Complete Home Inspections

After 2 ½ years of looking as out-​of-​state buyers, we had finally found 2 properties that seemed to suit us. Our realtor works with Tom routinely and arranged for a home inspection on one of the properties 2 days after we made an offer. All sorts of issues arose with that property and the sellers refused to allow Tom to do the inspection on that day. Tom was able to shift gears and do an inspection on the 2^nd property one day later. However, we had to leave town before that inspection, so we had to rely completely on his report. Eventually, the sellers of the first property came to their senses and allowed an inspection there as well. Tom did that inspection, on very short notice because of a quick timeframe for the contingency-​removal period on that property, on Memorial Day – above and beyond the call of duty, I’d say.
His reports for both properties were extraordinarily detailed, complete with overview text about what is to be expected in each particular important aspect. Each report had many photos that showed not only the concerns but also the location of critical components of the house (e.g., the water and gas shut-​off valves). Since we couldn’t be on-​site for either inspection, we very much appreciated the care and detail he provided in the reports. He also gave us a sense of what changes might be more important to act on and which suggestions were primarily desirable upgrades. As a wildlife rehabilitator, I especially appreciated his pointing out that any attempt to remove any active swallow nests (remnants of which were present on one house) would violate the Migratory Bird Treaty Act – resulting in the potential for a hefty Federal fine. Not many people know this!
As non-​present buyers, we felt – not quite, but almost – as if we had actually been there for the inspections. We heartily recommend Tom’s services to anyone who really wants to know what makes a particular property «tick.»
