrong. This was a bit brazen considering we had already missed two deadlines. As with the other deadlines, it came and went without any acknowledgement. After talking to the other TIC owners, who were using the same broker, we realized that we were given different information, different promises, and different reasons for missed deadlines.
This ranks as one of the worst service experiences I’ve ever had and I strongly recommend avoiding this group.

OMG! We hired Ann Bassi to make the refinancing process go quicker since we had one partner sell out of our TIC and we were trying to have as little work as possible for the other tenets that had to refinance but that did not happen with Ann. Ann talks as if she really knows what she is doing but the lady does not look over the work of her processor and there were MANY mistakes in every step of the process. Also Ann did not answer questions correctly or give correct advice which ended up extending the process much longer that it should have been. If you decide to go with GT Financial maybe don’t use Ann Bassi!!!

My wife and I got two loans in 2006 to get in to the housing market at its height. We took the best loans available to us at the time, but as housing cooled and rates got lower those so so loans became bigger and bigger dogs.
To take advantage of a rejuvenated market we worked with Gannon and Ken Wan to save $ 1500 per month.
Professional, communicative, insightful, courteous, knowledgeable, and intelligent describes these guys. Highly recommend their services.

Ann Bassi at GT Financial Group ROCKS! She’s been involved with the sale /​refinance of a 3-​unit TIC building for over 3 years. She has been there every step of the way and really pulled out the stops at the end to make the deal close before the end of the year.
Here’s the background and details on Ann Bassi’s work:
One of the owners of a 3-​unit TIC group in San Francisco wanted to sell. All three owners went in together and obtained «group» financing back in 2004 when they purchased their units since «fractional interest» TIC loans weren’t as prevalent at the time. So the sale of one owner’s interest required the refinance of the entire building.
First time they offered the unit for sale, the market was in the toilet and it didn’t sell. But Ann did all the work necessary to determine whether the other owners would be able to refinance — a tall order considering they had purchased at a time when the market was more robust and had little equity 8 years later.
Fast forward to 2012 and a much better market, the unit is listed and an offer obtained. So time to gear up for the refinance again. Every piece of documentation had to be resubmitted and verified,. Making things more difficult, one of the other owners was out of the country for the entire escrow period. All files needed to be submitted simultaneously — using two different lenders — to make it possible for the seller to close the sale. Ann Bassi stayed on top of every detail to make sure they came together.
With interest rates at all-​time lows and all the refinancing going on in general, banks are backed up with heavy loan volumes. So closing the deal took a bit longer than anticipated, but Ann stayed the course. She communicated status of all three loans (two refinances and a purchase) at least once a day during the final days leading up to the closing. Combine that with the fact that the escrow period included two major holidays — Thanksgiving & Christmas — all the more unusual was Ann’s Herculean efforts in this day of poor customer service and lack of follow through.
Ann Bassi knew what to do and when to do it. Couldn’t ask for a more professional approach to a very complex and tedious /​time consuming job. A good mortgage broker is hard to find, but if you have a chance to work with Ann, you’ll have found the very best.

Got a referral to call Leman Woo at GT Financial from my dentist a few months ago when I mentioned I was looking to refinance my home loans.
Just completed two refinance home loans with GT Financial. Leman Woo was able to get a very competitive «no cost» loans for my rental and primary homes. He was very attentive to my questions and loan rate targets. The loan process was very personable, efficient and professional with Leman and Katheryn on every level. Our email and document transactions were very through and understanding. Not sure of previous negative raters personal issues, but my experience with Leman at GT Financial was great. I have recommended Leman Woo to my work and personal friends.

We have refinanced twice this year (January and September) with GT Financial Mortgage Group. Both times we worked Gannon and Ken and they are truly amazing to work with. We experienced the same level of service in September as we did in January. They stay on top of the details and move very quickly to help resolve any outstanding paperwork or issues. I would highly recommend them to all of my friends.

They said it couldn’t be done, but GT Financial Mortgage Group got me a 3.5% home mortgage loan in under 30 days! Both Gannon and his loan person, Ken, are both personable and amazingly efficient. You’ll love working with both of them. They have a huge network and are unbelievably thorough and knowledgeable. They came highly recommended… and I highly recommend them as well!

We have refinanced our condo three times since we bought in 2006 and Gannon Tidwell and his team have been honest, communicative and professional throughout the process each and every time. We worked with GT Mortgage Advisor Ken Wan on our last two refis and he has been quick to communicate with us through every step of the process. GT Financial was able to lock us in at historically low rates and made sure our loan closed on time and as promised. Call them for all you mortgage needs, you will not be disappointed.

In a time where qualifying for a mortgage is not only difficult, but stressful and time consuming, GT Financial made the process a pleasure and as stress free as possible. From gathering all necessary documentation before submitting to underwriting (so that there were no last minute docs needed), to communication on a daily basis so we never had to wonder where we were at in the process, to providing us with information that kept us confident and secure in our transaction… we were beyond pleased with their service. They went above and beyond to get us our loan and the service was impeccable. We are incredibly pleased with GT Financial and urge anyone who wants a capable team to handle their loan process to take advantage of their service!!! You won’t be sorry!

Disaster. Walked away from a purchase because of these guys. Considered getting lawyers involved and going after them. Avoid at all costs. I’ve been through the mortgage process five times in my life and nothing was even close to this bad.
The listing agent forced all of us to go through one morgtage broker at GT (it was a TIC purchase with four parties involved and, hence, needed somebody coordinating financing).
Communication was a problem from the beginning. His ability to communicate over email was virtually nonexistent — important questions would be ignored or responded to in misleading ways. Phone calls were so empty of things like direct answers to questions and instead were exercises for him to practice his weasel-​speak. After a while, I refused to deal with it and just had him speak to my agent instead.
The bank underwriting the mortgage changed policies to require a minimum 25% down payment. Instead of communicating this in a timely fashion, the broker made a «poor strategic decision» (his words) to not tell me. Instead, he waited a month — until the deal progressed to the point where it was difficult to get out of – to spring it on me.
Got the owner/​director involved and he refused to do anything to ameliorate the situation.
I dug deep to scrape together the extra 5% when he then sent a ‘revised’ GFE with double the original listed closing costs. At that point, I had more than I could take and walked away.

Great to work with they get it done and are communicative through the whole process. Highly recommended… and their rates are fantastic.

We have re-​financed twice in the past 12 months with GT Financial and both experiences have been exceptional.
When we were shopping around for a mortgage broker, Gannon stood out from the rest b/​c of his ability to explain everything very clearly and quickly. He would recap the numbers he quoted in conversations in emails so we always knew exactly what we were talking about. He also asked us a questions about our long term goals and made recommendations when we asked for them. By contrast, the other brokers we spoke with seemed to be pushing specific products and 2 were dismissive when we indicated we were interested in products different than the ones they advocated.
Ken Wan is seriously on top of things. He is thorough, polite, patient (when we took longer than expected to produce some docs) and exceeded our expectations in every way.
We are very happy with our current loan and with the over all experience. We recommend these guys highly!

I just worked with Jim and the team at GT financial for my mortgage and was very impressed by the personal, timely service they provided and the great rate! Buying a home is not easy, and I’m glad to have had an expert to hold my hand through the process. Jim is very knowledgeable and I also found him to be very calm, even when I was not. He was also readily able and available to all of my questions.

Tired of working with banks and people who do not know what they are doing?
Then Jim is the man. He has been in the industry for a long time and really know his stuff. He is a mortgage broker so he can shop around and get the best deals.
The fact that he is still in business after all these years is a good sign. He has helped me with my Mortgage and refinance and I have been very happy

I’ve never worked with such a disorganized loan broker, in all the years I’ve owned real estate. I feel the broker was decietful, and didn’t know what she was doing.
The company charged «Hidden Fees» and did a bait and switch on the loan our TIC was doing. It took over 5 months to get this thing closed.
I would definately stay away from this company.
