388 Beale

From the day we set foot in the door we knew we wanted to live at 388 Beale. The apartment was beautiful and the building was pristine! We had seen a number of options and nothing lived up to our first impression of 388 Beale. The maintenance crew is extremely responsive. Judymar is a great asset to the community. Jennifer in the reception area is pleasant and courteous. She has a way of making your day better with a smile! As far as the rest of the administration staff goes, they truly are a great group of people. Always helpful and professional. Lisa runs a tight ship which is probably why everything works so well. There is a true sense of community that I think Lisa takes great care in protecting. If I owned a building I would want her to manage it! There is a ZipCar station right in the garage which is extremely convenient. They also have a great deal of storage units available to residents. If you are looking for a place to rent in the city, I would highly recommend that you consider 388 Beale. After 2 years, we recently moved out because we bought a Condo in the city. If it hadn’t been for that, we would still be at 388 Beale enjoying every moment at this great community!

Judy Mar is the best and most responsive handy man we’ve ever had, bar none. He goes the extra mile to solve the problem, no matter how large or small. He is always gracious and shows excellent judgement. Thank you Judy Mar for all you do!

Pros:

Cons:
— 10% year over year rent raises. You read that right. 10%. In a market being flooded with new rentals (i.e. not 20 years old)
— dog-​friendly. To a fault. Let’s say you just happen to have an upstairs neighbor with a dog that barks and scratches the floor and pushes furniture around on the wood floor and knocks around jingly toys at all hours of the night and day. In violation of the noise and pet clauses in the lease after multiple complaints. Management response: «deal with it»
— your bike will totally get stolen from inside the garage — management looks the other way
— smells like piss outside the building ²⁴⁄₇
— local human-​turd-​on-​sidewalk index is high
— parking is $ 300/​month
— staffing of front desk intermittent leading to security problems as below
Could go either way
— location (walkable to lots of stuff; horrendous local traffic and unsavory characters due to Transbay Terminal 1 block away)

We lived at 388 Beale for almost two years. We just moved because we bought a place in the city, but please don’t hesitate to live here if you move to SF. We really enjoyed the amenities and management /​front desk were fantastic and helpful. Thanks for everything!

My husband and I lived here for two years and loved our experience. The staff were always super helpful and went above and beyond whenever we asked for their help. We loved the amenities in our apartment and the only problem we had in two years was a leak that was fixed instantly. We would have stayed here much longer, we only moved because we bought a house!
We also loved the fifth floor remodel and enjoyed playing pool and hanging out with friends there!

Just awesome.
I have been living with my family in this complex since 2002 and saw many managers and their staff.
This crew, this team is the best — leasing office, concierge and maintenance team.
It is just to meet them and get right away the answer and needed help and support. They make always extra step to make you feel as you are at home, because we consider these apartments as our home. We always recommend our friends to consider to move to this complex. Thanks to all apartment teams for their efforts. Keep that way.

This apartment complex is everything you could ask for. Tee made my move in smooth and had all the paper work done in a timely manner. I really enjoy the gym facilities because it saves me so much time by not going to my regular gym. Repairs are done the quickly and usually the same day. You could never ask for a better management team!

I leased my home from Tee and she made sure the process was smooth and fast. The recreation room is amazing! We host a lot of parties and its nice to have a space with a full kitchen, a pool table and huge TV’s! I was surprised at how quiet the homes are. I was initially concerned with the construction but I don’t really hear it. The kitchen in my home is fabulous and I have a great view of the city. We are beyond happy in our new home!
I am a transplant to San Francisco and when looking for a new home, community is most important to me. Everyone, Tee, Justine, Lisa, Kayla, Jennifer and the maintenance staff, made 388 Beale a no brainer!

We are new to San Francisco so we needed to find the right apartment. I couldn’t be happier, we love living here. Tee, Kayla and Jennifer at the front desk are amazing and spoil our Golden Retriever with treat every day. He now makes a beeline for the desk each time we walk into the lobby!!! Never moving

388 Beale, I don’t know where to start. First off the apartment is gorgeous and the staff is awesome. Tee, Lisa and Justine are about helping there tenants out to the best of there abilities and beyond. Not to mention the maintenance staff, they are prompt to fix any small or big problem within the same day. I remember putting a request in and less than a 1hour later the guy was there to fix our problem. I love it here and if you are looking for a good apartment with awesome service and people don’t look any further, this is place.

Special shout-​out to Judy Mar, a complex technician. He fixes everything we ask him to fix. Super nice too.

I called in a service request this morning. I was pleasantly surprised to have Judymar stop by a few hours later to take care of the water filter, clogged bathroom sink and lighting. Great job!

The most amazing apartment complex I have lived in and I absolutely love my apartment. We’ve have been here for over a year now and really enjoy it.
The staff here are amazing, leasing, concierge, maintenance. Lisa, Tee, Justine, Jennifer, Kayla are the best!!! Everyone is friendly, down to earth and go the extra mile for there tenants. If there is ever a service order put in for an issue with the apartment it is always fixed the same day.
The apartment complex and apartments are beautiful and modern. Great amenities. I have used the business center on several occasions to hold business meetings and it is perfect. Love relaxing in the spa and sauna, working up a sweat in the gym that has up to date equipment, and the lounge area is great for sitting reading a book, or playing pool with friends. I couldn’t ask for more… well maybe a bike fixing station would be nice.
The four things sold us on this apartment, besides everything else. The most important thing was to be able to get a good strong internet and I only wanted to go through WebPass, and thankfully WebPass is available here. The next important thing was to be close to an area that I could take my dog to go potty, and Rincon Hill dog park is half a block away, and the grassy area by Embarcadero. Another thing that sold me on this apartment is the fact i have a washer and dryer in the unit… makes doing laundry so much easier. (I never want to have to deal with out of unit laundry again.) And lastly the ablility to be close to public transit, MUNI, BART, buses, and well the Transbay Terminal is on the next block, and walking distance to BART… oh and just around the corner is the on ramp to the 80.
I highly recommend this place if your looking for a great place to live in the city.

Most awesome apartment ever! We’ve lived here for 5 months and have been loving every day of it.
The building and units is super modern. There aren’t any noise issues. The views are great.
Finally, the staff is extraordinary. Folks like Tee and Justine are the friendliest people ever and always make you feel super welcome. They are amazing!

I moved two weeks ago, and the place is great. It has amazing social areas. I recommend this place, specially the people who work here are really nice such as Kayla and Justin!

Unless you like living with construction 24/​7, (my favorite is the 3am wake up call on Monday mornings) listening to the garbage chute next to your unit, confined to your unit because you can’t open the windows due to the noise, smell or tar or marijuana you are confined to your unit which has no ventilation. Be especially careful of the staff who when selling these units will gloss over the bad parts with carefully crafted phrases. What we enjoyed was the floor plan the gym and walking to the embarcadero or over to the giants game, traffic can be a bear sometimes taking 30 minutes to travel 3 blocks and with all of the construction of apartments and condos it will only get worse.

Beale has been our home for a month now and we couldn’t have been more pleased with the process! Apartment searching is stressful enough, especially relocating from out of state, but Beale Management was more than accommodating.
Tee and Justine in the Leasing Office showed us all available units within our price range and what we were looking for. When finding our perfect home, they went over everything in detail and in great length. We never felt pressured or obligated to move forward with Beale. We were even approved that day.
After move in, Tee and Justine continue to be helpful to answer any questions or concerns. The Concierge Desk is also equally as helpful.
Although it may not be the most desirable location to live in for some, it is extremely convenient for those who work right in FIDI, making it a quick 5 – 10 minute walk to work. We couldn’t be happier with our decision!

388 Beale has been my home for going on 4 years and I would not consider living in any other luxury condo building in San Francisco.
1. Any service issues I’ve had have been fixed within a day of sending in a request. (I asked them to help me put a lock on my bedroom door WHICH THEY DID NOT HAVE TO DO and they completed within 20 minutes)
2. Our home is beautiful, in a safe location, and the amenities are always updated and above expectations. (We have hard wood floors and beautiful views of downtown)
3. THE STAFF IS AMAZING. Every staff member from 24hr concierge, leasing office, to service has always been helpful, kind, and efficient. Especially Lisa, Tea, Tranh, Jennifer, Justine, Sharon, Judy, and more that I am forgetting to name.
I love this building and community. Highly recommend you check it out if you’re looking for a great place in the city with a lovely staff and a condo to look forward to coming home to every single time.

I’ve lived at the complex for almost a year now, and before that many other places, but hands down the service I’ve received from Jennifer, Justine and T (staff of the complex) has been extraordinarily great! They are a pleasure to talk with and a real asset to this UDR property. Management would be wise to keep them around even if that means an increase in pay.
Jen, Justine and T, keep up the great work, I appreciate everything you all do!
