Asprient Properties

I moved to St. Louis for a job. My girlfriend and I were looking for a place to live for the next six months. After doing some research, we landed on a property owned by Asprient. Everything was going smoothly until they informed us that we could not move into the apartment anymore. Apparently they didn’t know the person living in that apartment had already renewed their lease. Since we already signed the lease and gave them a security deposit, we asked if there were any other options. The good news was there were. The bad news was they were more expensive. Since we were moving in two weeks and we were desperate, we agreed on one of there options.
When we arrived, it was to our surprise that a lot of what they promised was not even there. No fountain, no patio furniture, no game room, and no BBQ pit. We were also told that we would be in the 3^rd floor which was renovated with all new appliances. Most of that was true. They failed to mention, however, that our door was not insulated, our garbage disposal was broken, and that we wouldn’t be getting a new washer and dryer. The one we had would sometimes take 2 dryer cycles to dry our clothes. A few months into the lease, I also noticed we didn’t have a dryer duct to vent all the hot air out of our apartment. I didn’t come to realize this until we had a bird building its nest above where the duct should go.
Spring came and by then we were looking for new apartments. We contemplated staying at the place we were at. Then I realized I don’t think I can handle hearing trucks backing up behind the apartment at 3 in the morning, being surrounded by construction, or have to pay $ 100 more for rent per month (which they said will happen) anymore. Maybe they made some changes to this apartment complex since we moved out. All I know is I will never rent from these cheap swindlers again.
Oh yeah and if you do decide to go with them, don’t expect to get your security deposit back.

I lost three thousand dollars because of this company and their sketchy ways of handling things. Options that they give you aren’t really options. Word to the wise, don’t sign with Asprient. At all. I wasn’t even told what I was signing, just that it was necessary, and even though I complained within 24 hours, they refused to work with me and forced me into a corner, threatening to evict me from a place I never even had keys to not a paper copy of the lease I’d apparently signed, yet I had to pay out the nose to terminate it. Is this fair? No. Stay far away so you don’t end up like I did.

Maintenance is responsive. Today, they are replacing my washer-​dryer after a month with a broken one. No screens on the windows so don’t expect to open them, but they are floor to ceiling (high ceiling). Location is prime. Additional $ 85 provides a parking spot in a lot.

UPDATE: Asprient contacted me stating that I will be sued for defamation for making up the Ferguson comment if it’s not removed by tomorrow morning. The comment was an anonymous email response to a post I wrote about them. I did not make it up (I am not even that creative). I still have the email. They need to sue the anonymous responder; that’s if the email did not in fact come from them. I am hoping there’s a way to determine who sent the response.
Initial Review: I did not want to respond when Asprient made attempts to contact me because of the bad experience I had with them. However, I responded to hear what they had to say. I gave them a chance, hoping they were trying to make up for their wrong. Of course, that was not the case. They wanted me to take down the (negative) posts I wrote about them in exchange for a $ 110 check. This is deposit money they should have refunded! I have blocked them on Unilocal so I can no longer receive any of their messages. I wish to no longer have anything to do with them. I recommend avoiding Asprient!

Read all the 1 star reviews currently «not approved» by Unilocal.Asprient probably got Unilocal to delete them because many of them were written by people with only 1 review, thus deeming them «suspicious.» I’m willing to bet that these residents were so disgusted and infuriated by Asprient that they were actually inspired to get off their lazy behinds and make an account on Unilocal,all with the specific purpose of exposing Asprient’s unethical business practices.
Also, I wouldn’t put too much stock in the positive reviews. Asprient has been known to contact residents to change their negative reviews/​write positive reviews in exchange for $ 50. Just a few months ago, the review by Unilocaler «Nick F.» was an unfavorable one, but today it’s been changed to a positive one. People don’t make the effort to change something unless there’s an incentive!

I lived for sometime and I regret it. The owners are never transparent about their pricing, every day a new agent will come and say a new rent. And yes, the security deposit you pay is something you should forget. You are not getting it back. The owner will never explain why there is a rise in price. You can find better options in better areas for this price!

Word of warning, some of the positive reviews posted for this company may have been purchased. I was just contacted and asked if I would be willing to remove my review or add stars to the rating for $ 50 compensation. No, no I will not.

Awesome experience with these guys. Customer service is the best, bar none. Questions are answered quickly; requests are granted just as fast. They really took the time to understand what I wanted and how they could deliver just that. Gave me peace of mind working with a dependable team. Five stars for sure! :)

Sid and Kyle deliver on what they say they’re gonna do. Not many landlords out there actually care about the people who live in their building. During my time in STL they went above and beyond the call of duty to make sure my experience was a positive one. And when I had to move out with very little notice? They were super cool and even offered to help me find someone to sublet. If and when I move back to the Lou, they will be the first people I call.

The place looks better and security cameras are installed. Lights are better and parking is secure

I needed a place quick, and Kyle was able to help me out right away. Asprient has a variety of properties throughout St. Louis city that gave me a ton of options to find the right place that suites my needs. While I was apartment shopping, I came across a lot of old «gross» places that made me turn around right away to leave. That was a distant memory after Kyle showed me a few of his spots. Most have been recently rehabbed and well maintained. They also do a great job of screening their tenants to keep out undesirable folks you would not want to have as neighbors. Overall I’m really happy with the price, location and parking situation. If you’re new to St. Louis or even if you’ve been a long-​time resident and just need a change of pace, I highly recommend both Kyle and Asprient.

I recently have been doing some apartment hunting and I saw an Asprient listing on Craigslist. Once I contacted Sid, he was in touch with me immediately & able to work around my schedule so that I could plan a time to come and see the property. Since then, everyone I have spoken to has been helpful, accommodating, and friendly. I would definitely recommend this company based solely on my initial impression & my satisfaction thus far with their customer service.

This is not a terrible company. Probably nothing catastrophic will happen to you, but the experience after the excitement of getting the lease can be pretty disappointing.
Some places are nicer than others. The locations are generally good, and Sid writes great Craigslist ads and gives good tours with an open and friendly demeanor, which is how they get business. Be careful when looking around at a potential place– furniture covers completely dilapidated flooring in some cases. Sid will go fast so feel free to slow him down. Also look at the ceiling for water damage. Most of the patch-​up jobs are rather temporary. My roof leaked and they fixed it promptly, but it became obvious that it had happened before.
We have a back gate latch that was reported multiple times and took over a month before they fixed it.
I paid rent on time every month for two years, but unfortunately Brian was extremely rude, disorganized and unprofessional to me regarding scheduling my move out, and Sid didn’t want to hear about it.
The place was very dirty when I moved in, despite Sid’s claim that all units get cleaned «professionally» between tenants. I cleaned it really well before moving out but still got the cleaning fee and a bullshit inspection fee taken from my deposit. I was there for the inspection and cleaning. It was a couple of people with paper towels and spray bottles.
All in all, a business you can live with, but obviously kind of shady when you get to know them.

I live in Asprient Property’s building at 2600 S. Kingshighway BVLD and when you first step foot into the building it is nostalgic of a college apartment. The floor plans of these 1 bedroom 1 bath apartments are nice too.
The downside of living in this building is that it can be noisy at times. Make sure you are able to see the apartment you are moving in to beforehand, because a couple of them need to be updated.
Overall the building is getting better. Maintenance could be a lot better, expect to clean up after them because they don’t clean up after they finish their work.

I am a tenant at Asprient’s Maury ave building in the Southwest garden neighborhood. I have lived here for a year and just signed to renew my lease for another year. While I cannot speak for the building in CWE I can tell you that I have been very happy with the unit in my building. It’s an old building but the renovations that have been done to it are fine for a rental. As with any rentals (especially old buildings) the unit does have some «character» including a few mis-​matched floor boards and trim and some drafty windows and doors. My unit is very quite other than hearing tenant go up and down the stairs, and trash truck every other night down the alley. I cannot hear my neighbors when they are inside of their units, even with guests. I have almost new appliances that all run great, central air and heat that work perfectly, and have not had any reason to call maintenance until recently. A very nasty storm tore off a section of the roof and caused a bad leak in the kitchen ceiling which collapsed late at night. I called maintenance and they were there the very next day to fix the roof. They explained they had to wait a few days for the kitchen ceiling to dry before they could install new drywall and plaster and they followed through and stayed on top of everything. I have really enjoyed my apartment. Also, from what I understand, a lot of students live in these building and management is willing to work with those who need to break leases early because of school. (This is not a personal experience but I picked up my unit because the tenant at the time was breaking his lease) I can’t say anything about how honest they are when refunding deposits because I still live here, but when I move out I will make sure to update my review and include that piece of info.
