Our mission is to minimize expense and leg work for busy home and property owners. By seeing to the tasks of vacancy filling, tenant screening, rent payment, business licensing, repairs and evictions, we take a large portion of rental property management onto ourselves. This frees up our clients to seek out new properties, operate their business and live their own lives.

Unlike many property management companies, we are more than well acquainted with the neighbourhoods in which we work. Because all of our locations are independently owned and operated, we are able to customize our service to local and regional needs. I have always loved Real Estate. Since early 2000’s, I have either been investing, selling, or managing real estate. I bought my first rental property in my early 20’s. A small duplex, with long term tenants. I quickly learned that it takes a lot of work to manage rental properties. The maintenance, turnover, evictions, rent collections, these all took time and with a full time job, and a young family, I had little time. After about 1 year of managing the rental myself, I turned it over to a professional, so I could focus on my new career as a Realtor. I now focus 100% of my time on managing other investors rentals. I do not do real estate sale. My favorite investments are the long term buy and hold. In my opinion these are the best retirement plan. I know what it takes to manage your rentals, because I own rentals myself. I know what you want in a Property Manager, because I to have an out of state property manager.

I had an appointment to see a place on Saturday and no one showed up. I had received email/​text confirmation one hour earlier. We showed up and waited for 30 minutes and we left. We called the number we had to no avail. I emailed them later to know what happened and they never responded or try to reschedule an appointment. I went the next day on craigslist and saw that they had a new advertisement for the same house, the pictures where so blurry it was unbelievable. This house has been on the market for more than 2 months, no wonder! Please run away if you are a landlord/​renter you deserve better.

Unfortunately I did not read the Unilocal reviews before I hired RPM to manage my property. I can only amplify ever negative comment posted and more during the agonizing 13 months I let them mismanage
From pathetic overpriced contractors doing maintenance to tenants allowed to walk out on valid leases I could go on and on

Going to keep this short and sweet. If you’re trying to rent a house in the DC metropolitan area and you find out that Real Property Management is the property manager, RUN FAR AWAY.
Make sure to add your security deposit into the amount you pay for rent because they will take as much as they can get. If you need any maintenance work completed, they’ll get someone to do a half ass job. If you need new appliances, they’ll get you refurbished junk yard appliances and replace them with more junk yard appliances when those break. LANDLORDS AND TENANTS STAY AWAY FROM REAL PROPERTY MANAGEMENT DC.

I tried to rent through Tiffany Moore who is an owner of this company. While it ended up not working out, it was through no fault of her own as the landlord decided to change their mind about their pet policy.
If you want fast, efficient help, contact Tiffany Moore, she is very knowledgeable, on time, and honest. In fact, she personally went to the bank to give me back my deposit when I was not able to pick up the check myself. She then took a picture of the receipt and sent it to me. I very much appreciated her hustle, even after it was clear I would be unable to rent with them.

Dishonest and incompetent. RPM does not stand by their promises.
I contracted RPM to find a tenant, and to oversee various maintenance jobs on my property. They encouraged me to use their contractor «because they could guarantee the work» and told me I had to pay for everything up front.
In my experience, RPM has been duplicitous, dishonest and incompetent almost every step of the way. From losing a set of keys to the apartment, to executing a lease that was incorrect in almost every way, to allowing tenants to move in with this illegal lease, to approving work by their contractor that was not done, to refusing to stand by their guarantee and refund money for sub-​standard work.
I could go on, but want to keep this review on the short side. I have been continually stunned by their negligence, lack of attention to detail, and downright deception.
I do not recommend them, and am reporting their conduct to the Better Business Bureau.

As a landlord, used these guys a while back. After over 18 months trying to figure out the benefit. .. . I canceled with them and my tenants thanked me profusely. I saved money not using them, my tenants were MUCH happier having me manage even from a distance. Real Property was unresponsive to my tenants’ needs and my reasonable needs. For instance, I set up direct payments from the tenants but I regularly did not receive payment from RP until well after mid-​month. Amazing in today’s world I was giving up hundreds of dollars to RP for them to lag processing an on-​time rental payment weeks after it was originally paid. RP ended up being a roadblock between my satisfaction of renting property and my tenants being happy renting. Their contractors did average at best work.

Really Awful Property Management
Upon seeing the ominous Unilocal warnings posted about the company prior to visiting a property they manage, our guard was up. Unfortunately they did nothing to assuage our concerns and, in fact, only verified the claims.
Early in the week, we scheduled a visit for 6:00 Friday evening. A day before, they replied saying that it could not be shown until 6:30pm. No big deal, we’ll walk around the neighborhood and kill some time. 6:30 rolls around as we are waiting on the porch. 6:45 passes and still no word. Finally, we text/​email the employee we were to meet and inquire as to the status of our visit. She replies saying she cannot make it. Why she could not advise of that herself was never explained. This company lacks common courtesy and the professionalism expected from a business that is meant to service both property owners and tenants.
We followed up to the company with multiple emails asking for a make-​up appointment and to advise of our experience. All correspondence went ignored.
Thankfully, we took this as a sign that the moment anything goes wrong, we would be left high and dry. Companies like this survive on the desperation of tenants trying to find housing in a difficult market. If you are a landlord or a tenant and have the choice, I recommend that you do not use Real Property Management for any aspect of your housing needs.

This company managed my condo in Columbia Heights for a little over a year. Nothing ever went right. They couldn’t rent my condo for months (2 br, newly renovated in a hot neighborhood), despite others going for hundreds more next door. They never responded to a request on the first attempt to contact them. They couldn’t keep track of my address, or my name change when i got married.
I can’t imagine anyone else could be worse. Stay far, far away.

The experience I have had with Real Property Management has been very influential for my future. The staff is very knowledgeable and kind. They were able to help me understand the in’s and out’s of real estate, without too much technical jargon. What a great company!

Worst renting experience of my life as well. They are unresponsive — often not in the office during work hours and do not respond to voicemails or emails. Even when you do get a hold of them, they usually just say someone will get back to you and then no one does. Then when you keep after them and finally get them to work on an issue, the incompetence is ridiculous. The apartment had many problems with it that were not noticeable when first viewing it.
Even if you like the apartment they show, renting from them is an awful experience and not worth the extensive problems and hassle. They are slumlords.
Also, a few of the google reviews have sentences that sound a lot like the ads in RPM’s online portal.

Horrible. I know landlords/​rental agencies are notoriously bad in general, but these people take the cake. Where to begin…
First, our washer/​dryer unit that was promised to us when we moved in was not only absent, but there wasn’t even a hookup for one. The guy who we assumed to be our landlord at the time touted a timely installation of a new unit. About three weeks ago, after several angry phone calls to Carla/​BJ, a unit was delivered, but no action has since been taken to install it. So, we’ve had a giant, heavy cardboard box in our living room for weeks, and an installation is supposed to happen Monday. I’m not getting my hopes up.
Similar to previous posts, our calls go ignored. Worst of all, these people act like we’re crazy when we are annoyed that our maintenance requests have gone unanswered. A couple days ago, I finally got BJ on the phone (after calling the office 6 times in a row) and he said that he was in a staff meeting and asked me too send him «an e-​mail with all the information». What is that even supposed to mean? They’ve had «the information» of what needs to be done since we’ve moved in. And why the hell would I email him anyway? It’s not like he responds or even cares about our property.
I think RPM employees are trained to lie. Last weekend, our lawn maintenance guy showed up and told my roommate that we need to pay $ 20 every time we want our grass cut (after he’s already cut our grass). When my roommate protested that lawn care was guaranteed in our lease, he told us that the property owner told him that he needs to collect from us. This astonished us, because Carla and friends have been telling us that the property owner has been «out of the country» since we moved in, and that’s why it’s so hard for them to do their jobs.
I could go on and on, and it’s only been 7 weeks. Please, do yourself a favor, and AVOID REAL PROPERTY MANAGEMENT at ALL COST!!! I would give them a 0 if I could. Never in my life have I dealt with such corrupt, careless people.

I rented from this company and I’m only reviewing because I think landlords should be aware of what potential problems may come up. Although I rented I can agree with Beth W.‘s review, maintenance was slow and there were times that they hired different contractors for the same job (months apart), which I’m sure was not cheap. To be brief, the company did not do a pre-​move in walk through and my apartment was DIRTY, I mean dirty and not up to code. I literally had to clean my own unit myself when I picked up my keys. The apartment was not up to code (broken appliances, clogged sink, no smoke detector) during the entire time I rented, I reported this and they did not bring my apartment up to code. I was very patient with the company until I had enough and researched my rights. I could have easily had a great case against the company but instead had them release me from my lease without penalty and with compensation. Aside from general maintenance, the office staff was pretty poor. I had one employee ask me out on a date while he was in my unit, which was very uncomfortable. My phone calls and emails were rarely returned. When they began showing my unit to new perspective renters they did not give me notice, they literally would just show up at my house with the perspective tenant and after I moved out they did not refund my deposit for about 45 days because their staff did not submit the move out inspection.
This was definitely my worst renting experience.

I interviewed several property managers and hired Real Property based on my impression of the person that I thought would be my property manager, but it turned out that he did none of the day to day management of my property and his staff is either incompetent, rude, or both. I had regular problems with the maintenance department, charging me for jobs they never did or trying to charge me twice for the same job, for example, and never, ever providing detailed invoices of the work that was done. Recently, I also started having problems with the rent collection and having the rent deposited in my account in a reasonable amount of time. Trying to get a straight answer from anyone was near impossible, and the owner statements provided on the owner portal are either so generic there is no value or so confusing they are impossible to understand. I would not recommend Real Property to anyone, for the same amount of money there are dozens of management companies that actually care about customer service and have an honest maintenance department
