Doorman Property Management has a diverse history far before its soft launch January 14th, 2011. Doorman Property Management formally known as Sierra Moreno Management has been managing industrial & residential properties in the bay area since 2004. Consistent accounting staff with years of experience and happy owners. Coupled with hands on experience with both construction (since 1976) & maintenance (since 2010), from countless unit remodels & tackling over 100,000 repair tickets. Throughout 2010 Doorman Property Management has focused its resources on re-​branding, while developing a new comprehensive business strategy and infrastructure to implement its innovative approach to property administration & owner experience.

Nick Kraemer a California Real Estate Broker & licensed general B contractor. Managing family owned properties in the bay area since 2003, while working in the construction business since he was a child. Graduated from Santa Barbara with a degree in Economics & USF with a Bachelors of Science in Mathematics he is highly experienced in both financials & the brick & mortar aspects of the real estate business. He maintains a deep understanding of cost efficiency and innovation.

Co-​Founder:

Barrett Raftery a California Real Estate Broker has a degree in Economics from UCSB. He has lead multiple successful philanthropic solar installation projects in Africa & in the Bay Area. Extensive customer service & business experience. Honed people skills developed through his extensive travels and various business endeavors he will head the concierge services & aid in the administration of our properties. 24÷7÷365 accountability and motivation with a you name it we do it attitude.

These people are thieves. THIEVES. When we moved into an apartment they managed, there were numerous small issues that we didn’t bother to get them to fix — minor dents in the wall, chipping paint, etc. It was an old apartment. When we moved out one year later, and they were getting the property ready to show, they fixed all the issues — and took over a thousand dollars out of our security deposit! If you move into one of their properties, TAKE PICTURES with a timestamp when you move in, or better yet, AVOID RENTING FROM THEM ENTIRELY.
On top of the money they stole from us, they refused to fix our heat for 10 days in February, so we were in a freezing apartment, with a sick baby, no less. They knew our 6-​month-​old was sick. They still didn’t fix the heat, no matter how many times we called, until a week and a half had gone by.
As a renter, these people are wildly unethical, and as an owner, you’re risking a lawsuit from a renter if you hire Doorman Property Management to manage your property, because they will be negligent.
Note all the horrible reviews!!! These are the ones to believe.

Recently applied for an apartment in the south Mission area. The man who showed the place was nice and had a female friend and dog tagging along. Everything seemed very professional.
After paying a $ 38 dollar application fee the man stated he would contact me in 48 hours to let me know what was going on with the apartment. Within that time frame he did contact me but only to extend the timeframe, now he stated he would contact me no later than Monday evening (it was a Saturday).
Monday came and passed so I reached out to the man to follow up. He texted me back at 11:30 pm to tell me he tenants wanted to review more applications. All of this is totally reasonable except the poor communication from the man showing me the apartment. After paying $ 38 I don’t expect to be ignored or brushed off. They still have yet to tell me I did not receive the apartment but fortunately I found a nice place elsewhere.
Suffice to say my new landlord was very critical of them and their methods. I should have listened to the websites I had read: DO NOT PAY APPLICATION FEES IN SF! This is just paying for the middle mans salary who lack their worth. The address of the place was 15 Leese St.

Doorman Property Management is the worst company in the history of companies. Bad communication, lack of timeliness, inability to effectively repair anything, lack of knowledge in field, and poor management practices perfectly describe the company as a whole.
Apartments tend to run into issues and that is normal. A response time being over a month w/​a repair time being over 2 months is never normal.
It is the most frustrating thing when you have a maintenance company that somehow has the hardest time getting the maintenance portion of their company together.
i’ve been fairly patient the past year but have no more patience left for the company & their less than mediocre practices.
If I could reach out to the owner directly, I would let them know that it’s a total waste to invest in a company that is in all actuality does not have the property’s best interest at heart.

Not happy.
The first thing the Doorman Property Management employee did when assigned to paint my bathroom was to break the window (an accident) and then replace the glass with wood and paint over it while asking me to promise not to report the broken window incident. The employee is not yet a naturalized American citizen and is still working with immigration to become so. Just to fix the broken window took half a day before the actual project of painting could start.
The next thing was the same employee started scouting my personal property asking me questions about my TV set and items in the bathroom, not out of curiosity but out of concupiscence. There was far too much talking and not enough fast work; another employee, who showed up only one day, worked quietly without talking but proved to be a thief.
The project of refurbishing different parts of my apartment took several days because there was no planning, no clean execution, and things that were promised to be taken care of were not. The paint on the doorknobs of my bathroom door was promised to be removed, but it was left behind. The white ceiling paint does not match the white walls, and at the top there’s an edge of gray showing the difference between the two kinds of paint. After the work was done, the sunlight in the apartment showed just how hasty and inadequate the whole paint job really was.
On the last day of the project, the team manager showed up at my door without invitation and when I told him the radiator valve still needed o be replaced, he flatly announced there would be no valve replacement and did not bother to give an explanation. He focused his attention on controlling whatever time the employees had left in order to get them to commit to another project in a different location as soon as possible.
Only after the chaos they created ended and I spent 15 hours the next day re-​ordering my apartment by myself did I discover that a large Pyrex glass bowl from my kitchen cupboard was gone as well as a large pair of fine scissors from the bedroom.
Nobody offered to put furniture back where it belonged; nobody offered to assist in moving furniture.
They came, they saw, they talked and painted some, very slowly, and then they ripped me off before they left.

I have been using Doorman for maintenance and management services on my single family home for over 2 years now. I have found them to be on the ball with all my needs as a property owner. I have developed a good relationship with the owners, Nick and Barrett, and appreciate their insight over the best operations of my property.
Maintenance services have been good as well. Quality guys doing good work, really helpful when things need to get done right away.

Door Man has been providing Chandler Properties with excellent service. They are great with repairs for our tenants and homeowners. Like most Unilocalers, there two things that cause a person to write a review for a company; a terrible experience or a fantastic one. Mine is the latter of the two.
Doorman has been pretty awesome in all my interactions with them. Like all properties on the Bay Area, there are problems. But it is Doorman that really made the difference. They have attacked all of our challenges as homeowners and, in my opinion, really set themselves apart from other Management firms. Go with Doorman and you’ll be a happy camper. If there is ever a problem, ask for Charlie or Hans! They are the best pipe cleaners in the business

Doorman is a joke. They over promise and under deliver all while over charging. Do not do business with them. They are so disorganized that I had to inform them of their own accounting. Which they outsource by the way. They never responded to any emails until we started demanding a refund for their horrible service.

Service this terrible should be illegal. This is the kind of management company that ignores even basic messages and leaves you waiting YEARS for something that should have been done within the first two weeks. Then, when they finally send someone to do warranty-​covered repairs, they follow up with a huge bill. Awful! Avoid them if you can. If there was a zero option here, I’d click it.

Mauricio Castillo of Doorman’s maintenance division repaired a broken window in my apartment. He replaced the pane and fixed the frame and replaced the hardware fittings in a couple of hours with no muss or fuss. Then he got the right paint for the next workman to apply the next day when the repairs were dry. The same window was a 3-​week extravaganza with another company. I’d recommend Mauricio’s work, and he’s got a great attitude too.

This review is for the maintenance division of Doorman Property Management. Our maintence guy, Alexander Pell, was a total professional and repair whiz. Not only was he friendly to talk to but he repaired a leak in our sink, reworked and put in a new outdoor light, and unclogged our bathtub and sink in what seemed like record speed. Would definitely recommend him for any maintence request!

Watch out, this landlord is in it to make money. And, good luck trying to reach them and get them to do anything.
I have a laundry list of complaints, here are some highlights of my unfortunate tenancy with these guys:
–First, if you need a repair, it takes weeks to get through to them, and then have it addressed. When it is, its a patch job, done poorly, if done at all. (i.e– stuffing warped moldy walls with caulk instead of actually addressing leaks, etc) On more than once occasion they came to look at something that needed repair, said they would be back and never returned.
–We did not get a large portion of our deposit back, despite never having an inspection upon move in, and many landlord changeovers during our time there. They had no records of the status and state of the unit when we moved in– and they acknowledged that, but cut no slack on old damage in the apartment like ancient floors that were well worn, crack and cast iron exposed sink and holes in the walls. Our unit was so dirty when we moved in that we had to hire a cleaner. When we complained we were told that we were paying for a portion of the renovation that would ensue once we moved out, and blamed us for all the damages. Ummm, why am I paying for the next tenants upgrades? They also charged a cleaning fee, even though the construction supervisor told us in writing that the unit was indeed very orderly and clean. Jerks.
— We got an email stating that we needed to be at home for an inspection of the unit, randomly. Ok, fine. BUT the email was sent one day before and asked us to be at home on a weekday, during the day for over 5 hours. Thats just incosiderate and unreasonable for anyone one works.
–They accused us on more than one occasion of not paying rent, and then later found that we had paid, and they had the checks. They also failed to check their mail for two weeks, and again told us that we had not paid rent, despite us sending it certified mail, with a tracking number. Get it together.
–They failed to show up to our move out inspection, then instead sent a move out report over-​to which I was told to sign. When I asked for clarification on what I was signing and agreeing to, they never replied– and still have not.
–When they took over my building, they asked for a list of outstanding repairs– the house was in bad shape, needed paint– it was peeling and hadn’t been redone in a decade at least, doorbells didn’t work, the carpet ripped up every time you opened the door, windows were filthy and broken, bathroom perpetually molded and leaked. None of them were ever made despite promises to get things upgraded. The icing on the cake was the letter that stated our «lives were about to change» in a great way with this new property manager. Yeah right.

Many of the individual employees of Doorman are friendly and totally on top of things. But as a company their management of our ~50-​unit building has been pretty bad. I’ve lived there about five years, and they’ve been the property manager for the last year or so. Here are a few of my experiences:
1) They list some basic contact emails on their site with instructions for residents like maintenance, etc. I have gone weeks with no reply to any of those emails, and when I finally asked an on-​site employee they gave me someone’s gmail and told me that was the best way to get an answer. Okay.
2) A construction project at our building has been going on with some necessary repairs, which is great. But the first time they blocked access to my apartment they gave no prior notice and instead I got a call from a contractor I hired to work in my apartment saying he couldn’t get through. I had to pay him anyway. Doorman and their construction company’s response: «we gave you notice that morning — too bad.» I was out a good chunk of cash and I’m pretty sure there are laws about 24hr notice to blocking your unit. But okay. They did start putting up signs after that, to their credit.
3) When getting quotes for replacing the old carpet in my unit, the flooring specialist they sent to my unit quoted me $ 5k. I had the floors installed by Perfect Flooring (thanks Unilocal) for $ 1k and they are glorious. Left me feeling like their partner was trying to take me for a bit of a ride.
4) Our gated garage is constantly broken or getting broken into. I don’t blame Doorman at all for that — it’s built like crap and our neighborhood is borderline apocalyptic with crime. However, after the third break-​in where my bike gets stolen or car gets broken into, they again don’t respond for a week. They tell me different prices ranging from $ 75 to $ 300 to replace my two garage remotes that were stolen, and after I show up to pay with a credit card, tell me they don’t accept credit cards and will bill me twice the price later with my HOA dues. Come on.
None of these are major things, but my overall experience has been they are a small company stretching to cover a ton of properties, construction management, and a bunch of lines of business. All that is cool — but if residents have bad experiences and are vocal I hope see that will limit their growth.

Ever since they took over as our property manager our building has not been kept up as nicely as before and our contact agent there was nothing but rude.
They changed the keys without notifying all of the tenants, the cleaning crew for our common areas is horrible — the exterior doors are so gross that I hate to touch them at all IN MY OWN BUILDING. I own my unit and I hate paying so much in HOAs when I can’t even get them to respond to me in an email. I asked them to repaint the interior hallways since the paint was chipping and smudged (for almost a year) and they «touched up» and have left their «wet paint» signs hanging up for over a month now… Prettttttty sure the paint is dried by now…
I love my building and its unfortunate that it doesn’t get decent treatment to keep it looking nice.

Edit 10÷8÷13: Our building has an intercom at the front door so that tenants can buzz people in. It was supposed to get updated and upgraded since I purchased my unit in January 2013. Its Oct 2013 now and I STILL can’t buzz people in. In fact, the name and forwarding number on my unit still goes to somebody who lived there 3 yrs ago…(imagine being that person…) As has been my experience with Doorman, they are responsive, and fast to promise to fix things, but when it comes down to action, very VERY slow. Yes, the Board is now taking bids to replace the intercom. But it took Doorman half a year to figure out it couldn’t be fixed and needed replacing?

I’m basing my review on how Doorman has responded to my specific issue, which related to a parking space that was deeded incorrectly. This is not directed towards any specific person, but towards Doorman as an operation and is only a review of their HOA Management services.
I believe my issue could have been solved in a very easy matter (just pull all historic deeds of two units). However, after months of communication and frustration, we are no closer to solving the issue than we were on day 1. Nick just emailed me also with a stern email in which he clearly did not understand the facts. I hadn’t even been talking/​dealing with him regarding this issue so I’m not sure why that was sent out.
I’ve been very patient but as a first time home buyer, parking or lack thereof, affects the value of the unit drastically. I’m desperate to put this matter to bed.
Hans, the manager at Doorman we’ve been dealing with, has been great. He’s been easy to get a hold of, follows up and works hard. However, maybe Doorman as a company is too busy with all their new clients. Maybe the complex I“m at isn’t big enough for them to focus on. I wont try to guess. All I know is, two months into this issue, we’re still nowhere closer to the finish line.
Property Managers: This issue was even brought up during an HOA meeting and a course of action was agree upon by everyone present. Still, little action.
