Palms At Cinco Ranch

Less then 1yr ago I would of given them 5stars… I’ve lived here for almost 3yrs… But the community has changed! Don’t get me wrong. The apartment complex I simply adore and love my apartment. New appliances. High ceilings … Beautiful pool. Love it… Price very very reasonable … But within the last year it’s become noisy. I can hear kids running and screaming after 10-​midnight… Loud music. Thumping throughout the whole night. Trash left out in the hallway for days… no one picking up after their pets… And people partying weekdays on the porch telling… Ridiculous. Even though mgt may take care of it… I am tired of complaining. For 2yrs I NEVER had any of this. But again. The community has changed …

Close access to 99, but must use the «back gate» to avoid the fm 1093 traffic. Apartments ok, nice pool, and two nice BBQ grills that have never worked properly since I’ve been here (6 months). They have never ignited using the ignition button and ¹⁄₂ of the time they are shutdown completely and will not light manually. I have respectively asked that they be fixed multiple times, but get the run around every time.
OK apartment but don’t plan on the amenities working.

Best place to live! Management is great! Hector, our maintenance man is wonderful!!! When I put a request in, it is immediately taken care of! Great job to the whole team! When Hawthorne took over, they really came in and added some nice features and have done some really creative events for the residence! Awesome!!!

My husband and I first moved into the Palms July 2013. It was awful at first because of the management company. We didn’t even unpack everything. The apartment was great and the location was great and the amenities were great, but the old management company (Blazer) was AWFUL.
Once Hawthorne took over, the whole atmosphere of the complex changed. Not only are the staff WONDERFUL (especially Genevieve and Winston), but they started improving the already great facility and amenities. Maintenance requests are answered quickly, improvements are always happening, and they throw community events. I never felt like I couldn’t bring an issue to their attention, not that I had many.
Palms at Cinco Ranch is also the least expensive complex in the area. When we first moved to the area, we looked at a bunch of apartments and Palms was, and still is the best deal. You would think that because it is the least expensive, it wouldn’t be as nice, but that is not what we found at all. Granite counter tops in bathrooms and kitchen, huge living spaces, wood laminate flooring, and high ceilings are just a few of the details that we enjoyed and made our one bedroom (904 sq ft) feel even bigger than it was.
The amenity I used the most was the fitness center. Its a little small, but all the cardio machines work, there are three TVs that also work and can be adjusted with the remote provided, a wide variety of weight machines, free weights, medicine balls, and pilates balls. I found that I was able to get a full work and satisfying workout whether I was training legs, arms, abs, or doing cardio.
Unfortunately, we had to move (due to a new job in a new area) and leave before our notice was up. However, being the awesome folks they are, they are working with us to help ease the financial burden of two rents. I cannot recommend this place enough.
In addition to the great complex itself, the location is really great. It is close to 99 and Westpark Tollway. Additionally, a Kroger is right down the street from the complex. Also in the area are a TON of restaurants and shops. My husband and I also enjoyed biking in nearby Cinco Ranch where there are many biking/​walking trails.
I don’t have children, but I think the complex is zoned in Katy ISD and middle schoolers and high schoolers go to Seven Lakes Junior and Senior High Schools. There are a lot of kids in the complex and when I lived there, I saw them playing with each other after school. It was nice to see that even though we lived in an apartment complex, kids still got the neighborhood feeling and were able to meet and play with kids their own age.
I highly recommend this place. I was sad to leave. If you are thinking of moving to Richmond/​Katy, make Palms your first stop – it will save you a lot of time.

After new properties management take over on October 2013, the whole situation become better and better.
Besides, we stays in the apartment complex for 6 months right now, we would like to stay there for another
6 months till our house is ready to move in.
Also we have new remodeled business facilities, and a lot of improvement goes on…
It is worth paying a visit and taking a look at this apartment complex.

I’m shocked that there are zero reviews for this apartment complex. Well I guess I’ll be the lucky one to be the first…
My family and I lived in this complex community for 14 months … which was 14 months to long. After day one of living here I knew we had made a mistake signing a lease.
To begin, this complex is very overpriced for what you are getting; take your money elsewhere.
When the front desk employees are actually in the office they are so extremely rude and unhelpful. If you don’t like people, why are you in the customer service industry?
The location of the property is extremely inconvenient; making a turn from either the front or back entrance is near impossible… so be sure to leave an hour earlier in the morning… because you will wait. a. long. time.
While residing here the local police were called at least 2 times per month, by other tenants, for disturbances (domestic violence, fighting, loud parties, etc.). I was so lucky to always have this happen right in front of my apartment building.
Nobody cleans up after their pets… NOBODY… so to allow your children to play in the courtyard is probably not the best idea… unless you enjoy the smell of doggy poo on your shoe (hey that rhymes!) …
The walls of the building are paper thin, so you will hear everything … and I do mean everything. Keep in mind if you can hear them, they can hear you as well…
I could probably go on all day about how awful this place is … but I’ve already wasted 14 months of my life on this place as well as a whole lot of money. Take my advice… stay far away from this place …
