Horrible. Quoted me $ 750 for a job, came on site and said $ 750, then tried to charge me $ 2450! I paid half and called the BBB and the police. He backed down but came back later and threatened me! I reported them but we are still in litigation. Don’t use them’

What happened to my review on Orange County Property Management? Looks like they paid to have their reviews cleaned up, I’m so disappointed in Unilocal

The worst company ever They BS you ask for app fee and don’t even run it and don’t want to refund your money, I tried talking to Maria emailed her and nothing this happened 2 years or so and still have not received my money. They are rude not helpful nor care about there clients. I would stay away from this company. They don’t like to return phone call nor emails. BE CAUTIOUS AND STAY AWAY!

This time I feel that its needed, as everyone else has experience the customer service that this agency provides is REALLY BAD. I am an actual tenant for one of their rental properties and I been a tenant for 3 years now. The girls working there are really rude and don’t seem to like their job ‚
I called on Monday to report a maintenance problem I was transfer and I left a message with my contact information, Tuesday came and no call back, so I called again Tuesday late afternoon, got transfer to the maintenance department got voice mail again and left one more message, Wednesday came no call again. I didn’t call back again until today Thursday. I get transfer went to voice mail, but this time I decided I had been waiting for to long so I hung up and call once more. The girl that answer which I didn’t get her name was helpful where she was able to get me to someone after waiting like 5 – 10 on the line. a Norma picks up with an attitude and was super rude asking me, if the number where I was calling from was the number I had been calling because according to her I had never called before, which to me that’s calling me a liar. I DON’T THINK SO. instead of her apologizing for no calling back, she feels she has to sit there and argue with me. when I asked to speak to her supervisor she said their was no one at the time, and suddenly while I was still talking she puts that call on hold and a few minutes later a guy came to the phone. his name Javier I have deal w him before and his very helpful and I think out of all the people working his the one that is not rude he was able to place my maintenance order through which I really need. now I have to wait until Friday or even Monday to get my problem fix. :(. I think someone needs to do something about this, if this is a family operated business my advice to you Lance which is the owner .you should get staff that cares about the family business because the ones working now don’t care much about it …Unless you Don’t either

Nasty, unprofessional, vindictive, liars that are nothing but self serving amateurs. Run away. .. far far away.

We scheduled an appointment with ocpm with one of there homes (a 6 bdrm $ 3500 a month house) which was supposed to be an appointment for only us but others showed up also. Then I turned the applications in the next business day and they said it would take only a couple business days for an answer. It took them a week and a half of ignoring and not returning my phone calls for me to figure out that other applicants were selected which now puts me in a very bad position because me plus 5 others will now be homeless in 1 week. My experience with this company was very unprofessional and irritating. They are untrained and amateur. I would never recommend this management company for anyone or apply for any of their properties.

They didn’t even show up for the apartment viewing and left the door unlocked for me with the electricity turned OFF at night (couldn’t even throughly inspect the place 7PM at night, but I digress). Had the audacity to never call me back after 2 weeks of no word and had to call them constantly just to see what was the status of my application. I left my number and they were too wimpish to call me, so instead called my husband, stating that the owner rejected my app because they wanted some one more AMERICANIZED (I’m black & he’s latin… so we all know what that means). What’s even worse is that who’s running the place are a bunch of unorganized bickering MINORITY ladies that are totally for it.
I didn’t get the chance to read the reviews until now, so this is definitely a blessing in disguise that I didn’t get to go through with it. I decided to go with Godin Properties that has raving reviews on here and I easily got approved the next day.
STAY AWAY FROM THIS PLACE.

Tricky tricky… I made an appointment to view an apartment they had listed, drove over an hour to check it out and it wasn’t the property pictured at all! The listing showed a front yard, large bay window, clean walls… this was a totally different apartment. No bay window no yard and a bizarrely lop sided floor in one of the bedrooms. The bro who was showing it didn’t seem surprised in the slightest that I basically walked in and walked out. Super dishonest.

It is now June, and I finally received a call from OCMgmt regarding my move-​out last December. (Please note, I only received a phone call because I had finally filed a court order.) I was ready for a civil conversation about the matters and ready to negotiate to make things right, but ended up in the middle of an immature conversation where Lance did not recognize any fault from their company (and there were many) and did not even give me the courtesy of pretending to empathize with my situation. I very much wish I could pursue this in court, because the law is clearly on my side, but sadly, I’m now out of the state and don’t have the resources to pursue the case.
I will make an appeal to the Unilocal community to please help me feel justice is served: Please spread the word to not rent from this company. Even if I am now out $ 1600 from the whole situation, it would mean a lot to know that perhaps my experience can steer other ethical, unsuspecting tenants’ business away from this company to somewhere that has transparent business practices and will treat tenants with the respect they deserve. Thanks.
If you do decide to brave it with this company, go in with a defensive mindset. Get everything in writing; document everything with photos; and do whatever else you need to in order to be prepared for court, should you need it.

This has to be the worst property management company i have ever rented from. If you look over all the negative reviews you can clearly see i am not the only one with problems. I really hope the owner of this building see’s theses reviews and decides to go with another company! One problem after another, incorrect billing ALL THE TIME and the list goes on. DO NOT RENT FROM THIS COMPANY it is NOT worth the trouble and time consuming hours you will put into having to deal with this company.

I’m glad my girlfriend and I weren’t the only ones to review on how terrible this company is, sorry to those who rented from here. We were lucky enough to see through their terrible service during the application process. CASH ONLY is a RED FLAG, they are making more off apps than they do renting. What a racket and Maria and the other staff don’t care about you the moment you give them your money. NEGATIVE STARS!

Worst Property mgmt. Lance is liar and steals tenants money my security deposit had phony deductions and had conduct original walk through I did myself because the agent didn’t show up I no respect for owners either they are well aware of the property mgmt. business practices I threaten with move out letter whenever home association of my condo would send letters even when isn’t your fault the repair guy botch jobs!!!

I am 4 months into my lease and cannot wait till its over… Everything up to getting the apartment was not too bad. A couple miss communication errors. Make sure everyone in house fills out application over 18, had to pay more for the credit checks because were never told in the beginning everyone needs one ! However once moved in problem after problem. Had maintenance come out multiple times. Very hard to even get them to answer your call or return your message to even schedule the appointments to come out! I am on day 4 right now waiting for them to return my call to come and fix something. After leaving a message everyday ! The older apartments listed defiantly need updates and remodeling. Was told our carpets were steamed cleaned since it is a state law to have the steamed cleaned before new tenants move in. However our carpets were just vacuumed and was defiantly noticeable were not cleaned like promised. And when asked for proof got a different story from every person asked. Just a very unprofessional company and an inconvenience when having to deal with anything thru them. Would never rent from this company again even if it was my dream home !!! Wish there was a negative rating for this one and i usually dont like to post bad reviews but i am fully disappointed and tried to give them the benefit of the doubt multiple times !

Do NOT rent with these guys. Shady as FUQ! We had some repairs and the people still haven’t come to take care of it. The only thing that ever happened was a note on my door that said, «Sorry we missed you,» from maintenance who showed up without an appointment unannounced. When I finally had the time to call to take care of it some woman told me that it was my fault that I didn’t call to reschedule (an appointment that was never MADE) and that if there is any damage that it is now my fault. WOW. These people are something else!

Absolute worst property mgmt company ever! Very unprofessional and rude. They have caused so much stress on me even before we signed the lease! They told us during the walk through that the landlord would take care of the gardener and water. Turns out the guy mis-​informed us about the water and resulted in the water shutting off and now a minimun of $ 120 extra a month to pay on top of all other utility bills. They are terrible at calling you back when you really need to get ahold of them. If there is an issue with the house, it will take them weeks if at all to fix it. Bottom line… any property owner who hires this company obviously did not look on Unilocal to see all of the constant terrible reviews.

I’m not liking that I HAVE to even give this company 1 star. If it was possible, I’d give them a negative star rating.
They showed up to our scheduled appointment and the guy that showed us around was nice but a little clueless about the rental.

I agree with the negative reviews! Worst customer service! I left my name and number for a rental I was very intrested in. The call was never returned, so the place was rented out. They also place listings on Craigslist before you can even see them, and they don’t even offer to schedule you for a viewing. They just tell you to call back at a later date. I also sent several emails and no response.

I wouldn’t even give them 1 star. These people are slumlords. I’ve been asking for repairs for over a year now. Lance will not return a phone call or an email. Marlin will give you the run around for 3 months then pass it to Maria who is the biggest coward of the group.

The Bad: They never showed up to an appointment I had scheduled and had to take off of work to meet with them, no one called to say sorry or reschedule. When I tried calling their offices were closed. When I finally got ahold of someone and told her my story she didn’t even apologize.
It is really hard to get an appointment with them… which makes me wonder why property owners would want to use them. You would think they would want to help their owners actually rent the properties…
The Good: They do have a good list of properties available and usually some of the less expensive units around. They also usually have photos which is nice to see some of what you are going to be looking at before you go.
Still undecided and I am giving them one more change tomorrow.
