Mirada at La Jolla Colony

This is the worst living experience we had in any of the rental properties. The location is nice and amenities are pretty standard for the area. However this complex has a couple of huge issues. Paper thin walls and ceilings — you will hear everything happening around you.
We lived here for 7 months now, and starting from day 1 we had a huge problem with the downstairs neighbor. First day she stops by 5 times to first introduce herself and then right away asking to keep it down. We are just walking inside the apartment, but that’s enough to get her crazy. After talking to the leasing office she stopped approaching us outside but started slamming doors, knocking on the walls every time someone walks inside the apartment. Multiple calls, emails to the leasing office, no effect whatsoever. Called the local security guards at some point, she calmed down for a few weeks, and the whole thing started again. Leasing office will pretend they are trying to help but actually doing nothing. We can’t prove it but were pretty sure the neighbor started stealing our shoes if left outside the apartment and messing with our laundry.
If you choose this complex, keep in mind you have a slight chance of the same happening to you, and beware that you will get absolutely no help from the property managers. We’re leaving as son as our lease ends, and maybe even earlier since it’s getting real creepy.

How do you rate your first apartment? I rented the Madrid unit (1 bed 1 bath, 625 sq.ft.) for one year July 2014-​July 2015. This review will be long, but when I’m reading about apartments I always wanna know the juicy details :-p
The apartment itself: nice enough. If you aren’t splurging for the newly renovated apartment units (mine was not) the apartment will be standard. White-​ish carpet that actually hides spills very well. The kitchen is fairly small, impossible for more than one person to use at a time, with very little storage space. Our cupboards smelled very musty the whole time we lived there, even with airing them out and using some baking powder to soak up the smell. They even made our dishes smell musty. Appliances were older, and the dishwasher didn’t clean very well. The cheap white counters will stain with absolutely everything you spill, and it will stain within minutes. Sink is a good, functional size. The family room and dining room layout is a good size, and open to the kitchen which I liked. The bedroom is nice, and has a big sliding glass door out to the balcony. The walk-​in closet is an impressive size compared to the overall size of the apartment. Bathroom is average. The balcony is a good size, and has a really big storage closet which is very helpful since the interior isn’t super spacious. One important thing to note, there is NO A/​C, and if you have a top floor unit, it can get very stuffy inside because the windows only face one direction. We had an east facing apartment and got no air circulation. There were only a few days over the whole year when the windows weren’t open. Even when we moved out and met with the office person, she said «oh ya those units are so hot and get no air flow».
The amenities: The gym– small, stuffy, 2 of the treadmills and the elliptical were broken for half the time I lived there. I’d recommend running outside in the pretty, clean park right across the street that’s shared with the rest of the La Jolla Colony apartment/​condo complexes. The laundry was okay, fairly pricey and far away, but it was clean and functional. The pool/​hot tubs– pretty clean, and well taken care of. The hot tubs are more luke-​warm, but they didn’t have that creepy public feeling of a lot of places.
The overall complex: The parking– the spots outside the garage are SO tiny, and people cannot seem to actually park their cars in the lines. There is a sizable garage that only residents have access to, which always has open spots. The courtyard between apartment buildings was like a place to hear everyone’s business. Without A/​C and windows open all the time, you can hear everyone who fights, parties, does the deed, cooks food, you name it, you hear it! There’s landscaping going on many days a week, which can be very loud if you sleep past 7AM.
The office staff: I never had any issues with the office staff, and I always found Alexander and Chelsea (office manager) particularly friendly and helpful. Maintenance was also nice and friendly. The two issues I had with the company while living there; there was a unit right across from us, and the owner would put her little dog out on the balcony for hours and it wouldn’t stop barking. The complex is very pet friendly, but this really pushed the boundaries of decency. So many residents have dogs, and 98% of them are well behaved and cute to see walking around. I had to call the office 3 times to complain about this dog who was being ignored by the owner. They always assured me the problem would be dealt with. Yet, day after day, for 5 minutes, an hour, or 2 hours, the dog would be out on the balcony, barking. When we moved out, I addressed this in our meeting with the office staff who actually admitted that they are WELL aware of the problem, and have even had to call the owner to take the dog in because of so many complaints. It seems like there should be some 3 strike, or even 10 strike policy when enough is enough. Why should so many residents suffer for the sake of one resident who can’t seem to treat her dog or her neighbors with respect? My second issue occurred when I hung 2 beach towels on a towel hook on the door of the storage unit on the balcony (facing sideways, and barely noticeable). I received a letter from the office threatening me to take them down because I was violating the lease (for aesthetic reasons I guess?) and if I did not, I would be evicted. And yet there is a dog owner who has been warned multiple times that she is creating an excessive noise problem and yet there she stays. This does not seem like a fair trade-​off to me.
Overall, this was a decent experience. The rent is pretty standard, if not more affordable than other apartments in the area. There are some very positive aspects, and some more negative characteristics of Mirada, but in general, I’m glad I chose it as a first apartment. I’ve since moved on to bigger, nicer, things but I’ll always remember my time as Mirada as a sunny and stuffy one.

So far I’ve lived here for 2 months and my boyfriend and I are over it already. Since we work the night shift it’s very hard to sleep through the day with all the noise. The person with the leaf blower literally comes right up to the bedroom window about every other day. Not the most ideal way to sleep. We lucked out and got a unit that had been remodeled. The remodel was a half assed job, but I guess that’s what you get in La Jolla.
One of the major down falls, besides the loud noise during the day is the fact the bathroom is located in the master bedroom. It really sucks when one of us are sleeping because the vanity portion is located in the bedroom itself. Oh and if you live on the first floor, get used to hearing your neighbors above walking, vacuuming, and whatever else you can hear through thin walls. When we moved in we were under the impression there was AC which there is not. The bedroom gets hot during the day but it’s too loud to keep our windows open.
Other than these complaints the grounds are beautifully kept, stores and a park are located nearby, if you work at the hospitals it’s very convenient, (unless you sleep during the day), and there is lots of parking in the garage. The pools are okay, nothing spectacular (the pictures must have been taken when the pool was first put in or photoshopped) and the office personnel have always been very friendly. We probably will be moving once our lease is up to somewhere less expensive and not as noisy.
Oh I almost forgot, if you get a unit with a washer and dryer or you want one, I suggest you pass and use the on site washer and dryers. These machines suck and your clothes never come clean and the washer squeaks every time you use it. I literally have to wash my clothes twice just to attempt to get them cleaned. And finally I don’t know what it is but ever since we moved into our unit my skin has been itching like crazy. First time in my almost 30 yrs of life for my skin to just start randomly itching and waking up with bite marks on my body. Very weird.

A nice place to live… but pretty standard UTC apartments. Close to shopping areas and UCSD.
However … If you like peace and quiet, there may be an issue. Mirada suffers from landscaping OCD. It seems as though at least three days a week there is either a leaf blower, lawn mower, edge trimmer running… and they are LOUD!
Mirada … pretty please can you schedule all the landscaping for one day and at the same time?

Having resided here while on a work assignment for 3 months, this apartment complex is nice.
The actual apartment is very standard, kitchen and bathroom somewhat outdated but work fine, living and bedroom decent size, little balconies seemed to be used primarily by smokers from what I can see.
The small gym is adequate for a quick work out. The laundry room suitable and fairly priced, machines work well. The pool… Meh… Works for a quick dip but I wouldn’t necessarily lounge there often.
I’ve seen some comments on issues with office staff, however I found them pleasant and helpful.
The landscaping, constant!!! If you work at night and have a hard time sleeping with lots of noise, forget it! I remember seeing a comment about this and thinking, wow, who would complain about a property maintaining the grounds… well seems I’m joining the club. The grounds are nice but there’s nothing that would make you be in awe or seem to require the constant and loud buzz of landscaping tools!
Very pet friendly.
Parking, there is plenty of but half of the outdoor spaces were made for smart cars, not just compact cars. I have a small car and I barely fit in the space next to two small cars. Many people park over the lines so no one parks next to them presumably so that they don’t have struggle to open their doors. However, having said that, there is also garage parking available for free, but sometimes you just want to park a little closer.
Neighborhood is nice, quiet, seems very safe, not much around except other condo buildings. This complex is not gated. There is a beautiful Mormon church in view that looks like a beautiful castle in the sky, good area for walking/​jogging.
There is plenty of shopping within 5 mins drive and even walking… Vons, Whole foods, Trader Joes and Ralph’s supermarkets, CVS, Marshalls, Ross, and the fancier Westfield mall with everything from Nordstrom to Rolex store.
La Jolla Cove is my favorite quick place to drive 10 mins for a soothing sunset.
So, sorry this was long, just trying to cover the bases. Overall, decent place to stay if you don’t care that the actual apartment is not fancy. Oh, and yes, there are solicitors who randomly knock at the door, it’s not constant, but enough that I felt compelled to make a sign No Soliciting!

The location is great (close to freeway 5/​805, the UTC mall, Vons, Ralph’s, Whole Foods, AMC movie theater). The maintenance team is very responsive. I would call the rental office in the morning and the problem would be addressed by the time that I got home. Not just that, the property is very well maintained and is super clean. They do accept pets and if you have a dog, they have a dog park on the far side of the property by the Mormon church and they have «poop bag» dispensers around the property. There is also plenty of parking so if you can’t get a space outside, you can park in one of the three large garages (although the spaces are kind of small). They also have a gym, pool, two jacuzzis, and a few gas barbecues around the property which is nice.
Aside from the good, there were a few more questionable moments at the complex. Two domestic violence calls where the SDPD was called, two peeping tom incidents, one drunk and disorderly on premises where a guy walked into someone else’s apartment, three severe car accidents on the street outside (this is not Fast and Furious people!), one car accident inside the complex where someone jumped a curb and hit a building (my building!), and the neighbors directly above me having sex constantly WITH THE WINDOWS AND BLINDS OPEN!!! You can imagine my parents’ reaction when they came by to visit one night and saw as well as heard «the deed being done». This brings to mind the issue of security. A «drive through» security company is not adequate with as many people and buildings as there are. Permanent on-​site security that walks around would be a lot better!
Furthermore, Miriam and Sophie are very difficult to deal with. I had to deal with Sophie on a few occasions and she was less than responsive. She told me to come by the office at certain times which I did and she was not there. Like many others, I am a busy person and don’t have time to play games! Alexander is much nicer and gets things done.
If you want action, suspense, and drama, move here!

I live here now and am so surprised at all of the negative reviews. Especially about noise! My experience here as been that all my neighbors are quiet, peaceful even. If I crawl into bed early for a good nights rests, I can’t hear a peep by 8 pm! It’s great.
Also, I find that the staff is friendly and helpful. The apartment is clean, no mold or bug problems like some reveled stated. Another suprising claim in some of the other reviews was that this place is full of college kids who «treat it like a dorm.» I have actually seen very few college kid residents, and those who I have seen are always quiet and respectful, never routey. The majority of residents here seem to be single 20 something’s or small families.
Overall, it’s s very nice place to live. The only reason I give 4 stars instead of 5 is that there are a few things that could improve. First, the fitness center needs more equipment and newer equipment, sometimes they don’t work. Second, The parking spaces are TINY and it can be really frustrating. Third, the goddamn solicitors who knock on your door nearly every day it seems. They should really do something about that. On Valentine’s Day at 10 am someone knocked on my door trying to get me to buy something. When I said no the man was incredibley rude. Ugh.

I never give top rating for anything because I feel there is always room for improvement, and such is the case at Mirada; there is always room for improvement. So, the reason I am giving 5 stars is for the incredible effort and all the improvements I have seen over the last 4 years I have lived here. This community has, through constant work and attention become one that outdoes any other I have ever lived in.
They have strict «noise» rules and «quiet time» that I love. I’m a quiet retired person who likes it quiet… I don’t like people stomping around over my head or the college kids who occasionally awaken me at anytime between 12:30 AM through 4:30 AM in a drunken inconsiderate state. and yes they do act as though they think this community is full of dorms put here for their exclusive partying. I think that would be my biggest «gripe»… but the office staff work hard to curtail this behavior. it is not ok with them for any tenant to annoy or disturb other tenants. When I call to complain about noise or some other annoyance, they always make me feel important and before I have time to fret for long, the problem suddenly stops.
It does get noisy with all that goes on during the weekdays, but our grounds are beautiful and there is never any trash overflowing in the bins. (unlike all the other places I have lived). There are designated places for dogs to do the doggy poo thing, complete with those little plastic bags for the tenants convenience. The noises made by the various services being performed are there. sure. but I have never heard of a quiet lawnmower or edger. and the back up alarms on the trash trucks, while annoying. probably have saved accidents. all work is done in a timely manner and then the workers leave.
The office staff are awesome. I know this because I’m not easy. if something has me ruffled I have no problem letting them know. repeatedly if necessary. and they are always so nice and make me feel they care. When I call for repairs, things get fixed promptly by friendly and outgoing maintenance staff.
Now… for the person who thinks they should not have to follow rules. like parking in areas that specifically say to be gone by 8:00 Am. and for the person who likes to leave their laundry in the laundry room until hell freezes over. and for the person who likes to be so late with the rent that they get hit with that pesky late fee… and for that person who likes to drive through in the wee hours of the morning with music blaring and yelling like a fool… please don’t move here. you won’t like it.
This community is NOT all 20 something people and young families living here. We have everything here. College kids, families, married working couples of all ages, single working people and retired people. I hope I didn’t leave anyone out.
I give this community 5 stars this year because of how hard they continue to work to make this a great place to call «home».

Lived here for almost a year and had a pretty good experience overall. The apartment, in my experience, is NOT overpriced, My rent was $ 1295/​month for the smallest 1-​bedroom model, and for UTC that is actually really good IMO.
The lay of the land
— 2 pools at opposite sides of the copmlex, 1 hot tub
— 1 gym, which is quite small with limited equipment, but it’s complementary
— 2 laundromats at opposite sides of the complex. The washing machines are operated through a card which you can load with cash, rather than coins. I actually find this pretty convenient.
— Demographics: in my experience it’s mostly small families and singles. Not really a lot of college kids; most college kids seem to live in the International Gardens complex nearby. It’s pretty quiet.
— Pets are allowed, and likewise there’s lots of random «rrrrRRRWOOOF RRRWWAARS» you’ll hear when the paths of the beasts intersect. I’m not a pet person, but can put up with it. Just expect that.
Pros–
— Clean apartments and attractive complex — lots of lawn maintenance, and no major bug issues (I had to deal with cockroaches in my last place)
— Garage parking — lots of spaces!
— Pretty quiet in my experience, no rude or very noisy neighbors
— Very responsive maintenance. I had two issues through my time — broken garbage disposal and clogged tub — and both were corrected the very next day after I made the call
Cons
— I wish it was gated. It seems pretty safe though.
— As someone mentioned, the solicitors/​salespeople situation is getting a little out of control. Every week I get a knock and I stupid me has to open the door, and I have a very hard time saying no out of fear of being rude. They need to limit these people, seriously.
— Most of the staff are pretty friendly, but one or two ladies are kind of feisty and mean. They kind of remind me of high school principals or something. We’re tenants, not kids, just be a little more hospitable/​respectful and smile more.
— Forgot to add this one detail before, but it’s worth mentioning — I had some hard time with them in the matter of the contents on my balcony. I was told to remove a table which I was using for privacy to limit visibility into my apartment. I was also told to remove my vacuum cleaner from the balcony. When I did not remove these items (mostly because I was really busy and didn’t think much of it), I was threatened to be evicted and have a court order to pay the remaining lease. I’m not sure why they have a need for such authority over our balconies, but there is. You can read that on the reviews below as well. They need to relax on that, seriously.

Apartments are not bad but way overpriced. Very noisy place to live. There is a ridiculous overuse of leaf blowers and other gas powered devices. Constant noise almost every day. Landscape maintenance operators are very inconsiderate.
The management is bad. They will give you s run around, ignore problems and give you grief when you object. Sophia, head manager, is a horror and very difficult to deal with. If you are contented with saying nothing about problems then this place might be alright for you, but be warned management is very difficult.

A great place to get your start in San Diego but the warts will quickly shine. For one, the place is loud at night. Noise complaints are pretty much useless. On weekend nights you’ll get plenty of drunk kids screaming into the late hours. Everyone sleeps with their doors/​windows open so you get to hear every conversation since the buildings are so close. If you’re lucky like me, you can sometimes catch people having sex at night in the pool area (if you’re into that sorta thing).
I probably would have stayed longer and put up with some of the BS if they didn’t keep raising my month-​to-​month lease every six months.

I had a wonderful time at Mirada and I am already missing this place! I lived there for a little over a year and I would definitely recommend it. Not only because of it’s location but I think it is the best complex in UTC. Beautiful and clean. The apartments are great and the new remodeled ones look amazing! Super friendly staff at the leasing office and from the maintenance crew. Never had an issue with my apartment and the location was perfect for me. Lots of green areas and they are always clean and very well kept. PET Friendly! They even have a bark park inside the complex. I never felt unsecured or afraid to walk at night or leave my car in the underground parking. LOTS of underground parking. Visitor parking can be a challenge sometimes and yes they are small but at least you can find parking close to your apartment if you have friends coming in. People complain about the noise level but it is because they are working to keep the complex nice and clean. Small deposit so get prepared for deductions ie. cleaning, carpet. Overall we had a great experience. Our little Yorkie loved this place! The only problem we had was due to some selfish neighbors that like to leave their clothes on the washers or dryers and don’t pick them up soon while others have to wait. Or some others that really need parking classes that like to use 2 or more spaces, on top of ramps or even on the disable parking! Don’t be selfish and respect others. Parking should be more enforced. Special thanks to Mirian and Alexander for their help and professionalism.

Pros and cons to living here…
Pros:
1. Location — near the 5, 805, and 52, plus close to shopping, groceries, and the beach
2. Grounds are kept nice
3. Maintenance is responsive and friendly
4. Small deposit of $ 299 (although see #3 con below…)
Cons:
1. Asst. Manager is rude and non-​responsive; also lies about response time
2. A bit over-​priced (by ~$ 175/​month) once you do comparisons around UTC area
3. Nickel-​and-​dime you on the deposit upon move out — even if you leave everything perfectly clean, they will charge $ 50 for «general light cleaning» and another $ 50 for professional carpet cleaning, even though the lease states vacuuming alone is required.
Overall:
I enjoyed living here up until move-​out. At that point, the Asst. Manager seemed to have no interest in being nice any longer. I guess since I was no longer paying money for rent, I was no longer worth her time or effort. Whenever possible, deal directly with other office staff who are nice and helpful (e.g. Alexander).

Overall, it’s been a great experience. I’ve lived here for 3 years, and have always been happy with how clean the property is. I have a 3^rd floor apt with vaulted ceiling and it’s a nice space for the price. I see the complaints about the workers in the morning, but I was always gone to work in the morning before I would hear them. Yes, the birds in the morning are quite annoying (seagulls and crows declaring holy war it seems), but nothing staff could honestly do about that.
Whenever there were any maintenance issues, they would respond same day and get it fixed. The office staff, especially Alexander, go out of their way to help with anything. The pools are great, but wish the spa stayed open a little later, but oh well. They have a nice business center that doesn’t charge you to print.
I only wish they were a little more flexible with the lease… prices go up astronomically if you get transitioned to a month to month, and it can’t be extended, which is tough for me right now as I’m about to go between jobs that doesn’t fall on my lease renewal date… so other than that, I’ve been pretty happy and would give Mirada 5 stars.

If your going to have a sign in sheet for future residents look at who is next before helping whoever comes in.
We were completely passed to the side. If this is how management is going to be in the future I can only imagine living here if any problems arise.

Nice area and fast responsive maintenance. Other reviews are correct that the early morning noise is a bit much. Took a while for me to notice as I generally take weekends off. On the occasions that I take weekdays off – annoying. During my walk through I was told water was included and during the lease signing it was not included. Not a huge deal but rather annoying. As we are starting to hit summer I am noticing the lack of AC… more my issue than the apartment. I will most likely not renew my lease but more for my own personal comfort than anything/​anyone with the community.

There are many things done wrong here. If you don’t care about privacy, noise level, intrusion, lies, peeping toms then its the place for you. If you think those are things you should not be subjected to then look elsewhere for a place to live and keep reading for more details.
Privacy Screen
If you walk around the property you will quickly notice that bedrooms and living rooms have no privacy at all. When we raised those concerns to the leasing office before moving in, they told us its not a big deal as we can put bamboo fences to increase privacy. Apparently some exec walked around the property and decided it did not look good so he wants everyone to take them down, without giving any thought or consideration to the lack of privacy residents will have or the fact that we were effectively lied to during our lease signing process.
Peeping Toms
Add to the issue of not having any privacy and being asked to remove our privacy screens, we got a notification that there are peeping toms walking around the property looking into windows!
Noise Level
Every morning I wake up to the sound of either lawnmowers, garbage trucks or leaf blowers. I can’t remember the last time I had a peaceful morning around here.
Papers Jammed in Our Door
We get a random piece of paper jammed into our door almost everyday. Its usually in the evening and somewhere scary when you think someone is trying to do something to your door. You can’t have piece of mind when people are around your apartment all the time sticking things through your door.
Solicitors
They really need to do something about solicitors. People knock on our door all the time to sell subscriptions to magazines, chocolate or other random things.

I have Lived at Mirada for the last 8 years and still do and I have nothing negative to say about my experience. The Complex is always clean and looks great it is centrally located (walking distance) to stores movie theaters and eateries. and the beach is 2 miles away hello that’s why we live in SD. I can always find parking and the staff is friendly and always says hello :) the units have new carpet and all the appliances and faucets have been recently replaced and upgraded. They are putting new ceiling fans in the 2 bedrooms and larger 1 bedroom units because during the summer it gets warm the units have fresh paint and blinds so thats a bonus too
The leasing office staff has always been friendly and accommodating and the Manager Sophie even when she has a line out her door will always give you the shirt off her back and make time for you even when she has a desk full of work, to make sure the tenants needs are met, and i have seen her come in on weekends and holidays to make sure the tenants are being taken cared of.(even the people that are constant complainers are treated with respect)
The maintenance staff when i have requested work orders are done that working day (they are off on the weekends) and emergencies are promptly handled 24 hours a day 7 days a week I have lived in other apts and my maintenance requests take sometimes weeks.
The pool areas are cleaned every morning and the pools are sparkling and have had all the furniture replaced and cabanas installed for privacy, and you can always go into the leasing office for cookies and refreshments and to use the free wifi, Most apts rents are due on the 1^st but Mirada you can be as late as the 5^th and thats a great help since i get paid on the 5^th There is a Bus at the corner so if you go to SDSU your in luck.
I recommend this place if i didn’t like it i would have moved 8 years ago.

I live in Mirada right now and I’m shocked to see so many bad reviews. I live there in a one bedroom with my husband and the only pets we have are fish. I’ve been in apartment complexes before where dogs are allowed and the dogs are allowed to bark constantly. HERE, we have complained about dogs barking and the complex is VERY receptive to complaints about noise and make sure that it doesn’t happen again.
We are in an upper unit with a vaulted ceiling and the walls are painted tan which I really like. Maybe we have an upgraded unit. The unit is about 700sq.ft. which is sorta small, but room enough for me and my husband. We have a washer & dryer in the unit which we are supposed to pay $ 30/​month for, but we asked them to comp us if we signed a year lease and they did, so that was nice. They raised our rent $ 50 per month this year which to me is reasonable.
One thing that’s been great is the service of the fix-​it-​people. Once we clogged up our kitchen sink and they came right away and fixed it for free. We’ve had a few things fixed and they’ve been really good about it.
One really bad thing about the complex is the sound that the rain gutters make. I moved out of my last apartment for this only to be disappointed that the same thing happens here. The rain gutters are SOOOOO loud we have to sleep with earplugs in. But now I’m used to it, so as long as I have my earplugs, it’s ok.
I see that many people are writing about them not giving their deposit back, but isn’t the deposit only like $ 200? That’s not a big deal at all. My last landlord screwed us out of like $ 800, so I wouldn’t even mind if they kept the $ 200.
People living in san diego can’t seriously complain about not having central air. Almost NO apartments in san diego have central air conditioning, it’s ridiculous to expect it. There are space heaters built in to each room which work just fine also, and there’s a large screened balcony door to open up with many windows for a good airflow. Get a good fan and you’ll be fine.
I’ve noticed that the parking situation is different depending on what building you’re living in. We are on the West side of the complex, and there are tons of open spaces I never have to squeeze into a spot, but I’ve seen that other lots are packed and yes, the spaces are small. But one awesome perk is that if you have friends over, they can park in the complex and not be towed. I was in another complex (verano) and my friends were towed!
We also have friends that live in the complex and their apt. is just like ours and they keep it very nice and are very happy with it. If you are considering renting here, I would definitely do it, but make sure you get one of the upgraded apartments and be willing to shell out a little bit more money a month (it’s worth it).
