Initially I was very upset with my experience with First Choice Property but I can honestly say that God is amazing first of all, second of all there staff is amazing and helpful. Lisa helped me and my husband even after we were denied from a home. She stayed in contact and utilmality the home that we feel in love with and was denied for, we end up getting th home! I believe by the grace of God Lisa was there to assist in th process. I’m very thankful to first choice, I would recommend leasing from this company.

I have been a renter for 10 years now and have dealt with two management companies previous to this one. I told myself after the last property management company that I would only rent from direct landlords because my experience was so awful. When I seen the home I wanted which is the one I am in now, it belonged to this company. It’s been two years now and I just adore their entire staff. All my needs as a tenant are addressed head on without making me feel like an inconvenience. Every service is basically 24 hours for tenants, and that is one thing I am not use to and is very appreciated. I recommend to this company to both owners and renters.

I currently have few rental properties in Riverside County and First Choice have been managing them since 2009, I am surprised of some of the negative reviews because in my opinion, they provide a great service, it is truly a «worry free» service for me as the landlord. They take care of everything for you, and that is priceless.
Perhaps some of the bad reviews come from property owners who would like to have more involvement with a day to day issues of the tenants such as late payments, repairs, etc. In that case, I am sure you can discuss the terms with the office and come up with terms that will make up happy; But if you are one of those landlords that don’t have the time to deal with those problems, then I recommend First Choice property Management.
From the tenants perspective, a tenant can call to the their Maintenance request Hot line for any needed repair or emergency, and the office will send someone right away, I am not aware of many other property management agencies that offer that quick response service.
Over the years I had the opportunity to interact with Dale, Candace, Lisa, Shari and Amanda and they all have been very helpful and professional.
I do recommend First Choice to every landlord that has multiple properties with little or no time to deal with tenant’s issues.

I am a property manager who worked with First Choice for a tenant reference. I readily provided information requested. When I needed help, it took me four phone calls on four separate days, multiple voicemails and messages with the front office staff to finally get a return phone call. I understand that some times hands are tied and the information requested cannot be released, however, it reeks of poor business practices when someone has to hound you for a call back. They will treat you well when they need something, but do not expect the same courtesies.

I would like to clarify exactly what happened about the mailbox key. It was a difficult situation only because your office lost the mailbox keys that I gave to you. My tenant advised me that his mailbox key did not work, so I gave him my mailbox key that did work. I had no problem doing that as I know that I gave 2 mailbox keys to your office and I knew that you could make a copy, which you did. It was mailed to me, but it did not work either. Then you got my tenant’s key and went somewhere to make a copy of it, but it was a bad copy as well. THEN, WHEN YOUR OFFICE COULD NOT GET ME A DECENT MAILBOX KEY, DALE BEAVER TELLS ME THAT i DON’T NEED A MAILBOX KEY. The point is that your company could not produce a working mail key because IT WAS LOST!
All this nonsense about how I cannot enter the tenant’s mailbox is just a smokescreen for the fact that someone in your office lost the mailbox keys. I never got an apology either,

I have been with First Choice Property Management for over 5+ years. I have seen a big improvement in customer service. I am working with Lisa Allen on my eviction and she has kept me in inform to collect from the former tenant. I have also work with other members in the office and they have given me great service. I highly recommend them because they will take care of your property.

I had some problems with my tenants not paying rent for a long time. I met Dale in a business function & asked for his help.
Thanks to Dale, my tenant is out & my property is back in good shape ready for rent.
He is going to manage my property from now on.

After having a tuff time with the last property management company in Moreno Valley (Management One), I decided to manage my own properties.
After couple of years of managing my own properties and having the worst time dealing with issues such as screening new tenants, collecting rent form tenants that are not willing to pay their rent on time, I decided to work with a new and local property management company.
I did my research and found First Choice Property Management in Riverside County. Dale Beaver is a real deal; he is very knowledgeable when it comes to property management and how to deal with entire process.
He and his team at First Choice Property Management have been helping me right after I signed up the contract with them. They started communicate with my tenants. They managed all the paper works properly. When I need something, they respond on the same day.
If you are a landlord, home owner, or own rental properties in Riverside County and you looking for peace of mind, First Choice Property Management is the answer.

Do NOT rent from this company! I read the previous reviews and figured that the people who complain are the ones to write reviews, however, I had the same experiences that the previous people did.
This company is incompetent and unprofessional. They lied numerous times starting with when we looked at the property. We were told the leaning, rotting fence was already being repaired, naturally one year later after many many phone calls and emails to them, nothing. Nothing was ever fixed or repaired. Anytime a maintenance person came out to fix something else, they commented on how the fence needed to be repaired. We were even told by one of the maintenance employees to PUSH the fence over next time it was windy. It took weeks to have any of our maintenance requests to even be replied to. Numerous times a maintenance person did not even show up to our scheduled appointment. When I spoke to the maintenance ‘manager’ she told me she did not know of this scheduled appointment. This company has no organization and knows nothing about what is going on anywhere.
When we turned in our keys after giving notice, the representative had her 2 young children in the room with her. They were playing with the keys and garage door openers. They were constantly interrupting the meeting with talking and other distractions. This is supposed to be a business, not a daycare.
After we received our returned security deposit, there were many items that were not documented correctly and we were not returned the full amount we deserved. When I brought this to their attention, the same employee (who I believe is the owners daughter) who had the 2 kids in her office during a meeting before, was trying to get her child to nap in a pack and play in her office. Young children DO NOT belong in your office — hire a babysitter/​daycare. You cannot work and take care of children at the same time in a ‘professional’ setting.
Two days after delivering my letter regarding the security deposit, where I cited CA law that states they are required to itemize the cost of each repair, I received a response. By far the quickest they ever responded to anything. However, Last Choice refers to themselves as an ‘agent for the owner’ and therefore does not have to provide an itemized list of repairs. Basically they can charge whatever they want and don’t have to show you any proof because they are not your landlord (even though they are).
Last Choice does a move in video and a move out video. To their credit this is a smart idea. Be warned that our move in was 10 minutes, and our move out — 20. Double the time and double the details — of course.
If you do rent from them, DOCUMENT EVERYTHING! Take a video of the home before you move in, include everything from window screens, trash, BIRD DROPPINGS (yes, they tried to charge us for bird droppings outside– we apparently control where birds do their business after we’ve vacated the property), closet doors/​rods, towel rods, everything.

I am writing this as a property owner, not a tenant. I placed a property under their management, at the behest of my wife. I wanted nothing to do with a third party managing our investment home.
Well less than a year in, the property started falling apart (at no fault of either tenant or management). I was dreading having to deal with a middle-​person explaining and solving the various issues that aging plumbing decided to gift us all, right around the holidays, no less.
All I can say is that everyone involved really stepped up and eased my stress level. The fact that I had to allocate resources to fix the problem was already giving me heartburn, I can’t imagine what incompetence would have added!
I am withholding one star due to the relative youth of our relationship, but will update lower or higher depending on how the duration of our management contract plays out.
So far so good!

Ive dealt with many property management companies and First Choice Property Management is by far THE WORST. The five star reviews must have been written by a staff member from their company because I strongly disagree with them. Their staff is unprofessional, dishonest and extremely rude! If you have any concerns or issues with the property, they will not resolve them! And what is more frustrating is they don’t return phone calls or emails! Read the reviews and save yourself the time, money, and stress. DO NOT rent property managed by this company!

ABSOLUTELY HORRIBLE to say the least. This place does not even deserve 1 star– if i could give them 0 stars i would. the staff is extremely unprofessional, rude & condescending. the employees here have ZERO customer service skills, never return phone calls or emails. dont be DECEIVED!

This is the worst property management I have ever had deal to deal with. They are very unprofessional and extremely unhelpful when it comes to any issues the property might have. I have personally dealt with Lisa Grow and would never want to deal with her again. I would strongly advise staying away from this property management!

FCPM has been managing my property in Riverside for the last year and they have been nothing but professional. I highly recommend this management group for those who don’t want to take on the hassles of renting out their property. Any time my property needed any service or repair done, they would always call me for approval. They would send me updates on the property. Their statements are easy to read. As for the owner Dale, I’ve met him once, which was the day I signed with FCPM. Dale may not seem like a warm person. He probably could use some help with his social skills. But the one thing I like about him is that he’s all business and no BS. He’s the type of person that gets things done and I appreciate that. His team is professional as well. Through email and phone, they have been very diligent with my needs. I’ve worked with another management company for my other property and I didn’t get the same level of customer service as I do with FCPM. I wish I didn’t waste my time with other company. I should have gone with FCPM from the get go. Not once have I ever felt that I was being ripped off. I highly recommend.

By far the best property management company in Riverside. I’ve been dealing with them for years, and they are always professional, fair and honest. I really wouldn’t recommend any other management company.

One word: charlatan. They wanted $ 4,200 to move us in to a 2 bedroom 1 bathroom home. We have NO evictions either, and have excellent references! Even though we have the money, we feel that $ 4200 is extremely excessive, especially for such a small home. They didn’t tell us any of this, of course, until they had our $ 35 «application fee.» I called them and got the runaround until i point-​blank demanded straight answers. They wanted ANOTHER $ 35 to tell me the bottom line (which is they wanted $ 4200 to move us in). Luckily, I was able to outwit the leading agent into giving me this information for free. I will never do business with them again, and do not recommend this place to anyone.

I have found Shari, Lisa, and all the staff at First Choice Property Management to be straight forward, up with the times and ready with any extra information I might need. After managing my own properties for several years, these are the only managers I trust in Riverside CA. I have worked with several other property managers in the area and have found FCPM to be the best. Their strengths are: honesty, always ready to talk to me, good relationship management with the tenants. (Important for me because I knew them personally.)
