No stars, this company is completely unethical and needs to be reported to the fair housing council and be dealt with, they had a listing posted, and I applied the day it was posted, after 5 days they change the rent price by 145 dollars more… Still didn’t get a call that I was approved or denied and tried to contact them wanting to cancel my application since price listed had change and didn’t want to apply for that… No answer no call back. The next day after the price change coincidently the listing was taken off their site, and it wasn’t available. Get a call the same day saying I was denied even though I called before had and asked about their qualifications, they ran my credit 3 days before telling me I was denied…, Though I’m positive I qualified, even over qualified. I’m pretty sure they picked an applicant who applied after the price changed… Mind you I had paid an application fee… Horrible business.

WSR serves as property management company for Sunset Ridge Townhomes in Riverside, where I reside. Because we have three other automobiles in our household, I have been forced to park my old Town & Country van in the common area, where there are plenty of empty parking spaces. There are no signs prohibiting such parking. After more than a year, and without notice to me, my van disappeared. WSR had ordered it towed for «illegal» parking. For most of the past year, WSR has known who the van belongs to and what my address within the complex is. Yet they gave me no notice. They claimed the van had been parked in the same space for more than 96 hours, and that it was «inoperable». In fact, I drove the van out of the complex the day before it was taken, and was gone about two hours, as shown on security cameras. Nevertheless, WSR refuses to return my van unless I pay the towing bill. I have no choice but to sue WSR and its agents for fraudulent business practices.

During a job relocation in 2013, we were forced to become landlords, since we didn’t want to sell in a down real estate market. Knowing that we couldn’t do this hundreds of miles away, we searched hard for a property management company in the Riverside area. WSR was the only company who even returned our calls (which was alarming in general, since we would be leaving our home in their hands). They also had reasonable management fees. Our property manager, Harry, was super friendly and organized, and found us awesome renters within the month (which was probably a combination of luck and timing, but still). Throughout the 2 years we were with WSR we did encounter some communication lapses concerning some repairs, however, they totally stepped up during a small fire emergency which was caused by downed power lines. Harry quickly coordinated repairs with the tenants and reimbursements from the city, which was a big relief.

We would’ve given them 5-​stars had it not been the communication lapses mentioned above, combined with an unexpected (and uncommunicated) departure of Harry. However, his replacement (Sarah) was very helpful and professional.

Property managers that have no clue on how to properly manage HOA’s and or their residents. I would highly recommend that you look elsewhere for services. Don’t waste your money.

Horrible management. I live in an apartment complex where several cars have outdated (some by 3 years) registration. Some run, some do not. It has been my experience from living other places, that registration must be kept up to date to even be on the property. They want residents to «jerry rig» repairs to save money. Some apartments get so flooded after a heavy rain, the resident has to walk through ankle deep water to get to somewhere dry and this is usually done by going through a neighbors private space. Really? People live with residents that aren’t even on the the lease/​rental agreement. The former maintenance person was rude, lazy and had unfounded opinions of some of the residents by accusing them of wanting something new when all they ask for are repairs. They do not seem to have the owners best interest in mind. But then owner is at fault too because they don’t want to spend the money to do proper repairs. Repairs cost money, or at least the proper ones do.

From reading other reviews, apparently I’m not the only who thinks this is the worst property management company. Nobody ever answers when you call, and they do not return messages in a timely fashion. My AC is out and I’ve called the after hours number they provide but have yet to get a return call. Horrible customer service. I have emailed my landlady to let her know my issue with WSR. If you want a reliable and prompt company to manage your property, DO NOT do business with WSR. They are terrible!

Ive been renting from this company for years and cant say enough good things about them. They are the best property management company I have ever dealt with. You can do all your work orders online and pay your rent online. I also wanted a different house and they helped me find one with no problem at all. They are honest and trustworthy and I will be renting from them until I am ready to buy. Once Im ready to buy I know who to call.

This company sucks they are completely unproffesionals and liars all they want is money once they take it they are gone, their employee Mark is a total liar, missed two consecutive appointments that he even schedule and then tried to play it cool and blame it on me that I was a no show when he was the one coming to my property. Scammer and careless there isn’t worst words in english to describe how unprofessional he was and all his crew of never delivering what they promise to do so. reccomend you to please stay away from this company

For your own good and wellbeing, I beg the Riverside community to stay away. Sure they are all sunshine and rainbows when it’s time to rent; but the truth rears it’s ugly head when it comes time to leave. They say they are men of their word; real stand-​up guys. When in truth they are nothing more than lying, cheating business men who care nothing of your patronage or future beyond their pockets. I speak from an unfortunate experience in which I was assured a tenant would take over my lease on the 1^st… I was also asked not to fill out a formal notice of leave, since they would «take care of me» and no formal paperwork would be necessary. Come the 10^th when I called for my deposit I was informed that the property had not even been reviewed by the leasing agent and therefor the new tenant had not been given the green light to move in. I was in turn CHARGED for 10 days rent, despite the fact that I no longer occupied the property and despite the fact that multiple people were ready and willing to rent and move in on the first. The leasing agent informed me that it should be considered a loss on my end and nothing more could be done. Take it for what you will, but I wouldn’t wish this company my worst enemy; to be lied to your face and given false promises just so they can make an buck.

Submitted online questionnaire but NEVER got response… poor customer services.

This company handles the HOA for a house that I own. I recently had to move to care for an ill family member and when dealing with this company I had the most unprofessional and unpleasant experience ever. I simply tried to get an updated bill, I advised the woman (I believe her name was Susie), that I had moved and had my mail forwarded but was still not getting any bills. I asked for an email or fax to get a current bill so I could handle the finances ASAP, but the woman was unwilling to help and very rude. She said she would mail another to the property address, which would be no help to me, as I had already explained to her I moved and was not getting them. I let her know the status of my account (only I would know the current status) verified the property address and her response was «I don’t want to give out your financial information» again after I had already told her that I know when the last payment was made and I was aware that it was late. I started to become upset and was in tears. She finally said she would mail one to my new address, which will delay the bill even more, horrible company. My family deals with rentals too, I would never recommend this company.

Take away the one star and this is how horrible the company is. Do your research and STAY AWAY FROM WSR!!! They play dirty and don’t do honest business!!! They only care about the money and do not care about their renters!

If I could give them a zero I would. They kept hiding behind the excuse that the owner of the house wouldn’t authorize upkeep of the rental property. AND they charged us for damages to the property that were not our fault! They were completely useless and poor property managers.
