M&S Properties

Beware!!! This company takes your money and application for rental homes, then after they’ve ran your credit, called your employers, and past landlords, and you are approved, they decide to go with an applicant just because. On top of that they refuse to reimburse you fees for the wasted credit check and transaction fees for taking the deposit at the time of application. This is the biggest scam I have ever seen in rental housing! What a joke.

I find this company unethical. They accepted multiple applications for one property while holding our family’s money up for days while we remain homeless (due to a lightning strike and fire, no fault of our own) to better benefit their business and collect nonrefundable fees for no reason but to obtain money. Then only to find out one day before the planned move in they decided to go with another application. Now we await to be refunded a deposit (not the non refundable application fee which they get to profit) which ties our funds up and prolongs our home search as we wait for refunds. Extremely disappointing.

As first time home buyers, my wife and I were amazingly fortunate to stumble upon the services of M&S Properties and in particular, realtor Wayne Marinik. Knowing nothing of the process, Wayne’s expertise and calm manner allowed my wife and me to feel unhurried and informed throughout the process. Wayne put our nervousness to rest with his knowledge of the market, his very accommodating personality, and availability. Wayne was always quick to answer calls, emails, and text messages.
When we finally honed in on a property Wayne was quick to research similar homes in the area and give us his opinion on property value, potential rental rates, and things we’d never thought of, such as the impact of the school district on resale value. When it came time to signing papers, M&S Properties’ online document signing platform was exceptionally convenient and easy to use.
Wayne and M&S Properties turned our first home purchase into an easy and carefree process. I can’t imagine anyone providing superior realty services. Wayne and M&S Properties turned what I imagined to be an arduous process into a pleasant, nearly effortless experience. I felt like Wayne was not just a realtor but an educator. I highly recommend Wayne and M&S Properties to anyone in the home-​buying market.

I have been in the military for 7 years and been stationed in various parts of the country and rented before and this is by far the WORST WORST WORST COMPANY TO RENT FROM PERIOD. So unprofessional, makes me wonder if the actual property owners know how they treat their clients and why everyone wants to move out! I am in the process of moving out and cannot wait to get out of this god-​forbidden place. I can only imagine if my living here experience has been horrific how the move out process will be! they charge you to fix things that were already broken and not fully working! DO NOT RENT FROM THIS COMPANY! YOU WILL REGRET IT!

We rented from M&S also and had a horrible experience. Literally they treat you like you are second class. The manager’s name is Lindsay Faucett and is the most unprofessional, condescending, and rude person I have ever met that I am paying money to. If you have a question or need assistant in ANY WAY don’t try calling or talking to her. She does not take phone calls or walk ins, period. They will tell you «she’s on a call», or «she’s in a meeting», or any other number of lies. They tell you to either leave a voicemail or recommend emailing her. If you leave her a voicemail you will never hear back. Only email and it is at her convenience, meaning it could easily be several days or a week. I understand if she is busy but not one other person there will help you. I even asked if there was a supervisor when I was unhappy of our current situation and was told no she is the only person. Great.
We are currently dealing with them on the home we rented for 1 year when we moved to San Antonio. They are trying to charge us for things that are clearly marked on the initial checklist and saying even though we marked them they are worse now. How the heck is a stain on the ceiling worse now when it was already there? When questioned they just change the wording and have to lie to justify the charges. Basically, don’t count on getting your security deposit back. I didn’t expect all of mine back but they are wanting another $ 500+ dollars. $ 100 charge for leaving the water softener low on salt — that was empty and nasty when we moved in — are you kidding me? I have never rented before and am truly regretting it now. I don’t think all rental places are this way but I would have avoided this one if I had known. This type of business doesn’t expect me to return so why would they give good service? Especially when I am no longer a customer and they have my deposit.
I am still working with them and if it somehow ends up on a positive note I will be glad to update this review. So far it has been a series of short, condescending emails from Lindsay Faucett. Her letter demanded a response within 10 days, which I did, but her response took 2 weeks. And nothing until k called and left a voicemail did she respond by email only. Thank you Lindsay for being so professional.

We rented from M&S for a year. They did put us through a rigorous application process with background checks and everything. They never did a walk-​thru with us, but we filled out a condition inventory form when we first signed the lease. I was pretty thorough in documenting any damage to the property prior to our move in. They did use this inventory to «fix» a problem, but the issue was never actually resolved because the contractor they sent out never did anything nor did they follow up with what the plan was. M&S did send out people for minor repairs if you claimed it was a «safety» issue. Time Warner at one time came and dug a trench through the backyard when we were not home (due to the house being shown) and we notified M&S but they didn’t seem to give a hoot and told us to take it up with Time Warner. We were just letting them know! I don’t know why we bothered. The re-​rental process was also terrible – we requested a no-​show time block in the middle of the day because our toddler naps and it was never heeded. We were charged an extra months rent because of the auto-​draft and instead of answering our question about when we would be reimbursed directly, we were told «When the rent checks go out.» They are very vague and not helpful at all. We were also charged out of our security deposit for an issue that was listed on the condition inventory form, but have not received a response requesting to look into that erroneous charge even a month later.

Dear M&S,
While you compensated us financially for the «error» on your part, you are forcing me to claim that financial compensation as income and I should not have to.
As far as the pet deposit and security deposit are concerned, you are correct in stating that they were enough to cover the cost of the repairs, however, the cleaning that was supposedly done when the tenants moved out did not happen. I was assured by the property manager that the tenants had cleaned and shampooed the carpets, yet when I moved back into the house, it was evident that the carpet had not been cleaned, and the house being cleaned was questionable. There were big red stains on the carpet and dog vomit on both carpet and in the bathroom. Again, I had to call to find out why the cleaning had not been done. I again was the one that had to he inconvenienced because we had to make arrangements with the carpet cleaner to shampoo the carpets after I was already in the home. We also had to make arrangements with the handyman to make the repairs of the back door and haul away all the trash the tenants left behind. All of this at the cost of my time and money. I decided to clean the house myself rather than having your cleaning people come because I couldnt miss more work. So you’ll excuse me if the word «amicable» doesn’t make it to my vocabulary in this situation. But hey, your property manager was right… the tenants did pay the rent on time!

We rented from M&S. Website makes for easy payments as well as quick service requests. Over the three years we rented the property we had a few minor fixes and they were pretty quick in responding and sending out appropriate folks for repairs. Would and will recommend them to other folks in San Antonio.
