This is the listing agent for a property listed for sale, I have made several attempts to contact the agent, 3 emails 2 voice mails and still no answer. If you own property and want to sell your property DONT USE THIS COMPANY. There is no excuse for the lack of response, as a listing agent this is a disservice to the owner trying to sell. I HAVE BEEN WAITING FOR A CALL/​EMAIL FOR A WEEK. if you are thinking of listing your property with them DONT DO IT.
Who is this Polly does she really exist?

I was excited to see Maxim’s listed property since they had «flipped» it and the pictures looked great online. Unfortunately, it’s a poor quality flip. Inside walls were just painted over the very retro stucco, paint was all over the window seals, kitchen cabinets and counter top are low quality, unfinished moldings, one of the rooms was not leveled, you can literally see the slope, and I can go on. Still, I was interested in the house and willing to make an offer if Maxim was willing to negotiate the price. I asked the realtor if we could negotiate the price and it was an automatic «NO». He told us that the flipper never negotiates and that she’ll only take an offer if it’s the asking price. He also told us that we «had» to use their lender, no if and or buts. This was an immediate red flag for me. I told him that we wouldn’t do it because we already have a pre-​approval with another lender and he said that she would not consider us unless we went with their lender. As you can imagine, we were furious!
As soon as I got home I looked up the company and was shocked to see so many complaints. I don’t understand how they can take advantage of people. This is one of the most important steps and financial commitments that one takes and they are taking full advantage of us! Someone described them perfectly as «bullies».

The owner of Maxim properties had this negative review removed I wonder why. Or other reviews that have also been removed because of their negative review. Guess I’ll just have to repost. How can Maxim properties even say that I’m not buying a home through them, is this a joke??? What is Unilocal good for if you’re not able to post a review and if it’s unpleasant and the owners or whoever don’t like you can just delete the whole point of this is to get a good idea about what a company is about. if this deal does not go though I will be posting pictures and an address of the home not to buy with a list of all the incredibly wrong with the home through the inspection report.
Anyone considering using this company to buy one of their homes that they flipped Think twice We are in the process of buying a home that maxim properties «remodeled» and holy crap they did such a bad job Quality of work is so bad but it has to be redone all over again. We’re having an inspection done and there’s so much work that is to be done were thinking about backing out if they don’t fix what needs to be done. All they did was slap on a paint of coat on the cabinets they didn’t even properly match the granite to go over the sink properly. Some of the tiles don’t even have grout on them I could go on and on all I suggest is anybody that’s thinking about buying any of their properties needs to look really good at what they’ve done. But I can tell you they do a great job of covering up stuff to make it look good. I mean come on if you’re going to replace windows at least remove the broken glass in between the window pain. Just bad all around.

We bought our home from Maxim Properties last year. We bought a rent-​to-​own house eventhough we could have purchased another home in a traditional way but the house we fell in love with had to be rented for 3 months before we could purchase… that was the only deal… we are glad we took the risk… it was a smooth transaction all the way through the close of escrow. The staff we dealt with at Maxim Properties were all very professional and they sold us an excellent property… we love our home… Thank you Diana, Linda, Jen!

VERY POOR QUALITY PROPERTY. Lots of hidden problems, never able to get in touch with ANYONE and when there was finally a response a week late during escrow, they wouldn’t work with us for any repairs or meet in the middle because the appraisal came back much lower than asking price. We still haven’t received our money back after cancelling escrow weeks later. I hope people read these reviews before considering a property of theirs and save themselves the frustration and grief it is to deal with Maxim Properties.

RUN! ZERO INTEGRITY! NO SENSE OF URGENCY! The response time would say 24 – 48 hours and in reality that turned into 6 days several times! 15 days into Escrow and they started to get even slower and more questionable when they tried to illegally suggest their underwriter could get us a second appraisal if we used them (instead of our already completed and fully qualified loan) so they could get more money than the property was worth! (Over 15k difference!) Not to mention the house had several leaks, bad plumbing «fixes» that don’t meet state codes, electrical outlets not grounded, shotty workmanship at best! Thank goodness we had an amazing inspector but who knows what else was left under the fresh paint! The listing «agent» was Polly Watts. Absolutely hands down worst Real Estate experience in 11 years! I strongly suggest you DON’T waste your time.

Worst experience ever they don’t even deserve 1 star. Bought a flipped house from them last year everything they fixed or installed is falling apart. Ceiling fans are falling, tile floor is falling apart, carpet was not tightened up when installed, bathtub was painted over now the paint is falling apart & it looks disgusting. These are just a few of the issues I’ve had with the house. They advertised stainless steel appliances but when escrow closed I was giving a voucher for cheap basic white appliances! I would never purchase anything that has to do with them again! If you see a house with their name on it RUN!!! All the inspectors & contractors that have came to my house can’t believe the horrible job that was done in my home. Maxim you should be embarrassed of your work! My home is in the process of getting fixed but don’t let them fool you with their cover up work ad you will be replacing everything installed by them anyways!

Yes, they probably have to disclose many problems about the house they are selling, however, they just buy those places and flip them. They probably never lived there so probably hard to disclose problems of each house unless buyers research them. We asked a lot of questions and brought own inspection company to make sure everything was right. One thing the Maxim did not know the water tank must be attached to the well in order to deliver enough water to the house. This house was left more than year for foreclosure and we did not run the water long enough to check when we went to see the house, we have sufficient water to clean dishes, do laundries and take showers etc… We had to pay some expense to add the water tank, however, this was not their fault. We are buyers and happy living there.

Just purchased a house through Maxim Properties. I NOTICE ALL OF THE GOOD REVIEWS ARE FROM AGENTS. Just so you know, I am a buyer and they are the worst company to deal with I have ever done business with. They didn’t disclose major problems with the house and I cannot sell it due to multiple problems like mold, wood rot, wood termites, water leaks behind walls, slippage, hot water heater tagged by the gas company as unsafe, the whole house is a shell from patched and painted wood that looks good until you have your own inspection done by your own inspector post close of escrow. I had another inspection done because the kitchen sink flooded and ran between the walls into the bedroom below the kitchen. The final inspection was signed off by Maxim without the water ever turned on to check for water problems. There was an open pipe under the sink! My realtor didn’t warn me about the problems or go over every detail of the first inspection. In fact, he said there were only three minor problems and oh yes, it is better if you use their loan officer to close escrow. I am fighting this and suing them. They are liars and crooks. If it has a Maxim sign, don’t go inside. It looks great cosmetically but is left with major problems. Also a huge tree that the Forest Service told them to remove was left leaning over the neighbors deck. If it snaps, I am liable. The roof needs to be replaced and they agreed to credit back money to replace the roof but juggled the figures to get out of that. Angry doesn’t begin to describe my feelings toward Maxim. I would say steer clear of an agent that promotes their houses. They are in the business and know the score. I could go on and on; this is just a few of the problems I have with this house. I was an out of town buyer and depended on my realtor to do what is required by law regarding his responsibilities toward me as his client.
P. S. My attorney discovered the house was flipped without Maxim pulling permits. Additionally, there are many people suing Maxim for not returning their earnest money to open escrow.

Always A Great Experience Working With Maxim Properties. I have been Working As A Buyers Agent With Their Listings Since 2011, and Always Have a Great Experience. Maxim Has Wonderful Quality Homes and In My Opinion, Contributes A Great Deal To Our Industry, and the Countless Families in So Cal And Beyond by Bringing The American Dream To Everyone One Home At A Time. Hats off to the Broker Polly Watts, she runs an excellent operation. That’s all.

They keep removing my review because it lacks ‘client experience’ and now due to Conflict of Interest.
Maxim — I read the Conflict of Interest bit in the Guidelines. This does not fall into that category.
We bought our house from them… it had been ‘flipped’…you can tell it was done quickly! We’ve lived here for 15 days. Our doors don’t close properly, the door knob on our front and rear doors are INSIDE door knobs, the NEW shower head just exploded onto my husbands head, paint is peeling off of the doors… I could go on and on and on. Let’s not talk about the fact that their contractual ‘repairs’ were not even close to being done properly (old tubing to vent the dryer, wooden pegs to hold the vent in place, etc,) or even CLOSE to code, so we had a contractor re-​fix them… we had to pay. My advice? You see their sign up… run. Run as far away as you can. Don’t even buy the house next door to one of their listings. They should be shut down for their horrid work. Reporting to the BBB next. And now… because these reviews keep getting shut down, possibly the local news outlets.
Client Experience — They were quick to send out the same ‘repair’ man who did the original ‘fixes’ on the house but only after they asked ‘well how do you know they used old tubing to vent the dryer?’ Our answer was taking a picture of the old tubing used to send on. The entire client experience with them left us frustrated, upset and very unhappy with the largest purchase of our lives.

I just wanted to re-​post my past review because they tried to have Unilocal remove it by saying I had no direct contact with them. Going into escrow with a company is definitely having direct contact!
I just had the worst experience with Maxim properties and unfortunately it is not over yet since they have not released my money from canceling escrow. The work that they did on their flip was terrible! Shelving was crooked, paint splattered all over the wall, toilets didn’t flush, and they had tried to paint over the roof and ceiling to cover up the leaks. They were unwilling to do any of the repairs and honestly after seeing their shoddy work I wouldn’t even want them to do the repairs on my home. I would never go inside another house flipped by Maxim.

Recently one of my clients used Maxim Properties escrow for a property they were purchasing as an investment. Despite the fact that the transaction was cancelled, the escrow company remained very professional. My client was anxious to get their deposit returned to them and Jessica made it happen quickly for us. I look forward to working with Maxim Properties again in the future.

As a realtor of 13 years, It is difficult to find an organized office that understands the significance of real estate compliance and communication. Working with William Newby and Kerry Versellie on the Maxim team, I immediately noted these characteristics as well their professionalism and industry knowledge. As an agent myself, I cannot express enough how imperative it is for brokerages to have these basic elements. This review is for Michelle Miranda at Maxim Properties Escrow. I went through a very long escrow process with Maxim Properties, and I’m in the homestretch to finally closing escrow. It was so nice to have such a great escrow officer during our process. I must say that we had our ups and downs during the process, but Michelle is a great asset to the company and I would highly recommend her.

My experiences with this escrow company was a pleasant one. It was my first home purchase and everything went pretty smooth. My escrow officer was very quick in her responses to my questions. We communicated via email a lot. She would always get back to me same day. When it came time to close, I went into their office to sign documents. My escrow officer took time to explain everything as I was signing the documents, which I really appreciated. I would recommend them to others. We closed escrow in 30days!

I represented the buyers on a property in Santa Barbara that was listed by Maxim Properties. Jennifer & Linda were the agents representing the sellers. The experience was ok, had its good and bad points. My buyers were first time homebuyers without strong credit but we were able to close the property at the price the buyer wanted to pay which says alot in this hot housing market. There were quite a number of repairs that the buyer wanted but aside from Health and Safety, the seller offered credit in lieu of repair — but again in our market, that was better than the buyer’s would have received from a traditional seller. Subcontractors for the repairs were ok, willing to address issues we found that were related to the contracted termite damage repairs. The escrow was decent but for the agent, they state that they dont do same day closings so I have to wait 5 days to get paid. The Listing Agent in Polly Watts but you dont typically get to deal with her, the file is handled completely by other members of her team.

Linda and Jennifer were great to work with! Maxim was a one stop shop and handled everything in a timely manner. Helpful and thorough! Successful escrow :-)
