I’ve used them for the last 3yrs
I think that they communicate well
I suggest them to people who ask me if I know of a service that handles both management and renting
My only wish is that they were open later and longer hours on Saturday

I am a landlord and worked with Amanica for almost two years. Pleasant !
Ken, the owner, is very resourceful and drill into problem for fix; Lucero, Norma, Myra, and Vanessa, the ladies are sweet, always very helpful and responsive. The communication was open and Frank, and they look after interests for both sides. Amanica manages my SFR rental property at ease. I guess the renter is happy with Amanica’s service too with a lease extension.
One minor issue is the monthly report (that I still couldn’t get it fixed). I don’t know what caused it, and Amanica helped to work around it by sending the report to my other email account.

We have just recently used Amanica to find and rent a home but the process was made fairly simple by Jessica. She helped us with everything, very courteous and informative. She was easy to get ahold of and always responded to phone calls and emails in a timely manner. It is because of Jessica that I would recommend Amanica to anyone looking for a rental.

I did not have a pleasant experience at all from Amanica. Yes in some comments below they are rude no people skills at all. I’ve emailed Amanica about concerns regarding the landscaping to my property sent pictures my concerns or emails never responded to it took me to follow up each time I had a concern. finally relationship ended and the handyman hired never completed his service I believe a refund should be in order professional company I would question before hiring the agency to mange any property of mine again.

We have been renting for the last decade all over the county due to military. Amanica is one of the better places we have rented from. They are often a liaison, it seems, between us and the home owner so maintenance issues sometimes take a little longer than I’ve experienced at other places. But they get fixed. Lou was easy and pleasant to work with. We have currently been dealing with an issue with Rebecca. She is beyond helpful. I wish more places had people as competent as her. She has taken the time to call just to let us know where they are in the process of getting somthing fixed. The only reason they lost a star is the gal that worked the front desk and phones when we started renting was consistently rude to me. I don’t know if she still works there as I haven’t had a need to go in and my husband took over any phone calls because of the way she talked to me. It’s kinda crappy when a good business has someone with a nasty attitude representing them at their front desk and phone. Probably sends away some people. All in all I’d recommend them as a good place to do business with.

I have been renting from Amanica for a year now and have had no problems with them thus far. I am a happy tenant and wanted to make sure they get the credit they desereve.

Some of these reviews are shocking being that I have never had a problem with Amanica Real Estate. Some of the accusations are slightly absurd. (Two sides to every story)
They have been very good to me. Employees are always very sweet, helpful and attentive. They were really good about helping me find a home to rent by meeting me at different rentals and showing me around. They helped make the move very smooth and enjoyable. Even when we were having problems with sprinklers they sent someone right over to take care of the problem. I have been with this company for 2 years now and I have absolutely nothing bad to say about this company. I recommend them whenever I’m talking with people who are looking to rent.

I would not recommend renting from this company. As mentioned before they are very rude and condescending to their renters. They constantly give you the runaround when you need something fixed or have an issue but will harass you if they feel you need to fix something. The house I rent has a pool that has not been swimmable for over a year the pool company never shows up to clean it but tells amanica they are coming. Every time we bring up the issue or present them with pictures of how dirty the pool is they say they weren’t aware of the issue. During the initial inspection I noted that many of the sprinklers were broken and they had very little water pressure they refused to fix it and yet when the grass died they want to blame me go figure. Like I said if you have the option avoid tgis company and go elsewhere.

We are coming up on a year in our rental with Amanica and have had no issues. Maybe a little slow in the two repair requests I’ve put in, but nothing major. I just had to call a few times before getting someone sent out. All things considered, we’ve been very happy and are hoping that we can renew our lease!

DO NOT RENT FROM THEM! Very unprofessional and rude.
I made an appointment to see two homes for rent. I arrived a little early and waited 10 mins pass our appointment time to call and check what was going on. When I called the lady said she did not have any appointments for the first home and spoke to me as if I made it up. I asked if she had me down for the second appointment she said yes. I said good I am cancelled it.

Let me just focus on the highlights: Horrible customer service and limited resources. One of the major glaring problems is that Amanica is a small operation therefore the Sales person [who signs you up] is the same person that services your property and deals with your tenant issues.
Why is this dangerous? Because it’s a conflict of interest. Once you are in their «clutches» & signed up, the Sales person understandably moves on to the next prospect; to secure more homeowners.
You [homeowner] because a distant memory and your service needs are ignored. DO NOT PICK AMANICA! Trust the bad reviews on Google and Unilocal.Last thought, would YOU trust a company that engaged in an «Online Review Contest» to PAY homeowners to write positive reviews on the social networking sites???
Not worth it.

We found a wonderful townhome through Amanica. Moving in was a breeze. Called them once with a minor problem which they took care of that same afternoon. We have no complaints!

They really do not even deserve one star. The property management team is very rude and lacks professionalism. They tell you what you want to here even if it’s not the truth. It appears the broker hired a bunch of rude and arrogant employeees to compensates for lacking the ability to be truthful with clients and being a coward. I feel for anyone who actually gets stuck in a contract with this company. With enough complaints to the DRE maybe they will revoke his license. I had a family member look at one of there properties a couple years before me and they had they same exact experience with lies and unprofessional employees. There own website has a box for testimonials with nothing to offer and does not have a an option to allow one to be written. I encourage everyone who has experiences with them to write there reviews and report there complaint to the Department of Real Estate. with enough complaints they will launch a investigation. People like this should not be allowed to operate such a business or hold a Real estate broker license.

I moved in about 2 years ago, the owners have never fixed my windows that didnt lock, but I couldn’t afford to go anywhere else (since state programs require 95% of their clients to be low lifes and I’m not one, i didnt qualify). They rented to the most horrible people that have ever existed and put them in the same four plex as me. My next door neighbor SHOT HIS SON! not to mention, the bags of speed on the ground in the driveway, the slamming doors at 2am but it’s all just allowed to go on. Then my house got broken into and NOT ONE TIME did the management company even MENTION FIXING MY WINDOWS THAT DO NOT LOCK!!! They have known for almost TWO YEARS and I have asked NUMEROUS times for the windows to be fixed. have they? nope! Even AFTER the break in their response «oh no!» not OH SH*T LETS FINALLY FIX THE WINDOWS!!! They NEVER reply to any emails about how crappy the people are here or when something is wrong! It took almost 2 weeks to get them to fix the BLACK MOLD in my bathroom!!! Worst place ever. I am moving out very soon and I can’t wait to just forget about this hell hole AND the sh*tty people they rent to!
